Just overall the place has gone downhill since we moved in 4 years ago. Laundry facilities if machines worked, was old and always dirty. Tenants were slobs leaving clothes everywhere. They say they were a no smoking place, but in the last 6 months you can see cigarette butts everywhere. Clearly rules meant nothing. The "onsite" security I saw 1 time in for years. The new landscaping they put in was horribly done. The staff in the office seemed clueless all the time. Or too busy to get off their personal cell phone calls. However the maintenance guys were all great & helpful. The less than desirable tenants that have moved in and the recent increase in law enforcement on site making the place seem ghetto was the final thing to make us move. For the amount of money they charge, they need to do some serious updating and put in stackable washer & dryers in the units. We couldn't be happier to be out of there. read more

Leasing office is always getting things wrong and charging a late fee when we pay on time. The apartments it self is not worth 2500 a month that I'm paying. Maintenance never wants to fix things and say that we have to do it, water pressure from the sink is so bad we can't even rinse the dishes. I'm are moving out. I've been in older buildings and have it be much better don't know what's going on here. read more

Just moved in recently and had a great experience. Apartment worked really hard to get me in the apartment asap. My old apartment had water damage and I loved how this place looked and all the amenities. They have tennis courts, two pools, two hot tubs, and a small gym. Neighbors are super nice and love how my parking spot is right near my apartment. Always heard good things about the apartment and so far they have succeeded my expectations. The only thing that worries me is that it is a non-smoking complex, and the people who smoke are suppose to be on the sidewalk smoking, but they stand right outside my apartment and smoke in the parking lot. read more

This rating is for Nancy Calderon, the leasing consultant for Park Ridge. Nancy has made the entire application process seamless. She is responsive, helpful, and knowledgeable. She represents this apartment community exceptionally well. I have been on the search for a new residence for over 2 months now, and from the start, Nancy has proven to be the best agent I have worked with. She is the reason I put in an application - I trust that the community will be run well with her lead. To the management team - Keep her! Value her! read more

This review is for Tony from the maintenance crew. He is the best! All the maintenance guys do a great job with our requests. Tony goes above and beyond. You can tell his passion and enjoyment in helping with whatever you need. He works tirelessly until your issues are resolved so that you can live comfortably in your apartment with all your appliances in working order. He is also very personable and easy to communicate with. I cannot thank him enough so I had to share to the world how awesome he is! read more

I have lived here for 11 months now and have zero complaints. The place is clean, quiet and the apartments are nice. Alexandra the office manager is amazing!. She always returns my emails if I have questions or concerns about anything. Laundry is open 24/7 and always has working washers and dryers. There are two pools, and three hot tubs. The new pool by the office is gorgeous with high quality patio furniture. They accept all sized dogs and most everyone cleans up after their dogs. The one bedrooms are small but the layout makes it work. Most apartments have fireplaces which are pretty nice to have in the winter. No A/C but they have central heat. The grounds are very nice and have lots of large Redwoods trees and beautiful landscaping all throughout. Lots of trash and recycling containers so trash does not pile up. Three laundry facilities so laundry is always convenient and available. Doggie bag and poop clean up stations throughout the grounds. Nice cement walking paths all throughout the complex. Free overhead assigned parking and lots of guest parking. Rent is reasonable and priced well for what you get. Office is on top of any complaints you might have. Neighbors are nice and quiet. Love living here and would recommend this place for sure. read more

Pros: Emergency is near Conveniently located to grocery stores Nature Trail accessible Con: My first month - huge DV. The neighbors went to jail and bonded out to fight again. It's like a norm for everyone around here. Ashley, Mike, or Derick can careless. I guess as long as the residents pay rent on time. Overly priced & amenities were recently renovated. We are paying the price. Cheap & thin walls; You can hear your neighbor moaning during intercourse. The open and available pool is always dirty. The laundry room is always dirty. Be careful of leasing office employees (all) Poorly kept building structure--visible old paint chipping, Heavy weathered window sills damage. Dog feces throughout the community cause flies/gnats always around so keep your mouth closed while walking. No one cleans up after their pets. Active gang nearby. There is no speed limit for residents. Landscapers remove the leaves from the grounds and blow them directly onto your patio. Your packages will go missing Trash throughout the community grounds. No privacy. Modelo beer cans everywhere you turn. Residents will damage your car. Rarely any parking is available, except for the one assigned to your unit. Management only wants money! Money! Money! No interest to correct residents' complaints. I would not recommend it. It's an upscale "ghetto". Someone was murdered 2021 near his apartment. read more

Well... as many of you know the apartment hunt can be long, frustrating and tiring. With a family on the way, your options narrow quite a bit. Before Arriving at park ridge, I was greeted with an honest and upfront phone call. They were able to see me the same day and even helped us save money by offering different options. Susan was great on the phone then Nancy followed up in person. Nancy showed us around to numerous different units, explained all the fee's beforehand and even gave us tips on saving money with pet rent! If something ever changed, nancy would update us promptly. Every time I've called park ridge someone was there to answer and it was mostly nancy. Nancy was extremely attentive and exceeded my expectations, I'm extremely grateful for nancy and the team that our search is over and we're moving into a place we're happy with. read more

The people in the office are rude they denied my application for no reason. The apartment isn't even that great.

