My number one priority when looking for contractors was clear communication in all aspects of the project, and I'm very happy to report that Lion Group Construction did not disappoint. I came in with a vision and budget in mind, and Udi helped me figure out what was actually feasible, what would put me way over budget, and suggestions to work around the limitations of our space. When the team hit roadblocks during construction due to past owners' questionable DIY methods and the age of the home, they were quick to text/call and let me know what was up, how they planned to deal with it, and always waited for confirmation from me before proceeding with anything that would differ from the original plan we'd made. If I had questions or noticed small details that I wanted to change in the midst of the work, they responded quickly and kindly. I was never worried that I would be ghosted or ignored, or that the work would be delayed as the project went on, which I know is something that unfortunately happens to many homeowners!! I'm grateful to Lion Group Construction for alleviating much of the stress of a big reno (the decision fatigue was real) and transforming the bathroom from a dank and dim space into the calming, well-lit one of my dreams. Super nice guys! They got right to it and did an absolutely beautiful job on the house, they did it right on time and for exactly what they quoted. There were absolutely no surprises, they were absolutely responsive, and the quality is perfect. So happy we found Udi and Lion, can't recommend them enough.

Everything needed to be torn down and replaced. The wiring was old. The plumbing was leaking. And the flooring needed to be completely replaced. They produced an estimate. And came in on budget. They gave a time frame. And finished on time. I'm not sure what more you could want in a contractor. We will use them again!

    The Great (+2 stars) ==========…read more * The structural work: Our home is on a great, new, solid foundation (with shear walls), so we feel as safe as we can be in our home for an earthquake! * Our basement is also now more usable. * Drainage: There is now drainage around the foundation and under the basement slab, so we are no longer worried about our basement flooding! * The working crew were very friendly and considerate. The Bad (-1 star): ========== * The electrical subcontractor was quite bad. The electricians didn't install the dryer outlet properly (one conductor came loose before I first used it), most outlets they installed are loose (they give when pushing in a plug), and they installed a used, old (not LED compatible) dimmer for the LED lights they installed. Also, the owner yelled at his team a lot. * The plumbing subcontractor was bad, too. They misdrilled several holes, damaging the interior of the home. They didn't seal around exterior penetrations into the house. They didn't put a cover over the branch of a wye that was no longer needed. They wouldn't do anything about the loss of hot water pressure in a bathroom faucet that occurred after they moved some plumbing around (I ended up having to disconnect and disassemble the hot water valve myself and I found a piece of silicone clogged in there). They over-glued the drain of the laundry supply box making it nearly impossible to remove the cap, and they lost the o-rings on my faucet aerator. The Ugly (-2 stars): ========== * They overlooked details in the plans about where walls and doors should go, and denied responsibility since they weren't in the structural engineer's plans, which they opted to not have updated with the revisions I told them about. This lead to a sewer pipe being installed in an inconvenient location (it went through the foundation, so it can't be moved), a structural wall that was almost built in the wrong place (I caught it while they were digging the footing), and a room that was built with no doorway (they had to cut some framing to make the opening). * The pricing/scope was negligent at best, but I'd put it closer to misleading or deceptive. During the initial visits, they talked about all the things they would do (including putting up framing, drywall, and insulation), and then sent over an estimate that I accepted. I didn't realize until halfway through the project that the estimate didn't include many of the things they talked about (including the framing, drywall, and insulation); those apparently would be part of "Phase 2," not included in the price of the first estimate. I had chosen E&F over another estimate that was less expensive even though it did explicitly contain the "additional" scope. I was also surprised that the electrical and plumbing (most of which was necessary to get them out of the way for the structural work) was billed separately; i.e., an unexpected additional expense. * They chose to rebuild a segment of stairs (rather than just adding two steps at the bottom, per the plans), which ended up having insufficient clearance with an overhang halfway down. They tried to convince me there was no new problem because they built them the same as before (but the run of the new stairs was one inch longer, causing the 4th step down to be 4 inches closer to the overhang) and resisted remedying the issue. They just ended up taking a sawzall to trim the overhang -- a joist -- which I just have to hope doesn't compromise any structural integrity! Further, they didn't even finish the stairs (sand and seal); "Test your staining skills," they said. * They ghosted before Phase 2. As the structural work was reaching completion, we were going back and forth on scope for Phase 2. However, when the structural work was actually completed, they just stopped communicating, left dirt and demo debris they left on our driveway for a month, then disappeared. There were lots of things they removed to get out of the way (like several segments of fence) but didn't put back. I could easily add 3x more issues and details, but this review is already too long.

