LOCATION/PARKING This is a prime location, about 10 minutes walk to Fry's/ ~2 minutes drive. I could walk to Banner main campus hospital or the university health science campus in about 20-25 minutes. I could take the number 6 bus to get to the main campus and University avenue easily after a few stops, or get to downtown just as easily with the number 6. Free parking up to 2 spots included with our lease. The parking isn't covered but you can use a window shade or there are a few large trees that can provide shade. NOISE Most of the tenants were also quiet and there were no frat parties within this complex. Or they were good at concealing it and I never knew . If you are looking at other nearby housing/apartments, they seem to attract a much rowdier crowd. THE HOUSE One of the main reasons I chose this location initially was that it was a very reasonable price, in a good location, and it was two bedrooms, two bathrooms. It is nice to not have your own bathroom, and if one breaks, you have the other to use until it gets fixed. One bathroom is attached to the master bedroom. The kitchen itself is cozy, perhaps a bit less than I personally would want, but if you don't excessively buy kitchen appliances you'll probably be fine. We fit a large microwave, small rice cooker, Keurig, dish rack, 6 qt instant pot, and magic bullet easily. Electric burners. Easily accessible breaker box in the kitchen area if you kind of know what you're doing (or can YouTube for help) if you need to reset a circuit. Extra perks: We had a nice little front patio area which I wish we took more advantage of, but we were always a bit too busy, and I am unfortunately a delicious tasting morsel magnet to mosquitoes. There is an additional storage on the back side of each housing unit, which can store a decent amount of stuff. I personally only kept a half-broken bike there, but it probably gets decently hot as it faces the setting sun. MANAGEMENT Bill, the landlord, was definitely a landlord who cares about the upkeep of the property rather than just trying to patch fix an issue after it crops up. He did regular check-ins every few months to check and change the air filter, and run a cleaning cycle through the washer and dishwasher. He was also easily accessible, and if something went catastrophically wrong, he addressed it in a very timely manner with whichever maintenance crew was needed to fix it. It was easy to pay rent via Zelle, and even when my bank did something stupid and sent a rent payment after I moved out despite me finishing my repeating payment sequence appropriately, Bill was very prompt to my text and sent the money back to me. Chase said as Zelle is a third party platform there's nothing they could do from their end (which makes me never want to use Zelle for anything but a one-time payment with trusted individuals). Additionally, he did not spring the all too common unchangeable and frankly BS "fees" that many landlords charge everyone when moving out. He outlined usual problem areas that can deduct from the security deposit prior to moving out, and was very fair with the final deposit. Bill is easy to contact, reliable, and an actually good person, which is hard to find with a lot of scummy landlords that are unfortunately all too common near a college campus. THE BOTTOM LINE I didn't even know this property had a Yelp page, but there's a reason it's rated so highly. If you're looking for a good property to rent with a good landlord and no drama, this is a perfect place.

Our friend said hands down Nicole Brule-Fisher When we first started looking we were thinking second house. We exchanged emails with Nicole and made arrangements to drive and look at houses. Nicole spent all weekend with us showing homes, connecting with other agents to give us more options. There was one house that was amazing that she was able to show us before it even went on the MLS but it didn't have a place for a pool. (sad face) Nicole showed us a bunch of houses but nothing we were ready to pull the trigger on (this is the beginning of October). So we went home and Nicole started emailing us listings. There was one house that we wanted to see but we couldn't get away. Nicole went out and face timed us for a walk-through. Since we were relocating there wasn't urgency on our end. We were looking for a turnkey house that hit all our must haves. Anyway, my husband was on a quick trip to Tucson and I was in California when I went on Zillow and saw this sweet fixer upper in a great area. My husband called Nicole to see the property. I guess she was unavailable because she told him Nick would meet him at the property. Nick was great - he's unpretentious, friendly and knowledgable. We wrote an offer on the fixer and with their recommendation added an escalation clause. Our offer wasn't selected but became the backup offer. Anyway, all the stars aligned when the first party backed out and we got news that the sellers wanted to accept our offer. woot woot! The fixer didn't have everything we wanted but the location was so amazing and the price low enough that we decided to take on the project to get exactly what we wanted. I honestly didn't think we were in that headspace when we started looking. I really liked working with Nicole and was a bit bummed that we got kicked to Nick. Life happens though - it was during covid so who knows why this happened. On the up side...We also really liked working with Nick. They both were great and have gone the extra mile for us - before, during and after the purchase. Before we closed, two turn-key properties came up on Zillowthat we absolutely loved. We made a trip out to Tucson just to be sure we were making the right decision with our "fixer" - We passed on them, but those houses were very tempting. Nick recommended contractors and inspectors so we could get things inspected during our 10 day inspection period. He really made this part of the transaction go smoothly. My husband and Nick did the final walk through. Nick was with us every step of the way. After the sale we got a notice from the city that we had a water leak. One of our neighbors saw the notice and called the listing agent who in turn called Nick. Nick called us and was kind enough to go to the property to turn the water off for us. The only area that I felt didn't go as smoothly as I would have hoped is with the lenders they recommended. There was some miscommunication that was really inconvenient especially around the holidays. I would highly recommend Nicole and Nick if you are looking to buy a property in Tucson. They are both professional, unpretentious, and know the area extremely well. It was a pleasure to work with them and we appreciate all their time and care.

I moved into a disgusting apartment and had to spend about 9 hours deep cleaning it. Also, they had cleaned all the carpets in the apartment except for my room, which had cat pee and feces everywhere. It also took them 3 days just to get me my keys! However, now that move in day has passed, I think that the staff and management is a little more reliable. Also, the amenities are really nice so that's a huge plus! Overall I really like living here; its just a tad bit expensive at times for the service you're getting.

The girl dropped out of college and was evicted but she traveled across 2 states with shot guns to hunt her down. Her current roommates not only aided her in helping track down my daughter but also let the girl move in and squat in her room. We have sent a police report along with photos and multiple emails, they will not let her out of the lease. They will only let her transfer to another unit. Obviously, my daughter is home and doing school online because there is no way she can go back. It is absolutely insane that these people rent out to college students. We paid for a full 6 months after she signed her exit notice and they're still threatening us. Few very important things you should note. -They are VERY fee happy Fee for parking your car in an uncovered parking lot where cars are vandalized. Fee for trash, another fee for trash pickup Fee for your apartment billing and other fee to pay the bill from your bank account! Fee for terrible internet service Fee for the package locker that you can hardly access They charge the residents electricity and water based on the complex's useage which somehow equates to paying 150$ electricity for a 300sqft studio apartment!? -packages are only available to pickup during business hours 9-5pm if you miss that window you CANNOT pick up your packages and also Amazon will not and cannot access the mail room after those hours so they CANNOT deliver your packages if it's not between 9-5. -The managers Ida in particular is very rude and absolutely does not care. -The property has homeless sleeping in the stairwells and by the pool on the couches there is no security here. -There is no locks on the complex gates I'm not kidding it's wide open no fob no key no number needed to enter the complex ... so homeless and street people come lurking and breaking into cars and apartments.