I recently transferred from from another Sequoia community to Park Ridge. Alexandra helped facilitate my transfer. She is very friendly, dependable and efficient with the whole process. I could reach out to her and would respond to my emails fairly quickly. She went above and beyond and made my transfer experience easy. Thank you! I look forward to living and creating new memories at my new home. read more

Not particularly impressed by this property. Despite having an appointment, allegedly there weren't any leasing agents available to help us when we went in, even though there were two women in the office. Property was decent enough, and I appreciated the coffee/candy available in the club house area, but couldn't get behind the astronomical fees here. There was a posted sign at the leasing agent's desk about required fees and rules, among them being that pets required a $750 deposit- when asked, she said it was less than that, because we had a cat, but if we had more than one cat it would be that amount. Pricing for pet deposit was unclear. Various documents we were shown, as well as furniture ads available in the waiting area, lead me to believe this is a popular property that caters to students- though how they can afford this place, I have no idea. When we mentioned to the leasing agent that we were moving due to my BF's work, she suggested I look into working at the local casino- awkward. Overall, employee was polite and helpful, but ultimately we were told that there was not a unit available for us to view, despite scheduling an appointment, as I mentioned above. We were advised to come back the following morning, despite making it clear that we lived two hours away- not helpful. Leasing agent seemed to think we should be content to lease with them without seeing a unit, simply based on a short conversation with her and our own research. read more

I use to not mind living here so much but after my car got towed and the tow company stated that PR was illegally towing cars, having them drive around limiting to towing 5 cars a night or so. What is the point of filling out a parking pass if the tow company can't get a copy of our cars. Park Ridge says they can't do anything about it... I've seen people put a green piece of paper over old parking passes and they do not get towed. Derek in the office is really helpful and actually a chill guy. I think he does a great job trying to relate to residents. AVOID SUSAN KONG. She has a piss poor attitude, she is every leasing offices nightmare. Also, one of the maintenance men will approach you in the laundry rooms usually when you are alone and he asks you to go to his church, Victory Outreach in Santa Rosa. It is a cult -- type it in google and the results flood in. I have been harassed twice by this man, and by the people who pass out those watchtower flyers -- they leave notes on your door, send you mail because they know where you live and visit multiple times within a month. The rent isn't worth what you are getting. Washers are always breaking, I have mold under my bathroom sink and termites in the kitchen. I'm moving in a week and have never been more excited to get the fuck out of park ridge. MOVE ANYWHERE ELSE BUT HERE EVEN A TENT IN THE PARK IS BETTER THAN LIVING HERE. ONE MORE THING: You share the water with. 3 other apartments. I have been burned at least a dozen times due to a toilet flushing in a completely different apartment! read more

I really want to give Kiyomi a big THANK YOU! From the moment I walked into the office she's been such a HUGE help! I am a very picky detailed person. I took two tours one myself and the other with my husband. She was so helpful and tired to give us everything we wanted in the apartment. I constantly emailed her with questions and she always replied quickly. Very great to work with! I also had a great experience with Ashley, she was quick, friendly, and super nice to work with. again having soooo many questions and constantly changing our mind about things they were always happy to help! I lived at Park Ridge for two years, and it has been the best rental experience I've experienced thus far. I lived in the "semi-remodeled" building where I didn't have the newest appliances but everything was fairly updated. Staff: Susan and Derek were always professional, kind, and prompt in their interactions with me. I felt comfortable talking with them and asking them questions about anything. Maintenance: the Park Ridge team is GRADE A! They respond so promptly to requests and always do a fantastic job. They take requests online which is very convenient, and they ask you what time you would like them to come. They are very accessible and professional in their work. They wear shoe covers when they come inside and are very respectful of your home. Parking: parking was an issue when my husband and I had a second car to park, but Park Ridge fixed that with issuing a required parking tag. Only two tags assigned per apartment. There was no problem with parking when I left Park Ridge. Convenience: Rent can be paid online! Maintenance requests can be made online. Tenants have an online hub where they can message the community, rent amenities, and message Park Ridge staff. There are walking trails that run along Park Ridge, and the campus is large enough to take a walk with your pet. Pet-friendly: I had a small dog with me while I was at Park Ridge, and I felt very comfortable having her there. The campus is clean, large, and friendly to pets. There are convenient dog waste bins located throughout the campus with complimentary bags. A new policy that was implemented shortly before I left Park Ridge was PooPrints, which required all dogs owners to take their dog to the Park Ridge office so they could take a sample of their DNA (i.e., saliva) and, from then on, if Park Ridge found any noticeable amount of dog pop that was NOT picked up, then the owner would be fined! I know that sounds a little crazy, but if someone doesn't pick up their dog's poop, then they should be fined! Its a sanitation issue and a courtesy issue. I personally like that Park Ridge takes steps to ensure a safe and clean community. Apartment: the apartment itself was fairly large and very well designed. I loved everything about it. I was in a 1 BD, 1 BR for two years. All in all, I had a wonderful experience. I will remember this apartment fondly! read more

