    Park Merced is... fine. The location is probably the biggest plus -- close to public transit, the beach, and not too far from other parts of the city. The grounds are actually pretty nice and green, which you don't get everywhere in SF. That said, it's not perfect. The apartments feel a bit dated for the price, and maintenance can be hit or miss depending on how busy they are. One ongoing issue has been the elevators -- in our building, one of them has been out of service for months, which gets frustrating fast, especially during busy hours. Management is okay overall, but communication isn't always clear, especially around renewals or policy changes. It's a decent place if location matters more to you than amenities or luxury. Not terrible, not amazing -- pretty average for San Francisco.

    1.8.26 Still do not have working heating. Attended a hearing with the department of building inspections where the individual from brick and Timber directly lied to the people there indicating that heating was working full-time 24 hours a day. In addition to this, the storage unit we have downstairs was broken into. Someone cut the wiring that protects each of the storage units and broke in. Stole items from some of the surrounding storage units. We also continually deal with consistent smoking on our floor. As mentioned before, Brick and Timber as in an organization cannot handle the issues that are present in the property this size. They have outsourced their Frontline communications to where we are getting messages at 2:00 or 3:00 in the morning from individuals, which tells us that they are likely in a different time zone. Whatever you do, look for other places to live. 12.10.25 update My wife and one of two small dogs we have were attacked by a dog as they were exiting an elevator. The dog was a pitbull and was not leashed. The owner was able to pull the dog off. Unfortunately, we were told that this is not the first time this dog has done something like this but this is just an indicator of the type of place Park Merced has become. We have filed a police report and with animal control. Brick and Timber is only interested in trying to fix things from a surface level so that they can finish with the project they were assigned related to the sale of Park Merced. They are not interested in actually fixing things here. We have had numerous issues related to heating, trash, buildup in various places, people sleeping in the garages and other areas where you can tell they do not live here as well as issues with the parking garage being used by individuals using drugs and cars that do not pay to utilize the garage spaces even though we have to. Unfortunately we pay quite a bit for all of this. Even if you have to pay more to live somewhere else, I would suggest doing so. Just for peace of mind. Brick and Timber is not a reputable organization in my mind. Their communications team has been outsourced outside of the country, so many of our issues never really get responded to appropriately. I don't understand why this organization was selected to help with project management for this location as they are truly overwhelmed.

    We've been living here for about a year now with only one working elevator this entire time. People in my building have been compensated for this inconvenience and when I try reaching out, this was their response. Apparently they don't even know that the remaining working elevator breaks down time and time again, causing a lot of us to take the stairs. Awful place. Please don't live here.

    I wish I could give a Five 5 star review but I can't only due to the remaining issues with the unit and building. The staff here All have been great understanding and professional. I say understanding as when you tell them about your issues the staff seem genuinely concerned and for us helped and are continuing to help with our concerns as new tenants. Jonathan was and continues to be great with his communication and understanding my partners and my expectations. Jonathan has helped us navigate through the many challenges before and after a move in. Chris (Christopher) M. has also been amazing with his constant communication and helping with us finding a parking space even with it being as limited as it is. Parking is limited here going into the evening, and with a Parkmerced being under different ownership, I know they are trying to repair the old buildings and parking is towards the end of the list. I'd recommend to expand on the parking by removing the grass centers going down Font and other main roads and converting it to additional parking. This would also reduce the amount of landscaping to maintain. Buildings are older but still the ones I've seen are taken care of and those that are not, the new ownership seems to be on top of getting them repaired. I recommend having ceiling lights installed throughout the apartment not just the kitchens and bathrooms, this makes it to where to tenants must seek installation their way which can cause damage and fires. Security- This as the news has shown is something that needs to be addressed but issues with breakins is not only happening here but all over the Bay Area. 3 weeks in and a package that was delivered downstairs from fedex, I got the notification while in the shower went down and it was already gone. The building services didn't answer today (Saturday). We need more security. People are letting others through all day long with no one actually checking. People wait at the door until someone arrives and we are not about to argue with them. Security if it be with cameras or increased foot traffic needs to happen. Thanksgiving we called security because someone parked in our paid space and the security car had 3 people inside it. If you have 3 people why can't they be patrolling separately to cover more area? We love our apartment and enjoy the staff. This place needs a lot of TLC.

    First elevator out of service for 1 day.

    Management People that cares about residents. I been living in 405 Serrano for a couple months and there is always an issue that cant be resolve. Since November one of the elevators hasn't been working at all. I did put complaint over that because I been in disability since august and they really don't care about residents here. Keep on mind that people would live here trying to save money and trying to scape from expensive prices in downtown sfo. However they really treat you like if your not pay rent at all. When you try to contact management people or anyone that works for park Merced nobody is available or when they are available nobody is the one responsible to solve your problem. New year starts with both elevators out of service. Of course no one seems interested in solving problems, but to charge your rent they never late.

    Constant overflowing garbage bins. This is a problem for both the townhouses and the towers.

    They do nothing. When anything goes down PM says call the police and they wash their hands of it. Their "protecting" their residents is a joke

    Are pit bull mixes allowed at Parkmerced?

    In theory, no. In practice, yes.

    What time is the heat supposed to go on and off in the towers?

    Whenever they want! We did not have heat in the towers for an entire week a few Christmas' ago. Legally the heat always has to be availible, alas it is not usually.

They refused to give them to us, even though they are addressed to us and obviously misdelivered. Then they say "oh we don't have them" despite photographed evidence. Next is "oh we can't find them". They claimed to have sent them back, although we went to them the very next morning. Asking how did they send them back, they stated with a driver. This being with me going to when their package room opened for business hours, and no delivery came yet, and the delivery in question happened the night before right as they were closing. So did Santa come and get them overnight? Especially when I see several boxes marked RTS right there? Obviously very shady management and company. Not good people at all. Not even good neighbors. Probably keeping packages for themselves.

