HOMEOWNERS AND CONTRACTORS BEWARE Don't be fooled by the high review count and rating! They actively have employees and vendors leave reviews. I would like to share my experience with Southern Elite Contracting. I have significant concerns and I believe it's important to bring these issues to the attention of potential clients and contractors. The company takes a 22.5% deduction from the total job amount, which includes a 7.5% mitigation lead cost and a 15% allocation for profit and overhead. After these deductions, the remaining amount is divided into three categories: 20% is allocated for materials, 40% for labor, and 40% for profit. This structure significantly impacts the overall distribution of funds within each project. EXAMPLE: For a typical $20,000 job, the company takes a 22.5% deduction from the top, totaling $4,500. This amount includes a mitigation lead cost of 7.5%, which is $1,500, and an initial allocation of 15% for profit and overhead, amounting to $3,000. After these deductions, only $15,500 remains for the actual project, and this amount is then divided into three categories: 20% allocated for materials, 40% for labor, and 40% for profit. As a Sales Representative for Southern Elite Contracting, it is multifaceted. You are expected to act as a project manager, serving as the primary liaison between clients and the team. Your responsibilities include: - Visiting client sites for assessments - Accurately measuring and estimating labor and material costs - Creating comprehensive project supplements - Negotiating with insurance adjusters to advocate for our clients' benefits - Scheduling vendors for property work - Ensuring project success from start to finish The commission for sales representatives is derived solely from the 40% allocated for profit, starting at 30% of that amount. In other words, for a $20,000 job... $6200 is allocated for the profit portion thus meaning the sales rep position makes $1,860. This means that the effective compensation for sales reps is approximately 1.8% more than what the mitigation team earns for the lead cost. That comes to 9.3% of the revenue. Furthermore, the commission does not come from the total revenue generated, which leads to confusion regarding potential earnings. I brought these concerns to quality control, and I was informed that I was justified in my views. The quality control representative elaborated that he would not have accepted a sales rep position at Southern Elite Contracting due to the pay structure for that role. As an independent contractor, I frequently felt more like an employee, and the profit margins left me with inadequate funds to cover my own overhead expenses. With this company is doing with insurance funds is unacceptable and it drastically limits the actual amount for the homeowner. Definitely do not recommend this company! They took our insurance check June 2022 and my daughter still has a broken toilet in her bathroom that they are suppose to be replacing. They did a patch job in my kitchen (took a year and a half) four different people tried to patch it. Not to mention the amount of dust and cleaning I had to do after each person tried to fix the last person crappy work. The response to the crappy workmanship was, "it's not going to look like it did before". The vanity in my daughter's bathroom is too small and doesn't line up with the old mirror. The excuse for that was our fault because that's what we picked out. Customer service was crap, a nice lady Jill tried to help by being attached on a 3 way text but not sure that did anything. We had renovation done after water damage. It took a year to do what, even with the impact of COVID, should have taken no more than 2 to 3 months (flooring, drywalling, painting, resetting fixtures on one floor). All of our fixtures and raw materials were pretty easy to come by (or subs available). So, in our case, we could not blame things on supply chain issues. Our issues were as follows: 1. Communication. It either was non existent (even radio silent) or no follow through. We had to keep after them. 2. Inconsistencies in the quality of their crews. You might get one subcontractor for a job, and a completely different team to finish it up. That's fine, if the work is consistent, which it wasn't. 3. Fit and finish.in reference to #2, this part, by extension was also pretty inconsistent (paint on fixtures and baseboards that should not be there, unevenness in paint as well as drywall work, door casing and quarter round poorly installed, hollow pockets under LVP flooring,etc. I ended up installing the dishwasher myself.). Their response was on some of these things that this was the best that could be done and, even their contact states that they are there to repair to make things as they were. They get a 2 instead of a 1 or less because Corey made things right on s couple of HUGE mess-ups, one (relating to #2) that could have cost us thousands of dollars and possible court time had I not caught the problem. read more

