Teddy is very knowledgeable and he helps you get the most out of your deal. He is easy to work with and the process went smooth.

Selling and buying a home are some of the biggest decisions you can make and it's so important to work with someone you can trust to give good advice. He's been at this a long time and worked his way up through hard work and earning his clients' trust. There are some realtors out there who don't want to take on lower priced deals or ones that aren't in "hot" neighborhoods. That's not Ted- he puts in the work required to get the job done because he loves what he does and has fun doing it. It's a big decision and you deserve to have a friend in the business who wants to see you get what you want. Ted's your guy! Five stars is truly not enough to give for the hard work and time he put in for us. read more

We were so fortunate to work with Ted when we needed to sell the condo our family was growing out of, and then find the perfect home here in Chicago. He was very professional and was able to find us a buyer in a tough market. It took us some time to find our new place and Ted, along with his team, were incredibly helpful and patient. They showed us many properties and then Ted found our perfect place!! We couldn't be happier! read more

Ted is great at what he does. Ted has great attention to detail, and can help the home buyer/seller throughout the process from start to finish. He recently helped negotiate on behalf of us on a property that we wanted to purchase, and provided great detail on the property from finding it for us, the tour, and the contract negotiations. He's knows and understands the northside of Chicago extremely well, and provides great insight on the neighborhoods. I will continue to use Ted in the future, and recommend him to all those seeking a broker in the buy/sell process. He's great at what he does. read more

Ted Kuhmann sets the bar for all others to follow. Not only did he help us purchase our home, but 2 years later we came back to him to help us sell it. He is fantastic to work with, grew up in the city and knows the area, sold our home above the comps in the neighborhood and overall did the job as no one else could. I would never use another realtor again. It is great to find someone that you can have such a high level of confidence in, especially handling something so important as buying or selling a home. read more

We relocated to Chicago last year and had very little time to hire movers, find a school for the kid and a place to live. Needless to say, the finding a place to live part impacted the other mentioned items that we had to accomplish in a short period of time. Ted was recommended to us by one of our friends who went to college with him. She let Ted know that we needed help quickly and next thing we know Ted scooped us up under his wing and began doing his homework to help us find a place to put our furniture! Literally. We had our moving company lined up and not destination address to give them. Ted picked us up from our hotel - which was all the way downtown and by no means convenient for him - when we came out to Chicago for a 2 day house hunting trip. He had about 12 properties lined up for us to visit and was sure to include a few places to look at in the many little nooks n' crannies of Chicago (i.e. Lincoln Square, Lincoln Park, Roscoe Village, etc). He didn't persuade our decision in any way and was very supportive during the process. At the end of our first day of searching, we found "IT" - a lovely condo in Albany Park. It was the very last place we looked at and as soon as our feet crossed the threshold, it felt like home. Now that we are settled into the Chicago lifestyle and have found that we can actually brave the winters and make it through blizzards, we plan on using Ted to help us buy a property. Ted is our forever Realtor here in Chicagoland. read more

I highly recommend Ted if you are buying or selling your home. I was very hesitant to go through the process of a short sale but Ted made it so easy! I always felt like I was a top priority even though my condo was a short sale. He is so personable and genuinely keeps his clients needs in mind at all times. Ted is the person I will recommend to all my friends and family whenever they are buying or selling property. read more

Our 1 year anniversary in the condo is creeping up and has made be reflect back on the experience of purchasing our first home. We are lucky enough to have been in the hands of Ted who embodies everything a realtor should be and more. We always felt bad about 'bothering' him or asking him the same question multiple times but he never once made us feel like idiots or a burden. He made us feel like a top priority in his book, even though we weren't by any means 'bid spenders'! With many years under his belt in this industry (old man JK JK) his knowledge will put you at ease during the buying/selling process! Reach out to Ted for his expertise and assistance and you will NOT be disappointed. read more

