Worst management staff I've ever encountered. Don't rush to write reviews until you receive your final statement after moving out. Read through other reviews and stories about deposit and charges before making a decision to live here. The only decent guys here are the maintenance staff. They charged me $1000+ in addition to my whole deposit for carpet replacement, even though only a single spot was noted during two final inspections. I went to court and lost the case. I thought it was an obvious and easy case and didn't prepare for hearing but they did. I will continue to fight with them through further legal procedures. After researching so many apartments in Santa Rosa, Shadow Creek Apartments truly stood out as the best--and after living here, I can confidently say it exceeded our expectations! Neal, Micah, and Anthony were incredibly kind and helpful throughout our entire time here, always making sure everything ran smoothly. The security team also gave us such peace of mind, and we always felt safe in the community. The complex itself is absolutely beautiful, surrounded by towering redwoods and featuring great amenities like a pool and gym. It's truly astonishing how this apartment complex manages to maintain such a breathtaking level of incompetence. The lack of accountability and response is nothing short of infuriating. First off, it's not news that several reviewers, including myself, have consistently complained about the issue of homeless individuals loitering in the vicinity. Adding to the litany of their misdeeds, I've had the dubious privilege of personally witnessing a make shift lounge pitched near the garden area, serving as a gathering point for homeless individuals. They frequently engage in activities such as drinking, posing a clear and present danger to our safety. Compounding the nightmare, this gathering of homeless individuals isn't just a benign hangout. It's a veritable disaster zone. Empty beer cans and shattered liquor bottles are strewn about haphazardly, like a macabre decor, turning the area to hazardous minefield. It's an ongoing safety concern, but it seems like the management is content with sweeping it under the rug, unwilling to take any substantial action to address this clear problem. Management appears determined to turn a blind eye to this problem, desperately hoping to keep it hidden from the critical gaze of potential residents. It's no exaggeration to say they should be counting their lucky stars that I refrained from photographing the homeless individuals loitering on their premises. The fact that such a predicament even arises underscores the appalling state of affairs in this place. However, that's only half the horror show. The management's audacious attempt to make the recovery of security deposits an ordeal is downright deceitful. It's not just me; it's a recurring theme in other reviewers' experiences. I lived here for about six months. When I first moved in I was so optimistic and loved everything about the apartment spaciousness. Then I realized how thin the upstairs ceilings were. You could hear everything. I moved there because I thought it would be nice and quiet and peaceful. I had PTSD when I moved in and was just hoping for a quiet, private place to live with no drama. What happened over the course of the next six months was anything but. When I said hello to my closest neighbor I found out he was a sex offender in the sex offender database. Woah. That was my first wakeup call to that neighborhood. The next surprise was witnessing what looked like my first drug deal. This happened over the course of several months while I lived there. My mental health was already in poor condition and this worsened it completely. I would say my mental health deteriorated rapidly over the next six months while I was working with my mental health team to try to get assistance. It wasn't entirely their fault and at least they let me out of the lease. The maintenance staff was inappropriate and rude and so was management. I will never rent from people like these again. read more

Almost love at first sight - we simply loved it right away but were worried the move out of San Francisco was too big of a cultural shift. We quickly found our bearings and fell fully in love with our new apartment. Our uber pro Residential Manager Steven B made us confident of our lease decision plus handled our needs and questions like a wizard. He set us up with our own garden plot and we love being able to explore the incredibly landscaped and spacious property's greenery and fountains. Summer here has been incredible with the sparkling pool and even AC when we need it. The breezes and trees here make it so cozy. They will hold your deposit even if you never used the apartment. I rented an apartment here as an extra work space. Which I ended up not needing. So I never slept there once or put any furniture in etc. yet they charged me 100 dollars for damaged carpets. The apartment was just as it was when I first leased it. A bunch of BS. My partner and I lived here for 1 1/2 years and really enjoyed it! Everyone was very friendly, especially Micah/Scott and the maintenance crew, John/Anthony. The grounds are well taken care of and the pool/hot tub is a fabulous amenity. We also enjoyed walking to Colibri's for brunch and over to Cielito Lindo for amazing Mexican food. I have happily lived here with my husband for over 3 years. We just purchased our first home together so we are moving out in a few days. We have really enjoyed our stay here at Shadow Creek. I have lived at other apartment complexes in the past, this is by far the safest place I've lived. My packages never go missing, and I have never witnessed any strange activity. All the neighbors are kind and friendly. Denise at the front office has been very kind and helpful during my move, I really appreciate her. The manager is also very fair and understanding, she cares about keeping things nice around the apartments. This is a really quiet place to live. The buildings are well built and have good sound proofing between the walls. Multiple fountains are