Southtowne - A Sixth Month Review…read more Having lived in Southtowne for six months now I feel it is time to update my original review. If you don't want to read the entire novel here are the cliffs notes. Location - Excellent Customer Service - Very Good Apartment - Very Good (With some annoyances) Amenities - Very Good (With some "buts") Packages/Deliveries - An occasional frustration Parking - Much improved over the original plan. Overall Value - It's expensive, but it's one of a kind in the area and to me worth the price. Located in the heart of downtown Pensacola the location simply can't be beat. The YMCA is right across the street. There are three (four if you're down for a hike) breweries within walking distance as are the baseball stadium, arena, and enough restaurants and bars to where your car will see little use outside your daily commute. Also, there is now there's a ferry from downtown Pensacola to Pensacola Beach. Customer Service has improved immeasurable since prior to the building opening. The staff is very friendly, informative, and they're almost always willing to go out of their way to take care of their residents. The apartments are indeed upscale living. Hardwood floors, stone countertops, premium fixtures, "almost"everything you would expect for the price. The included washer/dryer combo could be better. It's pretty loud and I try not to run it when I'm home during the day. My biggest gripe is the lighting/fans. Every fan, EVERY FAN, shares a switch with a light, including the bathroom fans. A noisy bathroom fan loudly buzzing in my ear when I first wake up in the morning is a daily nuisance. They should have either invested in quieter bathroom fans, or made a separate switch to shut it off the fan while keeping the light on. For reference, I have to keep my Amazon Echo Dot turned all the way up just to hear it in the bathroom with the fan on. SMH. The over head fans also share a switch with their attached light, which is somewhat annoying and for "upscale living" there should simply be a separate switch. The amenities are very nice and frequently utilized. The courtyard pool is beautiful, however, because it is in a smaller courtyard surrounded by a rather high building the sun only hits the entire area from about 9:30am to 3:30pm in the middle of the summer. Given the design of the building it simply is what it is, but it sure would be nice to be able to use the pool into the evening in the summer. Because the pool is only in direct sun light for 6-7 hours a day the water is relatively cool. This is a pretty nice feature in the middle of the day, but again at night, the pool is too cold to swim after the sun goes down (at least for some). Packages (Amazon, UPS, FedEx) are delivered to the front office and subsequently put into in a locker (large closet) that is accessible via a key code which is emailed/texted to you. The downside is that packages delivered after the office closes are not going to get into the locker that day. Even worse, occasionally packages are delivered while the office is open, put in the locker, but for whatever reason not entered into the system. So, if I arrive home after the office closes, I will not be able to receive my package until the office opens the following day. Parking. To be completely honest the parking garage sucks, it's horrible, the worst part of my day, everyday. Mostly due to the fact that Pensacola drivers don't know how to park (or drive) in a parking garage. The parking garage is rather narrow and big trucks in particular don't pull all the way into their spot, this squeezes the driving lanes such that two cars are unable to pass each other side by side. This however, is more of an annoyance than anything else and hardly a reason not to choose Southtowne. Overall I like living in Southtowne, I would recommend it to a friend, and I do plan on renewing my lease at the end of the year.

I moved in when the apartments were still being finished; i.e. 2018. It was owned by Studer and…read moremanaged by Lincoln Properties. Studer sold the property and BH Management became the new property manager. They are a company that does not care about upkeep of the property, nor accommodating the residents. They require all moving companies to enter and exit from the Romana St. entrance. My apartment was on the Intendencia Street side of the building, which resulted in 1-1/2 additional hours for which I was billed by the moving company. That is Southtowne for you. The water coming out of the faucets smells like mold, and black crud collects at the head of the faucets. In my opinion, this is a construction issue, as I recently moved a few blocks away and do not have the same issue. Parking is a nightmare! Residents do not have preferential parking spots; it is first come, first serve. So we are competing with the members of the YMCA and other companies downtown that validate parking. Quint Studer still owns the parking garage as far as I am aware, so shame on him for short-changing residents who pay a premium to live there. During COVID, the amenities were shut down for more than one year. However, we did not receive any rent adjustments because BH states the amenities are not part of the rent, Move into this overpriced apartment complex if you wish. Just be prepared to pay a lot of money for nothing. Not only do you pay utilities for your apartment, they now make you pay a portion of the gas, electric and water for the entire complex! I should add, this is the only complex in which I have lived that will not conduct a walk-through with the resident. The on site "staff member" Will do a walk through after you turn in your keys, and will send a report to the home office to determine whether the resident owes money for damages. Videotape what your apartment looks like when you move out, as this company will try to charge you for the things that should be updated automatically, like painting and replacing carpet that is 8 years old.