DO NOT USE SOUTHERN ELITE! You will regret it. We were recommended SEC by the mitigation company that handle the water damage. At first it was a pleasant experience, they sent out their adjustor to review the insurance quote and talk about the process. He was very knowledge on how the insurance made their estimates and the process of getting additional supplements if needed. They also promised to send a contactor to our home with samples for both tiling & carpet that was in our budget. This was a huge bonus to us as we have four young children and having to take them to a store to pick out tiling/carpet would be a nightmare. We are also not decorates, so seeing samples in our bathroom/lighting would be a huge plus. So we decided to proceed with using SEC instead of a normal contractor that we have used in the past for finishing our basement. This is were it took a turn for the worse. SEC put in a few supplements that the insurance adjustor missed, nothing major. A soap and towel holder, so maybe an extra $50. Once insurance approved the supplements, we did not hear back from SEC until we reach out to SEC a week later. Fine, whatever, everyone is busy these days. But then we were told that they were not able to bring samples onsite. Needless to say, we were not happy with this update. I reached out to their GM of Customer Relations asking to get this resolved. The GM said there was nothing they could do and that Mike was misinformed. I said fine, lets get some estimates for upgrades we wanted to do for the bathroom. Which they never sent a contractor onsite to discuss what we wanted and get measurements. The estimates were based on an email I sent with ideas and questions I had on the upgrades. The estimates were ridiculously high, we have since had another contractor come out and his estimate for the rebuild + upgrades was far less than that of the SEC. We have used the new contractor to finish our basement, so I trust that his estimate is accurate. I have reached out to terminate our contact with SEC, and they informed me that there is a cancellation fee. So basically they want to force their unsatisfied customer into using them. I have asked for an explanation for the fee. Be very careful if you decide work with SEC as they do not keep their promises and require a fee once you decide you've had enough of their BS. read more

Do NOT do business with this company. In January, we had a leak in our upstairs bathroom and downstairs living room ceiling. Southern Elite came in quickly and made the claim to our insurance company. Then, we didn't hear from anyone for more than a month. My husband called and talked to the owner, Devin, BEFORE anyone even walked into our house with a tool. They refused to give all of the money back, so we were stuck with them. We waited 9 MONTHS before we filed our first complaint with the Better Business Bureau and put a negative review on Google and on Yelp. They had trash all over our garage, upstairs bathroom, and in the hallway upstairs. They bought a smurf color blue paint to paint the living room and it wasn't even close to the original color. When we told them that it was not going to work, the guy got angry and told us we would have to take it up with his boss. Luckily, I still had the blue paint in the garage from when we moved in 5 years ago, so they were able to use that paint. We were told they would arrive at 9 or 9:30 in the morning and they wouldn't show up until about 12:30 on the days they worked. Then, they would do a little bit of work and were gone by 4:30. If you view their negative reviews, they all complain of the same things. After we wrote the negative reviews, they called my husband the next day and told us to take down the review and they would come in to finish the job the following week. My husband told them no at first and they said, "Then we cannot come out to complete the job." So, we reluctantly agreed to take down the negative reviews because we were ready to finish with them. They did not finish the job until 2 months later. We ended up having to file another claim with the Better Business Bureau and they got angry with us again. Devin talked to my husband and even had the nerve to ask if we thought writing the negative reviews was funny. I assure you...There was NOTHING funny about dealing with this company and it was insulting that he even asked. Every time we had something we weren't satisfied with, they argued with us and told us they could not or would not fix it. We had to tell them the bathroom needed a second coat of paint, the door frame was not put on correctly, and they installed the wrong shower head. A quality company would monitor their own work instead of making the customers tell them everything that was completed in an unsatisfactory manner. Then, they put a plastic panel door on the front of our beautifully tiled bathtub. We were told the door would blend in but it is just a white plastic door. When we told them we didn't like it and it wasn't what we were told we would get, they told us to spray paint it. Ultimately, we decided to live with the white plastic panel because the contractor they hired to fix it said he would need some time to figure out how to fix it. At that point, we wanted to be done with Southern Elite, so we just told them it was fine. At one point, they tried to talk to my husband about a balance owed when we KNEW they hadn't spent all of the insurance money. My husband told them he would expect an itemized list of how the money was spent. We ended up getting money back from the job but will have to use it to hire a capable company to come in and correct mistakes made by Southern Elite. In the time they worked to fix the upstairs bathroom and the living room ceiling and repaint the living room, one of my neighbors got a built-in pool put in (it took under two months) and the other neighbor had a new porch put in (it took about a month). This company is everything that is wrong with America, in my opinion. They are greedy and don't want to work. Once they get the insurance money, you have to stay on them to do the work. I am so glad to be finished with them because it was a very stressful 10 months for my husband having to deal with these incompetent men. Southern Elite was recommended by Serclean mitigation after sustaining water damage from water heater leak. I foolishly signed a contract in 4/2023 without reading reviews. BIG MISTAKE! To this date not one nail has been placed. They sent people out to measure and that is the extent of work they have done. It's been delay after delay which has been blamed on everyone but them. I've had enough. I tried to pay the stated cancellation fee of $1500 which has been quoted to me by multiple staff members. The owner says no, he refuses to cancel and advised the fee would be a lot more even though nothing has been done. After reading multiple reviews, it seems to be the same scenario. They get the money so you can't pay anyone else, but no work. The owner Devin says he does not care what his staff members have told me because it was not in writing. He hung up on me and accused me of being a liar. I have contacted my attorney. I requested a refund minus the $1500 cancellation fee because at this rate I fear my house may not be repaired until next year. I've read numerous reviews accusing him of retaliation and putting the work out further. I do not trust them to do any work on my house. read more

