Blue Fox Properties is a scam and will take your money unrightfully. There are a lot of properties listed but unfortunately they don't have enough people to keep up with and communicate in a timely manner. You'll save time and money if you don't do business with blue fox properties. They don't answer phone calls, take forever to email back, and can take down listings even after submitting application. My roommates and I completed and submitted applications and blue fox took down the listing down the next day after taking our money. The only way I found to communicate with them was by going to their office 7382. I am home owner and was looking to hire BlueFox to rent out my house. Sylvia White was great, however rest of the staff turned out to be unkind, inappropriate and hot-headed. I have decided not to hire BlueFox after what went down with Heidi and Debbie. When I went back to my house to take two boxes, Heidi was at my house and profusely complained. Heidi did not greet me with respect nor communicated expectations, not offered a helping hand. Heidi took pictures of my personal belongings *without my permission* to show the few boxes I had at my house when she was supposed to take marketing pictures and the house is 99.99% cleared! The marketing pictures and videos could have easily be taken from different angles minus the boxes. But she did nothing but complain. Debbie seemed to see no wrong on how Heidi behaved, and this is where I have to draw the line. BlueFox is not client and customer service oriented. No wonder they have such low stars. And I'm sure someone from this company will respond with some good answer as to why I'm in the wrong and they did their part... husband and I submitted an application for a home and another person submitted theirs before us (which happens so I get that's normal) so I called and asked to have it switched to a different home and Meghan told me no one applied yet. I sent her an email within the hour and received a response saying someone applied 10 mins before SHE got to my email. I verbally told you on the phone to switch it and you need it in an email? I had a completed application since the 13th of may and you need an email? I thought the "policy" was first completed application. Theirs was a brand new one and ours was 100% completed. Not to mention she's so unprofessional and seems to want to hurry you off the phone when you call. This is YOUR job and we're spending money on a rental least you could do is make us feel like you're helping us. Long story short husband and I went with first key homes where we finished an application the listing agent called immediately to tell us he'll hold the property for us. ALSO If it's first come first serve it should be by what you call "completed" ours had no issue and the person who applied 10 mins before I sent an email still needed a co signer ... PATHETIC how is that "completed" Pathetic. Also was never told about getting a refund for not running any of our information either.... DO NOT RENT FROM THIS COMPANY. One of the worse companies I've ever tried to communicate with. Phone calls/ voicemails along with emails are never returned. As a home owner I would never hire this company, if you look on Zillow you will find that they have numerous properties for rent that have been on the market for 2-3 or even 4 months with zero contacts. Beware of this company! I just got through reading all the negative reviews, and our experience with blue foven more extremely insane and unorganized than any of the reviews I just saw here. After renting a two bedroom condo for almost 8 years, I was able to buy my very first home so I tried to get a hold of blue fox to see if they would let me out of t lease just three months early. I started trying to get a hold of them six months before the end of my lease. This involved letters written to them thru email, regular mail, we even drove 19 miles to their office and they would not come to the door. They told us we could not move without paying a $650 lease break fee, so after vacating the apartment at the end of August, paying to have it cleaned, and telling them it was empty and ready to rent (we even found someone interested in moving in right away, but they would not get back to him either)... We paid them their lease break fee September 1. They also kept our security deposit that I paid in 2014 and said it was for cleaning fees! The apartment is old and in bad shape and has 20 year old carpeting anyway. Well a month goes by and they have the nerve to mail me a letter in the mail saying I owe the last three months rent of this year and that they have no record of me paying their lease break fee. Fortunately I kept diligent records and I do have proof that I paid it. They are now advertising the empty apartment for $130 more per month than I paid. I hope they get it. And I feel sorry for anyone who moves in here and has to deal with this shoddy management company!! read more

