My son lived at one of their properties his senior year at the University of Arizona so I know first hand that Tucson Integrity Rentals is incompetent and unresponsive. They will not answer the phone and will not return messages. The repairs they make on properties are band aids that normally fail. Unfortunately, TIR knows they can offer terrible service and still stay in business because there's a new group of students every fall who aren't aware of TIR's poor service.....but maybe all these negative reviews will save a few kids from making a mistake.

The walls are extremely thin, and I experienced hot water running into the toilet for most of my lease. Maintenance was contacted and attempted a repair, including drilling into the wall, but the issue continued and resulted in orange staining in the toilet. Beginning around April, the water also developed an unpleasant odor that affected the apartment. I reported the issue to maintenance, but it was not fully resolved. There were also frequent mandatory apartment showings with only about two days' notice. This occurred multiple times and became disruptive, especially since there was little to no communication or follow-up afterward. Additionally, my AC unit leaked water for approximately a month and a half after I reported the issue, and no one came to inspect it during that period. Management also began asking about lease renewal only a couple of months after move-in, which felt premature. The security cameras appeared to be unreliable, the vehicle gate frequently had issues, and I also heard reports from other residents regarding roach problems. Overall, my experience involved repeated maintenance concerns, poor communication, and ongoing property issues. Based on these experiences, I do not believe the property was worth the cost or inconvenience, and I would recommend prospective residents consider other options.

Hopefully you aren't in the shower when this happens! This would happen so often that I would lock my doors in a specific way to see if they had come while I was out. Deposits: I left my place pristine, took a video as well. They took half my deposit for "painting". After multiple requests via text, email, and phone, they will not respond to a single message. Landlords aren't required to answer disputes, so unless you sue they won't give you your money. Since TIR works with UA students, they are banking on students not suing. Other issues: slow with repairs (my dishwasher was broken the day I moved in), do not provide the legally mandated 48 hour notice for tenant showings, and utilities are $$$. TL;DR: don't rent with TIR if you value functioning appliances, your money, or your privacy.

We asked Blue Fox to explain the legal basis for applying it to this incident and to arrange the repair. The response relayed to us on October 6 recommended pursuing the landscaper and said an attorney had reviewed the lease, but did not identify the specific legal authority we requested or provide a repair schedule. I'm dissatisfied with the lack of a detailed response and a clear path to resolution. I would appreciate management and owner review, and I will update this review to reflect further developments.