The day we moved in we were assigned a parking spot in the car port and explicitly told that if someone was parked in our spot after the leasing office was closed that we were supposed to call and get them towed. We got the car towed because they were parked in our spot that was written in our lease agreement, then once their car was towed, I proceeded to park in the spot assigned to me. I wake up the next morning to find my car keyed on the driver's side saying "fuck you". Apparently the leasing office gave us the wrong number car port on our leasing agreement so we were parked in the wrong spot, due to their mistake. Now, the leasing office is not owning up to anything even though it was blatantly THEIR fault. I've had to file a police report on my own in hopes of getting the apartment or the vandals to pay for a new paint job because we know exactly who did it. Not to mention, we began smelling a really strong gas smell coming from our water heater. We immediately called 24/7 maintenance, but they said that they couldn't come out to fix the gas leak because it was too late. Isn't that the purpose of 24/7? When maintenance got to our apartment, they blamed us for messing with the pipes in the heater. They were so disrespectful and creepy. I keep having to constantly reach out to the leasing office to try to get things worked out, but they clearly don't care about us or our well-being whatsoever. It's only my second day here and I'm already looking for a new place to live. I haven't been able to be in contact with a manager or anything so I'm hoping that someone will make this right. Update: my car was towed out of the CORRECT spot. read more

Disclaimer that this is OUR move in experience and I believe some of it is due to the COVID-19 situation. I understand that other people have had better or worse experiences but this ours and we're fine with it. My boyfriend and I have only lived here for 10 days and it's OKAY. There's a lot of pros and cons about living here. I can assure you that if you're gonna live in one of the ground floor apartments that you can hear your heavy footed upstair neighbors walk around, fight, shower, and flush the toilet. We're okay with it bc it's our first place and don't really have any other option especially with how expensive it is to live in Sonoma County. There is always parking though, it may be a bit of a walk but there's always some place to park. Moving in we found a lot of little things, (ex. random white spots on the floor, the outlet plates are all wobbly & loose, one outlet doesn't work, the tub was dirty, scratches all over the tub, the accent wall is messy around the trim, and when it gets to the wall next to it and the opening) that again we don't mind bc there's no other choice. Neighbors are pretty noisy, I heard one neighbor scream in frustration for about half an hour which was interesting to say the least. I like the management so far, our leasing consultant Michael was very polite and kind. I also like that they allow pets which is very hard to find around here (of course with a deposit and pet rent) . They give you a little welcome gift which is really sweet. They answer your emails/calls very promptly. The space is a lot bigger than I expected but let me tell you I didn't expect much bc I only saw the apartment from a virtual tour. 1 bd 1 bath is spacious for two people. The appliances are very nice and pretty looking. The apartment complex is well kept thanks to the landscaping maintenance guys. If you choose to live here you're in an ideal spot for restaurants, grocery stores, banks, etc. In the end I like Park Ridge, it is a nice apartment complex to call your home. read more

I was recently reminded that it's all about attitude and customer service. I've been here since 2009 and for the most part I've enjoyed it. Although the apartment complex is 30+ years old, it's well maintained. What keeps changing is the management, which is understandable. The reason the old management was replaced was their attitude. They began to think they were above reproach. Obviously they are wrong. I like the area and the complex is still pretty good. However, as usual management is lacking. Again with the attitude. They think they can dictate how and what people think. They forget that they work for us! If WE decide they're are doing a very good job then their employer will find out. That's how changes are made. There is NO job security in an competitive environment. read more

Was thinking of living here. Went to visit a friend and parked in what I thought was OK parking, as it was uncovered and not labeled as tow away. WRONG. Towed! Nothing was labeled well and upon asking other residents, I was told that Park Ridge tows often. After reading Yelp it seems that even residents get towed here. If they are going to be strict, that is fine, but parking should be clearly labeled for visitors. Needless to say, I found another apartment. Not worth it when even residents with parking passes are telling me they get towed. I wouldn't move here. read more

