I highly recommend Pacific Lifestyle especially if you are not local. We lived in Boston and decided to retire back to the Portland/Vancouver area and made 8 trips over 1 year and selected the SiEllen Farms development on the greenbelt. 3 members of the Pacific Team (Vicky Thompson, Patrick Klein, and Billy Alley) made the process of home selection, details on options, costs, and lot selection seamless resulting in a perfect finished product. Their attention to detail and support thru calls, photos, videos, and conference calls saved us many thousands of dollars in trips to the homesite. Also, when we moved into the house the Pacific Team members we there to assist and resolve some of the mistakes we made in cosmetic selections and also resolved a number of other small corrections immediately. This is rare for a production builder and most "don't know you" after the ALTA closing statement, but I can say today (4 months after closing) that the people listed above, Pacific Management, and their major subcontractors have been there for us every time! read more

We purchased a new construction home from Pacific Lifestyle Homes / Garrette Custom Homes and have spent the last 18 months dealing with structural defects. This included a master shower leaking extensively into the subfloor and walls, swelling adjacent cabinetry, and systemic electrical issues causing the can lights to pulse throughout the house whenever major appliances run. After months of superficial, failed "fixes" and roughly many days of my own lost wages spent waiting on their contractors, the company's Quality Assurance Manager finally acknowledged the issues and issued a formal, written settlement agreement including a cash payout. I signed and returned the legal agreement on March 26, 2026. Since that day, Pacific Lifestyle Homes has completely ghosted. It has been nearly two months. They have failed to issue the contractually agreed-upon payout, and they have actively ignored multiple follow-up emails and voicemails. They talk a big game about customer service during the sales process, but once they have your money, they will breach their own signed contracts and ignore you. Avoid this builder. read more

They are terrible. Dealing with their warranty coverage is like pulling teeth and takes much to long to resolve. From leaking roofs to mold problems and poor construction the problems keep occurring year after year. I can't figure out how some people give glowing reviews. Lack of finishing detail. Lived in this new construction home for less than one year and compared to other national builders buying from PLH is not worth the extra money. During walkthrough they will say if you can't see the defect from a certain distance it isn't going to be worked on. I'll include photos but you can definitely tell they just rush builds out. This includes dry paint on carpet, mice dropping issue during inspection in the crawl space they responded that they didn't see any when they went down. Now as a more seasoned home owner mice do hide in the daytime and have caught over 50 in the crawl space. Very poor paint in the garage with dried paint drip. Another image includes the center of our fireplace with the wood being cut very unevenly. Make sure as new buyers to be sure you have a plan for fixes prior to moving in. read more

We built with PLH in late 2024 and love our home! Our new home is in Ridgefield and it's the perfect location for us. We enjoyed the process from the beginning to the end. Do not buy from them or ANYONE in these new construction areas. Especially in Ridgefield as the dirt work they do (they basically change natural typography of the land and bring in fill dirt. So many homes in the area have issues and of course it's after the home warranty is up. Stay away from any subdivision in Ridgefield (as it is hilly and lots of wetlands). Choose places the land was flat. read more

We are starting our process and I'm a bit nervous. After reading some of the experience from previous people who purchased- I'm even more concerned. They build beautiful homes- the big reason why we have chosen this builder. ( Looks like we have to keep an eye on details) I don't know how to feel about our sales agent. I am getting a vibe that she does not want us to buy because we are not white. It's just a feeling. Every time we ask about an available lot- she seems to discourage us....Luckily... we have signed the document for our lot. But.. she has not sent the information to where you send the $$. I have this feeling she will say... oh we sold your lot because you didn't send the $$. She has been discouraging every time we have spoken to her.... I am trying to reach the owner of this company to express my concerns but I am having the most difficult time finding his information. This is one of the very few times I have experienced racism. I'm not sure who to contact at this point and hoping that I can get some kind of response by posting here. read more

We had our home built in Ridgefield in 2020, so we've been living in it for about three years now. Definitely expected to find some kind of minor issues pop up, but nothing has come up so far aside from needing to replace the front sod and regrout some tile after the house settled. The build quality and attention to detail was fantastic overall. All of our concerns during the walk through were taken care of. Throughout the process, they were responsive to questions, friendly, and helpful. The design process was very enjoyable and the design studio was impressive. Taking off three stars, however, because they set our HOA up for failure. Future costs were hidden, irrigation systems were improperly installed, they cheaped out on landscaping that had to be replaced at significant cost, obligations for maintenance items were not disclosed, and they intentionally set an artificially low HOA fee to lure buyers in while not providing an adequate reserve fund. Extremely shady in that respect. Our HOA is still finding out about costly new expenses three years in. read more

I would not build with this company. We walked through our home during the process and had to keep pointing out mistakes where they left off outlets, windows to shower and smurf tub for TV, ect. so nice to catch a few things wrong during building. Then when we arrived to get our keys. There was paint all in the carpet walls bowed from sheetrock not being hung correctly and rooms and ceilings painted incorrect and insulation under the house hanging from the floor where it fell off.ECT. When we pointed these things out they said they would fix it by giving us a check. which we wanted things fixed in the home so it was nice, not money. When the manager went to get ok from their company we got nothing and the video on camera system was erased of the painter dripping all over. Also had neighbors telling us that the employees were telling them that we were com[plainers which is also what they told us about other neighbors that confronted them about the bad workmanship. The roof is also not being fixed, they say it is code, however it runs off the top of the house in my plants, splashing mud all over my house and windows as well as boards at top of roof line already split and separated. Again I was told it is up to their code so again will be my bill to fix the house. This is just a few things but think you have the idea. The floor plan is great, I just wish it would have been built by a company that had quality houses as important, not their pocket book. Please do your homework before making this mistake. read more

