    So disappointed in the purchase of my first ever new home. Looked far and wide and fell in love…read morewith the Kennedy Farms neighborhood in Ridgefield. Love the people, have already met several of my soon to be neighbors. My disappointment lies in the real estate sales/design planning of the homes... we bought a home that someone else had originally ordered and then they chose another home in the neighborhood. So, build was already in process... great, we think, we'll be able to move in sooner! That's where the excitement ends. The previous owners had chosen the color theme of house... for the most part I like the colors, so I was fine with it... but that's where the eagerness to sell us on the neighborhood ends. We purchased this home on 8/16. The home was just being framed. It's not due to be completed until November 11th. As it's my first new home, and home is still in framing, I want to make a couple changes... I want laminate flooring in the entire downstairs. The standard build has a small square of carpet in front of tv for the living area...Answer: "NOPE". Not even if I pay for it??? "NOPE", I wanted a granite color change (their standard granite choice is quite outdated) "NOPE". But the house is still in framing phase??? "NOPE." I have a friend of a friend at the company they use for finishings, macadam's ... maybe they'll help me make the changes I think???!!! I'm totally willing to pay outright for the granite and flooring!!! Not just the difference! Lennar can keep the original finishings ordered. "NOPE" Even though the employee at macadam's (finishings supplier) was looking at our specific order sheet AND told me the finishings for my home we're not cut, ordered, or even in process yet! Making a change at that point would be "no big deal" for macadam's... but still the answer is... can you guess? "NOPE". And not only that, but Lennar blamed macadam's! Even though my friend told me a different story. It was suggested that I TEAR OUT the flooring and the granite when I moved in and just replace with my choice. Really???!!! Doesn't that seem like a colossal waste. In this day and age? That seems like a gross waste of resources to me. The last thing I asked was this: can I buy the very same backsplash tile, only in an alternate color, and provide it to the tile installer on or near installation date... they could keep the original tile even! Same tile, same size, same amount, same square footage, only difference is COLOR??? "NOPE." These guys are on you like bees on a honeycomb UNTIL they get your down payment, after that you are on your own. We're so disappointed. I don't really think my requests are that big of a deal... apparently so. Sad.

After speaking with Michael at the Woodland model home, and checking out a couple more of their model homes, we were impressed with the floor plans and quality. The rooms are so spacious and comfortable. The HiLine team was great to work with. Michael was pleasant, and thorough. He explained all the available options and was able to answer all our questions. Wes, our project manager, was also great to work with. He was always responsive and willing to help us with any questions or issues that we had. He answered all our phone calls and texts and that had to be a chore at times. We love our home, it is well built, beautiful and we are very happy with it.