Ted assisted my fiance and I in the search for our first home in the summer of '08. We found him to be extremely professional and organized, while still maintaining that "guy next door" personality. He listened to our wants/needs and searched high and low for properties that met those requirements. We never felt pressured to buy, even when our search led us to view WAY more homes than we'd imagined. After we found our home, Ted offered valuable advice to get the closing process moving along, and had several recommendations for vendors that we needed along the way. We would not hesitate to use Ted as our Realtor in the future, and have recommended him to several friends over the years. read more

I had the pleasure of working with Ted Kuhlmann on the purchase of my first condo, and I would highly recommend him to anyone looking for a realtor. He is not only knowledgeable and passionate about his job, but he is also extremely personable and down to earth. He never tried to 'sell' me on anything that I was not interested in and never tried to sway my opinion about a property in any way. He gave me solid facts about every property he showed me as well as the neighborhoods they were in. If I had any questions that he couldn't answer right away, Ted went above and beyond to find out the answers as quickly as possible. I could not afford much and was not looking at expensive properties. However, Ted treated me with the utmost importance and urgency as he would any other client. I always felt like a valued customer. He took his time with me and showed me as many properties as I requested to see until I found the absolute perfect place. He took the time to find out what qualities in a home were important to me, and found available properties that suited my needs and were in my price range. He even pointed out important things to look for that I never would have thought about on my own. Ted made the buying process very fun and easy, and even provided me with all the resources I needed to complete the sale. Ted guided me through every step of the process, and was nothing but honest and upfront the entire time. He let me know what to expect and kept me updated on a regular basis. His age and personality combined with his knowledge and professionalism give him a real edge. I would hands down recommend him to anyone looking to buy or sell a property. read more

Ted helped me purchase my condo in 2008. My search lasted a YEAR. Yes, that is correct, a full year. Ted was fantastic and so patient throughout the whole experience. I must also emphasize that Ted didn't let me settle; he made sure I was comfortable with all of my decisions and getting the best deal possible. Fast forward to present day - My purchase experience went so well that I contacted him again to rent out the same property he helped me purchase. Then to top it off the unit was rented within weeks. Overall Ted is extremely knowledgeable about what's going on in the market. He is always prompt in responding to ANY questions I have regardless of how much time has passed since we last corresponded. My husband and I will continue utilize Ted as our realtor but also refer him to our friends and family. read more

It is with great pleasure I write to recommend the services of Ted Kuhlmann. I have worked with Ted four times in the last couple of years and he is currently my broker on the fifth property. He was recommended to me after my husband passed away when I was searching for a new home in Illinois for my family. He did an outstanding job during our relocation from Wisconsin. In all transactions Ted was organized, thorough, and personable. He offered an objective viewpoint on each house we toured, thereby helping us with our decisions. I found him to be knowledgeable about aspects of realty that surpassed just the legalities of buying and selling properties, and furthermore we were consistently impressed by his willingness to research questions he couldn't answer right away. He was always expedient in returning our calls, searching for properties, and setting up tours. When negotiations teetered on disaster, he remained calm, level-headed and respectful of both sides. Ted communicated by phone, in person, and in writing at each step of the way. At every turn, he was an advocate for a fair and accurate settlement. When repairs were required on the properties, he made sure they were completed and properly done. I couldn't have been more pleased with another broker. Ted is a very positive person and very pleasant to deal with. His advice and guidance through this process was invaluable. His attention to detail, knowledge of the field and no-pressure approach were greatly appreciated. Anybody that buys or sells property in Chicago and does not use Ted will surely have a less than optimal experience. Ted Kuhlmann is simply the best. Cindy Z. read more

Ted was extremely helpful as I was in the hunt and purchased my first home. I had absolutely no idea what the steps were or how the home buying process worked, but Ted was there to help me through every step of the way. He was easily accessible at any hour of the day by phone or email, and his response time was always quick. Ted answered all of my questions, probably 5 times over when I didn't understand something right away. He knew exactly what I was looking for and I was able to see many properties within a few days of becoming interested in them. I have recommended Ted to many of my friends, and will continue to do so. I look forward to working with Ted again in the future! read more