I have lived at Park Ridge for 2 and a half years in a two bed, two bath apartment with my roommate. We never once had ANY problems living here!!! ALTHOUGH... We just moved out and received our security deposit back! We were only given $20 back.... ONLY $20 out of our $700!!!! They took out SO much on cleaning... AND then over $300 on water because according to them water doesn't start being billed until after 2 months you moved in! I felt like they just wanted our money. My roommate and I were friendly, clean, and paid all of our rent on time and only received $20 back. I've had friends with dirtier apartments are have received like over half of their security deposit back.... read more

Agreeing with everything that has been mentioned in previous reviews, I WOULD GIVE NEGATIVE STARS IF POSSIBLE; they show you the nicest room when you are a potential customer, but most of the rooms here are extremely old, and low quality, ESPECIALLY FOR ONE OF THE MOST EXPENSIVE COMPLEXES IN RP. Barely any sunlight that is let in to any of the rooms, extremely cheap counters that crack and will melt with any hot cookware placed on top. Don't be fooled by PR's big fountain, nice looking office, free coffee / candy(wow...), or by their extremely fake and VAGUE employees. Maintenance guys are nice. $1200+ will get you a LOT nicer of a place if you just look around for a little while longer. Also, parking here is RETARDED. One parking pass per room, you CAN'T buy ANY additional passes. I wouldn't mind, but I frequently am driving around the complex, parking a good two hundred yards from my actual spot. Only one amenities key, additional ones cost money.....they CHARGE you if you do not take in your trash after leaving it overnight for pickup (This is in no way a service, but another way to rape unknowing students out of even more money.) The utilities here are blocked, which means all the residents share a big bill. This creates irrationality among all the people here, because they don't even bother conserving electricity or water. Please do yourself a favor and look down the street or actually ANYWHERE else other that Park Ridge - I guarantee you will regret living here. read more

My wife and I have been looking around for an apartment to rent. Although there are many apartment complexes to choose from in Sonoma County, not a lot of them are as appealing as Park Ridge. Michael, the leasing agent who helped us was not only knowledgeable about the available units, but he was friendly and made us feel like we had been lifelong friends. We ultimately decided to move in with my wife's family and avoid paying rent for now, but in the future if we do decide to rent, we will definitely be calling Michael at Park Ridge. Thank you Michael for the first class service! read more

To sum it up in a few words of parody: One spot to park them all, and into Park Ridge, bind them. The apartments are okay, but there are some stumbling points. With the exception of your refrigerators, all the appliances are between 40 and 30 years old. The dishwashers were designed to work with phosphorous based cleansers, so they don't work very well today, because phosphorous dish washing detergents have been banned for many, many, many years. The layouts are very nice though. I like the size of the bedrooms and living rooms, which provide ample space for all of my things. Lots of closet space, and a storage closet off of the small patio area provided. The kitchens are a little small, and the counters aren't quite flat. I have to prop up my microwave in the front, because the counter top falls about an inch towards the front, causing soup and drink to spill when it spins in the microwave. They don't fix things like this, I've tried and been turned down, so I don't bother asking anymore. Parking at Park Ridge, ironically, is a hassle. By ten P.M. it is just about impossible, and you have to park in the surrounding neighborhoods. You only get one spot, and it is usually a good ways from your apartment. Everything else is up for grabs. The bathrooms are nice. I like the Waterpik brand shower heads that come standard in all their showers, and all units feature at least one bathtub/shower combo. As far as I can tell, if you have two bathrooms, one of them will be a large shower with a lot of room. Bad points aside, if you have an actual maintenance need, the crew that works on things around here are fast, informative, and professional. They do what they can to help you and give you advice on how to properly use things. They have a lot of extras, a clubhouse, racquet ball court, a couple pools and hot tubs too. My biggest wish though, is that they would focus less on what people can see from the outside, and more on updating the insides of our apartments. I like living here, but I won't be renewing my lease unless they can level my kitchen counter tops without a fight. read more

I lived in Park Ridge Apartments from 2002-2003. It's a decent place to live, but there are so many packed in there. When people parked in my space the staff did nothing. When I moved out, my roommate's cats did damage to the carpet. They office staff said told me in person they'd make sure my roommate paid for half the damages. When I talked to them later on the phone they said they didn't want to get involved in a roommate conflict. That bothered me because (1) they got my hopes up in thinking the financial issue would be dealt with, which wasn't the case, and (2) that indicated they were too cowardly to tell me how they'd handle it to my face. I'd guess that staff has changed. Hopefully the way they do business has as well. read more

Park Ridge is the nicest Apartment complex I've lived in. It's a very safe environment and all the units are updated and classy. The best part is Park Ridge allow animals and have a nice gym, tennis courts, swimming pool, hot tub and even a racketball court, which I use frequently. The maintenance service is great and are always fast to respond with excellent service. Also, Susan at the front desk is always a pleasure and willing to take the time with everyone who has concerns. I visited Park Ridge as a prospective tenant. The place is gorgeous, and everyone was really friendly. The girl who gave me my tour, Carly, was super nice and informative. She showed me the apartments (spacious, with a fireplace?!) laundry rooms(apparently there are 3 on site?? Crazy!), the pool, hot tubs, gym, etc. All of it was gorgeous. Bonus: They told me they leave candy out when they do maintenance! I haven't decided where I'm going to live yet, but this place is high on the list - I'm glad I didn't read the reviews before I went in! 4 stars because I don't live there YET, so I can't say for sure. read more