I rented from them for about 2 years and ended up having to move out early due to the condition of the property. Among many other things, I was forced to live with a 3ft x 4ft hole in the bathroom wall for 5 months. Instead of prioritize repairs, they raised my rent by $75. I finally followed the property mgrs recommendation to move out and was returned my full deposit due to breach of lease. I was assured that it would not reflect negatively on me as a tenant. From day one of move in, management did everything they could to avoid responsibility for repairs. Two years later, with a shortage of decent and affordable rentals, I decided to chance on them again hoping there would be different mgmt. Upon submission of an application for a rental I was interested in, I received a denial of application titled "Adverse rental application" based on a written in reason stating "past rental history." Lol! that's how unjust, invalid, and illegitimate their reasoning was. They refused to give an explanation (since there is none).. which is a civil rights violation based on retaliation. I have been attempting to contact Blue Fox for at least a week now, leaving a message on 11/25/19 with two specific questions. I thought by leaving a detailed message with my questions regarding the rental property this would assist in expediting the information...Blue Fox employees could simply leave a message with the pertinent information I was requesting on the property. Granted, there was a holiday in-between this time, however... Finally, I receive a response today (12/2/19) with a voice message "calling to return the message you left us. If you have any questions, please give us a call back"...without any information related to my two specific questions regarding the rental property. Returned that message within 5 minutes and no answer on Blue Fox's end. It's comical at this point. I am interested in potentially renting property they are managing but are they interested in providing customer service to actually lease out their client's property? read more

If you have a property of real value--historical, and/or architecturally designed--don't give them a second look. Blue Fox may be OK if you've got one of Tucson's abundant McMansions. The company's name is a giveaway; they've unintentionally labeled themselves with a close parody of the signature faux-professionalism of D-list MBAs. They'll promise they can provide a careful, responsive, and self-reliant management service. Instead, you'll get the service equivalent of a Walmart greeter. It's an understatement to say that two of the three property managers I worked with, during two years, were under-qualified for their positions. Each demonstrated an inability to be proactive, or intelligently address mundane issues autonomously, despite being given a wealth of relevant information to deploy. I spent quite a bit of my own time repeating basic information and hand-holding through elementary problem-solving. (Now, get your CRM bingo card out and watch their response tick off all the predictable boxes: a poison pen apology, followed by an ad hominem attack couched in procedural/contractual language, and ending with an expression of confidence in their core value proposition. *yawn*) This is a management service that's unable to manage. read more

They do not help with certain disabilities and Pamela (of Tucson, AZ) refuses to answer questions when a tenant is trying to pay his monthly rent but refuses rent monies because she wants to charge tenant for his ESA. read more

Have rented and renewed lease three times, been at this home for about 5 years. Forgot to change automatic payments withdrawal to the new amount so there was no payment withdrawal. Immediately received an eviction notice and $112 in late fees. You would figure that after 5 years of on-time payments they would accept the mistake... nope. I wished I had read reviews before renting from BlueFox, and unfortunately for us what I read about them 'stealing' security deposits came true for us as well. We had a pretty frustrating experience from start to finish. This is my second 1 star review out of 360, and this place deserves the star. The lady who showed us the property could not have been more disinterested, and was just on her phone and told me to walk around (which was very different from other realtors who walked us around and highlighted things about their houses). We liked the house though, so decided to rent it anyways. Upon move-in, the only person we could contact was the receptionist, who was only good for trying to get us off the phone and could've just been replaced by a voicemail that went nowhere. Whenever we had a question, she definitely had no clue and the property manager was NEVER in or available (though sometimes I heard her in the background). They failed to provide us with garage remotes, key to the front gate of the house, and keys to the facility of the complex (?!), and were puzzled when we asked for these things. 2 years later, I literally have never spoken to the property managers on the phone, despite trying numerous times. The thing that rang the most alarm bells as that the property manager REFUSED TO DO AN INITIAL WALK-THROUGH with us. And of course when we finally moved out, they withheld a large portion of our security deposit for items that were broken or misplaced prior to us moving in. I should've written everything up clearly myself and sent an electronic copy over or something. you live and you learn. (though I have read online that even people that did that with BlueFox still didn't have their security refunded properly) They're also pretty bad about repairs. There's a broken window we mentioned a few times on move-in that well, is still broken 2 years later. When a lock had to be changed, we had to remind them a few times even though each time they said "someone is coming." Awful awful service, you would think these people weren't getting paid. Whether you are the owner or the renter I would stay clear from Bleufox Properties. Our experience with them was a nightmare! We moved to Tucson over 2 years ago and found a home that we leased from one of their properties. Within a few days of us moving in the toilets flooded the bathrooms and then the nightmare began. Day three the air conditioner