Chuck was an absolute lifesaver during our home search in the Wicker Park/Bucktown area. As first-time homebuyers, we walked into this totally clueless about how the process worked or what we were actually looking for in a home. We spent months going back and forth on 2 vs. 3 bedrooms, then roof deck vs. no roof deck, but Chuck had unbelievable patience with us. He gave us space to figure things out, always offered his honest perspective, and never pushed us. He even happily agreed to go back and re-tour a place we'd seen three weeks earlier (spoiler alert: we still didn't buy it). Throughout what ended up being a pretty intense market, Chuck was the calming presence we needed. He was insanely responsive at all hours and always had a thoughtful and well-reasoned answer to our questions. Every property we put an offer in ended up in a multi-offer situation, which was incredibly stressful. But Chuck gave us a real edge by doing the extra legwork behind the scenes, talking to the listing agents to find out what the sellers actually cared about so we could structure the strongest possible offer. It also felt like he personally knew every single agent in town, which built so much trust. At the end of the day, Chuck is that rare realtor who genuinely puts your interests first. We couldn't have asked for a better advisor to help us buy our first home. We loved working with him and would recommend him to anyone! read more

My husband and I purchased our first home, which was a condo in downtown Chicago, 17 years ago. When we began the process, we came across Best Chicago Properties and met Chuck Gullet. As first-time buyers we were nervous and had a lot of questions, but Chuck guided us through every step of the process and made everything comfortable, manageable, and exciting instead of overwhelming. Seventeen years later, we reached back out to Chuck again--this time to help us sell that same condo. Just like when we first worked with him, the process was incredibly smooth. Chuck and his team were diligent, professional, and very responsive from start to finish. Chuck truly put in the work to get our property sold quickly. He hosted open houses, he did the footwork, and follow up calls to ensure our condo received great exposure and strong attention from potential buyers. It really says a lot that after 17 years we knew exactly who to call. Chuck continues to provide exceptional service, and we highly recommend him and his team at Best Chicago Properties. read more

Chuck Gullett at Best Chicago Properties is the best! He is extremely knowledgeable, down to earth, and responsive--a true pleasure to work with and the best kind of partner to have for both buying and selling. A few years ago, he helped me find the perfect place in Downtown Chicago, listening carefully to my needs and finding a condo that I wouldn't have found myself that checked all boxes. As an extra bonus, he gave me great tips for decorating it and sourcing materials! When my family needs changed and it came time for me to move again, Chuck worked with me to sell the same place. He was a wonderful partner and did way more than most realtors would to help with staging, attending to odds-and-ends, and helping me to understand and navigate the process. We got multiple offers and a good price--all on a tight timeline. Chuck is super responsive and has excellent judgement. I can't say enough good things. At the most basic level, Chuck is someone you can trust - to understand any situation, to give sound advice, and to always show up and go the extra mile. read more

My husband and I worked with Chuck Gullett for our recent West Loop home purchase and truly I don't know how to put into words how wonderful our experience was. Knowledgeable - check. Professional - check. Accessible - check. Willing to walk through a million hypothetical scenarios to ease our minds as new homeowners - CHECK. My husband and I are fairly picky and we never once felt like Chuck was pushing or putting undue pressure on us, and at the same time he was great at educating us about the market and he provided excellent guidance with putting together competitive offers that never felt unnecessarily high. Another thing that really stood out to us is the way that he was always quick to point out the possible issues/flaws about a property. He was very up front about his knowledge of building issues and he knows the neighborhoods in West Loop incredibly well so he was such a great resource for us in that regard. We can't say enough good things about Chuck, he really is the best and we will certainly work with him again (in 10-15 years, haha). read more

We worked with Alex Cross for about 8 months before we finally found our dream house! We weren't in a rush and wanted to make sure we found a forever home that we loved, so it was a long process. I was a first time home-buyer and Alex was very patient and clear throughout the process. Early on in our search we were pretty aggressive and went to a few open houses. Once we got a feel for what we wanted and knew what to look for, we were able to discern more from the MLS listing and slowed down the in-person viewings. Alex was very accommodating and adjusted to our changing preferences and updated our MLS search whenever we asked. He was patient and never pushy. Alex was also very attentive and was always available, whether we had questions, needed comps, or wanted to see a place. Alex knows that you need to work fast when you find a good one! When we finally had an accepted offer, Alex was a good advocate and communicated well with all parties. We knew we were in good hands and trusted that Alex had our best interest in mind. We've known Alex for a while, but this was our first time working with him. He is professional, experienced, and honest. He also owns a few properties in Chicago and has good insight. Alex will also always give you his honest opinion and is not the type to tell you that a house is beautiful and/or a good deal if it truly isn't. We were very happy with our entire experience and I would definitely recommend Alex! read more