My girlfriend and I have been living here for 3 years and it has been improving every year! We just simply love living here! No place is perfect however, but Park Ridge is definitely striving for perfection! Units: Our apartment (although not as updated as some) has some modern touches. Our upstairs unit has vaulted ceilings and a tile fireplace that makes for a cozy winter night. The kitchen leaves a bit to be desired; the cabinets are plain and come in a dull grey/brown finish and the stove and dishwasher are the same models my parents had in their house when I was a kid (I'm 25.) I do have to give these appliances credit though, they still work fine after all these years! The bathroom is pretty plain but can be spruced up easily because of it's size. The bedrooms are a decent sized. We have a 2 bedroom unit and in our model the master bedroom comes with a vanity sink in between the walk-in closet and bathroom! The regular bedroom is pretty standard with a 9X10 and sliding door closet. Grounds: The grounds are well kept and are surrounded by creeks and trails, great for after work walks! The complex has been starting to put poo bag dispensers around the complexes many grassy areas in order to keep pet waste down, whether or not residents use them are a different story. The complex sports 2 pools and 3 hot tubs that I know of. I've heard there are 4!? Amenities: There are a lot of great things that the complex offers; 2 racquetball courts (we play dodgeball in them), a decent sized workout room with newer machines, a male and female sauna, Starbucks machine in the clubhouse, free donuts on Saturday mornings (first come, first serve), tennis courts and management has little community get togethers ever once and a while! There may be more that I'm forgetting but these are the ones I use regularly! :) Management: SOOO MUCH BETTER! They've undergone some changes in management and the community is better for it. The last manager wasn't the most pleasant. Ashlee, Derek and Susan however are all amazing people! They are extremely helpful and understanding. Susan is usually the one working when I come in for my morning coffee so I interact with her the most. Doesn't matter it's roommate changes, lease inquiries, small talk or a simple, "Good Morning!" Susan is as friendly as she is professional! Maintenance: I've only had to call maintenance a couple of times but they've always been fast about resolutions. I put in a request on a Sunday and the work was completed the next day while I was at work! The maintenance staff is also very respectful and remember little things about each resident. For example: my cats like to escape when the door is opened and the maintenance staff remember this and take the extra time to see that my cats stay inside. Thanks Guys! Parking: This is worth highlighting because in the past the parking was a HUGE issue. By 6pm there would not be any parking available and now there is tons of parking! What changed? A new parking enforcement program has been created. Each unit is giving 2 rear view mirror placards and if you are parked on site after office business hours, your car can be towed. It's been a great system for most residents but there are some issues. My girlfriend and I have a roommate and we all have cars, so only two of us are allowed to park on site at night while the other person has to park on a street a half of a mile away. I wish that everyone on the lease could receive a pass but I'm sure there just aren't enough parking spots for this to happen. Unfortunately, this means no dinner parties or movie nights with friends passed 6pm. Pros: Management, maintenance, 2 pools, 3-4 hot tubs, quiet neighborhood, well kept grounds, tons of parking! Cons: Only 2 parking passes per unit, outdated (although functioning) appliances I totally forgot something that is freaking awesome, our complex has it's own pseudo social media website. You can pay your rent bills, schedule maintenance and leave comments on the board about things that need addressing! Very nifty and easy to use! Great job Park Ridge! read more

