were very pleased with the work Perma-Seal did to help us with the water that was getting into our basement after each heavy rainfall. Their tech, Jesse Xidis, did a great job at diagnosing and locating the large crack in the foundation wall where the water was coming through. Jose, our technician, did a great job at repairing the foundation wall and explaining the repair process, and we appreciated his kindness. We are glad that we hired Perma-Seal to help us resolve our water problem. Thank you to the great staff at Perma-Seal! read more

Will never use Permaseal again. Ever. We have a finished basement and noticed that a small part of it was seeping water from the outside. We basically knew where it was coming in and needed someone, a professional, to fix it. We schedule our appointment and a month later someone, Omar, comes. 20 minutes into the "consultation" Omar "couldn't replicate the problem" and settles on "nothing we can do, but call if it happens again." Hey, great advice Omar. Call you if it happens again only for you to, what, do nothing again? Great! Well, sure enough a couple days later it happens again. I take videos and pictures. Call Omar and he asks if I can send him the videos and he will let me know and possibly be over that same day since he is 'in the area.' Spoiler alert: crickets. Good thing it is storming and an ungodly amount of rain is coming down and straight into my beautiful finished basement. Thanks, Permaseal! I will call US Waterproofing. read more

Where do I begin... they broke concrete they weren't supposed to, then poured it back at different slopes. Didn't level the new pour to the existing slab, broke a drain on my plumbing stack, didn't mention it, probably while trying to remove the p trap which they did not put back and dripped all over the new concrete and Into my basement. They didn't saw cut first and cracked the existing slab that they didn't replace. I cant put flooring back, the wall i was told I could easily put back, I cant due to the uneven floor at now a higher elevation. There was no evident communication between the agent who sold me the service and the guys who performed the work. I do not recommend unless you like burning time and money. read more

Victor did an excellent job repitching our discharge line and explaining what went wrong and how to fix it.

Having a sump pump installed in basement to prevent seepage. Disappointed in their lack of communication. If I didn't call to ask them something I wouldn't know what is going on. I had to get an asbestos inspection which I didn't know until a few days before job. No asbestos but more for me to pay for. Giving them the result, I then find out they are coming 2 days not just 1 as I thought the entire time. So I'm waiting for electrical work to be done. I feel since I hired them I should know what happens every step. I'm skeptical but hoping the end result will be worth the aggravation read more

***Update - Roy, nice of you to finally take the time to acknowledge Perma Seal's obvious incompetence and negligence after 3 grueling years. It's a shame it took a one star review for you to respond. Let's agree to disagree on your company's competency and ability to solve problems. If you're interested, though, I have plenty of examples to support my position and happy to share. Call me anytime.*** This is not your average complaint; I sincerely hope this review saves other consumers from doing business with the incompetent team at Permaseal. After 3 long years of battling Permaseal to do the right thing, I am conceding to the fact that they are a classless business with terrible leadership. Suffice it to say, if you're looking for a company that actually solves problems, keep looking; there are other more reputable and capable waterproofing companies out there. My experience has been a masterclass in misdiagnosis, short-term fixes, and a complete failure to address root cause issues. Instead of identifying and resolving the underlying problem, they repeatedly chased symptoms--confidently assuring me each time that the issue was "fixed," only for it to return again and again. What's most frustrating isn't just the inconvenience--it's the cost of their incompetence. Their repeated missteps directly led to significant, avoidable expenses on my end. Decisions were made based on their professional recommendations, and those decisions turned out to be wrong. More than once. There's a pattern here: reluctance to take ownership, constant shifting of theories, and a reactive approach instead of a thoughtful, diagnostic one. By the time the real issue was acknowledged, the damage--financial and otherwise--was already done. AND Permaseal was unwilling to own their mistakes! This is not just a complaint--it's a warning. If you value doing things right the first time, or at least working with a company that can accurately diagnose a problem before prescribing a solution, you may want to think twice. I've intentionally left out the granular details here, but I have thorough documentation and would be more than willing to share specifics with anyone considering working with them. read more

Terrible concrete leveling and crete repair job. I mean, it's a safety hazard for tripping. 7 months ago, 4/11/2025, Permaseal tried to repair the crack and level my patio, and it looks worse. I reached out one month after the service to complain, and no response. The pictures tell the story. I will update this post if the issue is resolved. It's simple for Parmaseal to repair this problem. read more

Andres came to my basement to repair under warranty for a leak I had fixed by another permaseal worker. The other permaseal worker did a half a$$ job compared to Andres. Andres actually dug out half of the old work to repair the leak and replaced new cement on top. Andres not only replaced the cement but actually smoothed it out to make it flush with the rest of the wall. The last worker didn't even bother with making it flush and left it looking like the wall had several large pimples. read more

Called to schedule an appointment for a consultation. Service was very friendly but due to all the recent rain, the next available appointment was about 4 weeks out. The day before I received a text message to confirm (stating that if I didn't confirm I could be rescheduled) and replied that I would be there for the appointment. My timeframe was between 12:15-2:15 on a Saturday. 2pm rolled around and I decided to call as I had not heard anything (and being a weekend I also had things to do). When I reached customer service the representative (who was very nice) reached out to the service provider. She stated she was unable to get ahold of him and had reached out to the manager with a response of they wouldn't be able to come out today. Needless to say I was irritated as I hadn't made plans due to this being scheduled so far out and working my life around a new baby... time is scarce. Anyways, she stated she was sorry and the manager would reach out to me on Monday. Well, it's Tuesday. And I've heard nothing. Seems like they must not be hurting for business if they don't want mine. read more

