In 2017 my wife and I found a builder to construct our retirement dream home. At the time we lived on the East coast, so we'd be doing a remote build. Our plan was to do this in two phases - Build my shop with an ADU now so we'd have a place to stay when we visited and that we'd live in later while our house was being built. Second, after we both retied and sold our Maryland home, we build our dream home. We worked with this first builder for nearly a year before parting ways over significant cost overruns on the shop/ADU - something we hadn't even started to build. While we lost time, and a good chunk of money on architectural work this turned out to be a blessing in disguise. Enter Evergreen Homes NW. After a few more months of research, we found Evergreen Homes. Before we even contacted them, we tracked down people who they've built for and met them to get honest feedback. We liked what we heard and reached out to Chis Sundstrom on Memorial Day 2018 to leave a message, not expecting a response that day. We were wrong. Chris called us back within the hour and spent a good amount of time getting to know us. A few weeks later we flew out to meet him and get the ball rolling. Chris met us on our property and was happy to build what we'd originally planned but offered a few alternatives that would save us money. After a lot of discussion on what we wanted, he sketched out a house with an attached shop on a yellow pad while sitting with us on a log on our property. He incorporated everything we wanted and quite a few things we had not even thought about. Chris encouraged us to skip the two phases we initially planned and do this once - just build the house now and you won't need the ADU, and you'll save a lot of money! We honestly hadn't thought of this as we had cash on hand for the shop/ADU but wouldn't have the money for the house until we sold our home in Maryland, which we wouldn't do until 2020. Chris worked with us and found a way to make it happen! The plan that started on a yellow pad was developed over the coming months by his daughter Tama. There were dozens of iterations before we got exactly what we wanted. We were living in Maryland throughout the entire design and build process, yet Chris, Sterling, Linda, Tama, and Lisa made it feel like we were just down the street. Through their outstanding communication, doing a long-distance build was not an issue. Sterling Sobszak was our construction foreman and was wonderful in managing the team of craftsman who built our home. He spent a good amount of time with us during an early visit to understand what was important to us. Sterling called me often with updates, or to discuss challenges, or to offer enhancements that I might be interested in. During each interaction it was clear that he really did have our best interests at heart. He then went out of his way to ensure every detail we wanted was simply perfect. Most homeowners probably don't give a second thought to the work done by the framers as their work gets covered up. During a visit, I inspected their work with a framing square, level, and tape measure - we were blown away with the accuracy of their work - floors that are truly level, plumb walls, and square corners! The finish work is equally impressive. We have natural wood doors, windows, and mill-work so you cannot mask mistakes with caulk. From excavation to final finish - everything is amazing, and we greatly appreciate the hard work all the trades put into building our dream home. You can tell they care! We have been in our home now for four and a half years and we still love it. It occurred to me the other day that we haven't had any real issues with our home. In talking with neighbors who used different builders, they've made multiple callbacks for a variety of issues - some very serious. We've only had one, and it cropped up our second year in the house. The cedar that was used to clad our porch columns developed streaks from the nails used to attach it. When I contacted Evergreen, Sterling came out and saw what was wrong. The contractor who did the work mistakenly used the wrong nails - interior vs. stainless steel. Evergreen promptly replaced all the cedar and ensured it was attached with the correct fasteners. This was no small job, but they took responsibility for the mistake and made it right. I'm sure they could have given me the run-around, but Evergreen took ownership for the mistake. My husband and I consider ourselves very fortunate to have chosen Evergreen Homes as our builder. We lived in eastern Oregon but wanted to move closer to Portland and family, we checked out many builders but from the first contact with Evergreen they were superior. We were very specific in what we wanted in our home and had looked at many floor plans but couldn't find the exact one we wanted. Working with Chris Sundstrom and his architect/designer, Tama, we were able to incorporate all the features we wanted in a design that perfectly fit our needs. During the entire construction process we received all the help, information and guidance we had hoped for. All of the crews that worked on our home were top quality; we had been very involved in our last home construction and my husband is a skilled handyman so we know a little more than average. Our foreman, Sterling, was absolutely top notch, he is dedicated, personable, a perfectionist and we felt that our home was truly