I would give the venue 10 stars if I could. I had my uncle 50th birthday party here a few weeks ago and it was beautiful! Haroot is who I worked with through the entire process. He basically held my hand and guided me, making sure that all of my questions were answered and he never made me feel as if he didn't have the time. Literally the best banquet hall in all of the Los Angeles area. The staff is all kind and professional. I dealt with the managers there and they helped me set up my event. They went through the entire menu with me and allowed me to pick and choose the foods i wanted. They set up a timeline with me when the food , fruits, and desserts should be served. At the night of the event, both managers stayed there all night and kept checking in on me. They helped make sure everything was ok. They provided 3 security guards so i was happy to know we were all safe . Most banquet hall managers say they will stay all night but do not. These managers were with me till the end. They made sure we were taken care of till the last min. If you are looking for a banquet hall i highly recommend this location. First things first! Beautiful establishment, the decors are beautiful and I really like the chandeliers. Yes I am a fan of chandeliers or anything that dangles and sparkles on the ceiling. The place sounds really high end, but no worries the dress code is still business casual to casual. There is plenty of FREE parking, huge parking lot in the back. ^_^ Not bad for downtown. SInce in my experience most downtowns are super congested and really hard to find parking, but not this downtown. I was there for their thursday night live band salsa dance night. The floor gets crowded, there is air conditioning however it still gets pretty hot. They don't have free water unless you order food, so be ready to have $3 for bottle of water. They offer classes if you arrive around 8:00pm ($12), if you come later after the classes then is only $10. Oh they have two rooms, when they have a live band the dancing is done in the Deluxe lounge, otherwise the dancing is done at their main restaurant entrance.. I know sounds kinda confusing, but it's not too bad ^__^. read more

I'm not going to lie; this place looks awful. OK, you might not think it looks awful, but that just means you have bad taste. Really bad taste. Really really bad taste. It's not that it looks tacky, exactly. Yes, there are tacky elements to it; but a word as short and familiar as "tacky" simply does not do injustice (sic) to Olivia Restaurant's horrid, profligate, despicable, and downright atrocious interior design, if you can even call it that. But I'm basically throwing the horror--the horror!--of this place's utter and complete lack of all aesthetic sensibilities out the window, because I really enjoyed the food here. Now, I might be particularly lucky because I was here for a private party, which probably means I ate food that isn't normally on the menu. In many ways it was your typical too-many-zakuskis-and-not-enough-entrees Armenian dinner, but I'm vegetarian, which means that I usually can't eat many of the entrees. And this place not only had some Armenian pre-dinner favorites; it had every single one of them. Yes, the tables didn't really have enough room for everything, but that was fine with me. Almost everything was good. The hummus was a little bit dry and clumpy, but that's about the only criticism I have. I didn't eat any of the meat, but my parents both really enjoyed the shish kebab and lule kebab. In fact, my dad tends to be pretty critical of shish kebab, and he said it was the best he's had so far this year. So come here and close your eyes, but don't be afraid to open your mouth. read more

Where can you go to eat AND dance to Armenian, Persian, Arabic, American, and Russian music? Not very many places. That's why I like Olivia's. Here's the lowdown: as with many Armenian (and Russian) restaurants, you can really only dance at the ones that are banquet halls. And comon, the only time you go to a banquet hall is if you're throwing or invited to a 50+ person party. The rest (restaurants) are smaller in size, as well as smaller in number, and most do not even have live music/entertainment. Not only is Olivia's very stylish decor-wise, but it is not too expensive. They have various appetizers like dolmah, baba ganoush, olivier salad, and your standard entrees like kebabs, cornish hen, etc. They have hookah too, but I wouldn't come for that as it's a restaurant first and foremost and their flavor list isn't very extensive. Now, as for the music. It is mostly Armenian and Middle Eastern (Persian and Arabic), as well as the occasional Russian song. However, the DJ does a good job catering to the younger crowd by playing club hits too. So basically, there's a great mix going on there, as well as a light show. The dance floor isn't the biggest, but it is sufficient. You can sit at the regular tables inside, near the entrance, or outside. There is also one part of the restaurant in the corner that serves as a booth-like thing, I think, as it can be covered with a curtain (I think?). Perhaps you have to reserve this area in advance. You can definitely come in on a Friday or Saturday night randomly without having reserved a table in advance. Sometimes you'll get lucky and they can accomodate you. Other times (which has increasingly been the case), there are private parties going on, so essentially you will be forced to sit outside on the smoking patio (not too cool, as it's dark and guys hang out there smoking). For some odd reason, the patio/outdoor entrance is devoid of any lighting. Very rarely, you will not be allowed to stay if there is a private party and the hosts rent out the whole place to themselves. But I must say, the owner Raffi, as well as the staff, are quite courteous and accomodating, so if you really want to stay, they'll try to fit you into some nook and cranny (circumstances permitting of course). There is a full bar. Service is attentive and polite. The bouncer and owner are both very nice. Oh, but remember to come dressed nicely as there are many private events that go on here (birthdays, engagement parties). read more

I was so excited when my boss appointed me to organize our Christmas party. It was quite a challenge since searching for a place that looks decent and offers great food at the same time was a bit difficult. Most of the venues I've looked at do offer both, but they cost an arm and a leg. We had to stay in a budget since it's Christmas season. Then we thought of Olivia's again. This was actually our third time using this venue. Each time had been an amazing experience! We were served scrumptious food, given an exquisite room, and provided excellent service! My fiance and I had our mini engagement party at Olivia. The hall is so beautiful that it does not need much effort in beautifying it. The location is a bit dark, so I would probably use lighter colored flowers and main table to brighten up the place. The food was good and they provide the DJ, which is very awesome. I had my co-worker's retirement party here and couldn't have been happier. The price was extremely reasonable and included 12 appetizers, 2 entrees, soda and coffee and a DJ!! The owner and manager were very accomodating and easy to work with. We had the whole restaurant to ourselves (about 100 people) and the ambience, service, food and music were great. You would not expect such a cool place in the middle of Burbank. Although there was about 45 of us as a private party on a Saturday, it was nice, there was enormous amount of food, a band that played all night long and we had the whole place to ourselves. Beautiful decor, good food, good atmosphere. This place is a good place to have a birthday or small gathering (when you have only one or two tables). We did my dad's 50th here (at a table) and I recently went to a baby shower here as well. My dad's birthday was fun and the DJ and the bellydancer they had were awesome. I don't think I recommend doing a full gathering here (where you rent out the place) because the babyshower was underserved. I think there were only 2 waiters for the entire room and -although it's not the waiters fault- I recall asking for several items more than once and never getting them. The dance floor, however, is a good size. I feel like the air conditioning once the party gets started is just not strong enough though. Great location and easy to find. Valet parking is $7 (which is steep for the venue in my opinion) but Burbank street parking and parking lot parking is free. Meh. I've experienced better. Yes, the atmosphere is really nice once you go in, but when you sit down to eat... its really tight and the foods not all that great. The staff was just super amazing and for a small wedding under 100 guest this location is absolutely wonderful. The best part it is next to Burbank' City Hall fountain for a photo session.
