I apologize for the lengthy review, but if you are seriously considering this process...I hope this is helpful in your decision. In summary, I have almost no faith or hope in the warranty process or coverage. We had Permaseal concrete services applied in September of 2021. Our driveway was 6.5 years old, in good shape, but starting to show some wear and slight discoloration. We were planning to use conventional concrete sealer, but I was concerned with committing to re-applying every 2-3 years. We looked into Permaseal and were sold on the 25 year warranty, as we are hoping to preserve the current concrete. There was some damage on our house trim during the powerwashing and installation. Permaseal was responsive and corrected that damage in a timely manner. In February 2022, we noticed a lot of "popping" and some scaling on the surface of our driveway. Normal freeze/thaw damage, but this was indicated verbally to us that it would be minimized after this application. Permaseal set up a QC visit, explained the popping but stated the scaling should not happen and indicated that he would take pictures. This was the understanding at the end of the visit and there would be follow up. Over a month later, i reached out to the QC manager for an update and did not get a response. I had no specific request for repair, but expecting the experts provide guidance. For the next month, I tried to see what the next steps were and simply wanted an update on what the warranty process looks like. I was only told that the popping is due to how the concrete was poured (this was already understood) and that no scaling was discussed during the visit. I could not get a response about the latter. I called the call center, after not receiving any response and they were honest in that others had called with similar issues around poor communication. I reached out to the owner (by luck of guessing an email address) after the call center stated there was no other contact outside of the QC department. The owner was responsive and offered to come look at the application. I was looking for some level of confidence in the warranty process, if the deterioration got much worse in the coming year or more. It was made very clear that the warranty is only applicable if ASTM standards were followed for the concrete, which would require a $300-$400 test. Large cracks would not be warrantied, nor scaling of any magnitude. This is written in the contract, so I cannot fault them for sticking to it. We knew that from the start, but had higher hopes for the application and service. Was told that nearly all residential concrete pours do not truly follow ASTM standards and can only assume the lab test of a sample would show that and warranty would be voided. It was stated in the sales pitch that this would help prevent popping and scaling as we had a few small examples during the walk and scoping. If you know your concrete was truly poured and cured to the standards, then the warranty may be worth the premium that Permaseal charges. If you're reading this and planning to have any project that included concrete, ask your contractor for proof. Of course, looking back, I wish i would have known for multiple reasons. I also received no re-assurance that any future requests around QC would have improved communication. I simply was asking for an update after taking time off work to walk with the technician, and that proved very difficult to get a response on over 2+ months after the inspection. I'm not sure what the warranty covers, outside of obvious errors in the installation. The example given by the owner of a time that they replaced someone's driveway was when the installation crew accidentally used deck sealer instead of concrete sealer, so they replaced the driveway. Not sure how that is applicable, nor was I asking for a new driveway. I still do not know what they would do if the ASTM test showed it was poured to the standards and the damage persisted. Do we get a re-application? All questions around this kept pointed to the ASTM lab test, which leads me to believe they would expect anyone to do the test to fail and therefore voided. Maybe the driveway and sidewalk is in better condition that it would have otherwise been without the Permaseal. The amount of damage from this past winter on the surface far exceeded anything seen over the previous 6 winters. May be a coincidence, but unfortunate nonetheless. Again, the intent of my review is around the saga that started with simply inquiring about deterioration after the installation and 1st winter and the run-around received around what a true warranty claim would look like in the future. March 29, 2024 I had a representative come to my house to review my deck and front walk. He did his demo, we reviewed the website that has a nice before|after animation that shows you how it can look. Other pictures also showed wood in far worse state than mine that they brought back the original color and "sealed" it from future rot. When he did multiple test areas he pointed out how the cleaned/treated wood would look after. So I signed up for the service. Even though the contract says "PermaSeal does not guarantee 100% removal of all coatings and stains in the wood", our deck and walk were not previously stained. The two workers showed up on the agreed date. There were storms coming into the area later that day and the guys said they were hurrying to try to get done before the storms. They power washed the deck and steps, sprayed with their sealant and then told me they were done. It was obvious that they had not done a complete job of cleaning before treating. I pointed out how most of the wood still was dirty. The tech said "well that's all I can do. To do better we would need to use a different cleaner and we're not allowed". I told them I was unhappy and wanted to talk to management. Finally got a call from Ben Jensen, President/CEO of PermaSeal. He told me he got the pictures from his tech and it looked like the wood had a stain on it already. I explained that was not the case and sent pictures of the exact same view when dry that made it evident. He said he would send a quality representative out to inspect. Weeks later, someone showed up and agreed that the original work wasn't as thorough as it should have been and that they would sand all the surfaces to get more of the existing stained look off. They sent another tech out to do the work. This tech was GREAT. Professional, thorough and courteous - far different that the first two guys that did the initial work. When he was