    I bought a piece of land up in Trout Lake five years ago and have been eager to build my retirement…read morehome there. I found Hiline and was excited because it was in my price range. I picked the 1780 home because I like the way the front looked after I got my permit and financing. I was eager to get ready. It was June 2024 and I told Hiline we can only start this year if you can get the roof on by November 1. if you know Trout Lake after November 1, the snow starts falling and it makes it very difficult to do anything. I said "if you can't get the roof on by November 1, we'll start in April". I was given a verbal assurance that they can get it done and so it began. There was a fire up there that delayed a little bit, but it shouldn't have affected my build because we weren't in the evacuation zone. It was slow going from the very beginning, but I was still assured he can get it done by November 1. The foundation went in and then the framers showed up. I was up at the property every Friday and I think I've only seen the framers once the entire time. Yet again, I was assured it will be done by November 1. there be times I'd go up and see no work done from the previous week. When I started, they told me with new Washington laws say they can't put can lights in. I walk over to my neighbor's house to look at their build and found that they were using can lights. I called the state Electrical Inspector to find out it was legal to use can lights. I called them and they said it was a misunderstanding. They're just trying to make a good seal so they can pass their door seal test. They were not willing to work with me about putting can lights in. I wanted to put a fireplace in but again they're not gonna put a hole in the roof cause they wanted to pass their test. They said they can get their guy out there to lay out the hole so later I can put the chimney in. that never happened. I made it a point not to be the reason the house build would be delayed. Septic, power,and water were ready to go. He called and told me foundation is done and it needs to be backfilled before the framers showed up. I had it done in two days. I made sure that there was no snow around the house. The streets were plowed by the county. They never made their November 1 deadline. Started to rain and snow, and my lumber was laying in the mud. The exposed wood timbers was put in place with muddy footprints all over it. I asked Hiline "is that finished product". They said "yes, you can just pressure washer and sand it." I was shocked that that was finished product and turned over to me. Part of this build was saving money by doing my own building trash pick up. I guess the workers thought they could just throw cigarettes, pop cans, and lunch trash in my bushes. I thought that was very disrespectful. Part of the reason I picked that plan was exposed wood front. If you looked at the pictures on their website or in their catalog, it showed the supports were exposed wood. when I saw the 6 x 6 treated post, I asked "Why am I not getting the nice Unfinished look". they said that's what you paid for and that the pictures on the website were incorrect. To me that's false advertising. By the way, I don't recommend the model 1780. The quality of wood they use in the front is pretty low. The roof finally got put on the eve of Christmas Eve. Two months late. in that time my house got soaking wet, the lumber was muddy. no matter what I do you're not gonna dry that out with the temperature outside of 17°. So the next three months, I did my best to dry that house out. April came around and it was time to insulate and sheet rock the house. I must give credit to the sheet rockers. They did an excellent job. I was very impressed. The house got so wet and sat, mold started growing underneath the house. I had to get under there and spray the entire thing before they could insulate. Their delays cost me money. The criticism I have with the builder is that he's not very proactive. He reacts to each situation. For example , schedule the next contractor out as soon as their schedule fits and when that contractor is done, he'll plan the next guy to come in on their timeline. which really draws out the project. He needed me to put in the microwave range vent. He called me during my work week and told me I needed to get up there the next day so that the carpenter can finish. A 2 hour drive, one way. How about telling me a week before. I could've finished up that weekend I was up there. The house build was delayed by two months. I was financially penalized by my bank for being late on the build . Again, Their delays cost me money. The county gave me occupancy to live in the house, but I'm still sanding the front because of the dirt ingrained in the lumber. Hopefully I'll be able to stain it this fall.

    We are about half way through the process of having a house built through Lennar in the Lacamas…read morePrairie subdivision in Vancouver, Washington and we could not be happier with everything so far and everyone we have worked with. We have never been though the process of a building a home before and to be honest, we heard some negative stories from people who have been through it with other builders. As we have watched Lennar do each piece of our future home, so far, it has been so easy, on time (even a little ahead). Maybe more importantly than how easy it has been is the quality and attention to detail we have seen that has made us feel grateful we picked Lennar. Not only are we getting the perfect floor plan for us with the amenities we need and want, but we are getting a quality home made to last. This past week we had our "dusty shoe" walk through. Not only were the builders we met nice, they seemed genuine. We didn't feel like this was a pain in the neck to them or that they had other things to do, which I am sure they did, but we felt like they really cared about the houses they were building and were mindful that they are building these homes for real people, not numbers. We really felt like they truly wanted us to know what was going on with our home, what they had done so far and why, and what would be next. The seemed smart, capable, caring and engaged. And again, the attention to doing things right and over and above came through. We felt like they were building a house they would build for themselves or someone they cared about, not going the cheapest and easiest route, but the best quality. Lennar's choice in tile, granite, and flooring is also perfect for us. We did pay extra to extend our flooring on the main and get upgrade cabinets, but this was easy and reasonably priced. While it's not possible to customize, we don't feel the need to as it seems they have planned well and are creating turn-key homes that are beautiful, functional, luxurious, and energy efficient. You know what you're getting and for what price. No surprises. We are very happy with the layout and we love the special features our home has like a nice big Spa shower in our master bath, open floor plan, qualities windows, a/c, tankless water heater, the list goes on. Every time we go see our house take shape we are thrilled. Everyone has been so friendly and helpful. We have tried to be very careful not to go over when workers in the middle of doing stuff and trucks are coming and going, but when we have gone over, no matter who is working on our house they seem friendly and welcoming. I feel we are very fortunate to have chosen such a great builder and we are very grateful for how easy they are making it. We feel especially lucky since we didn't really know what we were doing and this whole experience could be so much more stressful, instead, it's been a good experience watching our house take shape and feeling good about how well made it is and beautiful it will be when it is done.

The Zillow online pictures of the home we bought showed NO carpet in living room. When we arriced to purchase and were told that there actually was carpet and absolutely no changes can be made with Lennar homes until after close and any changes would have to be done by their vendors. Well we followed this and had a terrible outcome. Read review on Macadam Flooring. Thought Lennar might want to be aware of this and also future buyers beware. The other home issues we found were resolved to our satisfaction but flooring has been an expensive heartbreaking experience.
