    AVOID AVOID AVOID! There are two primary issues with TIR: PRIVACY and SECURITY DEPOSITS…read more Privacy: They will send you an email saying "hey, we'll show up sometime in the next monthish for your A/C" and they'll come in if you're home or not after a knock. Hopefully you aren't in the shower when this happens! This would happen so often that I would lock my doors in a specific way to see if they had come while I was out. Deposits: I left my place pristine, took a video as well. They took half my deposit for "painting". After multiple requests via text, email, and phone, they will not respond to a single message. Landlords aren't required to answer disputes, so unless you sue they won't give you your money. Since TIR works with UA students, they are banking on students not suing. Other issues: slow with repairs (my dishwasher was broken the day I moved in), do not provide the legally mandated 48 hour notice for tenant showings, and utilities are $$$. TL;DR: don't rent with TIR if you value functioning appliances, your money, or your privacy. My advice is to go through a private landlord in the area; my friends do this and they had no issues at all over their 4 years.

    I rented with TIR over the 22-23 academic year (August 2022 - July 2023). I will never, ever rent…read morewith them again and highly encourage other people to not rent through them too. The only good thing was the maintenance man. The house was pretty but that's because of the homeowners not TIR. Bad things: 1. One of my roommates and I called near the end of October 2022 asking to re-sign a lease. We knew the house had not been signed for yet (it is first come, first serve) as it was still on the website and people were still coming to tour the house. We were ghosted after getting promised the release would be emailed to us. Both of us called, at least 10 times and the office never picked up the phone or called us back. It was only through weekly checking of the website, that we found out that the house had been rented out to someone else three weeks later. 2. You can only call or maybe text, email is not an option. 3. There is no guarantee that they will call you back or that the office will pick up the phone. 4. There are multiple office workers who will contact you through many different numbers so it is impossible to really know who to be texting if you have a question, because again, they probably won't answer the phone 5. If you don't get things in writing they will gaslight you and say that what they said never happened, this will happen too if you have things in writing. 6. Move out: - In May, they contacted all my roommates and I, asking to take up the move out incentive (no longer responsible for rent or utilities) but everyone had to move out. I had a summer internship in Tucson so no one got the incentive, unfortunately. - In July, the girls who were moving into the place were asking to move in early. I was the only one in the house and the apartment kept messaging and calling me asking to move out early with the same move out incentive from May. - On July 14th, 2023, I was called asking to move out and offered an additional incentive, pro-rated rent for every day I was moved out early. I have this is text, too. I accepted this move out incentive and moved out on Monday, July 17th, ten days earlier than the lease's Wednesday, July 26th move-out. - From my security deposit, I was charged for turnover repairs including replacing blinds and lightbulbs ($15), additional cleaning charges even though in the deposit I paid a cleaning fee ($11.60). - After the security deposit was returned, I received no pro-rated rent, this comes to a total of $242.30 of rent that should have been refunded back to me. - Since September, I have contacted the office multiple times, again no email because they don't list an email address to contact, and only once was the phone answered, in a phone call in October. This was after nearly two months of phone calls. In this phone call, I was speaking to a manager, whose name I don't remember, and was told that I had been lied to by the company in order to move out early. Apparently, they cannot promise pro-rated rent unless it is approved by the homeowner, which this was not. I was told that because I had been promised this in writing, that I would be contacted again about the pro-rated rent that I am owed. - It is Christmas, I have not received the pro-rated rent of $242.30. Conclusion: Don't rent from this company because they will lie to you and their channels of communication absolutely suck.
