I strongly advise against using Open Path Realty. Agustin asked for positive reviews via text, but my experience was far from worthy of one. (Hence the positive reviews you see posted often of him). The apartment I moved into had mold, which caused serious health issues, along with a long list of other issues including learning that the unit had flooded two months prior to me moving in (without being told). Hector was extremely rude and dismissive when I brought up my concerns. The unit has still not been re-listed, confirming there were foundational problems that couldn't be easily fixed. I wasted hundreds of dollars on movers and had to scramble to find a new place to live within days. The only silver lining was being allowed to break the lease, but that doesn't undo the stress and expense. read more

I worked with them to host a very special girls weekend party for my best friends. We had a private rooftop pool party at stunning home in West Town on a beautiful Sunday summer afternoon and it was amazing! The list of amenities goes on and on: pool, hot tub, outdoor kitchen with grill and large fridge (for mimosas), lounge furniture, sound system, multiple bedrooms and bathrooms, and an impressive view of the downtown skyline. They even had a massage table available onsite so we booked a professional masseuse to give us massages throughout the party. (Inquire about this service.) We all felt super fancy and spoiled. Highly suggest reading this review before signing with Open Path: I am not someone who leaves reviews, but I felt the need to leave one about Open Path Realty. Working with OPR, specifically Hector has been the worst experience, to keep it blunt. We had countless issues within our unit: - Drier burning clothing and items - Water heater leaking - Water damage on ceiling - Keys to mailbox not working MOST OF WHICH ARE EXTREME SAFETY HAZARDS. We had to send countless emails, texts and calls. Most of which were not even answered. When I personally tried to address concerns with Hector I was talked down to, it was only when my boyfriend called that things happened. I felt a huge sense of misogyny when speaking with him. Always trust your intuition, like I should have trusted my own when looking through the reviews before moving into a unit that was under OPR. Our drier caused our clothes to burn the first week of moving in, while also setting off the fire alarm and carbon monoxide alarm. This issue came back a few months later. Instead of replacing the drier, which is a fire hazard, they would not. Finally after 7 months of living there it was replaced, but continued to burn our clothes up until we moved out. I had to call the fire department at some point because our carbon monoxide alarm was set off for the second time. As previous reviews have stated Hector does not hire in trained professionals to do the job correctly. Therefore, you will be left having to report the same issues over and over again. Hector and his maintenance people told me I was not drying the correct things... LOL are you kidding me? They also left the new drier in the middle of our unit for a week after continually changing the date of when it would be put in. We also had water damage on our ceiling and were told it would be looked at, but hadn't heard any updates about it after asking multiple times. Another large concern is that we were not notified some of the times OPR would be coming to our unit. I was once working from home and heard a knock on the door, while making my way to the door (which takes less than 10 seconds) Hector was already unlocking it! As a female, or anyone for that matter that is frightening and ILLEGAL! Hector is a liar, he lied countless times to us. So ALWAYS make sure to document conversations with him because he will come back and try telling you that "he never said that". We ended up having to break our lease early because we felt unsafe living in our unit. I won't go on, so I can save you some time, but if you take anything away from this let it be DO NOT SIGN WITH OPEN PATH REALTY. I also feel awfully terrible for the women working at the front desk.. she was great and made sure to always talk to us respectfully and address our concerns. And we also had great encounters with some of the other employees, so I won't speak down on those who were helpful to our situations. read more

Just adding yet another horrible experience with renting with Open Path Realty. Here is a by-no-means-exhaustive list of what's gone on with my unit for the past three years... - NO HEAT: I realized a few months after moving in that I didn't have adequate heat. The landlord (Hector) tried to blame me multiple times claiming I didn't open up the vents correctly. Took about two and a half months to get proper heating units installed - in the middle of January. - NO INSULATION: I had a friend come out and do a temperature check of the walls to see where the cold fronts were coming from (bc even with the heat installed it's freezing). She told me there's no insulation in the building. There's actually none. I have yoga mats nailed to the walls. - NO PLUMBING: Earlier this year my sinks started backing up more than usual. One of their workers came out to "fix it". Now, pretty much every single