    Here's why you DON'T see BAD reviews about Blue Fox Properties, LLC on other sites: their lease terms threaten tenants who leave any "degrading statements" on review sites for all of time, with a $999 fine. (see attached photo) Blue Fox Properties, LLC was hired by my landlord to take over management for a unit I've lived in for almost 3 years. They tried to get me to sign a new lease with a defamation clause (see photo) that is a violation 1st Amendment Rights to Freedom of Speech and of the Consumer Review Fairness Act, known as "chilling speech". When I questioned this, and refused to sign it (after consulting with a licensed Arizona attorney versed in tenant rights), they doubled down insisting that their contract was written by a top lawyer and not problematic, nor would they remove the clause. A staff member verbally explained they used it to control their tenants' behavior. Um, that's highly problematic. Additionally, they wanted me to sign other terms in the lease that would cause me to PERJURE myself. When I refused to lie on a legal document, they continued to double down that I had to sign it or move out. I was an excellent, clean, respectful tenant who pays rent the 1st of the month for almost 3 years, and Blue Fox pushed me to the point of moving - even though I didn't want to. At least if I can help someone else by speaking out here, then it'd be worth some of the tremendous stress, loss of income I faced as a solo, small business owner, spending hours trying to get Blue Fox's staff to do the right and legal thing. -------- Also: Blue Fox refused to do a Property Inspection with me to ensure the condition of my unit would be fairly assessed upon move-out, insisting just "take their word" that it would be. Blue Fox added $80 in monthly fees on top of my (over market rate) rent that I couldn't decline. Like a "Resident Benefit Package" for $35/mo that included the "privilege" of using a portal to pay rent and submit work orders online, and have access to their Emergency Maintenance Hotline. (P.S. Their cost for that software is $3.10 per month per unit). Note: if you want to simply pay rent by check, they charge you a $25 processing fee each time. (see screenshot) ------- In conclusion: My landlord ended up firing them because they backed me into a corner of submitting a move-out notice. Blue Fox's treatment caused measurable harm to my life and livelihood, and I would never rent a property or do other business with the Blue Fox in the future, as I'm sure they want nothing to do with me now either. When you see whatever defensive or watered down response they may try to reply to me with, just look at the lease terms I attached. Who they are and what they stand for is in black and white. ------ For reference, here's the exact language of the Consumer Review Fairness Act, which states that contracts between sellers and consumers (before they even use a product or service) can't prohibit negative reviews: The Act generally makes provisions of form contracts between sellers and individual consumers void from inception if the provisions: (1) prohibit or restrict individuals from reviewing sellers' goods, services, or conduct; (2) impose penalties or fees on individuals for such reviews; or (3) require individuals to transfer intellectual property rights in such reviews. The Act also bars sellers from offering form contracts with such provisions. The Act contains certain exceptions, including for contract provisions that bar the submission of confidential, private, or unlawful information.

    Carpets cleaned by professionals, home wasn't even close to this clean when we moved in.

    BEWARE!!! Terrible rental company, impossible to talk to someone on the phone. They make it extremely hard for you to talk to them on your own time. We lived in our house for 2 years and nothing but issues with these people. They ripped us off for almost $500 on our deposit. When we first moved in, the water heater was completely broken and needed to be replaced. When asked how our kids were supposed to have hot water. "They suggested we take our kids and stay at someone else's house till they fixed it." Do not understand how this company is still In business. They charged a carpet and cleaning fee. Even though we had the carpets professionally cleaned ($300 out of our own pocket). DO NOT RENT FROM BLUE FOX!! They are all about your money and will scam you however they can. Pictures posted were taken after move out. Clearly everything was in order for the next tenant.