scattered throughout the complex that create a pleasant "white noise" drowning out any people sounds, street sounds, car sounds. The grounds are beautiful and well maintained, they have done construction in the past, but that was to keep the buildings structurally sound. I don't mind construction if I know it creates a nice place to live. Right now the ongoing construction is over they already replaced the roofs and removed old trees, repaved driveways, and painted the building. Maintenance here is by far the best! They are fast, efficient, and very kind. Anthony the maintenance guy is so friendly, I feel safe and confident when he enters my apartment to address an issue. I've never had anything broken for more than a day. Even if it is a light bulb. Overall, this has been a great place to live. The community garden was so fun! Honestly, I wish we could take the garden with us. The child ages 2-5 park was a great place to spend time with our toddler. The maintenance staff was especially nice. You have your regular noisy neighbors like you get in apartments; stomping, playing loud music etc. The driveways are almost exactly the size of your car making them very difficult to maneuver. There is no where to unload things into your home except on the main driving road so it is not uncommon to be blocked in or have a huge truck unloading/loading in the way. It's extremely unsafe. What really went wrong was the PRICE GOUGING of our deposit. We only lived there for 2 months while we were buying a new home. Not only did they charge $150 to repaint the ENTIRE APARTMENT when we only lived there for a little over 2 months, they also charged $300 for a "covid cleaning fee"! Additionally they charged a carpet cleaning service and we ended up Getting less than $50 of our deposit back. They claimed "normal wear and tear" is deductible and according to Cal. Civil Code § 1950.5(b)(2), you may not deduct for normal wear and tear. Tenants know your rights! This company is SHADY just like their name says! I'm guessing they take every deposit no matter the state of the apartment. They're unethical and I would never recommend this place. read more

You cannot beat the location being close to the park and wonderful restaurants a walking distance away. The entire staff is fantastic and always there to help resolve any issues you may have. Shadowcreek was a disappointment. First off, the price you see on the website (at least at our time of moving in, as well a year after, when we moved out) was EXTREMELY wrong. The website showed a price that was about $800 off from what the rooms were ACTUALLY renting for. My wife and I lived there for just 1 year and it was probably one of the worst experiences of our renting history. It looks great on the outside but once you move in and see what the "community" is really about, it was sad to see it does not live up to its esthetic appeal. At first the staff seemed very welcoming and friendly. Our leasing agent Diane was able to answer every question and was quite helpful through the whole move in process. Shortly after we moved in we began to have issues with the entire staff. I don't believe Diane was there much longer after we moved in. We mainly dealt with Deborah and Cindy (The Manager). Deborah could not have cared less about anything that was brought to her attention. The majority of the time we would speak with her, she was preoccupied on her cell phone either in a personal conversation or laughing at text messages or photos. Cindy was just down right rude and extremely condescending. Anytime we would bring an issue to her attention she would roll her eyes, "apologize" for the inconvenience and that was it. Upon moving in, our apartment was a disaster, and before we moved in, it just underwent "Renovation" by what we were told to be "Master Contractors" On the first day we moved in, there was broken glass all over the kitchen. It was on the floor, under the fridge, all over the dishwasher and was even on the carpet in the living room. We continued to find small glass shards for the first month after moving in. We brought this to the attention of the staff and they did not seem to care nor did they do anything about it. The walls were scratched, the blinds were broken, the paint was extremely shotty. The Dryer did not work after 2 weeks of moving in. After several months of living there, I noticed one of the cement steps was breaking and cracking. I emailed the office about it and they responded saying they would contact their contractors and get it fixed immediately as it was a hazard. 2 months later, the step began to wobble going either up or down and the crack continued to get larger and the wobble got worse, as well as the step right above it began to have some issues aswell. I then spoke with the office about the step as I was worried someone in our building may hurt themselves if the step gave away. They assured me it would be fixed. We moved out a couple months after and it was still not fixed. They obviously do not care for the safety of their residents or this would have been fixed promptly. Yet the last few months we were living there, they were doing power washing and they repaved the parking lot and pulled out all the trees that were planted in between the garages and planted new trees. We lived on the backside of the complex next to the creek, and that was just as enjoyable as the move in process. The creek was filled with homeless that were consistently going in and out of the creek through the back fence which we were told by the office staff was "impossible" as they have fixed the fence to ensure the homeless would not have access. Every night we would hear them yelling at each other, having sex in plain sight of the apartments and we even heard them threaten to shoot the others with "his 22". We brought this to the staffs attention as well as called the Police and I don't believe anything was done about it, as we continued to see and hear them the entire time we were staying there. The maintenance staff was just plain cold, especially Anthony. I would wave at him as I would drive by or say hi when we would cross paths and he would turn the other way and ignore me. I was trying to be pleasant but after several attempts I just gave up as he was obviously to good to be polite. Upon our move out inspection, Anthony came in and was his usual unfriendly self, slamming stuff around grunting "dirty, dirty, broken, dirty" at everything he "inspected" when the place was in the same condition as when we moved in. I wish that we could have enjoyed our time at Shadowcreek as it was in a decent location. Close to several restaurants and only about a 7 minute drive to Santa Rosa Plaza and Downtown, but they could not PAY ME to live there again. So until they undergo major staffing changes I would HIGHLY suggest looking elsewhere. For the price you pay and the "amenities" you receive your much better off waiting and find another "community" to spend your life in. read more