done, I emailed back to Ben: "Two days ago your tech (Sam) came and sanded the deck and front walk. It looks remarkably better. Still shows some issues. The biggest thing is that it is clear the original team members did not do a proper job on their cleaning and treating. I am attaching pictures from yesterday. I wanted to see how things looked after we got rain the day after. I know that your treatment is supposed to fully penetrate the wood but looking at how the wood appears after sanding, I am not confident that with the reduced thoroughness of the cleaning that the treatment was applied properly. I would like to have it re-treated - NOT re-power washed. I think after sanding there would be little benefit in another power washing. Once the deck and front walk have been retreated with your chemical(s), I will be prepared to settle the account and consider the matter closed..... With the way it still looks, there should be a reduction in the outstanding balance owed. I will leave that for you to be fair. It would be advisable to make sure your sales reps don't "over promise" results." I thought that was more than reasonable request. It wouldn't have taken a tech 20-30 minutes to re-spray. He responded: "Your concerns are noted, however we do not guarantee removal of everything that is on/in the wood. Furthermore, we only need certain removal of stains in order for our sealer to penetrate, thus applying more sealant will just make it sit on top of the wood. Referring to your contract and the statement of understanding, which is a mirror copy of the presentation we have completed your project. We inform you that we will remove the stain based on the age and condition of the wood. We do not guarantee 100% removal of you stains or coating. I can assure you that your wood is sealed and warranted for 25 years. " I was also assured the job would be done right the first time. He then accused me of wanting a "new deck". I told him: "I am not expecting or requesting a new deck. Your website has a demonstration that allows a customer to slide back and forth between current and post treated. That video clearly misrepresents what was delivered for my job. In addition your sales rep did test spots and indicated that the results would be far better than what was realized. Your first crew did a half-assed (excuse my language) job because they were rushing to get done before bad weather set in that day. ....If your treatment penetrated uniformly and completely through the wood then after sanding when it got wet it should have looked the same. I don't think it's unreasonable to ask to just re-spray the chemical. It would take a fraction of the time of the original rushed job and assure all the surface was equally covered." Bottom line, beware. The PermaSeal product is grossly overpriced. Don't believe everything you see, hear and read. A simple re-spraying as a customer satisfaction gesture was a reasonable next step for the price I paid. Clearly, they just don't care. Save your money and your time. I wish I could comment on their product but can't. Their estimator came out took the measurements of my driveway and sidewalk. Showed me how the product works and then......refused to give me a quote. He said my wife had to be there and would have to schedule another appointment. I politely informed him I was a big boy and could receive the quote and discuss with my wife. According to the rep it was a company policy but the next day when corporate called to set up another appointment they seemed surprised he would not give me a quote. As a new homeowner I had concerns about my deck. I contacted PERMASEAL who sent two men to my house on March 18, 2024. They inspected my deck and took measurements. They informed me that "a few" boards were rotting and would need to be replaced before the deck could be sealed. The men appeared trustworthy. I relied on their expertise, as I know nothing about decks. I was told that if I signed the contract that day, I could save $2,399 off the retail price. That sounded like a good deal, so I paid a deposit of $2,491.00. I was told I had 3 business days to void the contract. At the time, I had no thoughts about canceling. I soon learned how incredibly unrealistic that 3-day cancellation policy was. Three days didn't allow enough time to get even a single quote to replace the rotten boards, let alone two or three. It wasn't until early April that I was able to get my third and final estimate. Most importantly, all three of the deck experts informed me that not just a few, but that a great many of boards were compromised and would need to be replaced. They also determined that the support system of the deck needed to be replaced. This was going to cost me several thousands of dollars. I knew it would be impossible for me to afford to do both the repairs and the sealing. Armed with this information, I made several calls to PERMASEAL, telling the representative that I needed to cancel. Each time, I was told that the person I needed to talk to was out that day. I suspected that they were avoiding my calls and planning to keep my deposit. A representative did eventually call back, but by this time I was already planning to dispute the charge. I admit that as a single woman and new homeowner, I am relatively naïve about home repairs. However, given the poor condition of my deck, I feel misled by PERMASEAL salesmen, who should have known that my deck was inappropriate for their service. It is unconscionable that PERMASEAL be allowed to keep my $2,491.00 deposit when they will no longer be providing any service. I'm a nurse and I work extremely hard for my money. State Attorney General, and the Federal Trade Commission!....They treated my wood deck in 2019 and guaranteed it would never rot, deteriorate, or mold...they provided me with a 25 year warranty!..Well now, since 2022, there are areas of my deck rotting, deteriorating, and falling apart! They do not now want to honor it and back up their service!...I suggest you follow my lead because they apparently don't stand by the quality of their product or service!...BUYER BEWARE !! PermaSeal USA and Ben Jensen at Chesterfield, MO location are complete frauds and care nothing about customer service or backing their workmanship. I paid for them to seal my 2yr old cedar fence. The salesman gave a lengthy on-site presentation including a binder full of before and after comparisons describing how my fence will look afterwards. I was sold a totally different package than what was delivered. My fence looked grey and weathered even