    Property owner here - my experience with Blue Fox includes gross incompetence and/or possible criminal behavior - it's hard to tell which it is. For starters, it's impossible to get in touch with them. On the rare occasion you do get in touch with someone you'll be asked if you're an owner or a tenant before being connected to the person you asked for. Weird question when you asked to speak with someone specific, right? It turns out your status as owner or tenant determines whether the person you're asking for is available. Why? Well, they don't want to talk to owners because you get in the way of the money they send to their network of cronies who do unnecessary work and/or no work whatsoever, both of which I have experienced. Take a look at the small print in their contract where they are legally required to inform you that Blue Fox owner Steve Schultz also owns repair businesses that he passes money to via rent received from your tenants. Some examples: a Blue Fox provided handyman was supposed to repair an irrigation leak for which they charged me $460. When my yard maintenance crew showed up for their monthly visit (not associated with Blue Fox), they sent me video of the old irrigation components still in place but with the main water line turned off - that's how the leak was fixed for $460. When I contacted the handyman with evidence provided by my maintenance crew, he said someone must have found the old hardware and reinstalled it. (Yes, he actually said that.) And Blue Fox did nothing about it - I lost the $460 along with several expensive trees and shrubs that died due to lack of water. Blue Fox also ignores their contractual obligation to inform you of non-emergency repairs in excess of $500 - they just send your money to their buddies. When you call them on it, they start splitting the invoices so the same contractor on the same day will charge you for three $400 repairs rather than a single $1200 repair that would require your approval. Blue Fox claims that each individual handyman task has its own invoice, so you'll almost never hit that $500 threshold and you can again watch your rent dollars flow from your tenant, straight past you and directly to their network of cronies. Finally, they don't pay the owners the tiny amount of money that is left after paying their buddies: I am still waiting for payment to my bank account for my portion of two rent payments (allowing for management fees and reserve account), one of which was received by Blue Fox nearly six weeks ago. Somehow Blue Fox has been paid from those rent payments, so why haven't I? In short, if you are a property owner I strongly suggest you look elsewhere for property management.

    My experience with Blue Fox Properties LLC. Keep reading, I am suing them. Please see attached photos for full review as Yelp has a character limit. On 10/22/22 I legally terminated the contract with this company as my family and I were tired of the condescending and unfair treatment from management. As per the contract, I paid the amount of $3890.00 USD to terminate it. I turned the keys in to the company a day prior, on 10/21/22. As per our legal contract "Landlord/Agent will provide an accounting and any refund due of the security deposit within fourteen (14) business days of Tenant's termination or expiration of this agreement, return of possession and demand by Tenant." I did not receive a response from them until 12/02/22 which is 30 business days (41 days) later and a violation of their own contract. I also requested to be present for the final inspection but the company failed to notify me when it would be done. As per our legal contract "Tenant may request to be present during the move-out evaluation." In the final letter Blue Fox Properties sent me on 12/02/22 they added a list of fees that they subtracted from the security deposit and ledger balance. The security deposit was for $1495.00 USD and the ledger balance was for $69.52 USD, totaling $1564.52 USD. See list of fees and explanations in attached pictures. In addition, they also sent me an invoice for landscaping services that were completed 11/28/22. The invoice was for $340.00 USD. Keep in mind that this was 37 days after I moved out. Weeds don't grow in 37 days? The wind does not bring any debris to the property in 37 days? They also sent me another invoice for $99.00 USD for carpet cleaning. I hired Steamy Concepts, the carpet cleaning business you advised me to hire. They cleaned the carpets at the property on 10/21/22. Please see attached receipt. They also charged me an additional $155.40 USD cleaning fee. Tenant response: As I had mentioned above, I cleaned the property before turning in the keys and I have the pictures to prove it. I have attempted to serve the defendant Blue Fox Properties LLC by 'Certified Mail, Return Receipt' and USPS has left multiple notices of attempted delivery but Blue Fox Properties management does not want to be served as they keep hiding/ignoring me, USPS and the law. The tracking number for the Certified Mail letter is 7022 1670 0003 2572 1858, these details can be confirmed on www.usps.com. I believe they have no intention of being served. Now I have contacted the Constables at Pima County to serve the defendant through them instead.