We are very thankful for our realtor, Ted Kuhlmann, for helping us sell our place and land us in our current home that we love. Thanks to Ted our home sold quickly for a price that we were happy with. We were grateful that the selling process went so smoothly and much of it was due to Ted being knowledgeable about the market. When it came to buying a place, he was readily available and worked hard to get the home we wanted. Our current home came down to a bidding war and thanks to his perseverance, knowledge, and determination, we got the house. He was also very responsive, a good communicator, and had a good, friendly rapport with other realtors. We were very happy with Ted Kulhlmann and would definitely recommend him. read more

His motto is correct! Look no further than Ted when you are buying or selling a home. Ted helped my husband and I (and 3 year old son) sell our condo on the north side of Chicago (no easy task in 2012) and purchase a home on the northwest side of the city (closed July 2012). Ted is professional, knowledgeable, friendly, and FUN --which is very important when dealing with such as stressful experience! In the time required to bring us to closing, Ted became practically one of the family. He was extremely available via text, email, and phone--so much so that we almost felt like we were his only clients! We weren't. That is just how he works. He also has a lot of connections in Chicago real estate, thanks to having a mother who also has lots of experience in real estate. He was extremely understanding of limitations on our schedule for viewings and showings because of our toddler, who became quite fond of Ted during this process! He worked well with our banker and attorney as well. From start to finish, Ted was excellent. We miss him, that's how personally he works with his clients! read more

Ted made it very easy for us to sell the house. He made suggestions for what I should do to prepare the house for showings, and he handled the rest. He would call in advance to set up appointments to show the property, and was always willing to work with my difficult schedule. He sold the home for us, and got us price we were very happy with, all in about a month! I defiantly recommend using Ted Kuhlman if you are looking to sell. read more

My boyfriend and I decided to work with Ted per a friend's recommendation and we couldn't have been any happier with that decision. We bought our first home with Ted's help. We knew nothing about home ownership or the buying procress and he made us feel comfortable with all our newbie questions. He went above and beyond to make himself available for last minute home showings, late night phone and text questions. We will definitely use him again in the future and would recommend him to anyone looking to buy in Chicago! read more

Ted helped my wife and I purchase a home in Portage Park earlier this year. We were first time home buyers. He showed us how to navigate the waters, and his friendly supoort and assistance was instrumental in helping us to make the best decision possible. I'd recommend Ted to anyone that will be buying or selling a home, and I'd gladly work with him again. read more

Ted was very helpful when purchasing my first home. In my opinion his best attribute is his knowledge of houses. When we were looking at homes, he would walk us around the house and point out different pluses and minuses throughout the house. I took that information into account when making my decision. I was very happy I used Ted and would recommend him to anyone who is looking to buy their next house. read more

Review for a condo purchased over a year ago and follow-ups with Ted. Ted has been great to work with - always on top of things, quick responses, and gives a direct answer. Most of the search and purchase was me emailing Ted requests (seemingly never ending I'm sure), and he always got back right away with an answer. Set me up with a lawyer to help close the deal and everything. read more

This was our first home-buying experience, and Ted was just the guy to have on our side. He helped us look at a few condos that we thought we were interested in seeing and was flexible when we did a 180 in what we were looking for. He was responsive to all of our questions about this unknown (to us) home-buying process and inquiries about places we saw online. At showings, Ted was great in his practicality and considering aspects of a home that we didn't think about. It was so helpful to have that extra eye when you have so many things you're thinking about in your house search. Ted was really supportive and went the extra mile when we went out of state on a pre-planned vacation that happened to coincide with negotiations and getting things in order to make an offer and deposit on our new home. Throughout the whole process, Ted was a knowledgeable guide and interpreter from the showings, to the inspection, to the closing, and there's no doubt who our first call will be when we're ready to move on to the next place. read more