Hire At Your Own Risk!! I hired this company to redo my bathroom and it turned out worse than it was before the make over. Most unprofessional job I have ever seen and complaints fall on death ears. They have an excuse for everything you tell them. Asked owner to come out and see the job first but he declined, just went by pictures his worker took and thought there was nothing wrong...don't know what pictures he saw. I posted pictures below so you can judge for yourself. Customer service, honesty, and pride in their work is not a strong point to this company. Hurry up get it done and move on is more like. Elite? I had water Damage to my basement due to a Pipe burst during December 2022 hard winter freeze. Rock who is my Project manager for Southern Elite Contracting has been amazing. His coworker Erie who I had contact with also was great. Rock and Southern Elite Contracting team was upfront about time frame and what needed to be done and the process to get my repairs done correctly and cost and how they would communicate with me and the insurance company. Southern Elite Contracting worked with my insurance company's adjuster and filed a supplement claim for repairs the adjuster missed. The supplement was approved faster than expected and included everything needed to be repaired. I attribute the speed of it getting approved due to their attention to detail. I was included in all communications and observed this firsthand. My wife and I couldn't be happier. Rock is who I would recommend as He kept me in the loop for the entire process. We also hired Elite to fix and repair what a previous substandard contactor did at my residence. There are contactors you stay away from and some that become your go to for everything. Southern Elite Contracting is now my go to for everything for home repair/ renovation. Rock and all of Southern Elite were honest, polite, very professional. It was noticeable from the first interactions they had integrity and cared about the clients. read more

Southern Elite Contracting was referred to me by another contractor that I used for prior services to my home. They came by to assess and evaluate the home. It was two weeks later before I heard word from them again. It was a text message asking about a check. They were requesting over 90% of the total payment for services (Total ACV & Total Deductible) upfront just to get scheduled on their books. I initially asked them for an invoice/statement/estimate something as I hadn't received or heard anything from them since the initial visit... I asked Raymond (my contact), Can you provide some sort of documentation to at least breakdown what is being done and what I am paying you for before I hand you over 90% (all except $700) of the total payment? He advised me to go back and look at what my insurance adjuster noted...Basically, they wanted to come by and collect most (over 90%) of the total thus far without any work being done or any documentation being received on what the charges were.. I asked them could I pay a deposit to get scheduled and then settle the balance as we get through the project? As I am not comfortable paying this much upfront before any service is done... They advised that is not their policy.. Which I respect, So I went to another contractor that actually provided me with an estimate (wow), and allowed me to pay a 35% deposit, 2nd payment halfway through the project and the balance at the end of the project... This is how payments for services are normally structured from my experience.. needless to say Southern Elite is now attempting to come after me for $1500 once I switched contractors, for the one time that they did come out to evaluate.. These people are all about your money... I have never dealt with a company like this in my life. If you want to pay for your whole project upfront before they ever lift a finger and pray it comes out well, without even knowing what your paying for, Go with them! read more