    We tried to schedule a showing for a home we are very interested in renting and moving directly into, but upon reaching out to contact them, their only advice was to "have a local friend or family member" take us on the tour... yikes. The home has been sitting available since July and it's now October. As a home owner who uses a property manager I would sure be bummed if someone wasn't willing to do a virtual showing and I was losing $2000+ a month while paying them to manage my property... also raised a red flag for the quality of service renters would get should the house need attention... whelp, on to the next home to view, I guess.

I wanted…read moresomething local but also an agency that had longevity and, of course, good reputation/reviews. I recognized early that given the sheer impossibility of satisfying all tenants, or owners, no property mgmt company is going to have higher than a 4-star average. And then I came across R.A. with a solid 4+ star average. As I read through dozens and dozens of reviews (here and other platforms), there were a couple of managers themselves who stood out. One was Laina (who turns out to be a supervisor) and the other was Irene. My first inquiries (whether to retain them, what I need to know to be a good LL, and what to watch out for) were directed to Laina as I was preliminarily curious about their management style, prerequisites, and costs. I was especially concerned about the tenant vetting and application process. Laina was extraordinary - always easy to reach and never rushed me in my relentlessly probing questions. I was impressed by the guarantees and the no-commitment promise that RA stands by as well (that's confidence!). Once I had finally settled on RA to manage the house I had purchased I was fortunate to be assigned to Irene. She is meticulous, punctual, responsive, demanding, patient, persistent, and somehow still manages to accomplish all that with good nature. I wouldn't want anyone possessing less than every one of those standards to be responsible for supervising my home. She is also accessible by direct texting and email and has always responded within hours if not minutes. When I thought my house was ready to be listed Irene stopped by to lend her critical eye. I kid you not, she found 15-18 things that needed fixing, cleaning, removing, painting, or installing. And fair warning, many of those issues are deal-breakers for RA (refusing to publish my rental until they were fixed). However, their high operational standards translate into presentability. It took me, plus a hired handyman, almost 2 weeks working every evening and wknd to get the entire list finished... and it made a world of difference. It's remarkable what "you can live with" vs what is appropriately marketable. R.A. was running a summer retainer special of $599 that included all of the above and also professional photos for the listing - on par with the industry. The $99 flat fee/month for management was another selling point. There are a couple of companies that will manage for slightly less (e.g., $75/mo) and a couple that charge a flat 10% per month no matter how high the rental price is (which is ab$urd). RA's costs include two random inspections/year, the dreaded eviction scenario, and it places them between you and the tenant as the primary contact for all things - from complaints, to rent, to repairs. Once you've hired RA, you'll get a monthly newsletter and occasional articles about being a "landlord" and about market conditions in your metro area. They are loaded with helpful tidbits and illuminating graphics. Note: rent is typically due from the tenants on the first of the month but the transfer to your bank account will occur on the 10th or 11th of the month so digure how to float your mrtg payments accordingly. There is a bricks/mortar location just north of Campbell/Ft. Lowell and that was also important to me - to lend legitimacy to the company. It is modest, with basically a front desk and small office but it's staffed by a receptionist M-F from whom you can get sample documents and preliminary questions answered too. At the end of the day, property management is 30% fees/costs and 70% skilled diplomacy -- between owner/Mgmt and between tenant/Mgmt. You need to have those relationships working smoothly, precisely because of the inherent friction points that they so easily generate. In Laina and Irene RA's mgmt team does a tremendous job navigating each.

Once you move in, it becomes almost impossible to get in contact with management. When our AC went out during the summer, our apartment reached 101 degrees and stayed that way for a week. We were not offered a hotel or any temporary solution. We ended up paying out of pocket to fix the AC ourselves, and nothing was deducted from our rent to compensate us. When it came time to move out, communication became even worse. They ignored calls and messages, making the process unnecessarily difficult and seemingly trying to force us to continue paying rent for additional months. Safety is also a major concern. There are frequent break-ins, especially in the laundry room. Strangers regularly attempt to enter the property. I've witnessed ongoing fights, drug activity, and needles and other dangerous items left on the ground where children play. Children are often left unsupervised at the pool. This is not a safe or family-friendly environment. Management is dismissive when concerns are raised. I personally saw a neighbor assaulted by another resident, and nothing meaningful was done. Instead, it felt like management targeted and pressured residents who spoke up. The facilities are poorly maintained, safety is ignored, and the only thing that seems to matter is collecting rent. I would strongly advise anyone considering renting here to look elsewhere.

