This review is to state a violation of the landlord/tenant code when Tom Mukai, a realtor for…read moreLocations LLC, entered my rental unit. I was not informed nor was I never notified from my landlord Gavin Baer, also a agent from Locations LLC, that Tom Mukai had obtained a spare key and was entering my apartment without my knowledge. On June 15, 2026, I received a 45 day vacate notice from my landlord Gavin Baer citing that the owner needed the unit for a family emergency. Later I found out that my family was being vacated because the owner was listing his apartment for sale. The 45 day vacate notice gives me until August 15 to completely vacate the Unit. One of the conditions in the rental agreement is to have the apartment cleaned by a professional cleaner. I had a cleaner scheduled for July 31, 2026, at 9am but there was a miscommunication between the cleaning team. My final inspection was also scheduled on the 31st at 130pm but needed to be rescheduled due to the cleaners not showing up. I contacted my landlord and informed him of the problem and asked if I could schedule the final inspection on August 1st. Gavin Baer told me that he was busy that day but really needed to pick up the keys from me so another agent could take photos for a listing. Gavin stated that he was going to call me back and either schedule the picking up of the keys on Sunday Aug 2nd or Monday Aug 3rd however I never received a call from Gavin. On July 31, 2026, at around 330pm I received a call from the cleaners, who was supposed to clean the unit at 9am. The cleaners apologized for not showing up and not returning my calls and wanted to make things right. They showed up around 415pm and started cleaning the unit. I stayed at the unit and assisted with the clean up. I later removed the window screens and went down to the parking structure to wash the screens. When I returned to the apartment at around 348pm, I found a realtor named Tom Mukai standing inside of my unit while the cleaners was cleaning my apartment. I asked Tom Mukai what are you doing in my unit and he stated that he picked up the spare keys from Gavin Baer. Tom Mukai stated that he was there to take photos of the apartment for his listing. I told Tom Mukai that you are not supposed to be in the unit and Tom stated that my lease agreement ended on July 31, 2026. I told Tom Mukai that my lease agreement is still valid until August 15, 2026, and that I still have all the keys. Tom Mukai kept saying "what's the big deal, it's not a big deal". I told Tom Mukai that you just violated the landlord/tenant code and I immediately called Gavin Baer to inform him of the situation. While talking to Gavin Baer via speakerphone Gavin Baer admitted to giving Tom Mukai the spare keys but stated that he did not know that Tom Mukai would go to the apartment. I was fortunate to have the cleaners as witnesses to the whole incident and called 911 to document this incident in a police report. I also sent Gavin Baer an email stating what occurred and he acknowledged the events that took place however I never received an apology from Gavin Baer or Tom Mukai. Gavin Baer also informed me that I did not have to be present for the final inspection and gave me instructions to lock all of the keys and clickers in the apartment. After the cleaners was completed on the 31st I took photos of the unit and locked the doors. My wife and I have been renting the unit for 6 years and has never missed a payment. We raised two of our children in that unit and was expecting our third child to also be raised in that unit until the 45 day vacate notice was given.

DO NOT RENT FROM SC REALTY OR FRANCES LAU!!!…read more I rented a unit at 1519 Thurston Avenue for two years, and my experience was nothing short of a nightmare. From the very first walkthrough, I suspected there was mold in the closets. I immediately brought it to the attention of the agent, Frances Lau, who insisted there was no mold present. Despite my concerns, on the initial inspection sheet, we noted a mold-like substance in both closets. As time went on, my family and I began experiencing health issues, and we spent thousands of dollars at doctors' offices and even took our dog to the vet, trying to figure out what was going wrong. We then experienced a massive leak in the apartment, which led to the ceiling being cut open and, to our shock, revealed large amounts of mold that had been hidden behind the drywall. Despite this alarming discovery, Frances Lau and SC Realty refused to take our concerns seriously. We requested that the unit be tested for mold multiple times (five times to be exact), but each time we were ignored. After no response, we paid out of pocket for a full mold inspection, and the results were horrifying--every single room tested positive for high levels of black mold. At this point, my family was already feeling the health effects of prolonged exposure to toxic mold. To protect our health, we made the decision to move out as soon as possible. However, even after we left, Frances continued to ignore our attempts to reach her. We had to escalate the issue to her boss at SC Realty, but we were still met with indifference. SC Realty then forced us to sign away any legal claims in exchange for allowing us to break the lease early without them keeping our security deposit, even though they had previously threatened to withhold it. It's clear to me that SC Realty is well aware they are renting out unsafe, uninhabitable units. To make matters worse, they raised the rent by $250 and began showing the unit to new potential tenants less than a month after we moved out. If you value the health and safety of your family, I urge you not to rent from SC Realty. This company knowingly rents out mold-infested units and will do everything in their power to avoid taking responsibility. Frances Lau, in particular, was the worst agent I've ever encountered. After speaking with other agents at SC Realty, I can confidently say I have nothing positive to say about this company. They are dishonest, negligent, and completely unconcerned with tenant safety. The sad reality is that the State of Hawaii does little to protect renters in situations like this, leaving companies like SC Realty to continue engaging in this behavior unchecked. I have documentation and test results that prove the apartment was infested with black mold. Please, do your due diligence and avoid this company at all costs.