Beware of High-Risk Contractors! Employing the service of Southern Elite Contracting (SEC) has been a nightmare for me and my family. We had water damage from our kitchen on December 1,2021 that required replacing the kitchen cabinets, hardwood floor and ceiling in the basement. An employee of SERCLEAN Cleaning Services referred SEC but with emphasis on caution. SEC visited our home to assess and discuss the work but after collecting the deductible and first insurance checks, the chase was on. There were 3 successive Sales Reps assigned to the project and none would respond to my request to commit to an ETA. After given several ultimatums to cancel the construction agreement and return the checks, they sent a Demolition team to our home on Thursday, 06/02/2022 without prior notice to demolish the existing kitchen cabinets in readiness for the new cabinet install. During the demolition, they damaged the existing granite countertop and left the debris from the demolition in our kitchen. They managed to install the cabinet without knobs and handles on Saturday, 06/04/2022 but as I write this review, we have no functioning kitchen. Since the demolition, the countertops are damaged and detached, kitchen sink and microwave are removed and there is no end in sight for the restore. Even though, the insurance company approved and updated the estimate on SEC's request, the insurance also stated that they will release the supplement payment when the work is complete, SEC Sales Rep expressed that they will not move forward until they have been fully paid. Who will commit to that demand given their poor track record on this project? I was concerned that SEC insisted they wanted full payment upfront prior to completing the work. As a result of this logjam, I requested that the construction agreement be terminated immediately to enable us engage a contractor that is ready to do the work before getting paid. SEC is using the $16,111.89 paid upfront as a leverage to threaten me that all kinds of fees including termination fees will deducted from money in their possession. I am at crossroad with SEC and I'd like to use our situation to warn prospective customers. Please beware before engaging the services of SEC so that you will not be subjected to the unpleasant treatments that I have endured for the past 6months. read more

Lots of empty promises and poor communication. That's waht we get for ignoring all the poor reviews. We avoided them last year after reading the reviews but after had another insurance claim we decided to listen to a referral from.SerClean. Our mistake and lesson learned! We hired SEC May 10th and 3 months later our hasn't even been touched. I counted the many emails and texts my pregnant wife sent themselves, it was over a dozen. Our our calls went to voice-mail with hardly any getting returned. This company clearly doesn't value their clients and are way to be busy to be bothered I guess. We never was sent a copy of the contract. We were never sent a receipt of our deductible check that we paid of $2500. Finally after several frustrating months we decided to hire another contractor. Charlie, our SEC rep tells me there's a $1500 cancelation fee...never apologized once just made excuses on how busy they were. Of course we'll probably have to sue this company to get our full $2500 back! Super unethical. Do NOT trust their word nor hire this SCAM of a company! You'll regret it! I had a bathroom remodel job due to water damage and was recommended SEC through Serclean who did the clean up of the water damage. First of all, we signed contract for job in October of 2021 and it took them until June 0f 2022 to finish the job which all of should have took maybe a couple weeks at the most because they wouldn't communicate and had issues getting people out to the job when they said they were coming and they didn't. Alot of time off work was wasted because they would say they were showing up and would not then we would have to call and get no response. They submitted several quotes to the insurance and we paid for the job upfront from an amount that they sent to the insurance which was a total of $4800 for a shower and tile to be replaced and repainting about 400 sq feet bathroom. They then came back and resubmitted another $2200 quote to insurance saying that they left labor off the original paperwork they submitted to the insurance. The insurance approved but I think that they have overcharged and scammed. They now have come back and submit another amount to insurance for $600 for overhead and overtime which if they had finished the job in the proper amount of time there would not have been. So, pretty much they are saying that a 400 sq feet bathroom remodel costs almost $8K when it's just the basic stuff that was replaced in the bathroom. We didn't do any upgrades we just went back with the original stuff that the home came with which I know that the materials did not cost no $4800 because I picked out the stuff that went into the bathroom when they first started the job and I know that the materials that were selected costs maybe $2000 not more than $2500. So, I think the labor was in the first amount they sent to the insurance company but scammed more out of the company. We have asked numerous times for an invoice to see where all these amounts are coming from and they say they don't have an invoice just have to go with the insurance paperwork as invoice and I have never heard such crap in my life. Any other company, I have ever worked with has some sort of invoice that is in a system that they can give you regardless of whether it is an insurance claim or not. I have yet to pay them the extra amounts that the insurance company sent because I am still trying to get the shelves that were supposed to come with the shower from them and they ruined the paint on the molding in my bathroom and have yet to get them to respond to fixing it. I am not going to give them any more money until the job is completed to my satisfaction but they won't even respond about that. So, PLEASE DO NOT GO WITH THIS COMPANY. They are the most unprofessional company I have ever dealt with in my entire life. I would not recommend them to anyone unless you want to deal with a headache for a very long time. read more