time one of OPR's designated workers have come out, they leave Monster energy drink cans and trash everywhere, try to find a way to blame me, and put some kind of shoddy temporary fix on the problem that doesn't actually solve it. With the sink, after their worker came out, the problem got WORSE, and my sink was filled with black water and completely unusable. It turns out the entire plumbing system had to be replaced because it was so poorly constructed. Pipes in the ground were actually MISSING and much of it was cheaply glued together. OPR tried to say that this is how it was when the building was built 100 years ago. I was without a working sink (both kitchen and bathroom) for an entire month. - GAS LEAK: I am actually in the middle of dealing with this right now. I smelled gas earlier this week and had someone come check it out - they confirmed that there were multiple gas leaks, that the gas pipes were badly installed and that there were walls around the water heating unit that weren't supposed to be there. Workers came out to start fixing it a few days later, cutting open entire walls in the middle of the pandemic while we work from home. Then, they had to STOP in the middle of the work because the owner called to haggle about the price. Work is currently on hold and I am without still without forced heat and hot water. - NO LAUNDRY: When I first toured the unit, the agent pointed to two laundry machines outside in the foyer and said, "free laundry!" When I moved in, I opened the machines and they were covered in filth and would not start. Had to fight to get them replaced. Then the cheap washer they bought kept breaking and malfunctioning. And of course they tried to blame that one on me as well, saying I was overfilling it, but when an actual technician came out they saw a part needed to be replaced. - BAD SERVICE AND NO NOTICE: One day I came home to find a brass water pipe had been installed haphazardly all around my living room. They left a hole in the floor where it came into the unit. I made TWO maintenance requests for this hole. They did not fully patch it and the hole is STILL THERE. It's been at least a year and a half. While they were working on this, they also completely tore up the flowers I had planted in the front of the unit in my efforts to make the place look less digusting. - DANGEROUS ELECTRICAL CONDITIONS: The laundry machines are plugged into a power strip that is hanging from the ceiling. Just above this power strip is a small water pipe that has multiple leaks. Many times when I've called about these leaks, they've just told me to reconnect the pipes. Like, this water is SPRAYING out onto the foyer inches away from a hanging power strip. - Other not as life threatening but still annoying things include lack of lawn maintenance (when the lawn IS mowed, the clippings are not taken to the trash and they sit in the back rotting), trash everywhere, condescending communication from Hector, lack of response, bare minimum snow shoveling, continually losing their keys to my unit, not giving me notice that a worker is coming until they are outside (and I'm at work), cracks in the floors in the kitchen that expose the ground, a room where half of the floorboards go in the opposite direction from the other half, no screens on the windows, workers cutting my Comcast wires TWICE IN ONE WEEK while adding siding to the building... all while charging me over a thousand dollars a month for a unit that obviously should never have been rented out in the first place. When I came to this unit, I was getting out of a bad situation and didn't have a lot of money. Open Path Realty attempts to take advantage of people like me. The only reason I have stayed so long is because I could not afford to move out. I still can't really afford it, but I'm trying to anyway. Do not rent from this company. Do not sign a lease with this "company." They are unethical, unsafe, and unprofessional. I wish I had read these reviews before I signed a lease; everything mentioned in the poor reviews happened to me. 1. No snow removal EVER. The only access to my apartment was on metal stairs which was completely unsafe after it snowed. (I never received a working key for the front entrance to the building). 2. No lighting for the outdoor area of the building one had to walk though to get to their car. It was a hard no to install any security cameras, so I installed my own. 3. Heat/Central Air broke numerous times. Maintenance repeatedly canceled scheduled appointments due to "an emergency at another building." They don't have enough maintenance employees and the ones they have are incompetent and disrespectful. 4. Woke up in the middle of the night to my smoke detector downstairs going off. After realizing there was no fire in the entire building, I find my dishwasher had backed up, flooded the kitchen, somehow went through to the second level through the fire alarm, and flooded the lower level. My personal carpets were ruined. I was told after two different visits from maintenance that it was fixed, and it continued to flood and mold was growing downstairs. 