important to him. Linda who handled all the permits necessary for building on virgin land with a year round creek was so professional, calm and persistent, I can't imagine trying to go through this process on our own. Lisa, who handled all the financial issues was also exemplary, she navigated us through the process and was always available to take our calls or answer a text. When it came time to chose our finishes Tama was better than I could have ever hoped for, she has wonderful taste, a great depth of knowledge and was able to take our style and preferences and guide us in choosing tile, flooring, counters, windows, doors etc in a way that I have seen on such shows as Property Brothers but never thought I would have access to. When my wife and I first met with Chris, he told us he didn't want to waste his time with us. He questioned whether we could afford the house he was selling. He finally agreed and showed us two different lots, when I asked him to send me the floor plans, he sent me two different ones that were cheaper than the ones we had viewed. After viewing lot 313 on Royal Terrace, he told my wife that he doesn't spend a lot of money on landscaping because he invests the money in the house. He then told my wife that shouldn't be a problem for us since we have a "Juan" referring to me, I am Mexican American. We decided to go forward with putting a lot hold and making a modification of $17,500 to the lot 313 on Royal Terrace. We agreed to a price of $805K to $815 in March with a completion date of mid-June. In April, I requested the Sales Agreement to lock in the interest rate. When I requested it, he increased the price to $865. He then proceeded to tell me that if I didn't agree to this increase, he would keep my $17,500. It was only after I hired an attorney, that he agreed to give me my $10,000's back. I refused and told him that the attorneys would figure it out. He told me I would lose and that I would have to pay his attorney fees and he would also get to keep my $17,500. A week later the attorneys did a settlement agreement, and I got all my money back. read more

Has no time to sell so I would expect even less interest if i had a problem with his work product. Not sure why he felt compelled to make a point to say he went to Cal Berkeley. Pros: The quality of work was excellent with items like insulation, rough carpentry, finish work, flooring, painting, roofing, drainage, siding, windows, cabinetmaking, and plumbing. They are very responsive about corrections caught in time and were always available and explained almost everything I asked about. But... Cons: The design work was only fair. I called for a cantilever balcony which they forgot. Also, forgotten was the location of the hot water heater. They didn't know windows tops and door tops were the same (80") and put them in the wrong place on the first floor, which I had corrected. The handrail on the stairs zigzags because the 2nd floor landing doesn't lineup correctly with the stairwell. The house footprint is laid out one foot too far to the south. (A mistake the City building inspector should have caught.) The back fence is built 3 feet short of the location where it belongs. They forgot I'd requested a gas fireplace with a blower so it has no blower, nor flame size control (except inside the grill). The light switches are placed at various distances from doorways making a reach for a switch at night sometimes a grab at a blank wall. (The location of each switch must be memorized.) One wall outlet is in an unusable location while other needed locations were missing ones. I was shown two colors for kitchen cabinets but the final colors are almost the same. (Either the sample was wrong or the stain selected was wrong.) I ordered an arched entry door which they forgot to order which delayed the entry completion nearly a month. The main problem is they have a particular way of doing things and don't like to change from their style of tract houses. (e.g. They never heard of folding doors on closets, only sliding.) They put a cheap, fiberglass shell shower in the second bath, never asking if I preferred tile, which I did. They never asked if I wanted banisters on the stairs, which I did. My suggestion is to get an architect and hire Evergreen for construction. That is what they are good at. Leave the design work to someone better suited to asking all the right questions and including everything you want, the way you want it. read more

Would not recommend these builders. If you do use them make sure that you get everything that you want fixed BEFORE you move in because they will put you off until your 1 year warranty is up and then good luck trying to get them to fix anything. There were several things that we wanted fixed but like any new homeowner we were anxious to move in and assumed they would hold good on their word to fix everything but never did. We still have a few warped boards in the upstairs. Kitchen floor tiles cracked, tiles continue to fall off since day off the edge of the counter, walls are not level and wavy good luck trying to get a shelf to be flush with the wall, and they did a horrible job on siding put nails where they should not be caused the siding to crack. They did fix the warped ceiling in one room I'll give them that. When we asked them to fix siding they continued to ignore us and made sure we were out of our 1year warranty. read more
