I received about 4 answers…read morewithin a day and this Home Inspection Experts is the one that got my attention and trust right off the bat. The first message is very welcoming and they already tell you what packages they have with the prices and even extra services like termites and general pool inspection. No need for back and forth messaging asking for prices or your number for them to call. I checked their reviews and that's it, I decided I want their services. I messaged back and her reply is almost immediate at a very strange time. I think I messaged her late at night. I just copied and pasted their message to my agent and there, appointment is set. We chose the platinum so the sewer inspection will be included and additional pool and termites. During the inspections, the 2 inspectors came on time. Home inspections took about 2 and a half hours which is really good coz it means they check every detail. They delivered the findings verbally and the written report was sent to my agent and me the next day. I don't even know how to share to you the result because there's a lot. Just trust Home Inspection experts. They got you covered. I recommend this company 100%.

I wanted to use Raz for…read moremy personal property sale because he claimed he was so detailed, had construction industry background, and he has good reviews. Well, I got swindled. Believe the other reviews that say his inspections are sloppy and his reports are not detailed. (perhaps his good reviews come from people who don't know what to expect.) Basically, Raz is a scam artist. He sold me on the fact that his pricing is $500+ more than other inspectors because of his quality. But the inspection and report I got was the sloppiest and least detailed report I have ever received - for the highest price! Neither my hubby or I was home when he did the inspection. He said it would take 5 hours; he texted after 3 hours saying he was done. He missed a huge list of things, and then completely ghosted me when I pointed it out and asked him to come back. I included pictures and videos, so there was no doubt. Still no response. I have 2 attached apartments on this property. I told him one would not be accessible, but the other tenant would leave the door unlocked. I even told Raz how to access the attic space where the HVAC system is for that unit. He completely SKIPPED inspecting that apartment entirely. He made silly errors, like saying he could not inspect my fireplace because the gas key was not available. But you can even see the key hanging in the photo he provided! He said the lights over my bed were not functional, but he just did not notice the switches on either side of my headboard for those lights. He said the sliding door wouldn't lock, when he wasn't closing it tight enough to engage the pin. He missed appliances in the kitchen, and really didn't even test the ones he did show in the report (I know, because one burner on the stove doesn't light well, and he would have caught that if he'd done a thorough inspection.) I had a list of about 30 things a handyman was scheduled to do, that I knew a good inspector would catch. I like to say "Done, Done Done" on pre-sale inspection reports, so people can see what things have already been paid for and corrected. These were not minor things: tripping hazards, wood rot, bricks pulling away from the concrete, exterior electrical outlets that weren't functioning, outlet covers missing, etc etc. He didn't catch one of those things! The only exterior lights he mentioned were my rear deck lights. He missed 2 front porch lights, security lights, sidewalk lights, front columns lights? How? In the garage, he missed an entire room (where the electrical subpanel is, so that was not in the report either), signs of rodents, outlets not working, etc. He didn't even go on the roof, giving a lame excuse about worrying about falling through. He'd already been in the attics, and could see there was solid sheathing under the metal roof! Every other inspector I've ever had has included a roof inspection, and a referral to a roofing contractor if they see issues beyond their scope. I also told Raz he would not be able to inspect the pool and equipment, because the pool was empty - but to please note that the pump was a newer energy-efficient pump. And I provided photos of the water heater and whole house recirc system to him, which he would not have access to, and asked him to include those in his report as well (with a note that customer had supplied the photos). He included neither of those things. So many other things skipped too! He basically flew through my house doing the least possible, and then refused to release the report to me unless I paid in full - because he KNEW he'd done a completely crap job and would have to go back and do it over if I saw the report before paying. With all of the things I had already indicated would not be accessible or able to test, he discounted the price a little bit initially. But add those things to the apartment he completely skipped, and he really only inspected/reported on about 60% of my property, and even that was extremely subpar. Yet I paid $1200+ for 3 hours of his time. His "detailed 69 page report" basically just had boilerplate verbiage for most items. Do NOT waste your time or money with this guy. If he had done the right thing and offered to come back and make it right, that would be a different story. But the fact that he can do this shoddy work and then ghost me, not taking any responsibility whatsoever, shows the type of guy he really is. He's a sweet talker, but takes advantage when he can. Also be aware that the "home inspector" industry is the only sector that doesn't have any licensing requirements. So there is literally no agency to report him to. That's why he can get away with doing things like this. And he'll do it again. Hopefully not to you.

I saw him go back and forth with a flipper who had done improper work on a home, and after calling in a specialist, it turned out Elias was absolutely right. He saved me from issues that could have financially devastated me and my family, and I'm extremely grateful for his honesty and attention to detail. We eventually settled on a home, and as Elias says, "There's no such thing as a perfect home." We're aware of the minor issues with our house, but they're all manageable, and we feel confident moving forward. Overall, Elias does honest and thorough work. He is extremely knowledgeable, pays close attention to detail, and genuinely looks out for his clients. I would definitely recommend him to my friends and family!