5. Washing machine wasn't working properly; running, but not cleaning. After multiple visits I was told it was fine. Finally, they brought in an actual appliance repair person and it was was in fact broken. Appliance company delivers my new washer/dryer; Hector was too cheap to pay them to install it, so I had to wait even longer for his staff to connect it. Best part...we find out they ordered the wrong washer/dryer!! It wasn't compatible with the apartment. So have to schedule more appointments to get it out, get new one in, and wait again for Hector's staff to install it. Walls were damaged with bringing the appliances in and out. Mind you, I had to be home (I took multiple days off work and was greatly inconvenienced) to let employees in the building for all of these visits. 6. Stove didn't work for months. Again, they assume I don't know what I'm talking about and think I don't know how to work it. It was finally replaced 2 months before I was moving out. 7. Not once did they take care of the outdoor property. There were weeds as tall as the building growing and the building looked abandoned. Piles and piles of trash and leaves were under the metal stairs, up against the lower floor windows so that they couldn't be opened, and up against the air conditioners causing malfunctions. 8. When maintenance did come they left garbage all over the property; their own personal drinks and food wrappers, and even nails, splintered wood etc. Not safe. 9. Blinds on the first floor were literally falling out one by one. The ones remaining were filthy no matter how hard I tried to clean them. I was told I'd have to replace them myself. 10. Shower/bath tub backed up continuously. 11. Communication with Hector was AWFUL. He treated me with the utmost disrespect and unprofessionalism. 12. With all of this, they tried to charge me $100 more for rent for my last 2 months (I was going month to month while trying to find a new place to live. They weren't renewing my lease). For my last month, they didn't accept my regular monthly rent of $1,650. Instead, they're now trying to charge me THOUSANDS of dollars for not paying $1,750. (I never signed a lease for the 2 extra months I was there; didn't agree to paying $1,750). I will be fighting this in court. I have evidence to back all of this up. Luckily, I have lawyers in my family. AVOID ALL OF THIS BY NEVER RENTING FROM THEM! read more

Seriously don't even bother with this company. The whole thing is a scam. I entered a rental application that took TWO WEEKS to gain any headway on, the realtor Mike was asking for bank statements a whole week after the application was submitted. Why would you be asking for sensitive information that's not even in your application to begin with???? It's like they were just trying to get bank account information to hack us! This realtor Mike took his dearest time with responding to texts and emails, we only got the application in because we found it online. Otherwise he kept coming up with excuses as to why he was "too busy" to send it, so unprofessional. Mike offered us a refund stating that the credit checks were not run yet, i agreed to the offer. Within the same hour he doubled back saying that he couldn't offer a refund because he called the management company (HIS COMPANY) and they told him that the credit checks actually were run by the management company (HIS COMPANY), he stole our money and had the nerve to cover it up with a lie. When we asked WHEN the credit was run he said 8/26 ,the same day I called the office and was told that they didn't. I received NOT A SINGLE notification of an inquiry from my credit reporting providers from this company. They lied about running our credit to keep the application fees, it must be a lucrative business. read more

I never leave reviews... ever. But I found it important this time to warn others to stay away. I should have listened to the other reviews before signing my lease with Open Path. Hopefully now someone will listen to mine... And to be clear, I was a great tenant. I paid rent on time, if not early, every month. Never had parties, was quiet, and always put in maintenance requests for things that needed to be fixed. I had to break my lease early because of how awful this company was and how terribly they take care of their properties. When I first signed my lease, they told me they would put up blinds in rooms that were missing them (a basic necessity for privacy in a first floor unit). When I moved in, they had not put the blinds up. It took them legitimately eight months to put up two sets of blinds. Also when I moved in, I noticed my bathtub had constant leak that would drip all day and cause mold to grow. They refused to fix it because one day they were going to re-do the bathroom (never happened). Notice a common theme? Unless it is an utter emergency, maintenance requests will go MONTHS without being fixed. I had many other issues with the unit - including the fact that during the winter, even though my lease said snow removal was included, this company never shoveled or deiced our driveway or walkways and I heard my neighbor slip down our icey stairs - but what applies to all of their units is the fact that their workers would show up with absolutely no notice. This happened on at least five occasions in the eight months I lived in this unit. Every time it occurred I would notify this