broke, and it took almost 2 weeks in the heat of June to fix. The owner was reseanable and paid for a few nights at a hotel. We noticed when we moved in that the salito tiles were dirty and they needed to be refinished. Debbie the property manager kept ignoring emails on the floor. And when we moved out she tried to charge us the refinishing charge of the floor $1500! We filed a complaint and went through the dispute process which is a joke as it is done by their own staff. We still ended up paying half of the $1500. They charged for so much so they could keep the deposit. It was nonsense. There should of only been one charge for the shower door as I slipped and feel and cracked the door. We paid $600 for the house to be cleaned which included the floors and they still charged $100 for the kitchen tile which was cleaned by their cleaning company that we paid for. And much more charges that were just wear and tear. It is a 40 year old house that needs updating and they are making the tenants pay for the upgrades with their deposits. So moving out was a nightmare. Now back to the 2 years of living there; from the air conditioning going out, to the bonus room with no air conditioner, which took most of the summer to have them finally but a wall air conditioner in, to cochroach infestation, the fridge and freezer(they are sub zero, so they needed a specialist) not working properly for a year and they kept sending the same repair guy who was cheap and had no clue what he was doing and causing the owner to keep paying him. After a year and me complaining over and over again that he had no clue what he was doing and we lost over $1000 in food. They finally sent out an experienced company who fixed the problem in less then two hours. I should of just contacted the owner. I felt so bad as they probably paid that guy allot of money! Infact, they hire the cheapest companies to fix things and they are never done right, costing the owner way more then if they were to hire a more experienced company that cost a little more. The list goes on and one with problems. Debbie was a horrible property manager, took for ever to respond to emails, never answered her phone or return your phone calls. Was nasty and unprofessional in her emails. We were lucky for a bit when she was moved to another position and Tia replaced her. That was when we were finally listened to and the freezer and fridge were fixed. Tia was ontop of things and it was finally going smoothly. Then she left the company and low and behold who was back Debbie. So when our lease ended we definitely were not staying another year! No suprise she tried taking all of our deposit. So bottom line!! If you see Blue Fox Properies as the management company ..run and find another house to rent. If your an owner save your money and headache and use another property management company!! read more

To make a long story short, Debbie, who I assume is the leasing manager, treated my roommate and I poorly the entire time we were in contact with her. We ended up getting denied for the rental we had applied for, which at the end of the day it is what it is, but when we asked for clarification for our denial all we got was the runaround. When there was immense confusion on what was going on, Debbie was completely dismissive and rude and refused to clear up any confusion that we had. This is the business of people, you would think they'd want to help people and to give them the answers to their questions, but they actually do not care. It says on the denial letter that if we have any questions to contact them, but that is clearly just a faux statement. Yes, we wish we hadn't been denied and got the place we wanted, but at the end of the day, I know we have to accept that, but I just wish we could've gotten our confusion cleared up instead of being treated with disrespect. We really didn't think it was a lot to ask for honestly as it is a basic right to ask questions in regards to our denial. To be quite honest, we are happy we got denied because we saw their true colors on how they treat people and clearly by some reviews of people who had rented with Blue Fox, they also treat their tenants poorly. Honestly, good luck getting moved in to one of their listing. I am happy my land lord SEPERATED from their services when he did, otherwise I don't think I would have moved in when I did last month. They will tell you to apply and that if you don't get approved that you can use that fee for another of their listings. That was a major scam. Our first rep Debbie Hightower was constantly rude when ever we dealt with her. The owner of the home decided to sell the house and Blue Fox passed a lot of their cost to us for getting the home ready for turn over. We've tried disputing this without any resolutions. They keep telling us that we have to contact the owner of the house to get a refund even though we had no direct contact with them through out our two year lease. According to the staff the fund are held by the home owners and not in a separate account, so if you are ever in my situation they will just pass you off and tell you that it is out of their control. We have been renting from Blue Fox for nearly 3 months and anytime we've needed something from them it's been nothing short of a hassle. I have a property manager, Sarah M., who does not return my calls. I have to call the office and HOPE the receptionist answers the phone- because she has no problem getting in touch with my property manager and relaying any needed information. I ALWAYS have to call to get information, even though I am told they will call me back or I ask for a call back when I leave a message. Just poor communication- I'm mostly left to figuring it out on my own. I really try to avoid having to contact the office at all, which to me, is unacceptable, given all of the extra fees I pay to rent from them. They are unprofessional and unsatisfactory. read more