They don't even acknowledge that we reached out or applied. When a rental became available with Royal Realty, I immediately called the agent listed for the rental expecting no answer. However, he answered the phone immediately and was very pleasant and helpful! I was shocked! I told him, "Wow, thank you for even answering your phone! Most agents completely ignore my emails and calls." Rodney has consistently communicated with me throughout the viewing and application process. He has been the ONLY agent that has done so throughout our three months of hunting for a rental for our family. Just about when I was going to give up on finding a rental, we met Rodney today in person to view the rental and he was so kind and thorough. He explained every part of the home and even took us around the property to show us where the shared units were located, ones that we were not applying for, but that we would be sharing the space with. He took the time to get to know us as people and made us feel seen and welcomed. Most agents we've seen in person unlock the door and just tell us, "Okay you can go look inside" and never really talk to us or show us around. He was very transparent about the application process and the owners needing time to decide if they would be willing to accept our multiple pets. I told Rodney regardless of the outcome, I truly appreciated his timely and consistent communication with us and meeting him today. We are hopeful that the owners will accept our family and multiple pets, but even if not, our experience with Rodney makes us want to find a rental with this company since we know they will take care of us and our needs. Mahalo nui, Rodney!

Renter Beware: Avoid This Property Management Company…read more I rented through this agency for over 4 years, always paid on time, and left the apartment in better condition than when I moved in. Despite this, they withheld most my security deposit and tried to charge me for furniture that was never even provided in the unit. This wasn't an isolated incident of poor service -- I had requested replacement curtains after mine fell apart, and it took the agency over a year to follow through. Communication was consistently unresponsive and unprofessional throughout my tenancy. What makes this worse is that I now own a rental property myself. Having seen how this company treats tenants, I would never use them -- not as a renter, and not as an owner looking for a property management company. They seem far more interested in squeezing every dollar from deposits than treating good tenants fairly. If you're considering renting from this agency, think twice. And if you're a property owner considering hiring them to manage your property, look elsewhere.

They are very professional, quick to respond to inquiries, and the best part, only contact you when it is necessary. We couldn't be any happier and more at ease leaving our property to be managed by this team! When we moved 4 years ago, we left our property in the hands of the Honolulu Management team. They are very understanding of our concerns of our property, but also respect our decisions when it comes to increasing or maintaining rent prices based on the market value. These discussions are always professional, keeping the renter, the team, and our financial needs as the core of our talks- Ensuring we are not over pricing but also being cognizant of Hawaii cost of living for our renters. We have had a total of 3 families rent our home in Hawaii since we moved to the mainland 4 years ago. For those who own, you know how stressful upkeep is on a monthly, semi-annual, and yearly basis. Renting your property adds to that stress, because as the landlord you are responsible for any fixes and damages that need to be done while your home is occupied. Of the 3 families that rented, all communication ran through the Honolulu Management team. Within the 4 years, we have had issues from repainting, patching, cleaning, A/C repair, water leaks, Appliance replacements, and the annual property checks. Through all these issues, the team handled all the logistics, communicating to us only the financing required and or approval of work orders. Let me tell you, that I'm more than glad having this team look out for my property while we are 4000+ miles and 4 time zones away! The cherry on top is that they use reputable vendors for work orders that need to be completed on property. It's great when invoices are transparent with a list and pictures to confirm issues. Their working relationship with these vendors also provides a quick response as needed, allowing our renters ease of mind when in need of a fix like plumbing or appliance repair. I firmly believe the price we pay to utilize their services to manage our property is money well spent on this team. If you are looking for a team to handle the management of your property, then look no further because they can do it all!

Second, even Marc Kumai is "your" "Property Agent" who signed on your 1-year rental agreement, for a quite decent place, in his own space, while you sign your name as the tenant/renter in a separate meeting room in the same location of their Kapiolani Office, he still does NOT bother himself to walk in just to show a positive gesture like: getting introduced by his "field assistant" OJ, who is there for the papers to be signed by both parties, or just simply saying hello, or providing a contact method for the coming 1 year just in case when the needs related to the things in the unit do occur, etc. Third, so when one month later some of the kitchen appliances failed to perform normally one by one, OJ must be so tired of getting the phone calls requesting for repairs that he all of a sudden impatiently and angrily expressed that he is right now at his second job, furthermore he lashed out by saying Marc Kumai should be contacted for such matters not him.
