Prior to my tour, I was in contact with Teja who was very helpful. When it came to the day of the tour, I guess there was a mix up in agents, but Janaka ended up showing up to the building, to give me a tour of the place. He was super friendly and very knowledgeable! :) During the application process, the application is very old school. It took us a few days to get everything together. We had to print and scan a bunch of documents then submit it via email. From what I know of family who work in the industry, most applications are done online and you can submit information as well as link bank accounts electronically lol. I wasn't comfortable submitting all of our personal information via email, so I asked for them to call me for additional information that I'd be able to provide over the phone. Although the application process was odd, the service was pretty great. The only reason I deducted a star was because like other reviews have said, they don't get back to you after your application. I had to keep reaching out to them to get answers. I also didn't like that they assume instead of verify. My husband and I rent an ADU in Commerce, but they said "currently listed address in application doesn't seem to be a rental". My husband has been here a few years and I just moved in last year. His driver's license and some bills reflect our current address, but we were never asked for additional information to verify. We also make well over the standard 2.5-3x income. I am pretty chill so I'm okay with not being selected for the unit as it is privately owned, but I didn't appreciate having to wait and keep asking for updates on why we weren't selected lol. Anyways, great people! It's just the communication that could be better and more clear. I would still recommend Perch Properties based on my interactions, because they still respond if you reach out to them :)

Any time I had issues and reached out, he responded promptly. When I had roommate issues and had to make some difficult requests he was super accommodating. Ryan should actually teach courses in how to be the best manager because he truly is the best. Hopefully the new management will be as good as Ryan.

I was initially interested in another unit of theirs in Burbank but as fate would have it, I ended up with the one I got - which I'm truly grateful for. Since the initial unit I was interested in was awarded to a previous tenant, Lily (SIP Agent) who liked my application was kind enough to inform me that a new unit has opened up but would not be ready for another 2 weeks. I agreed to view it and she connected me with Ryan (SIP Property Site Coordinator) to schedule a day to come by for a quick walkthrough. Despite it being in the middle of renovation/facelift, I can already tell it would look nice once it's done. After I suggested some cost savings options (rather than a full upgrade) for the kitchen and flooring, the owner decided to fully upgrade both kitchen and bathroom. I informed Ryan of my silver/gray/white theme and got approval from the owner to proceed with silver/chrome fixtures/hardware and white kitchen cabinets. They also agreed to paint the entire unit to match the wall colors of the initial apartment I was interested in - and even allowed me to choose a carpet color to complement the entire look of the unit . The 2-week wait was so worth it! I loved that the building is close to all amenities, including my place of work. I loved the subterranean garage with wide parking spaces (unlike others that are too crammed) and how quiet the building is (no yellers or loud music). Most importantly, Ryan and Sean (Building Manager) were ALWAYS SO QUICK to address any issues I may have regarding my unit and the building (which, to be honest, not a lot). Overall, I am truly grateful to have gotten my unit and will cherish the memories I get to spend there with my friends and family.

    I had found a nice 2 BR apartment in Studio City, at a very reasonable price, owned by a wonderful…read moreolder couple. However, the passing of the husband, 3 years after I moved in, led to a change of ownership to Del Rey. Almost immediately, it became apparent that they aimed to replace existing tenants with higher-paying ones. A pattern of neglecting tenant concerns became SOP, such as: 1. We saw signs of mold coming from inside the wall in our bathroom, the paint turned black and bubbly. When someone finally came to look at it, all they did was cut out the discolered/black part, left it open to dry, sprayed bleach, and then patched and painted. I asked if this was the proper procedure and if there would be any testing, they said,  "No, it's fine." 2. When I first moved in, the older couple informed me they let another tenant use my assigned parking spot as a second spot. They gave me a "guest spot" under a carport but said I could still have the corresponding storage unit. I didn't think it was a big deal, but soon realized the storage unit was inaccessible when the tenant was parked in the spot - and the tenants were not very accommodating when I needed to access it. At some point after Del Rey took over, the tenants that were using the parking spot assigned to my apartment (my apt. # was literally painted on the floor and on the storage unit) moved out. I asked Del Rey if I could have the spot - I figured this was a no brainer, however, they just absolutely refused. 3. They often refused reasonable requests, like repairing malfunctioning appliances, including an oven that took hours to heat up (if it did at all), a stovetop whose pilot light would not stay lit, and refused routine maintenance requests like repainting worn-out walls after five years of occupancy. This shift in management style clearly demonstrated a prioritization of profit margins over the comfort and satisfaction of long-standing residents like myself.