I lived here for almost 10 years. Overall, it was decent. It was an alright apartment during college. However our moving our experience really spoiled an otherwise decent experience. After 10 years they still came after our deposit and then charged us hundreds more for what I would call normal wear and tear in an apartment over 10 years. They nickel and dimed us for things like...the dumpsters being so full on move out day that we left some garbage outside our apartment and we're charged exorbitant amounts for their staff to move them to the dumpster. Also our oven basically exploded one day and it was like pulling teeth to get it replaced. Finally it was, and I thank Ashley for that, however I was made to feel like I was trying to scam them or something even though the oven sprayed sparks all over our kitchen and my wife. I was a good tenant for 10 years, paying rent on time, never causing any issues, so in the end I felt like I was treated rather poorly. I spent over $100k in rent over the years I lived there, so for them to try and gouge me for my full deposit plus $800 was like a slap in the face. We lived in an old unit - no refurbishments or updates, but they kept jacking up our rent by almost $100 every year. This last time we went to renew they wanted $200 more. We couldn't justify spending that much more on an old apartment in Rohnert Park. In the last 6 months we were living there suspicious activity increased immensely around our unit, which was near the back creek path. I called the police and office staff numerous times to report drug deals, and nothing ever got changed, there were times my wife did not feel safe coming home at night. RP Police basically told me RP is going down the drain because of the casino etc. Also, as others have stated the new parking rules are ridiculous. Parking was difficult before, but I managed for 8+ years before they changed it, but as soon as they started the new program I had my car towed from my OWN PARKING SPOT without warning. Lived there for 10 years, used the same parking spot the whole time but they fucking tow me from my own spot. When I went to the tow place there were a handful of other park ridge residents that were as unhappy as I was that there cars were towed from legal spots just for forgetting to display a new permit tag on the dash. When I was a student, many apartments had 4 students living in a 2 bedroom - but now only 2 cars get permits per apartment and you can't park overnight without one, so also NO OVERNIGHT GUESTS!! So that means 2 people would have to park OFF COMPLEX down a street that is approx .25-.5miles away, and let me tell you the neighbors there do not appreciate apartment complex dwellers parking on their street. I couldn't be any happier now that we have moved out of Park Ridge. The only positive is I will say Susan in the office was always very nice and tried to help to the best of her ability. It's just in the nature of these large corporations that own rental complexes, they don't care about you and just want money. I've heard stories just like mine from almost every other complex in RP, so I guess we are just SOL haha. read more

If I could give -1000 in stars I would. NEVER RENT FROM THIS ESTABLISHMENT. All they want is your money. They will raise your rent and force you to sign a lease for the next period or join month to month that is absurdly costly ($1400+ for a single quickly moves up to at least $1600). There is no parking for you or your friends and they don't care. You get two passes and an uncovered spot when there aren't even enough spots for one car per household. There was clearly no thought in this layout. They will tow you, even if your pass is on your seat (happened to my friend who lived there as well) and it costs over $200 to get your car back. They really don't care about your "experience." Moving out is literal hell. Had to reschedule so many maintenance appointments that never showed up. They'll blame everything on you as if it's your fault your apartment has 30yr old appliances that barely work. I never wore shoes in my apartment yet was charged for "wear and tear" damage though I only lived there for a little over a year. How is that charge justifiable? They kept my ENTIRE deposit over a carpet and a shower and I had called them to fix 3 times because the doors were only caulked to the wall and kept falling down when I was showering (as if that wasn't already dangerous). Please, if you value your money, safety, happiness, and life please don't rent from this atrocious apartment complex. And if you have any more questions I am here to answer with only the most brutally honest truth. Ps Ashlee was a glimmer of light in an otherwise very dark and shitty situation. read more

READ THE FILTERED REVIEWS!, Don't experience Park Ridge unless you enjoy knowing that no matter what you do your security deposit is gone, and additional fees will be tacked on once you move out. (we moved out along with 4 other tenants and they all said they lost there security deposits also and one had paid professional cleaners to come in). We literally didn't even hang a picture took our shoes off before touching the carpet. There's no point in trying to really clean when you move out its hopeless. If you enjoy being treated like crap after you sign the lease and turn in your deposit by all means PR is for you. They never returned phone calls never addressed the issues we had with the apartment like the MOLD or the fact the heater would blow DUST everywhere. When someone finally came a month later he said the ducts needed to be cleaned....well we were there for almost 2 years and that never happened....Parking is a nightmare, fire alarms go off all the time in your apt from the steam from shower or even just opening the oven. The main fire alarm outside the apt would always be going off for some unknown reason. My panties got stolen from the dryer so it's nice knowing there's a pervert in the complex. I reported it to management who of course did nothing.....The mold was there when we moved in and they would never take care of it. They just painted over it when I brought it up when we moved in I noticed it and there remedy was paint seriously.... The manager Dennise is the worst! Not professional at all can't have an adult conversation with her if you have a disagreement or need work done!! Not to mention the walls are paper thin and you can hear everyone...Would not recommend for family's, business professionals, or anyone for that matter. read more

I have lived in park ridge apartments since July of 2017 and have had no issues besides one thing.... THE MAINTENANCE WORKERS. I've lived in apartments most of my life and in recent years quite a few different ones due to my husband being in the military and I have never experienced anything like this! They look inside your windows, and lurk around like they are wardens at a prison! I've had one particular worker question my kids while they were outside my patio playing, asking if I was asleep or awake... this particular day I was laying on the couch with a rag on my forehead trying to ease a migraine due to early pregnancy hormones, and I am In no way obligated to have to explain my reasoning for my 8 year old son and nephew to be playing with a basketball outside my front door. It's ridiculous. CPS isn't in their job description last time I checked. The overall experience has been so uncomfortable purely due to this one issue. And there are soooo many maintenance workers for one apartment complex. Other than this one issue everything else has been pleasant. The leasing office is always friendly, prompt and helpful. We have moved to different units twice without any issues. Parking is a pain but that's always an issue with any apartments complex especially in Sonoma county. read more