We have had a disastrous and extremely frustrating experience with PermaSeal. PermaSeal installed a drain tile system at our house. Months later we realized that they broke a pipe that they installed which resulted in the drain tile system pouring water into our ejector pit and flooding our septic system. There was a huge hole in the pipe, and it was grossly negligent that it was installed this way. This problem flooded our back yard with sewage and caused several thousand dollars worth of damage/costs. When we realized what was happening, they sent out a tech who found the broken pipe and completed the repair.  However, when we asked that they reimburse us for the costs we have had to incur or give us a partial refund to cover them they have completely dropped the ball.  We have called the manager we were told was handling the situation multiple times only to hear that he's waiting to hear from another manager who's handling the case. They won't give us any contact info for that manager and say that they will reach out. It has been a month since we notified them of the problem, and all they can tell us is that "they've passed our case on and we'll hear from someone."  When you are a potential customer, their communication is excellent and timely. However, once they have your money, it seems they couldn't care less about if the job was done right or addressing problems. We paid PermaSeal an enormous amount of money for the drain tile system, and thousands more for damage/costs that they caused. We shouldn't have to wait weeks for a phone call. read more

I having the worst experience with Permaseal. I had them to install a egress window because i have a bedroom iin the basement for Safety. Since they installed the window if it rains hard the window will flood my room. I called numetous Times to let them Know. They had someone come out and they said oh it's the drain they put in when they installed the egress window. First off Permaseal said we have no record we installed that draiin. well who installed the drain in the window you all put in so that's a lie. Then they tell me oh we have to put in another drain and run it to your sub pump but want me to pay for it. Which is crazy because that tells me you all didn't install that drain correctly in the first place. I paid a nice penny for that window. I've called numerous times requested management only to get told someone will call you and 24hours but receive no call. I really hate I chose this company to do my egress window... just horrible!!! This has cause damage to my walls which has to be replaced and furniture. Still haven't receive a call it's been over a week I called. All the heavy rain it's been horrible. I have had other work done with them before the only reason I chose them but this is the most horrible experience ever! read more

I recently had Perma-Seal provide a quote for installing helical piers to stabilize part of my home that had settled over the years. After initial consultation, the Perma-Seal representative (Mike) provided the proposal, which stated that helical piers were needed to be installed. I moved forward with the project, with the misunderstanding that the company possessed the expertise to assess and propose the best and viable solution for my home. I took a day off work and removed a section of my fence to accommodate the space needed to complete the project. When the team showed up, they immediately tore up a section of my driveway and began digging at the rear of my property to install the first of 4 helical piers. While digging the hole, the company destroyed my main drain line/sewer main to the home. After the water line was damaged, Hugo the project lead informed me that I would have limited use of plumbing in the home while they fixed the damaged line. While Hugo was in my basement, he quickly pulled away some insulation that I had in my crawl space under the area being supported and identified that the composition of the wall being supported was not compatible with helical piers, and Perma-Seal wouldn't be able to complete the project. My issue with this company is that I chose them based on their exceptional reputation With that, the assumed expertise that would have mitigated damage to my home. When their plumber showed up to repair the damaged water line, they attempted to up-sell me on a clean out for the line, stating that it would cost $1500. I declined, stating that "I just want my house the way it was before they came". After they completed the pipe repair, I was then informed by the Perma-Seal plumber (Victor), that they went ahead and installed the cleanout, against my direction and permission. I already had a cleanout to the main line in basement that is useable and functioning. The cleanout they installed will now be in the way, and most likely have to get ripped out when I finally get a company competent to provide the structural support I thought Perma-Seal was going to perform. Once Perma-Seal was complete, I communicated with Mike, my Perma-Seal representative, requesting a full refund, as well as compensation for the asphalt repair needed, which Perma-Seal has refused. At no time in the process was there any concern over the helical piers being compatible, and it seems odd that the company proceeded to rip up the driveway, then dig a hole on rear of property, at which time they discovered they couldn't complete the work, and proceeded to pack up and leave. It felt like they went "OOPS, MY BAD" and stuck me with the cost of fixing the property damage they inflicted on my driveway, while they did absolutely nothing listed on the agreed proposal. Update: Perma Seal paid me part of the cost to repair damage to my driveway, but not the full amount. read more

Pretty disappointed with how my project ended. Get the final invoice and noticed that took away 5% of the agreed upon same day savings. For raising cement slap on pati, told salesman 2x I wanted a 1" pitch, it did not specify that in contract. When asked, he only verbally said it was industry standard. Told installer same, when it was done, there was maybe a 1/4" pitch. Water still pools on the slab. Only after refusing to pay the balance until it was resolved did the company start saying page10 of contract states the procedure is only meant to 'stabilize'. After BBB complaint, the company said the 1" pitch is 'only a target'. Read all complaints and all 16 pages of contract before signing! read more

i am had a great experience with Permaseal from start to finish. Their focus on customer satisfaction really stood out. Stephen, the sales manager, was excellent to work with--flexible, attentive, and very accommodating to my needs. He took the time to listen and made sure the plan worked best for me. Big kudos as well to Luis and Jorge, who did the actual work in my basement. They tackled a tricky spot in the corner of my small closet without needing to disturb the sump pump or backup system that were in the way--saving me a significant amount of money. Their quality of work was top-notch, and they kept a positive attitude throughout the job. Overall, I'm very impressed with the professionalism, craftsmanship, and genuine care for the customer that Permaseal delivered. Highly recommended! read more
