Unfortunately, our experience with this moving company was very disappointing…read more During the packing process, I had to repeatedly follow staff around to make sure things were actually being packed. Items were left behind in closets, kitchen items were missed, and overall there was a lack of attention to detail. We were also told that our toiletries were "too much" and they would not take them, and they refused to take unopened, brand-new laundry detergent. Communication became another major issue. We were notified less than 24 hours in advance that delivery would be taking place at 8:00 a.m. at our new home. We contacted ownership and simply asked if delivery could be moved to noon because my flight was not landing until 9:00 a.m. and my husband would arrive later that day. Instead of working with us, Angie was rude and stated that we already knew when they would be there. That was incorrect -- she appeared to be referring to the packing schedule, not delivery. I explained our travel situation and tried to communicate in advance. The next morning, I received a message stating they were signing paperwork as "customer not present" and leaving the load at the house. To make matters worse, we discovered damage and missing items: * One dresser was damaged * Another dresser was left laying on its side * Our Tempur-Pedic bed arrived missing wires/components * A decorative statue was damaged Moving is stressful enough, and we expected better communication, more care with our belongings, and basic customer service. Unfortunately, this was not a smooth or positive

They came out and looked at all we wanted moved and listed it all and gave us a good estimate. We had a couple weeks to change items (some ended up selling with the house) and with those changes in place we awaited moving day. I don't know how to explain how great these guys were. They wrapped our items so nicely in blankets to avoid any damage. They were friendly and personable and way nicer to my 14yr old that kept asking them questions than they had to be. They didn't even grumble when I asked them to rearrange items when they got to the new house because I changed my mind where they should go. Best of all they moved a 300lb safe from a basement to another basement and tried their darnedest to get a standing freezer into the new house basement (unfortunately the logistics just didn't work). Estimate came in a lot lower than we expected too. I would recommend them again in a heartbeat !!!

I had a fairly serious electrical problem that required the replacement of the disconnect at the electric meter. Price looked high to me at first, but in researching the issue, the $2,575 was on the lower side for such work. Still, I decided to get a few more quotes. What a mistake. Of the 12 electricians I contacted only 6 returned my call. Four didn't show up, one told me my entire system was shot and needed to be replaced, and one just played games. I contacted Jay on May 19. He fit me in his busy scheduled for May 20 and 21. It was about an 8 hour job over two days. The work is professional. My disconnect was an old "fuse type" that was badly rusted and a fire hazard. Some wires were hanging unnoticed and could have been an electrocution hazard. Jay handled the project with professionalism, knowledge, and found the right electrician to handle the job. I don't mind paying what is a fair price for an excellent job.

In August of 2021, Jason King and Royal Restoration LLC, out of Channahon Illinois, re-sided my…read moreLockport home. They were priced in the middle... not the lowest, not the highest. The work was competent, and initially I was very happy. There were some very minor issues that I asked Jason King to come and address after the job was completed. He never came back to follow through. As I said, it was minor, so I didn't pursue it. My mistake. Fast forward to 2023... In February I noticed a separation where two panels of siding have a gap between them, making the insulation underneath visible. This is a warranty issue, most likely due to an installation error rather than fault with the siding itself. I also had some loose panels from high winds, again not very bad. On 2/6/23 I sent a text to Jason King and Royal Restoration. After a couple of weeks with no response, I called and left a voice mail. Jason King finally responded with a text saying he was out of town. Phones work from out of town, right? Oh well. We texted back and forth a couple of times, he explained that the minor wind damage was not covered under warranty. I was surprised, but it is what it is, and I wanted it repaired. More importantly I wanted to get the separation caused by faulty installation taken care of. We agreed (in texts) that I would contact him in the near future to evaluate and do the repairs. Jason King responded with a text saying "Sounds good Tom." That was 2/15/23. That is the last time I heard from him. On 3/28/23 I texted Jason King again, wanting to set an appointment for him to come look at my house, as we agreed. I told him there was no further damage, and the existing damage was minor and not time critical. I was always very nice and respectful. After four weeks with no response, on 4/25/23 I sent Jason King yet another text, saying "It's been four weeks and I haven't heard from you. Still no rush, but please get back to let me know this is on your radar..." All I wanted at this time after weeks of silence was a RESPONSE saying he was aware that this needs to get done. That's it... but Jason King could not do even that. It is now 5/8/23 and I have not received any communication from Jason King and Royal Restoration. I have no explanation as to why a business would continually ignore a paid customer with warranty issues, but I can only conclude that once Royal Restoration has your money you will not see Jason King again, regardless of the warranty. I've done nothing to provoke this lack of basic consideration and respect from Jason King. I've been nice, I've been polite, I've been patient... but my patience is at an end. What must I do to get this business to respond? I try to be positive in all situations, but I don't know what else I can do other than inform and warn potential customers with this Google/Yelp/BBB/Facebook review. When the job was being done, Jason King and I talked about Royal Restoration possibly replacing windows in my home at some future date. How can I even consider Royal Restoration for more work when Jason King will not stand behind the work he's already done? Tommy Dziallo Lockport

No structural repairs were done on the house. Moved in late May. Stove was installed and there was a smell of gas. Called Nicor and they discovered the entire gas line was leaking gas at every joint! Nicor immediately turned off the gas and an emergency repair was necessary. The cost was $2350! I contacted the home inspector and they were unsympathetic to say the least. They advised me that it was not leaking at the time of inspection and said they used the same gas detection meter that Nicor uses. I find this highly unlikely as every joint on the gas line was leaking! I was flabbergasted and quite upset that the inspector did not catch this highly dangerous and life threatening flaw! The lack of accountability for their negligence was appalling!

Therefore, I am thanking every deity in existence that Bill and Jan of Advanced Home Inspections exist! This is a husband and wife team, with Bill doing all the climbing, poking and prodding and Jan typing in information as they go on a laptop cleverly rigged around her neck. When Bill goes into crawl spaces and such, they use radios to relay information back and forth. When the inspection is done, they print up a very nice hard bound report for you on the spot, then take you on a walk through of the house to explain the results. Both of them are really great about explaining things and answering questions, and the report itself is incredibly thorough, clear and easy to understand. The report includes Bill's credentials (he is a member of ASHI and is licensed by the state), an incredibly easy to read room by room breakdown of the home, detailed information on home preservation and maintenance, and the standards for both ASHI and Illinois licensed home inspectors. Furthermore, Bill makes sure to give you EPA guides related to any issues located in the house and e-mails you pictures he takes as he moves through the house that detail any issues he locates. They spent nearly four hours working with me and walking me through the issues and only charged me $250 - well worth every last penny. For an incredibly thorough, non-sugarcoated, and professional home inspection, give these wonderful and friendly folks a call. Sure, the house I'm looking at has some issues and I'll be spending every cent I have for the next 5 years fixing it up, but at least I know that there won't be any surprises!