Will not build again with pacific lifestyle the house structure is great even enjoyed the building process but ALL the finish work is SHIT nothing but problems and they literally don't care about you after your house funds. The guy Andy refused to give me keys because I didn't want to sign off on our kitchen paint job and gave us a 6ft rule BS. After a fight I finally had the kitchen painters come out, who admitted it looked horrible before it even left their shop and fixed it but that should have been a sign for me for what the next year would be EVERYTHING has been a fight, it's never their fault or problem and just to do the simple things that should have been done correctly the first time. So in my two year experience building the house was fun but be prepared to redo all the interior. read more

Attempted to make an offer on one of Pacific Lifestyle Homes but was denied the opportunity as another offer was being made the same day. The whole process was odd, disappointing and suspect. They didn't even reach out to us about building the exact same home on another lot or any follow up at all. Simply, we took the other people's offer... goodbye. I've never heard of a home builder that wouldn't take two formal offers on one of their homes and then counter offer, etc. They put quite a bit of pressure on using their preferred lender, maybe that was the problem, we had our own lender and pre-approval. read more

I really wanted to rate them as 5 stars but a few issues with customer service led me to the 4 stars. PROS: Our salesman Ken was AWESOME, courteous, knowledgeable and made buying a lot and building a house from scratch easier than expected. I'd work with him again in a heartbeat! Our building representative Leesa was WONDERFUL, very communicative and helped out a lot. Our building supervisor Patrick was GREAT. He did a fantastic job but he was very overworked and often told us at the beginning of meetings how busy he was and that he had to do the walk-thru etc quickly. Luckily my husband and I always made sure to come to the job-site the day before so that we could take our time to slowly and carefully walk the house, jotting down notes and questions. Our first customer service contact Billy is AMAZING. He's courteous, professional and extremely kind. If it's something that he can't do, he says it with a smile (and means it too) but will try his damnest to get things right for you. The builder has LOTS of floorplans to chose from. There's bound to be something that works for you. The design center has LOTS of options .. yes, neutrals in white/black/grey/browns etc .. it's not where you're going to select that flashy red backsplash tile if that's your cup of tea. But the design team (our designer was Karen!!) will work with you to select the best finishes for your home. The builder was able to move a wall (it was in the new location on a variation of our house plan, so not true custom work that required architects etc.) in one of the bedrooms to accommodate my quilting machine. Yay! The foundation and other bones of the house are fantastic quality. The subfloors are super thick, strong and silent. The floorplan is great. CONS: The finish work on the house aren't quite as nice as I thought they would be. The cabinet installer seemed like they were rushed and cut the trim pieces for the kitchen island incorrectly. Our building supervisor, Patrick, was kind enough to add some caulk to cover up the mistake, but really, it was on the shoddy side. I had to have the front door locks and the door repaired quite a few times. The builder's locksmith realized that the sub had installed the wrong nails that led to the door almost locking me out of the house. That sub also forgot to install the deadbolt screw at the bottom of the lock .. the locks were installed crooked in two different directions. Just overall lack of quality attention to detail. When I had a flood this past Father's Day the builder sent over the plumber that originally installed the plumbing. He insisted that I had a clogged toilet and that my carpet was wet because of my dogs. After I hired the water mitigation team they pulled back carpet from the closet, bedroom, part of the hallway and removed the bathroom floor tile to reveal hundreds of gallons of water damage. NOT from dogs of course. My own plumber didn't see incorrectly installed plumbing but did say that the toilet installed was the cheapest one of that brand. Luckily I had homeowners insurance to cover the damages. But I also opted to install better toilet valves to deal with the cheap toilets. When you buy a house that cost this much you expect better quality. The other con is that the home warranty department never returned my calls or emails when I said that I disagreed with their plumber that it was a clogged toilet. Radio silence! (I have plungers in all bathrooms and know how to deal with a clog and flush the toilet many times after a clog is repaired to make sure the toilet functions.) Finally I had my 11-month review and the company had sent Billy away to rep a different home development. Instead I had a new person who was assigned to our community. I won't name her but boy, it certainly seemed like her agenda was to figure out how many of the items on the list would NOT be the responsibility of the builder to repair. The biggest example of this is that I had four doors in the house that didn't function properly. The exterior side garage door had to be dead-bolted otherwise it didn't engage. Small dogs could jump on the door and open it. This person closed the door from the inside and tried pulling on it and told me that her repair person would laugh at her if she put it on the list. My dad, a locksmith for 50 years, who owned two locksmith shops, took a look at all the doors and explained what was broken with each one and what the repairs needed to be. When the builder's locksmith came to the house (she had reluctantly put it on the work order) I showed him the four doors and said that they didn't work ... he took a look and told me almost word-for-word the exact same thing that my dad had said. Then he fixed all four doors in 30 minutes or so. So I'm left thinking that the warranty that the builder espouses isn't worth as much as they think. Bottom line, I'd build with them again, but watch everything like a hawk. And write every conversation down. read more