He was super friendly, transparent and candid through the entire process- even made move in day a little easier. Actually just saw a picture of the units on the yelp page and they look pretty representative. The gym is clean and not packed even during peak hours which is nice. Haven't had any issues with appliances or paying rent. One thing I'd like to figure out is if they take BILT credit card for rent payments but I think last I checked the leasing office said no.

But what really sets this place apart isn't just the location (which is already amazing) but the management. Cary, in particular, has been a pleasure to work with. From my very first phone call inquiring about the apartments to my actual move-in day, Cary made the whole process so smooth and easy. he really went above and beyond to make sure everything was taken care of, and I can't thank him enough for that! Another thing I love is the open space in the building. It's super kid-friendly, which is a nice touch if you have kids or enjoy living in a place that feels welcoming and community-oriented. If you're looking for a great place to live in SF with top-notch management, I can't recommend Rincon Green enough!

She is extremely responsive and communicative about everything, and jumps into problem solving mode when you let her know of a (rare) issue with your apartment. Under her extremely organized management and close supervision of the building, I feel extremely safe. What's more is that she's a ray of sunshine who personally vets everyone who lives here, so everyone is polite, clean, and responsible. I probably saw over 100 apartments when I was searching in SF, and when I toured the unit with Deb, immediately recognized that it was a gem. You get much more bang for your buck than other comps in Russian Hill and Cow Hollow. (For example, you can operate the well-maintained laundry machines with an app vs. coin operated). To boot, you're on a quiet street right above Polk (which has everything you'd ever need) and a literal two-minute walk from amazing restaurants like Elephant Sushi and Seven Hills. Let's just say I have no plans to move.

I would highly recommend this apartment building to anyone. It is an absolute dream to live here!

They withhold critical information that tenants should be made aware of before signing the lease. I feel deeply betrayed by the leasing agent, especially given how pleasant and accommodating he had seemed. I genuinely trusted him and believed he had my best interests at heart. He even lied about repairing a few things in my unit two months ago, claiming he had put in a work order. It wasn't until last week, when I got my keys, that I realized nothing had been done! ALL OF THIS TOOK PLACE IN 3 HOURS AFTER I PICKED UP MY KEYS! THIS CONFIRMS WHAT ALL THE TENANTS TOLD ME ABOUT THE LEASING AGENTS AT LAKEWOOD APTS. THEY ARE NOT DOING THEIR JOBS, AND THEY DON'T CARE ABOUT THE TENANTS! WOW!!! THE DECEPTION IS REAL HERE! I will refrain from disclosing his name until I determine my course of action. The property is poorly maintained, with neglected common areas and unhygienic conditions. I asked to see the laundry room and parking before moving in, but they kept putting me off until after I signed the lease. When I picked up my keys, I finally got a look at the laundry room, and it was so filthy and disgusting, I wouldn't even let a dog stay in there! This gives me an idea of the kind of people who live here--rude, unpleasant individuals accustomed to living in poverty, with little regard for their neighbors or the shared spaces we all use. The tenants mentioned they've been in disputes with the leasing agents over black mold in their units, which is airborne and even clings to their personal belongings in the closets. Nothing has been done about their complaints! Additionally, the garage is inadequately lit, creating an unsafe environment. The scary, dark garage has no security cameras or security mirrors. There are individuals with mental health challenges wandering and appearing disoriented. Nothing's been done about this yet, either! There are huge piles of trash, old furniture, and unwanted junk stacked up by the dumpsters in the garage where we're supposed to park our cars! The security gates for the parking garage are broken and marked off with yellow tape! There are no security cameras in your hallways where your front door is. Entering the building from the garage, you're met with dirty common areas, and the elevators aren't any cleaner. While I was with the leasing agent, a visibly concerned tenant approached and explained that her neighbor was missing, her front door was wide open, and her belongings were scattered in the hallway and by the elevator. All the leasing agent responded with was, "I don't know what's up with her"! What exactly was I witnessing? He failed to use his walkie-talkie to contact the security guard to check on her, secure her unit, and call 911 for a wellness check As an attractive woman, this location presents numerous safety concerns for various reasons. Not allowing tenants to use Ring security cameras on their front doors is an unreasonable policy that compromises personal safety and increases the risk of becoming a victim of crime. This place feels like a massive setup just waiting to unfold! No one mentions that every time you get a package, you have to go down to your car in the dim, unsafe garage and drive three or four blocks to the leasing office to pick it up from a room they call "Hello Package." It's a huge inconvenience for any tenant, but especially for those of us who are disabled, like me! I paid the rest of my deposit, got my keys, and now I am too afraid to return or move in! I AM IN FEAR FOR MY SAFETY AND MY LIFE!

Justin, the Property Manager, is consistently proactive and communicative, always working to keep the complex clean, safe, and respectful. Maintenance requests are handled quickly and professionally, thanks to Sam's responsiveness and skill. The staff *truly* care about residents' quality of life, and it shows. Our unit is bright, modern, and highly functional. We get tons of natural light and a beautiful view of trees, and day-to-day living is comfortable year-round thanks to solid construction, sound-sealed windows, and high-quality appliances. A standout feature is the abundant closet and storage space, which has made organizing and settling in easy--especially over the long term. The location truly can't be beat. We're within walking distance of excellent food, public transit, and green spaces, with quick access to both I-280 and downtown. It's the best of both worlds--urban convenience with a calm, neighborhood feel.