My family has lived here since August 2010. We will be moving out of state in a few days. We will miss the staff. Especially John and Anthony (maintenance). Good..clean, safe and close to down town, parks and restaurants. With several small shopping centers within walking distance. Office staff is friendly, but seems to change yearly, not sure of names because of this. Cindy is the Manager and although we've had few talks with her she is professional and friendly. Calls to maintenance are answered very quickly and the crew are very knowledgeable and fix things right. They are remodeling/updating apartments, from what I've seen they are beautiful if you can afford them. Unfortunately we can no longer. Bad...The newest office staff aren't as friendly/professional as others have been. I've walked into office to get packages and have stood there with no acknowledgement while she speaks on her cell phone. It took me walking into her space to get attention. There are homeless persons on property all the time rummaging through trash and camping on back property. Parking is horrible. Very few spaces left for visitors or families with more than one car. If you park on road you get a ticket. Neighbors park in front of your garage due to not enough parking, it's takes way too much time to deal with after working all day. Constant noice from rude neighbors to unruly children screaming. I can tell time by a neighbor with 2 kids...745am, 630pm, and bedtime 10-1130pm. Use to be more quiet but we've noticed more children/young people recently. Which makes for lots of loud music, loud arguing/fighting and drunken behavior in middle of night. If you like fresh air at night you won't sleep much because with window open you hear the noise. Suppose to have private security on property throughout night/days haven't seen in years. All said and done it's been basically a good place to call home for the past 7 years. read more

They really present well in the beginning! The apartments look great but once you move in you become aware if all of the problems. The single pane windows in March caused a cold draft throughout the unit. We had to cover them with blankets to allow the heater to work. The ceilings allow all noise to come right through. Including the garage doors. The complex residents are generally quite advanced in age so many people get up really early (like 4:30am)! You also have to pay for water and garbage but it isnt by use, it is calculated by how many people are in your apt. If you arent home often you get ripped off! Forget about getting your security deposit back. They don't follow the law, they charge for normal updating, $230 for cleaning after we worked hard to clean the entire apt, $160 for paint when we were there for only 3 months. We caused no damage to the apt, that is what the security deposit is for! Parking was horrible, the garage seemed great but was way too small even for a car it was difficult to get in and out. If you had groceries, it was quite an ordeal to unload. I do NOT recommend! read more

Life as a resident at Shadow Creek is definitely a mixed picture. On the plus side, the property is the most beautiful I've seen of comparable complexes in the area. There are abundant trees, the grounds are extravagantly landscaped, it borders on an oak forest and Santa Rosa Creek; it's lovely, particularly if you are fortunate enough to find a unit that faces out onto the forest. Charmingly, tenants hang chimes and bird feeders from their balconies and plant flowers in their window boxes, and there is even a community garden plot. I echo the high praise that other reviewers have lavished upon Anthony and Jon, the maintenance staff - they are gems who are unfailingly friendly, responsive, helpful, and resourceful. On the flip side, Shadow Creek is a large, corporate development owned by Woodmont Real Estate, a real estate mega corporation that owns god only knows how many other residential and commercial properties around northern California, safely shielded from transparency or accountability behind the corporate veil, and whose executives, you may be sure, themselves do not live in any of the properties they own and operate. Make no mistake, they are there to wring the absolute last possible penny out of you and give back as little as humanly possible. Built and maintained by the cheapest contractors they could find, the building materials are pathetically flimsy, the construction is unbelievably shoddy, the walls are paper thin, and the appliances are the cheapest, made-in-China plastic crap available. Things break down regularly, sound insulation is nonexistent, and the floor plans are typically stingy in terms of living space. Interactions with the management likewise reflect the corporate nature of the property. They burble on in continuous marketing mode like a commercial for laundry detergent, with abundant plastic pleasantries, promises, and platitudes, yet will unflinchingly and knowingly lie to your face, with a smile. In a nutshell, Shadow Creek treats tenants like marks, because, for them, that's what we are. Do not, under any circumstances, rely upon any assurances they offer unless you get it in writing, and, even then, you probably shouldn't