I've been a landlord of multiple properties for almost 20 years, so I'm writing this review having had plenty of experience with house rentals and maintenance. Based on that, let me offer some facts, opinions, and advice. Blue Fox has a 2 Star rating on Yelp. There is a VG reason for that. I suggest that you read some of those negative reviews... I wish I had read them before I signed on with Blue Fox. Now that I've read them, I can relate to many of those negative comments. If you're a perspective tenant looking to rent through B.F., I recommend you look elsewhere. However, if you're determined to work with them, beware! Take the contract home and read it carefully. Watch out for surprise costs and penalties. Be aware of their furnace filter replacement program at $29 per month. Blue Fox benefits from this, not you the renter, nor the landlord. Make sure the house is move-in ready before you move in or it could be months before things are repaired. (Trust me on this.) Make sure you do a walk-thru with a Blue Fox rep before moving in. Be sure to take pictures and document everything. ..and don't lose your copy. Please note, they are not the best communicators, nor are they good with following-up, so you may have to be proactive to get things done. When you eventually decide to move out, be sure you and a B.F. rep do a thorough, well documented, walk through with lots of pictures so you don't get charged incorrectly. If you're a Landlord, beware! 1) Blue Fox doesn't have your best interest in mind. Yes, they'll collect the rent and pay you your portion each month, but they are not very good with communication, work requests, managing their repair contractors, follow-up, pricing of repairs, etc. Due to their lack of competence, I had to coordinate almost all of the repairs for my new tenant including things like: clogged drains, replacement of faucets, garbage disposal, ceiling fans, smoke detectors, outlets, roof shingles, washer and dishwasher replacement etc. When B.F. sent someone out to give me a roof repair estimate, they gave me an estimate about 4 times higher than what I found on my own. (I paid a local professional roofer $175 instead of $654). I told B.F. about their contractor's outrageous price, but it fell on deaf ears. 2) Your contract with Blue Fox will "automatically" renew annually unless you notify them that you want to cancel. If you miss their Email notice, or they don't send it, or you don't reply soon enough, the default is, "Your contract will be renewed for another year". 3) The contacts states in Section 3J: "Agent may make or cause to be made repairs and alterations, purchase supplies and pay all bills for Premises" and in Section 3K: "Agent will contract all labor required for the operation and maintenance of Premises". That's fine, however, if THEY fail to adhere to those terms, and if you decide to fire them for "just cause", they will hit you will a cancelation fee "equal to the difference of the monthly rental rate and the sum of the management fees already paid" (Section 22). I agree with this policy IF the landlord breaks the contract because of personal reasons, but in my opinion, if a management company fails to do its job, it should not be compensated for failure. 4) Don't expect any follow-up from Steve Schultz (the owner) or his management team. A few weeks after I canceled my contract with BF, I tried to follow-up with the owner, Steve, (with copies to some managers) to explain in more detail why I canceled it. Unfortunately, he ghosted me and wouldn't return phone calls or Emails; not very professional. Note: I couldn't stop over to discuss in person since I live almost 2,000 miles away. On this Thanksgiving weekend 2021, I will now add one more thing to my list of things I'm thankful for: I'm thankful I don't have to deal with Blue Fox anymore. read more

So I am currently sub leasing a room from a tenant of this company. I was unaware that I was not allowed to move in because I was not in the lease, my agreement was verbal and only supposed to be for a few months (month to month). My current "landlord" who is renting the property to me has been telling me that the property management company (blue fox) is going to have me, my animals and vehicle physically removed because I am technically not supposed to be living here as I just found out about a week ago. There was a mailed notice regarding my car being parked on the street which is an HOS violation I later found out.. So I called Vanessa and Gina at Blue Fox to get some answers. When I moved in I was unaware my landlord was months behind in rent and NOT ALLOWED TO HAVE ANIMALS or any tenants who are not on the lease. I was paid up for the month already and have 2 animals in my care, so I was unprepared to have to move at a moments notice. I tried calling several times to explain the situation and was completely disregarded and Gina refused to even speak to me. I just wanted some answers. I was told by my current landlord that this company was going to have me forcibly removed TODAY and my vehicle towed. I was completely unaware that I was not supposed to be living here. Gina was beyond rude to me saying "I don't know who you are, and if your not on the lease I have nothing to say to you". She told me if I have an issue then I need to take it to court cause it's "not her