Huge shout out to Chuck Gullett, our real estate agent during a prolonged search for a new home. Chuck's knowledge of the Chicago market is exceptional, he is a walking encyclopedia of home buying knowledge, and he navigated a tricky market with ease. We hadn't bought a new home in many years, and Chuck walked us carefully through the process, answering questions we didn't even know to ask. He was always available, extremely responsive, and completely unflappable. He also seems to know everyone in the business and helped put together a terrific team including an outstanding mortgage broker. Thank you Chuck! read more

Let me just say, Chuck was AMAZING!! Chuck was referred to me by a friend in which he and his family had used him multiple times in the past with great results .I had been having difficulties selling my condo and Chuck gave me a few ideas for staging which helped significantly. He ended up getting our building VA approved to assist the buyer in getting funding and closed the deal in a timely manner. Chuck was great from start to finish with his recommendations, communication, advice etc. I will definitely be recommending him to friends/family. Can't say enough great things, thanks again for all your help!! read more

This review is for my realtor Chuck Gullett. So I told Chuck he's like an anti-realtor and I meant it in the best way. I'll admit, I have some maybe not nice stereotypes I associated with realtors that made me initially reluctant to use one. I imagined using a realtor meant working with some super flashy, slightly neurotic and slimy salesman type. Chuck is the antithesis of all of this! He is so genuine, really chill (he makes the process fun not stressful, even when it is really stressful), and seriously knows his stuff. You will learn so much. The first day- he goes over the process and gives you a packet with important information like a buying process timeline/ overview. I recommend holding on to all of this and taking notes- this is a helpful reference to have down the road. (I'm sure there is an analogous process if you're selling not buying). During the search process he goes over and points out details from the building structure, materials, details inside a property and explains why it's good or why it's bad, or sometimes- why it could be relevant years down the road as homeowner (or in attempting to sell the place down the road). When seeing places- he'll ask about relevant things I didn't even know to ask (and often he would ask Qs on my own checklist that I would forget to ask). Chuck is really deliberate and thoughtful about the search process. He's not just helping you find find a place that meets your current checkboxes- he's trying to find you a home that will remain a good fit- anticipating things that might come up later on (that I would not have thought to worry about). And he never makes you feel rushed or pressured- totally the anti realtor! Okay- and this is so important- he is so accessible and responsive. I would regularly send emails full of long winded Qs and he would take the time to answer every Q (knowing full well it might mean a follow up email with more long winded Qs from me). Even after my home purchase I've got a million Qs about work I want to do on my home, appliances to buy, etc- and he knows I'll be asking him things, running stuff by him- and he seems totally okay with it (actually excited about all these projects). I'm now a first time home owner and Chuck made the process way less overwhelming and actually exciting. I might have lucked out in finding him (I think he keeps a limited client base so that he is able to be so attentive and focused, plus I think a lot of his clients are long standing that have worked with Chuck on multi purchases/ sales) but if you're able to work with him- I highly recommend it! read more

Chuck Gullett helped me buy my first home. He was excellent to work with! He is very knowledgeable about Chicago property, including potential risks that go with the maintenance of older properties. He did a great job negotiating and helping me with multi-bid situations. He is super responsive and easy to work with. Finally, he truly cares about his clients. I was interested in a property and Chuck caught a news story about a nearby business that was being less than responsible and a nuisance to the neighbors. He quickly shared the news story with me and helped me make an informed decision about the property. I would recommend Chuck to any of my friends looking for a home! read more

I moved over 18 months ago and tried to sell my house in Chicago, well as you all know its was ugly and I mean ugly. The amount folks offered was way below what I owed on the home. So I held off renting because I am emotionally in love with my home in Chicago, but came to the conclusion that the pain financially was far greater than the pain emotionally. I needed to find a company that really understood how I felt and would find someone that might appreciate the home as much as I do. Also was very concerned about the right renter who would respect all the custom work put into the home. I found Best Chicago Properties and they really fit the bill. I'm now a landlord, quite happy with the renter and got a price that works for me and the costs to support this mortgage. I'm free at last! Jeff, team and Chuck in Chicago are the best as the name implies, They also helped me sell 3 rental properties in Cincinnati, Ohio that were a drain on cash flow, not anymore! read more