    I would like to be fair on this review. To start they either have no idea of the Tucson market or…read morethey flat out lie to get your business. Before I signed, I was told they would be able to rent it for X amount, granted I did think it was a little high of an estimate, but after three months they wanted me to lower the price by a whole 1/3 of what they promised me they would be able to rent it for with their "analysis". I will say they are friendly and responsive. However, they did ask me to do some repairs and improvements to help get it rented and I agreed but for their recommendation I was charge $150 to hang 5 paintings. I am an engineer and I do not even make that much, even giving them the benefit of the doubt for an hour of work at most I was shocked. Another fix they suggested I agreed to and made payment but three months later it was never even touched. Also I had the house professionally cleaned before handing it over but they kicked it back to there cleaners and charge me for a full price for a cleaning (not to mention they tried to charge me for an extra cleaning before I called them out and got a refund). They have a pretty hefty up-front fee of ~$700 that they said would go to photos and marketing, but I question if they spent even half of it on what they said. Finally, I asked them multiple times to list the property on AirBNB which they told me at signing they would, but they never listed it even after multiple request. In the end of everything they took ~%50 of the booking after all they are fees and services.

    If you are renting, insist on seeing the lease before you give them Earnest Money or an application…read morefee. You may be very surprised by the number of fees--fees in addition to the rather hefty administrative fee. Also note the language in the application: if you decline, for any reason, you forfeit the Earnest Money. So ensure that you see the lease first. If you want to see a copy of the lease, contact me. Nicole spent all weekend with us showing homes, connecting with other agents to give us more options. There was one house that was amazing that she was able to show us before it even went on the MLS but it didn't have a place for a pool. (sad face) Nicole showed us a bunch of houses but nothing we were ready to pull the trigger on (this is the beginning of October). So we went home and Nicole started emailing us listings. There was one house that we wanted to see but we couldn't get away. Nicole went out and face timed us for a walk-through. Since we were relocating there wasn't urgency on our end. We were looking for a turnkey house that hit all our must haves. Anyway, my husband was on a quick trip to Tucson and I was in California when I went on Zillow and saw this sweet fixer upper in a great area. My husband called Nicole to see the property. I guess she was unavailable because she told him Nick would meet him at the property. Nick was great - he's unpretentious, friendly and knowledgable. We wrote an offer on the fixer and with their recommendation added an escalation clause. Our offer wasn't selected but became the backup offer. Anyway, all the stars aligned when the first party backed out and we got news that the sellers wanted to accept our offer. woot woot! The fixer didn't have everything we wanted but the location was so amazing and the price low enough that we decided to take on the project to get exactly what we wanted. I honestly didn't think we were in that headspace when we started looking. I really liked working with Nicole and was a bit bummed that we got kicked to Nick. Life happens though - it was during covid so who knows why this happened. On the up side...We also really liked working with Nick. They both were great and have gone the extra mile for us - before, during and after the purchase. Before we closed, two turn-key properties came up on Zillowthat we absolutely loved. We made a trip out to Tucson just to be sure we were making the right decision with our "fixer" - We passed on them, but those houses were very tempting. Nick recommended contractors and inspectors so we could get things inspected during our 10 day inspection period. He really made this part of the transaction go smoothly. My husband and Nick did the final walk through. Nick was with us every step of the way. After the sale we got a notice from the city that we had a water leak. One of our neighbors saw the notice and called the listing agent who in turn called Nick. Nick called us and was kind enough to go to the property to turn the water off for us. The only area that I felt didn't go as smoothly as I would have hoped is with the lenders they recommended. There was some miscommunication that was really inconvenient especially around the holidays. I would highly recommend Nicole and Nick if you are looking to buy a property in Tucson. They are both professional, unpretentious, and know the area extremely well. It was a pleasure to work with them and we appreciate all their time and care.