trust it too much. What you can rely upon is that they will raise your rent and fees with religious regularity. In the wake of the wild fires, Shadow Creek (admittedly like most property owners in the area) has seized upon the opportunity to carpetbag and raise rents spectacularly, shedding their crocodile tears all the way to the bank. With all of that said, Shadow Creek is probably no worse than any other big corporate real estate development, pretty much all of which are likely just as awful. And, with housing as scarce as it is, opportunities to rent homes from individual landlords whose raison d'être isn't exclusively defined by profit maximization are few and far between. I've lived here for over 2 years now, and I can't complain! Maintenance is always fast when needed. The office ladies (Jill and Delicia) and maintenance guys (Anthony and John) go out of their way to make you feel at home. There are a number of times when I get home just after the office closes, but yet they let me in to pick up my packages. It's those little things that make living here great. This place is always kept neat and clean. It's nutts regarding the negative reviews regarding this place being dirty. I have seen a person rummage through the garbage in the wee hours of the morning, but that can happen anywhere. I lived here for 9.5 years same apt. First the bad: ongoing construction, noisy from that. Heard the kiddy train whistle from Howarth Park all summer (not good for someone with homebased business). Now the good: mantenance staff was elite- always got stuff fixed within one or two days, if not in a matter of hours. Lots of friendly neighbors. Extremely quiet at nite and was nice to go sleep with the sound of a fountain. They had parties for residents on holidays. Excellent location- very accessible to things but the complex is set back from the street enough you can't hear traffic at all. They would take packages for you in the office and leave a note in your mailbox. Mostly single people and couples, some young families. We ended up not moving here for unrelated reasons but part of me wishes we could have. The customer service by their lease rep is fabulous, Kaleena was amazing, helping us every step of the way. She really went out of her way to make us feel like we were going to be "home" and make sure we were making the best decision. My husband and I moved into Shadow Creek 4 months ago and are so happy to be living here. From the first day we felt that this was our home. I work during the day and sometimes come home late and feel very safe walking to my apartment. The office staff are fantastic especially Cindy who is so helpful answering questions and great suggestions making our move and stay easy. The staff are condescending, I've been talked down to by various office workers and maintaincence workers like I'm 15. I have told the office staff about a ridiculous a amount of partying at all hours of the day and night from neighbors. They don't seem to care, nothing has been done. I've tried calling security which took 2 hours to show up, the police I called showed up quicker! Nothing changed! Jill, an office staff member told us to turn off our surround sound due to the noise, yet these teenagers who live next door play their surround sound and base NON STOP where it shakes the walls! At this point I'm filing a city noise complaint! We moved here for peace and quiet, as a getaway, yet we were promised that and instead these teenagers next door are living like frat kids having parties and people/ strangers in and out of their home nonstop! On top of that they have various cats and dogs, the limit is supposed to be 2 but they've exceeded that! The new person who lived below us came up drunk one night pounding on my door after I was gone for a week vacation to tell me to quiet down. I said excuse me, it's the bratty kids next door and he went off on me, then the kids next door. Told the staff not there's no problems with him! This is a beautiful complex don't get me wrong, the fountains and the pond like effect is beautiful!! There is always construction going on, as in everyday! You can't escape the noise, if it's not construction it's landscaping waking you up! The property is well manicured, the biggest problem they need to fix is their spider and bug problem! Early spring ants attacks from everywhere even though they have a pesticide worker come in. Too many cancer causing chemicals they spray and release on the laws and in the ponds, you have to sign a waiver form of the ridiculous amount of cancer causing chemicals before leading. I doubt I will be renewing a lease here, it's as expensive to live here as a mortgage! read more

We have been happy living at Shadow Creek for almost a year. The staff that we have been able to form relationships with, have been really amazing. The maintenance crew is remarkably responsive and helpful!! Anthony and John never make you feel as if you are a bother, and are always ready and happy to help with a smile, with anything, anytime. I need to give a ton of kudos to Anthony and John, our maintenance team here at Shadow Creek. They are amazing! Truly, every time I've needed something looked at or fixed they have been to my apartment within 5-10 minutes and handle the problem right then and there. If something needs to be purchased to complete the job, they will literally go out that second and get it. They truly go "above and beyond"! An example: Last week a tenant had moved out of the complex and left behind a practically brand-new couch and matching chair. Knowing that I didn't have any living room furniture, Anthony and John (with the thumbs-up from a friend who lives in the complex) moved both pieces from the vacant apartment and in to mine! Both items were extremely heavy and difficult to manuvere through the cordoors and stairs. It was a big job that they did out of the kindness of their hearts. They are always very friendly and truly seem as if they want to get to know all the tenants. I cannot say enough about how impressed I am by their professionalism, positive attitude, and work ethic.