This was the worst apartment complex I have ever lived in. Absolute trash. Looks nice on the outside, but looks are deceiving. Do NOT live here, unless your only option is to move here or be homeless. If I had the option to give Park Ridge 0 stars, I would. I lived in a downstairs apartment. Every time my upstairs neighbors took a shower, flushed the toilet, opened a window, played music, watched tv, walked into any room in their apartment, I knew about it. Every time I took a shower, I hoped that no one above me used the toilet because when they flushed, the water coming out of MY shower turned into fire. The plumbing is connected, and runs through your entire downstairs unit so when they flush, take a shower, or use any sink, you can hear the water rushing through your walls. All over the apartment. One time, the upstairs unit dish washer exploded in the middle of the night and there was a giant stream of water leaking from the middle of our kitchen ceiling. Also, every morning at 5am, I would be woken up to my upstairs neighbor blasting music, and I could hear every word clearly through the vents. PARKING IS THE WORST THING ABOUT THIS PLACE. You are only assigned 1 covered spot (which they messed up right when we moved in and assigned us someone else's spot. Idiots) and 1 parking pass. If you have more than 2 cars, and we did because I had 2 other roommates, then the other person has to park in a visitors spot. Oh BTW, there are only 40 visitor spots in a 500+ unit complex. They are impossible to get after 3pm. When those are full, we had to park one of our cars in a different neighborhood, and go pick up and drop off that person to their car. Such a freaking hassle. OH and if you need to get a car towed, good luck. I've seen reviews about constantly getting towed, but in my experience, I never ever saw a tow truck. Someone parked in our assigned spot and I tried to get it towed in the middle of the night (I get off work late) and the tow company said that the ONLY person who can request a tow truck is the property manager. But guess what, the property manager goes home at 6pm. So after 6pm, you're SOL. We had to LEAVE THE CAR in OUR spot and I had to park somewhere else. So basically, I learned you can park wherever the hell you want, because no one can get your car towed. Trash. The laundry rooms also messed up my laundry almost every time I used their washers. For some dumb reason, the washers are super dusty. I put my white comforter in a washer, and it literally came out DIRTIER than before I had put it in there. It was stained with dirt. I complained to the community by posting a photo of it on the community wall online, hoping the property manager or someone in maintenance would see it, and all they did was email me "sorry about your comforter." I'd rather take my laundry to a laundromat than use those dirty ass washers. Trash. When we moved out, I was expecting to get our deposit back. We had almost no damage to anything, except the vinyl flooring from our couch, but we expected to be charged for that. Not to mention when we moved in, the apartment reeked of the previous tenants stench, already had stains on the stove and showers, so I assumed we did a pretty good job of not being disgusting. But they fucked us, and we did not get any of our deposit back, and we owed over $200. OH and if you pay for bills through their online portal, be prepared for a service fee of $41 to be added to your expenses. Ridiculous. ALSO, its nearly impossible to get a hold of ANYONE in the main office. When I moved in, there were like 3 different phone numbers to the office if you google it. None of them work. Now, they provide this one phone number, and they give it out to you all the time in emails. But its 100% guaranteed that if you call it at any time of day, NO ONE WILL ANSWER. I cannot tell you how many times I have called the office, left voicemails, and never once did I speak to anyone. I literally told them in an email to stop giving out this phone number because what's the point of providing it to tenants if no one is going to answer it, ever... I hate this place with a burning passion. If you like to be stressed out, or constantly worry about where you're going to park, or like to play a game of "I hope my upstairs neighbors don't take a shit while I'm showering," then this is the most annoying place for you!!! If you're like me, and find all those things to be horrible, do not live here. 0/5 stars. read more

Don't know why my review was filtered since I just wrote this today! Make sure to read all the reviews! I'm ever so sorry for writing this review the first time. I wrote it right when I moved in. DO NOT ever move into this place. They will never give your deposit back ever! I live there only 5 months and my apartment was cleaner then it was when I moved in and yes I have a dog but he never made any type of messes, but they kept the dog deposit also. They said they kept my $1700.00 deposit because they have the right to bring it back to move in condition. Well let me tell you it was cleaner then they could ever get it. Oh! They also repainted the walls because of so called smug marks; let me tell you that there were no marks on the walls at all. FYI this is not over and I will be taking them to court here very soon. I have pictures to prove how clean my apartment was and I have witnesses also. It's too bad that this place has to be this way and by the way Dennise the manager is a horrible person and the same for her staff. The corporate office is just as bad! read more