office about it and their response would be "yeah, next time we'll give notice." Did that ever happen? Nope. Men would show up and stay on my property, sometimes all day. One time I came home to find random men eating lunch on my porch. Another time I came home to find someone had been on my porch staining it all day, and because they hadn't notified me I didn't have a chance to move my porch furniture, so they stained my furniture too. Did they care? Nope. The kicker was on the day I was moving out, this company tried entering my unit at 7 AM (didn't even try to knock first) when I had informed them multiple times I wouldn't be moved out by the afternoon. Thank god I had a door stopper installed - highly recommend that to anyone renting from them to prevent people from entering your unit without your knowledge or permission. I also tried to sublet my unit so I wouldn't have to break my lease. I knew a great person looking to sublease who would have taken over my lease, but they needed a parking spot. This unit had an open spot to rent however this company told me my potential subleaser couldn't rent it because the owner wanted to "occasionally" use the parking spot. Since a parking spot wasn't available to rent, I lost my subleaser. Funnily enough, I looked up what they're renting out my unit for, and they are now charging more rent and saying a parking spot is available to rent. Yet another lie by this company. My advice? Avoid them at all costs. They don't care about their tenants and they certainly do not take care of their properties. All they care about is making their money - nothing more, nothing less. read more

RENT $1300 3257 W. Montrose - 4349 N. Spaulding - If I pay over one thousand dollars a month rent my door to my hallway better lock and my sidewalk better be shovelled. They do neither of these. Stop renting from slumlords who just collect rent. As long as landlords get away with this they will continue to do this. "Under the Chicago snow removal law, landlords or property managers must clear snow that falls between 7 a.m. until 7 p.m. by no later than 10 p.m. on that same day. If snow falls between 7 p.m. and 7 a.m. it must be cleared by 10 a.m. the next day. Snow must be cleared from sidewalks in Chicago 7 days a week." They don't obey this law so what other laws don't they obey? read more

We were perfectly happy in this building since moving in 9 months ago until Open Path assumed ownership/management over the summer and things quite literally started to fall apart. The following only became an issue after our former landlord sold the property and Open Path took over. A) WE HAVE NO HEAT due to a "plan" to install central air (which began in August - radiators/pipes that heated them have since been removed or disabled). There has been no solid communication regarding when this project will be finished/when tenants can expect heat again. It is October in Chicago and we are COLD, wake up shivering every morning and have to wear coats indoors. This is the most urgent concern for anyone living here. B) The building's shared dryer has been broken for over a month despite Open Path stating it would be repaired weeks ago. Several times we have also attempted to use the washer only to find it inoperable (filled with plaster/debris from overhead construction). C) The building's front door no longer locks and the doorknob itself has been mangled - presumably due to construction workers constantly coming in and out - to the point where tenants are sometimes unable to even leave the building through the front entrance (had a really funny conversation with a delivery guy who got stuck in the foyer for 15 minutes for that exact reason this past week ). Notably, we are still paying the same price we agreed to last December when we moved into a building with functional heat, laundry, and doorknobs. Open Path as a company are behaving like slumlords - happy to take our full rent while conditions in the building both began and continued to deteriorate after they assumed management of the property. I have attempted to contact the company multiple times via text/email and either been ignored or redirected to a similarly unresponsive individual. They are currently in violation of Chicago's landlord heat ordinance and if communication is not received soon this will be escalated to 311. Would advise avoiding renting from these folks at the moment as they clearly lack respect and empathy for their tenants. read more