To give you some context about myself, I work in the Market Research industry. By nature, I'm a detail oriented person who likes and needs to ask lots of questions before I feel comfortable making a decision. This is my first time buying a place, so I have made it my business to research whatever I can about the Chicago real estate market so that I was prepared to go to a Realtor and buy a place without feeling like I've been scammed. I get it. I was going to be one of *those* customers, but still didn't quite feel guilty about it since signing up for the biggest debt in my life just wasn't going to be something I was going to do easily. I went through two other realtors before I met Jeff Payne, owner and Managing Broker of Best Chicago Properties. Jeff has been absolutely incredible for me. He really took the time to listen to and understand my decision making process so that he could help me get through the real estate buying ordeal calmly and confidently. When I finally decided to put an offer on a place, he spent almost two hours on the phone with me the night before we started negotiating walking me through his entire thought process for our strategy. If I had questions he answered me honestly with the pros and cons but still held back so that I could make my own decisions without feeling like I was being pressured in one way or another. Unfortunately that deal fell through during attorney review. I had such a fantastic experience with Jeff, though, that I am committed to working with him until I do find my new home.. And I really want the rest of Chicago land to know what top notch service he offers! read more

If you are looking for a property in Chicago, Chuck Gullet from Best Chicago Properties is the answer to all your prayers. I hate real estate brokers. I mean, REALY hate working with brokers. My experiences with them while renting in Manhattan were horrible. Chuck has changed my mind. We recently relocated from NYC to Chicago. Chuck showed us 40-50 properties, helped us with several offers that fell through until we found the winner in the South Loop area. Chuck was always very professional, personable, honest, patient and hard working. He was quick to respond to any and all questions, even while on vacation! He steered us away from buildings that he knew had issues, regardless of whether he could get an easy sale out of us. He always worked very hard on our behalf and should have earned the seller's commission on our property. The seller used Scott Graden from @properties. DO NOT EVER use them - he swindled the seller out of money for marketing and pictures that were never provided and did NOTHING to help sell the property. Chuck made up for every one of Scott's faults and helped us find a property that I am very excited to own. Again, I cannot say enough good things about working with Chuck. He made a long, hard process much easier to handle and survive. Now we are first-time homeowners with our dream loft condo. If you are looking to buy, don't waste your time with other brokers. Call Chuck now. You will thank me for it. read more

This review is for Chuck Gullett, who helped me find an awesome rental in streeterville. When starting my apartment search, I lived in Florida. trying to find a place to live when you are currently 2000 miles away is daunting to say the least. You basically have to trust your realtor to do all the heavy lifting on your behalf. I was recommended to contact chuck from three different realtors down in Florida. Chuck has been amazing. Here is a short list of why he is awesome - you give him a list of what you want, and he finds exactly what you want - he responds VERY quickly to emails. Very important for me since I lived in Florida during my search - he fought the leasing agent to decrease sec deposit and pet fees. Most other realtors would find you your place and collect their commission. - he organized an apartment visit on my behalf while I was away in Florida. He went the very next day after it was listed to look at the apartment. His videos were clear, had great commentary, and gave me an awesome idea as to whether or not I want the apartment - he bends over backwards to help you and make the entire apartment search as easy as possible for you I hands down recommend Chuck Gullett for all your realty needs. I can't wait to use him again when I find a new apartment to rent or buy a condo. Please message me if you have any questions. read more

Mark helped me buy my condo in 2006. Amazing experience and amazing real estate agent. He actually wrote my deposit check as I didn't have my checkbook with me. Who does that?? Mark does! Perfect spot for someone moving from the suburbs. I can't say enough good things about Mark Lale. read more

My wife and I recently purchased a new home and we couldn't have gone through the whole process if it wasn't for the help of Chuck Gullett and his team. I strongly recommend Best Chicago Properties to anyone looking to buy or sell a home. We've known Chuck a long time. He helped us find a couple of different rental properties in the past and when we were finally ready to buy, he was there every step of the way. When I say every step of the way, I mean Every Step. Chuck not only helped us find and secure our perfect home, he also provided great references throughout the buying process. Our lender, attorney, & home inspector were all referred to us by Best Chicago Properties. All of them were great people! Buying a home is a stressful, complicated, sometimes frustrating process. Chuck minimized all of these issues for us and was there to answer any questions and offer solutions. I was referred to Chuck by a friend who worked with Chuck to find and purchase a condo. I was moving into Chicago from out of town and planned a trip for apartment hunting. I was on a very tight schedule and had less than a week to look. Chuck made everything a breeze. He asked me my preferences, price range, preferred neighborhood, etc. In a flash I was emailed nearly 30 listings, from which we would choose a subset to take a look at in person. Once we zeroed in on a place, we had to apply and wait for the condo owner's response. During this part of the process, Chuck was out of town on vacation, but was always accessible via email and was able to transfer documents between me and the owner seamlessly. Chuck even gave me pointers on producing a cover letter for the condo owners to ensure that I was chosen among the pool of applicants. Throughout the process, Chuck was very accessible and rapidly responsive. I would recommend this service to all who are looking to rent or buy in Chicago. read more