problem". After asking several times with the same response she hung up on me. I had to call back and block my number to get anyone to pick up the phone. I just wanted some answers on whether they were going to tow my car and have me thrown out. I'm paid up on rent and utilities, and feel like I've been completely taken advantage of. I'm now aware now that under my landlords lease I technically cannot live here with my animals because I'm not on the lease. The way that Gina and the staff at blue fox treated me was beyond unprofessional and downright rude. I did NOT end up renting from this company but they were the best rental experience I have had!! We have been trying to find a home, in the middle of COVID for a few months now. I had contacted almost every rental company in this town and could NOT get a call or an e-mail back. It has been an absolute nightmare because we are on a time crunch, rental rates are incredibly inflated right now and we could not get any answers from any property managers. Blue Fox had a home that we were just in love with, we filled out an application but since they are a first come first serve type of company, we did not get the home. Vanessa the rental agent who was working with us offered to move our application over to another property. Our second choice had also already been rented. We were pretty disappointed, but Vanessa was polite and helpful the whole time. We were unable to find any other property that suited us at the time so she offered to refund our application fee!!! We will continue to check their site for properties and are hopeful that we will find one that suits us. Home Owners Beware of Blue Fox Properties. I trusted Blue Fox properties to manage my property. They failed me miserably. I'm placing this article so other Home Owners will not enlist Blue Fox Properties services. So far the repairs to my property is $11,000 and counting. As of this writing my house will be off the market for 3 months due to the repairs, maybe more. I hired Blue Fox Properties 4 years ago because they had a 5 star rating on Yelp. Since then their ratings have dropped severely. (2 Star) In September of 2021 I requested a walkthrough of my property. After several emails with Blue Fox I was told that a walkthrough was completed in January 2021. I requested the data of that walkthrough and was told the data was not available. Blue Fox claims they did a walkthrough in January 2021. A skype walk through. Another Blue Fox employee also claimed they had an employee do the walkthrough in January. So I was being lied to. On October 26, 2021 I was told by Blue Fox the tenants were moving out so I elected to do the final walkthrough myself and found my house destroyed. There have been years of accumulated damage in my house. The smell of urine was so bad my eyes water and I can only stay in the house for a few minutes at a time. The carpet is multi colored from paint, torn and full of urine and feces. There are holes in the walls and doors, the toilet was broken. Every room has problems!! Even the closets. The electrical isn't working in parts of the house. The list goes on and on. How can people live like this and how could Blue Fox Properties have allowed this to happen? I found that Blue Fox wasn't managing and taking care of my property. I have rented this house for over 20 years and in all that time I have never have had such a horrible mess, a nightmare. As stated before "I trusted Blue Fox Properties to manage my property and take care of it" I'm very upset that Blue Fox Properties had let this happen. Home owners beware of Blue Fox. If you are looking to use Blue Fox DON'T, If you are using them I would recommend not staying with Blue Fox. Response to Steve's comments: Steve in the 2 and one half months that I requested a walk through, NO one at Blue Fox commented they could not get in because of COVID. On top of it all, today I lost my keys while donating boxes, pushing me to my limits. It is very hard to get ahold of the bluefox office itself since they are working remote right now, so I felt very helpess. Then Natalia gave me a call back and provided me a direct line to her, so I no longer was left helpless to the answering machine. She got an emergency appointment set up for me at no charge. From a Landlord side of the business they do a great job of managing my property by making sure the home is cleaned before renting, great at marketing, screening prospective tenants and making sure rent is collected in a timely fashion. We only rented with them for a year. The move out was horrible. I contacted them through via email and left them voice messages. I wouldn't here from them for days. I gave a 90 day notice through, no response. I finally hear from them at 30 days prior to move out. They only contacted you through email it seems and it take forever for a response. We had a huge deposit of almost $1300. We only got back $500 something. They charged us for light bulbs when I put in the same bulbs they had when we moved in when we left. (I put in expensive bulbs). They charge 650 for carpet and cleaning. We left the house in great condition. I'll never recommend them to anyone. BEWARE OF THESE SCAM ARTISTS!!!! These people will have you move in to a place that is not cleaned and when u move out they will charge you for the cleaning fee witch is 320$. I have endless emails of them not cleaning the place correctly, also they never fixed the stove and the owner feels like it's ok to show up whenever they want without notice! I would avoid any property these people manage. They don't take care of anything. Their handyman is a joke. read more
