I have worked with many real estate professionals on several transactions over the years and can say with confidence that Philippa is one of the best I have ever used. Philippa has the qualities that make her an extremely successful and effective agent. We found her extremely knowledgeable and well-attuned to the super fast-changing market of early 2022. She was always attentive to our concerns and very responsive to questions, often responding immediately no matter the time. She showed great attention to detail enabling the sale to be made in less than a week. Our mother had recently passed away and we were raw with grief. Furthermore, we live in California, so it was even more important that we could rely on someone like Philippa to take the reins from beginning to end and that is exactly what she did. She was able to interpret and solve all the questions pertaining to our mother's Trust without the need for outside lawyers, and this was a great convenience to us. At that time, we didn't have any idea about the home-purchasing process. Even Though we searched online, we still got lost since we didn't know what the first step was and what our priority was. Franky helped us to understand the overall process, and encouraged us to think about our future life to set the goal of home-purchasing. Even Though we were not his clients at the moment, he gave us a 1-hour presentation of the whole process with the pamphlet.     I have never written a negative review before, but I truly feel this company deserves zero stars if…read morethat were an option. They claim that one of my rent checks was lost and, without informing me, they began accruing late fees that eventually totaled nearly $700. I am a senior citizen and not very technology-savvy, so I had no idea there was an issue with my payment. Since moving into one of their properties, I have always mailed my rent check about two weeks in advance because I was unable to set up a Zego account. The reason I couldn't open the account was because the company had associated the wrong email address with my tenant account. I repeatedly told the property manager and accounting team that Zego could not find my email in their system, but they kept insisting that I was doing something wrong. Only last month did they finally admit that they had entered a different email address on my account, which is why I was unable to register for Zego in the first place. Once I was finally able to create my account with the help of community member, I discovered the excessive fees that had been added. When I contacted them about it, they were very dismissive and blamed me for the lost check. After a long back-and-forth, they said they would reduce the fees by half. However, my account still shows the full amount. Overall, I found their response unprofessional and extremely frustrating. Please avoid this company.

    I applied for an apartment from FERE for 4912 Nash St NE, and they approved me almost immediately…read more I saw the apartment virtually, and it looked decent, but I wanted to also see it in person. I made an appointment to see the place, and Athena showed it to me on a Sunday afternoon in November 2023. The neighborhood seemed ok, and when I went into the apartment building, it seemed quiet. A little outdated and smaller than I anticipated, but I didn't think anything was too bad. Athena didn't mention any issues with neighbors, rent was affordable, so I signed a one-year lease and paid my deposit to move in December 1, 2023. The tide quickly changed once I moved in. I soon learned that the building was not well insulated, and I could hear noise from every apartment. The neighbor who lived directly above me was mentally unstable and would be extremely noisy at all times of the day and night. He would also run in and out of the building multiple times during the day, walking up and down the street talking to himself. I began complaining of the issue to the management company shortly after I moved in, and they told me after a while (February 2024) that their lawyers filed something in Landlord and Tenant Court in DC, but the court was so backed up, that they didn't know when the case would be seen. They basically told me to just keep documenting the problem, but that they really couldn't do anything. With that, I asked to be transferred to another building, and they claimed they couldn't do that. The noise was palpable and profound and was starting to affect my own mental and emotional well being, so I began looking for a way to end my lease early without having to pay a penalty (My lease was supposed to end November 30, 2024, and if I left before then, I would owe money for the remainder of that term). I began looking for community assistance, as I couldn't afford a lawyer, and one of the agencies suggested I work with my physician to write me a note to end my lease early in accordance with the ADA and Fair Housing Act, as living there was causing me stress, anxiety, and depression and interfering with my ability to function. I talked with my doctor (all the while still reporting the constant noise via email and taking sound recordings of the noisy neighbor), and she started me on a mild anti-anxiolytic to help me deal with living there until she could get a letter together for me. This happened in May 2024, and I informed FERE that I was taking medication to deal with the issue, and that's when they finally decided to offer moving me to another apartment in the building right across where I was living and some other property in SE DC, neither of which I felt good about moving to. I asked if there were other nicer properties available, and they said those were the only two. I declined and just decided to wait for my doctor's letter. After a while, my doctor provided the letter to request FERE to let me end my lease early without penalty, and I mailed my doctor's letter along with a 30-day notice in June 2024. They granted my early termination without penalty, and I moved out July 2024. In addition to that, the neighborhood turned out not to be the best. Neighbors/mail carriers were stealing my packages, so I had to rent a PO box at the local post office and pick up Amazon packages at a locker. There were other loud neighbors (inside and outside of the apartment), gunshots, people tampering with the main apartment door--a mess! The garbage and recycling area for the building was also not a pretty sight. The alleyway was usually messy, and garbage would be overflowing and stinky. There was only one garbage bin and two recycling bins for both the building I lived in and the one across from me; three bins for 16 units is not enough and is a problem in and of itself. There were also some weeks the garbage collection service would skip picking up the trash for the week, and I would have to alert maintenance to get them to call the garbage pickup service to come out. I have to say maintenance was professional, prompt, efficient, and there was good communication between us whenever I had an issue. They even sent a locksmith to fix the lock on my door, which wasn't closing properly. The only reason I am giving them two stars is because the maintenance crew was on point, and this management company let me out of my lease early (with a doctor's note) without penalty and returned my entire security deposit. Overall, though, I would not advise renting with this company.