Chuck and his team were on point throughout the entire process. He gave me some recommendations for painters to get our place ready to market, and once that was done took care of the marketing materials--the 360 degree walk through was great. We sold our place very quickly, and for a good price, in large part due to Chuck and his team being on top of every detail. read more

We just bought our first place in the West Loop and it is all thanks to Chuck Gullett! My husband and I have been looking at different properties and neighborhoods on and off with Chuck for about 3 years. This summer we started our search again and just couldn't seem to find a place we loved. One day Chuck mentioned a beautiful place that was just about to go on the market after a big price drop. We went and checked it out that night and completely fell in love. We put in our offer the next day and they accepted. We were in shock! We could not be happier with our new place and all the hard work Chuck did for us. Not only was he a great realtor but he also recommended an amazing inspector and lawyer to use! Chuck always made us feel confident through all the ups and downs of first time home buying and we are so glad that we found him! We had the privilege of working with Doug Stachowiak buying our first home. The experience was awesome and stress-free. Doug sat us down the first day for an interview to get an idea of what we liked. The first trip out, we were on the right track. We used Jeff to sell our condo last year and purchase our new townhouse this year. Jeff's level of professionalism is second to none. Jeff is honest and straight forward and will always tell you what he believes are the honest facts. It's a tough market for real estate right now and you don't need someone to tell you want you want to hear, you need objective honest assessments of what it is. Even in this tough market, we sold our Condo to the second person who looked at it. Jeff's excellent negotiating skills are what got the deal done. Moreover, Jeff had the patience to go through our experiencing of finding a new place, trying to decide on what neighborhood, looking at many properties and often at short notice. There are a lot of Realtors out there but if you want a true professional that will represent your interest, Jeff is your Realtor. read more

We're raving about Jessica Schimpff and Best Chicago Properties. Jessica knocked our socks off when we went to look for our first home. We first contacted Jessica when we saw other positive reviews of her work online. My husband and I interviewed several agents with offices west of downtown in our targeted neighborhoods. We brought a detailed list of questions and a description of what we were looking for. Of all the agents we talked to, Jessica was the only one who had a full questionnaire for us too. She listened carefully to our answers and took notes -- the only agent we met who did this. But she had us at the answer to what we thought was a simple question: "How many buyers are you working with right now?" Other agents gave an answer along the lines of, "Serious buyers? About [X]. Casual buyers? Eh...about [X times 10]." Jessica gave us an exact number, described each one briefly (by type -- no names), and said that she preferred not to work with casual buyers at all. Our decision was made immediately. Our search lasted a few months and our criteria went through some big changes. Jessica kept right up with us and always had our most recent priorities in mind. She was incredibly responsive seven days a week, both by email and by phone. She was on top of new listings and alerted us to several things we might have missed. Showings were scheduled ASAP and she was on time (usually early) to all of them. After showings, Jessica would update our online portfolio with our comments in what seemed like seconds. She was patient at every step and explained everything to us. Throughout, she managed to be pleasant, professional, _and_ fun. We can thank Jessica for finding our new home. It was a listing she discovered that, on paper, we might have skipped over. We couldn't be happier with the place. Jessica was an enormous help while negotiating. She was frank and had good experience to share, but never put pressure on us. She did a great job representing us at the closing. We'd recommend Jessica to anyone, particularly first-time homebuyers like us and people who are ready to look seriously for a new home. She's fabulous! read more

P & P = Professional & Proactive (the best words to describe BCP & Jeff Payne) My boyfriend was looking for a condo in Chicago in 2009. He was not a native of Chicago, so he was not too sure which area to look into. In addition, he was a first time home buyer. Uh-Oh, big grown up decisions! We ended up meeting Jeff at one of his showing and he was very friendly and was very helpful during his showing. During the duration of his search for a place, Jeff was accommodating and quickly learned what his preferences were. Jeff also walked him through step by step what the process was and even provided him with a great lawyer. Jeff was very professional and had a great sense of humor. What really stood out about Jeff was that even though he had a short vacation during our condo hunting, he still kept himself available to us via e-mailing and phone calling. What realtor does job stuff during a personal vacation?! That meant alot to us. After probably 35 showings, my boyfriend ended up finding a place in the Loop. It has been two years since we moved in and it was one of the best decisions he ever made! I would highly recommend Jeff and anyone at Best Chicago Properties. You will not regret it! read more