immediately after the cleaning and sealing process. The brochure states that the wood will be back to its original color. The salesman even pointed out areas on my fence that still looked fresh and new as an example of how the end result would look. The job was supposed to take 2-3hrs as reported by the salesperson, but the two employees weren't at the house for 45mins. I was told a detergent was going to be applied to the fence first, then power washed, then sealed. I sat and watched through the windows, and there was no detergent applied to the fence. I called twice to express my concerns over the appearance of the fence, once at the 1mo mark and again at the 3mo mark. At the 1mo call, the customer service rep told me to wait for 90 days after the treatment and that I'll definitely see the new fence color "pop." I called back at the 90 day mark and complained that the fence looks the same as it did prior to the treatment. They claim they did everything they were contracted to do and that fence color was not a guarantee. We are talking about a fence that's 2 years old in a semi-shaded backyard, not a 20yr old fence that we're trying to bring back to life!!! Ben Jensen was very unprofessional; it's obvious he could care less. Why is the big hype in the sales pitch about the before and after pics and selling the aesthetics of how the fence is going to look, if that's not truly the end result. Ben didn't offer any sort of reconciliation to the issue or show any interest in trying to fix the problem. They tout a A+ BBB rating, but take the time to read all the terrible reviews here and on the BBB site. I wish I had. Stay away from this company. They truly are out to rip you off!!! read more

The office personnel were nice and professional, and able to work around the fact my deck ended up needing structural work for wood rot on the stairs before they could coat it. Same with the guy who did the work. Problem is, from the aforementioned structural work, from bid to time of performance I lost about about 20% of the square footage and 50% of the labor, due to a lot of sanding that didn't need to happen. They only reduced the price 10%. They had a contract, they could have not reduced it at all I suppose. But still, that does mean if you think you want this service, before you bring them over for a bid, get your deck inspected so there are no surprises. And sadly, since this service seems aimed more at older decks trying to extend their life, I'd say really only do it when your deck is new. Don't take the risk of surprises. read more

Save your money! I've never posted a bad review, for any business, until now. The PermaSeal employee's show up at 9:00 AM; but a month late from the date the "VP of Sells" indicated. These PermaSeal employees were on the phone, while "pretending to clean" my one month old and $150,000 driveway. This PermaSeal group indicated, to me, on multiple occasions; "During, and after, the application of this PermaSeal product; DURING & AFTER THE PERMASEAL SOLUTION IS APPLIED. DO NOT WALK ON THE DRIVEWAY, FOR 3 HOURS!" While these negligent employee's, are quick to inform ME: "stay off the concrete, during and after application of said product." They make "No Attempt" to block my driveway; from potential "incoming traffic." As these employees are "spraying/applying" this PermaSeal solution. A FedEx truck drives onto the driveway. The driveway; I'm instructed to "Not to walk on." This FedEx driver, subsequently, proceed to turn around; grinding his vehicle's tires into the freshly applied "PermaSeal solution". I now have petrified tire imprints, as a lifetime souvenir of these "knuckleheads". A "slap in the face reminder", each time I walk out my front door! And I paid $15,000 for this!? 0,0 Unfortunately for me, upon their first consultation. I paid, to have a sealant applied, as well. This amount being an additional $7,500 to have applied to the "Flagstone and mortar", around my pool. PermaSeal has not called, to schedule this appointment, as PermaSeal indicated they would, on week ago. They have not apologized; regarding the permanent damage to my new driveway. If you see a PermaSeal truck, or van. Be sure to stop them, and tell them, they left their pressure washer, "spray gun" in my front drive. I was informed every step of the way; I might have gotten 1 too many reminder calls but at least communication is very open. I haven't lived in this home but a year & I want the deck to last as long as possible since they cost so much to build. There was some white fuzziness at first but I was assured it would go away since the wood is undergoing a chemical process. so far, so good! I know that over the lifetime of this house, I didn't pay anywhere NEAR what staining every year would cost & paying for multiple chiropractor visits. read more

Where do we even begin? I am a firm believer in following the wise words of Mama but not this place. I was always told to leave a place better than the way you found it but that is not the case with this company. After they left, we were left with a BIG mess. We had 2 stains on our concrete driveway along with numerous skid marks from their trucks. It took my husband a couple hours to power wash our driveway. Not far from that, we had a patch of grass that was killed. The size was 3'x3' so needless to say, it wasn't small. We have "wood pulp" everywhere. Every time it rains more is produced and we have to spend our valuable time cleaning it up. Our aggregated concrete had a stain of "soap" on it which we weren't able to remove with our power washer. The guy had to come out twice to clean it because he supposedly didn't see it the first time. Along with that our landscape pavers had soap all over them and they had to come out and clean that up. Our roof is stained. Our gutters and soffit have paint removed from them. That is just about the mess we were left with. I don't even know what the cost of that would be. Now let me talk about their customer service guy. My husband has called him everyday for 2 weeks and has left multiple messages with no returned calls. That is just severely poor business practice. Now let me talk about the shoddy job that was done. We had our pergola done and the finish is uneven everywhere. We are very dissatisfied with it. The sleazy salesman told us our wood would stay the color of pine but the guy who came to attempt to clean up his mess told us it will turn grey from the weather. So back to Mama....never lie!! My only advice to whomever is reading this is to run far, far away from this company.