I've lived in Chicago for 33 years, in multiple apartments and in multiple neighborhoods and this is the first time I've been frustrated to the point of writing a review. In case you need to verify, Yelp, please contact me for my lease information. In the short time (3~4 months) that they have managed my building they have: 1. Hired a fly by night welding company that covered my new car with black spray paint and disregarded any request for repair compensation, leaving me and my insurance company in an endless loop of emails and ignored phone calls 2. Repeatedly marked repair requests as completed while putting in the minimum amount of time and energy to fix the problem. They have "fixed" the public drier in the building now 3 times. It still doesn't work. 3. Given the tenants no more than 2 days notice for any major repair, including asking the tenants in the building to move their cars from their PAID FOR AND DESIGNATED parking spots for two nights with very little notice. My neighborhood is IMPOSSIBLE to find parking in which is why I pay for parking in the first place. THE CONTRACTOR PERFORMED NO REPAIRS DURING THIS TIME FRAME OF INCONVENIENCE. 4. Left a bee hive to grow to the point where several units in the building have reported bees INSIDE THIER APARTMENTS. 5. Disregarded any request for their liability insurance information to rectify damages. 6. Hired a "general contractor" to repair concrete in and around the building who left empty cardboard boxes and tools all over the building. The previous repairs were done by a crew that left literal garbage all over the building including an empty can of monster energetic drink, a dirty paint roller, and PILES of rusty paint. All of which are a literal hazard. 7. Replied to a request for increased security in the entry way (i.e. security cameras, or for that matter, even fake ones) by saying "what do you want us to do about it". This request was in response to the 8th package from amazon being stolen in a row. 8. Returned our security deposit after requesting that we signed a waiver saying that we already received the security deposit. Just to clarify, they asked us to sign a document saying we received the deposit TWO DAYS before returning the deposit. 9. Completely ignored emails and voicemails in regards to the above incidents. Hector is the worst property manager I've ever worked with. This company is a sham and is only in business to satisfy the owners of these buildings and absolutely not the tenants. I will NEVER rent from this company again and I look forward to posting this same review on google, Facebook, and every community page and forum to which I belong. In case anyone needs it, I have photos and documents I can provide concerning any of these points. read more

Left a bee hive to grow to the point where several units in the building have reported bees INSIDE THIER APARTMENTS. 5. Disregarded any request for their liability insurance information to rectify damages. 6. Hired a "general contractor" to repair concrete in and around the building who left empty cardboard boxes and tools all over the building. The previous repairs were done by a crew that left literal garbage all over the building including an empty can of monster energetic drink, a dirty paint roller, and PILES of rusty paint. All of which are a literal hazard. 7. Replied to a request for increased security in the entry way (i.e. security cameras, or for that matter, even fake ones) by saying "what do you want us to do about it". This request was in response to the 8th package from amazon being stolen in a row. 8. Returned our security deposit after requesting that we signed a waiver saying that we already received the security deposit. Just to clarify, they asked us to sign a document saying we received the deposit TWO DAYS before returning the deposit. 9. Completely ignored emails and voicemails in regards to the above incidents. Hector is the worst property manager I've ever worked with. This company is a sham and is only in business to satisfy the owners of these buildings and absolutely not the tenants. I will NEVER rent from this company again and I look forward to posting this same review on google, Facebook, and every community page and forum to which I belong. I'll open with this- I'm not normally a Yelp review kind of guy, but when a business is this hard to work with, you have to. Specifically hector... Really awful to do business with. Tried to get a lease in order and he was irresponsive most of the time. He ended up trying to change the lease agreement, wouldn't sign on his disclosures prior to sending us the lease, and snuck in fees that weren't agreed upon. Extremely unprofessional when trying to negotiate/clarify things. Would also recommend to him the use of spellcheck and proper grammar. Save yourself the trouble, look at all of the reviews. My experience working with Nikki Hurt was phenomenal. My boyfriend and I found her via a listing for a place we wanted to see (to rent) on a Friday. She showed it to us and was super friendly, funny, and helpful. We didn't love that apartment, but that day she said she would set us up with an automated MLS seach email from her website and assured us that we would find an apartment that we loved. I was flying back to the town I was relocating from after the weekend, so my timeline to see places was very very short and nothing seemed to be sticking. I was set to leave on Tuesday evening, so my boyfriend and I went through the initial list that was sent to us from her search and sent her an email at 9:30pm on Monday. By 10:45am on Tuesday morning, I was looking at three more apartments with her. By 11:45am, an application for an absolutely amazing apartment was in my hands and hours later, our lease for an apartment we LOVE was signed. I cannot recommend Nikki enough! She is super quick, responsive, knowledgeable, and kind. I will be contacting her if we ever have to move and will most certainly trust her to help when we look to buy our first home. read more