Okay, let me start off by saying there are Pros and Cons to every place where you are RENTING but I definitely feel like this place has more Cons. My experience started of nice with Carly when I signed my lease, etc. She was super helpful very friendly and flexible with my specific move in needs. We always chat when I have to go in the office for anything, she's an awesome lady. I wish I could say this about anyone else who works in that office but I can't, everyone else is RUDE for the most part! except the main maintenance guy, he's always been great and helpful! Besides the fact that these apartments are on the cheaper side so you save money, there really aren't many Pros of living here. Let's start with the amenities, when I moved in here I was thinking how great! 3 hot tubs, 2 pools, etc. Well only one of the hot tubs really works and it's decent walk from my apartment. The other two SUCK! the jets don't work in one and it's always dirty, the other one the lights don't work and the jets suck as well. The pools I really have no complaints about except that some people in the complex decide to bring 15 friends and their extended family, so it's impossible to relax. Secondly, let's talk about the disconnect between maintenance and the front office, they do not communicate! Our washer and dryer had been broken (yup FEW of these apartments actually have them in the unit) and it was broken for months!! It took them a while but they comped us part of the rent for this. However, it was VERY inconvenient and the office/maintenance was NEVER sure of an actual date we would get a new one. It was a month, then two months, then this date, then no this date. This biggest issue myself and a lot of my friends have had with this place is the security deposit issues. Don't even bother cleaning when you move out, regardless they will hire a cleaning crew to come and charge you for everything to pretty much to be restored (which they were going to do anyway, now it's just on your dime! awesome!) I know this because I've lived in two different apartments here. The sad part is that I've found that this is the case with most apartment complexes. My final issue doesn't have to do with the apartment complex itself but the people, if you are looking for a quiet relaxing place to live, don't move here!! This punk kid that lives below us decides to play his music/bump his bass 24/7 and has a horrible attitude when we confront him about it! In my last apartment I had neighbors who left their windows open while doing "personal stuff" and screaming at night while I'm trying to sleep.. SERIOUSLY?! that's classy, close your windows. So unless you are an obnoxious college kid or just trying to save a little money like myself and my roommate DON'T MOVE HERE!! I've referred people here in the past and they work on a reward system, when I called to ask the office they insisted the people put rent.com. right, OK. I just had more people I work with move in and put down that I referred them because I told them about the place (we are all trying to save money).... so we'll see if I actually get credit for referring those people. doubtful. This just goes to show, it's so true.. YOU GET WHAT YOU PAY FOR! EDIT:: 04/25/2012 I would like to add that I DID in fact receive my referral $$$ for referring my friend recently. However, this doesn't over ride of the fact of what happened before. However, this time they did keep their promise. Regardless, unless your a college kid looking to party or a person looking for a cheap pet deposit I wouldn't move in to this apartment complex. I can tell they are doing things to try to improve the place. But, I don't like the fact that I get in trouble for leaving a trash can outside my door THAT THEY GAVE ME.. but people can break the rule for smoking and my 19 year old punk neighbor downstairs BUMPS his music through our floor. One thing I can say is that the lady Carly who works in the front office has made any ordeal with this complex a smooth process moving in and moving out (which im in the process of doing). She is the ONLY reason I am raising this to 3 stars.. this place is OK.. but that's it. OH by the way, CAN'T believe I forgot to mention.. watch your clothes!!! My laundry was stolen out of the laundry room.. I'm talking at least $500 worth of clothes (jeans, VS bathing suits, Under armor workout clothes) and they told me pretty much that it wasn't their problem!! WTF!!!! down to 1 star!!!! read more

When I lived at Park Ridge apartments I never had a problem from day one... As soon as we walked in the office we were happily greeted by Susan who is the person who would always be there for us throughout our entire duration of our stay. She was always courteous, helpful, and always had a smile regardless what we needed assistance with. She definitely made our stay go a lot smoother than what the other reviews apparently had to deal with. We never had any problems with our rooms smelling of mold or anything of the sort and our apartment looked like it was gone over with a fine toothed comb, so is being clean freaks made us happy! Yeah there were issues with the environment of it being a college town, but what do you expect when you move into an apartment down the street of a university? With that being said, I feel the grounds of PR were well taken care of regardless of the environment. I have and always will recommend PR to my friends looking for rooms to rent and most definitely will make sure that they are taken care of by Susan! So that their stay will go as well as ours! Thanks Susan and everyone at Park Ridge! read more

Horrible landlord! I found this place for my grandmother and father to move in to. The landlord Dennis was very pleasant when we saw the place, and we ended up filling out the application and gave the money to hold which we were told we could get back in 72 hours if we changed our minds. On the 68th hour my father calls Dennis to let her know that something came up and we did not want to take the place and he was headed back to pick up the money. Dennis snapped at him, and called him horrible names including "low life". When my father got there she said she already cashed the check and we shouldn't of come at the last minute. We were will with in our 72 limit and we lost over $300, because Dennis doesn't want to get in trouble with corporate. It may look nice, but not worth the trouble!! . read more