There aren't enough positive words out there to describe my experience with Best Chicago Properties. Buying my first place was a big deal, so I talked to a few agents before being referred to Jeff by a friend who also had a positive experience. Jeff and I had a long conversation, and by conversation I mean, he listened to everything I was looking for and everything I didn't want in an agent. It was only after this that he suggested I work with Chuck Miller, one of his more "patient" agents. Chuck is absolutely without a doubt the most professional and patient agent I have ever met. I can't tell you how many weekends he spent driving me around the city looking at places, and not once did he try to sway my opinion one way or the other. He always had a smile on his face, even when the selling agents made us wait for ever in the summer heat. He never showed me anything I didn't approve of and always answered all of my questions. Even while on vacation he made sure I was taken care of. Thanks to Chuck I found the perfect condo! Once we found it he made the whole process easy, letting me know step by step what I needed to do. His communication skills are outstanding. I can't imagine ever having to work with another agent. Chuck Miller made a client for life, and I would and will definitely recommend his services to anyone looking for an agent! read more

This is a much overdo review. Chuck Gullet helped us sell our condo back in June of last year. I feel obligated to other searchers and Best Chicago Properties to write this because it's because of Yelp I found him and we're so glad we did! I interviewed 3-4 realtors during our search and no one seemed as confident and reasonable as Chuck did. In fact, one other bigger realtor firm in the city told me that our condo would sell for $100 K less than what Chuck helped us sell it for! From helping us successfully stage our home to coordinating with our schedules for potential buyers to come by, Chuck really accommodated our needs and desires. The photography, publications- everything was professional and timely. Chuck is very savvy about the market and realistic with timeline and expectations we could have. We were very satisfied with our experience with Chuck and would gladly recommend him to anyone looking for a realtor. read more

I worked with Doug Stachowiak on two separate deals. The first was our first condo purchase (with all the stress and education necessary for a first homebuyer) and then two years later when we sold that condo and purchased our current condo, both in the West Loop. Doug is calm, very knowledgeable, extremely patient and overall my husband and I knew Doug was sincerely looking out for our best interest. During our first home search, Doug must have taken us to 30 showings, at least. He was patient and helped us through the many processes (pre-approval, search, making an offer, negotiations, contract, inspections, loan approval, closing). He was flexible, diligent, and professional, along with genuinely personable. He is well connected, and helped us find the partners to get us through the process; he even gave us a handyman referral months (maybe years?) after we moved in. When it came time for us to move, we didn't hesitate to call Doug to help us through the even more complicated process of both selling and buying at the same time. This time we were better educated and knew exactly what we were looking for. For this search, we saw significantly fewer properties, evidence that he was listening and only scheduling properties that would actually meet our criteria. For the sale of our condo, we chose to list at a low time (November), and Doug diligently held open houses nearly every weekend to drum up traffic. He is a trusted partner to my husband and I and we wouldn't hesitate to refer our closest friends to him... and we will definitely use him for our next sale/purchase! read more

Hi Yelpers, If you want a real estate agent that will help you check off all of the right realistic boxes, Best Chicago Properties is the right place to start. They will stay with you until the end, and help you with all of the ins/outs once you find the right property. We had Chuck as our agent...ask for him. He is a good guy and has the patience of Job. He demystified everything for our first couple property. We saw over 50 properties in a matter of 6 months. It was not an easy task, and became overwhelming at times. Chuck and the team stayed the course, eventually getting us to the closing. In the end, we found a great compromise. The unit is not exactly where I wanted, not exactly what my wife wanted, but is exactly what we both needed. Home buying in Chicago is not for the faint at heart. But as we look back, now homeowners taking on a small renovation project, the home buying part was fun. I had an opportunity to work with Chuck Gullett of Best Chicago Properties. This past spring I was planning to relocate from New Orleans to Chicago. To be honest with you, I had no idea where to start and had never worked with a real estate broker before. Chuck helped streamline the entire process so that we would accomplish my goal of finding a property in Chicago that met my criteria. While touring the properties Chuck would discuss everything he knew about the property, building, and neighborhood. If we had time in between visits he would point out some of the parks, restaurants, stores, etc that he had talked about during the tour. He was honest through the entire process, pointing out the good and bad of each property. He wanted to ensure that the property I found was the right one and that I would ultimately be happy with choice I made. I would recommend Chuck Gullett to anyone looking for a real estate broker in the Chicago area.