They sent updates via email and text, and explained all the nuanced details in an easy to understand way. What stood out most was their ability to problem-solve and find solutions when challenges came up, especially when working with the city of SF, which is quite a feat. There are some mechanical things about doing a major project that matter for your quality of life, on which RW&B is excellent. 1) The team is there every day. 2) Change orders are straightforward. 3) Specialists are scheduled promptly and are reliable. 4) Parts purchasing is well planned. 5) The job site is clean. 6) Communications are frequent and consolidated in the group chat. Where RW&B really stands out is design vision and finish quality. We took 5 bids for the project. We chose to go with Josh because in our first meeting, he took the time to inspect and understand the space and the opportunity. He translated our idea and improved on it--throughout the project. In the kitchen, he's the one who suggested moving the range to the other wall, freeing up the floor-to-ceiling pantry cabinets and built-in appliances we wanted. For the covered patio space, all I had was a shape and vibes. He took that roughest outline, built it out, made suggestions for the finishes, and designed the beam wraps which took it to the next level. We felt that he & the team shared our desire to build something that mattered. Living in the space now, we can't even remember the before-time. It feels so natural, and fits what we wanted exactly. Previous attempts by others to patch up possible water entry points were unsuccessful. US Accurate Construction reconstructed the atrium floor from the joists up. They even used 2 layers of water entry prevention with a hot mop and a roofing membrane above it. They flooded and tested the atrium before re-installing the slates and everything was good. They also timed the project so it was completed on time, since we leaving for a long overseas vacation.Fred explained the steps of the project thoroughly before starting, as well as any changes needed along the process. Both he and Jose were readily available to answer questions/concerns. The crew was friendly, considerate and hard working. The scope of the project was extensive: all new semi custom cabinets, a new island, and new perimeter countertops, along with a complete replacement of our appliances some of which we wanted flush mounted (easier said than done). One of the trickier pieces was retrofitting a range hood, which added a fair amount of complexity to the install, but the team handled it without missing a beat. What really set this project apart was the level of coordination among everyone involved. Every craftsman on the job communicated clearly with one another, and just as importantly, Joe stayed in steady contact with my wife and me throughout the process. That kind of teamwork kept the project moving efficiently from start to finish, with minimal delays and no surprises. Even when we were out of town for part of the renovation, we never felt out of the loop as Joe sent regular updates with photos and progress notes, so we always knew exactly where things stood. The end result is a kitchen that's both beautifully finished and highly functional, and the process to get there was refreshingly smooth.     We just finished a remodel with HQR of our downstairs that included kitchen, family room and hall…read morebathroom. I worked with project manager Ronnie and his crew led by Jairo. We had existing design plans, and before we started the project, we interviewed several contractors and decided on HQR because their portfolio of past work and talks with Ronnie. We also chose HQR because we felt the pricing was fair and transparent, especially for this area (Danville/Blackhawk). Ronnie made sure we stayed on budget and estimated 12 weeks for the project, and if it had not for a delay with our windows we would have finished within that time frame. Once we started, Ronnie's crew was here every day and was always very friendly, hard working and thorough. Staying on track and having someone work on the project every day is valuable and not something one should take for granted when working with a general contractor. Maybe it was because we had an outside designer, but I had totally underestimated the amount of time that I needed to spend myself overseeing the project. There were some hiccups along the way, and some specific installations that required me to hire some sub-contractors myself. I can say though that whenever there was an issue, Ronnie did make sure that things were fixed right away to our satisfaction. Ultimately, we got our dream kitchen for the expected price within the promised time frame, and I am thankful for HQR and Ronnie for that.
