When we were initially looking for a home, we wanted something a little further from Travis AFB since I was doing my rotations in Sacramento. Luckily, they had a house for rent at about the halfway point to make my and my husband's commute tolerable. We spent our first couple years of marriage there and even added to our family, so we were a bit sad to move. Jodie is professional and very prompt with communication. If we ever had an issue, we just had to either call or text him and it was handled within a reasonable time frame. He was in close communication with the owner as well, which is likely why things were taken care of promptly. When we had issues with our bank transferring our rent, we also communicated that with him, so we were able to just drop off a check instead. We were able to make some temporary upgrades to the home while renting with them as well. We added a smart thermostat and a doorbell camera without any issues. My husband and I were sure to re-install the existing doorbell and thermostat upon moving. Since we moved from the Bay Area towards the Sacramento Valley, we were able to rent a home for the same price (if not cheaper) as the apartments and some townhomes by the surrounding areas of Travis AFB. That being said, we got the best bang for our buck in that regard. Even with the extra expenses of having a house, such as hiring a gardener for biweekly maintenance and trash & recycling pick-up, the price for renting was still more than reasonable. Overall, we are very pleased with our time renting from Professional Property Management. We had a cozy stay at a wonderful home that we kept up to the best of our ability. I rented a home managed by Owens Property Management for two years. At move-out, OPM kept my entire…read more$4,000 security deposit and billed me $117.08 more. Their own documents tell the story. The August 18 deposit statement charged me $2,487.89 for carpet replacement. OPM's own cost sheet labels that figure "Estimate- awaiting confirmed quote." The actual carpet invoice is dated the next day, August 19, and totals $2,477.80. The $400 carpet-cleaning charge on the same statement is backed by a vendor invoice dated August 23, five days after the statement was issued. The $50 "yard work to repair damaged lawn" was mulch and small plants, $49.59 per their own sheet. They also charged me $21.41 for a kitchen faucet leak I had reported through their own maintenance system. I was never given the after-repair photos California law has required since April 2025. I accepted $2,425.30 of the charges in writing and asked for the remaining $1,574.70 back. OPM's written replies did not address a single disputed item: "This matter is now considered closed," and then, "This will be our final communication on this matter."

When I called to schedule a tour, I was informed that every adult (18+) who might potentially live in the home had to complete a rental application before being allowed to view the property. While I understand this may be company policy and is legal in California, I found it to be an unnecessary hurdle. I believe prospective renters should have the opportunity to tour a home before being asked to submit personal information and complete an application, allowing both parties to determine whether there's mutual interest. When I asked why the policy was in place, I was told it "makes processing easier" if an applicant decides to move forward. I completed the application in less than 15 minutes, so that explanation didn't outweigh the inconvenience from my perspective. The customer service also left much to be desired. The representative came across as curt and dismissive, leaving me with the impression that my interest as a prospective tenant wasn't valued. I have stable employment, reliable income, good credit, and no eviction history. Although I submitted the required application, I chose not to move forward after learning there was a one-week wait to tour the property. Had that been disclosed during my initial call, I would not have applied. For those reasons, I decided to take my business elsewhere.

They don't have weekend hours if I recall. One of the houses the receptionist literally asked for the key back when it was in my hand after copying my ID and writing down the info to check it out. Someone else just approved for that house. I don't know why I was even allowed to check out the key at that point. That was very disheartening and felt unprofessional and awkward. Since I was there I decided to scan their listings and check out keys for another house that was also listed as part of the same neighborhood at the first house and that was move in ready. As I'm following the GPS instructions this description was not accurate. The listing said Green Valley but it was taking me to the Cordelia hills on 680. Sure enough this house was in Cordelia. This house was not in move in ready condition. The toilets were black (not cleaned). The garage door had a huge dent. The sliding door to the backyard was so sticky I got locked out and had to re-enter/lock up by walking out the yard to the front door. The receptionist asked how it went and I was honest. She took the time to write down my comments. So there's some points for that, although I'm not sure if anything was done to fix those issues before the next tenant moves in. A couple days later the first house was back in the listings. I guess the approved applicants backed out. I checked out this house and was happy with how clean and well maintained things appeared. I believe it was a first time rental. So I guess the house condition depends on the owners or how long it has been a rental? So we applied. The application process was stalled and died because SPM could not reach my previous big-box landlord. So I guess it's good they really check. (I also got a call from my HR to confirm.) But it feels scammy they never followed up after telling us they were waiting on the other property management company. Based on these experiences I would not recommend SPM.

What has followed is a frustrating disaster of non-communication and some sort of game playing. When I finally called back and insisted to hold for him, he would get on the call very disorganized and try to insist he was waiting for me to send document. Then I would tell him exactly when they were submitted, then the next day they would invent some new arbitrary request To intentionally delay the process. They systematically and seemingly intentionally kept me on the hook for nine days until admitting that they rented to someone else! It gets better... they are refusing to refund my application fees!!! Best case: their staff is disorganized and unprofessional. Worst case: there are some sort of shady business practices that are holding would-be renters hostage while they play games. If you are considering listing your home with these people, I would highly suggest that you look elsewhere--I'm not sure they are capable of getting tenants through the process.

We had a very stressful experience with this property management company and would advise others to…read morebe cautious. When we received the keys, the home did not appear to be properly prepared for us as new tenants. The lockbox that held the keys was unlocked and left open with the keys in visible sight. The entire residence didn't appear to have been cleaned upon move in. There was a strong cigarette odor throughout the property, visible staining that raised concerns about possible water damage, and areas such as cabinets in the garage that appeared to have mold or moisture-related issues. We also noticed exposed wiring, a damaged electrical outlet, and no hot water was provided for approximately 72 hours, basic utilities like running hot water should have been accessible on day one of move-in. We documented these issues and reported them right away, but the number and severity of concerns made us uncomfortable proceeding especially with young children. In our opinion, these conditions should have been addressed before the property was turned over to tenants. The property management vendors were also not reliable, as they either arrived several hours later than scheduled or did not show up at all. No one from the management team followed up to check on the condition of the home in person anytime after we received the keys and after we made these concerns aware. Additionally, the property was relisted for rent within approximately 24 hours after our lease was terminated. Based on the short turnaround time, it raised concerns for us about whether the previously noted issues were fully addressed before being made available again. Overall, this experience felt like what was a nightmare, very overwhelming and disappointing. Based on what we encountered, we would not feel confident renting from this company again.