***Consumer Beware*** This company is disorganized. Doesn't communicate with customer, No honesty. No Integrity. No Honoring Commitments made. I used this company to repair roof damage and they did an okay job except listening to what I wanted done. I had an existing attic fan that I told them not to remove that I just spent a lot of money getting wired up by an electrician. I came home on the day they were re-roofing the house to find my attic fan in the scrap bin. Found their lead person talked to him about it and his response to me was that an attic fan would void the warranty on the shingles. I asked him to provided black and white proof that was the case they never did. After arguing with them couple of days they finally installed a new attic fan. I then decided needed gutters and had a quote from another company and showed it to them and they said they would beat it. They came to me the next day and they did. Hesitantly went with them again to do this. I arranged a day to sit down with them to discuss what I expected from on color, size, down spouts, and replacing any rotten wood found on a Friday. I got home that day to find they didn't show up for the appointment. I was outside and called them to find out what was going on and then noticed they had come out and installed gutters. One they were wrong size, wrong shade of color not enough down spouts and installed over rotten wood. Spoke with salesperson and manager and both assured me by word and written proof on their receipt provided to me this would be taken care of. When I called them out on this the following summer they told me the persons that made that agreement with me is no longer there and I had to take it up with them and they weren't responsible. I currently checking with a lawyer on my options and reported them to the Better Business Bureau and other social media to keep this from happening to another potential customer. read more

Southern Elite provides the highest level of customer service I have ever experienced with a contractor. I had them replace my roof, which was done through the insurance and also had a fence built by them. The roof the handled every aspect of the sale which made it stress free for us. We looked at several roofing companies, SEC was superior in several ways. read more

Dante scheduled to meet with the all state claim at my home and never showed up or answer any of my calls and text after he had confirmed it with me. Allstate also left 4 messages to him and Contacted the company. I had also contacted the unprofessional Company who picks up his phone like his personal phone and never represent the company and kept saying ok to everything I asked him about Dante meeting me with allstate at my home. He home up on me in the middle of our conversation. I will take my business somewhere else, I recommend you guys to stay away from them. read more

This company has no integrity. I am a single parent and they came to the neighborhood soliciting customers. I explained to their sales representative, I was not able to pay for anything. They said not worry. Let us check out your roof and we will take care of everything with your insurance company. Well, they sure made sure to pick up their checks from me, but left work incomplete. They were paid to replace the facing on my house, but did not do so. Now, the company has a new owner and the sales person no longer work for them. They're telling me I need to take this up with the sale person, because the agreement was between him and I. I would NEVER use this company again and I would tell you to stay away!!! read more

Southern Elite Company did my roof on May 9 1916 . The roof looks nice. But. I didn't like that they were throwing away shingles as they were doing the roof and at end they picked these shingles up and used them on my roof because they didn't have enough to finish the roof. After they were done I looked around and found things that were damaged. My rain gutter is all bent up, a piece of trim is messed up,another piece of trim is damaged, nails are exposed on some shingles and most of the nails in my rain gutters are all pulling out, from them walking in my gutters. It has been since May 9 and I'm still waiting for them to finish making these repairs. Someone came out to fix the nails that were exposed, this is a brown roof and he was going to just put black caulk on them not replace the shingles . With this being said I don't think they are a reliable company. I wanted give this review no stars but it would not let me. read more

We paid $25K with this company to replace the roof on our home. Three years later we have a roof leak that is damaging interior trim and sheetrock. When called they stated the labor was no longer under warranty; they sent someone out and the contractor sent stated we would need to add a cricket for $2400. We did not get an answer to our question of why the previous $25K work did not include the cricket. We then requested another contractor who stated we needed to replace the shingles in the leaking area for $900; we scheduled the work and this contractor was no-show/no-call. We gave up then on Southern Elite. My experience indicates this company is a franchise and simply brokers work to contractors. My experience also indicates that they do not effectively vet the contractors' quality and reliability (based on the many delays in return calls and the no-shows on appointments). We will certainly not use this company again. read more
