Besides price, the owner Mike was by far the reason we chose Dreamscapes. His demeanor, professionalism, and attentiveness to our needs paid great dividends as the project moved from the planning stages all the way to completion with all the ups and downs you would expect from such a large project. When we first received Dreamscape's bid we wondered what the catch was since all the other companies' bids were so high even though it was an apple to apple comparison. To say it's the wild, wild west in the construction business is an understatement. The price of materials is the price so once you boil down costs you can see if someone is charging too much. It was refreshing to have a business charge a decent price while being able to make a profit for itself that wasn't going to end up with me sending their kids to Stanford. We had received a separate quote for outdoor lights that Mike was able to undercut significantly. Once work started Mike kept in constant communication with us to let us know what the status of his crew was for the day or week so we could plan our days accordingly. His general labor crew was extremely courteous and professional and cleaned up after each day. His stonework guys were the same and I was so impressed with their work that I added a new mailbox to the contract. Mike also has a crew that does topnotch pavestone work that created the design we were looking for. As with all large projects, not everything went according to plan but this is where Mike's professionalism took over. Mike never asked for more money if an item was over budget or his guys had to fix mistakes. He always accepted responsibility as a business owner which says a lot about his ethics and it's evident he takes pride in his company. Dreamscapes turned our yard into a wonderful place to hang out and enjoy during any season. Don't hesitate to call Mike and have him bid on your project. You will be treated professionally, honestly, and will not be ripped off. **********Update 15 September 2017******** Had an issue with our fountain light and Mike fixed with no questions asked and without any of the usual contractor BS. Some areas of the yard were a little sparse on the mulch due to settling and Mike came out with a full pallet of mulch and took care of the problem. Some of the irrigation lines his sub installed were having issues and Mike made sure they were taken care of. He has a good working relationship with his subs which is reassuring. It's great to finally work with a business owner who actually gets that by treating his customers fairly he will get more business and referrals.

A complete remodel with 2 retaining walls, new irrigation, sod, zero-scaping, a flagstone patio, hot tub, rebuilt deck, pergola, kitchenette, bar top, and electrical. Andy did an excellent job managing the project, paying attention to detail, and staying as close to schedule as possible. He gave us sufficient time after the job was complete to test the final product, make fixes, etc., before taking full payment. He went above and beyond to make sure to stay within budget and give us a beautiful final product. Before going with Andy we got quotes from 2 other landscapers. Rockview Landscaping's quote was in the middle. We didn't go with the cheapest option because Andy felt more trustworthy and willing to stay close to our vision. Additionally, the cheapest quote came from a larger national landscaping firm. It felt impersonal. We wanted to help a local business instead. The pictures speak for themselves. We included some before pictures as well so you can see how awful our backyard used to be, and how complete the remodel is. The slope in our backyard was very steep, making the lawn space completely unusable. The deck was rotting and painted over with an ugly green color. We cannot believe how much flat lawn space we have now, and the patio, hot tub, deck layout is beautiful and functional.

Not really sure why every billing cycle for the last 5 months has been incorrect. Have asked for corrected invoices multiple times and they just don't care enough to correct them. Service is meh. Not any worse than any other mowing service, but for the premium price they charge and the billing aggravation, it should be better than average. They have also left my gate wide open after leaving, so my dogs aren't safe. I will probably end up finding another mowing service if I get one more incorrect invoice.

There's also some area that gets too much rain (drainage issue) and the grass is dead because of it and soil got washed away. I reached out to Adrian and before you know it, the crew has transformed my backyard into zero grass space in a matter of days and now I actually like spending time in my backyard. His estimate is reasonable and he is very responsive to questions and changes that I had along the way. His crew always on time each morning and they clean up before they leave each day which is a nice surprise. The project was completed earlier than planned which really made my day! Avoid Daniel Zamora at all costs (and look at the negative reviews for Tailored Pools to get a true sense of what you are dealing with when you engage with the Zamoras' businesses). The nightmare that is our experience with Daniel began over a year ago. Not only does our pool remain unfinished, our entire yard is completely unusable and in a state of disrepair. Necessary permits were not secured and requests for inspection reports ignored. We are now trying to undo the problems he created in this build. Despite collecting over 95% of the contract price, he abandoned the job leaving a significant amount of work undone. Specifically, they did not finish plastering, backfilling, electrical, plumbing, coping, decking, inspection, lighting, fencing or clean up. Here are just a few of the issues we experienced: (1) dishonesty; (2) no project management - random workers would come and go without any oversight and frequently without notice leaving us to try to muddle through instructions without plans or direction; (3) lack of responsiveness - as soon as the contract was signed and the first check in hand Daniel was difficult to get in touch with frequently leaving messages unanswered for days/weeks; (4) scheduling issues -- despite repeated promises they did not hit deadlines and constantly pushed back work, the excuses for which becoming increasingly far-fetched as time went on (5) deviation from design and missteps; and (6) lack of worker/subcontractor controls.

There is clearly someone that has left this company, the kid doing the work now is as flakey as…read morethey come and clearly expects a participation award with money. I thought that it was odd that his dad came with him since he has supposedly been doing this work for over 9 years, but now I know dad was babysitting him. The quote automatically baked in a tip. I asked for clippings to be bagged, beds weeded, etc each time. If everything had been perfect for the price ok, but not for the nonsense with him. There are so many items, first he put a 30 pound bag of Ironite on the base of a single tree, a 30 pound bag of Ironite is $38 + tax so 41.14 after tax down the tube and a tree that will fry and have to be removed. When his father told him that he should not have done that his solution was to water it in vs raking it out to the drip line where it should have been to begin with. Not only did I tell him very specifically how to do it he said "yes, I understand". 9+ years of experience my foot, I should not have had to tell him how to do it to begin with. His excuse for this stunt was because there was scat there, so the tree is about 15 feet tall and the drip line is at about 15 feet so he tried to claim that there was scat at the drip line in an arc for 15 feet across the yard. He would have had to mow over enough scat that he would have had to pick it up before mowing, this would also mean that the racoons would have had to map out the scat in an arc of 15 feet, no way, period. I also went and smelled the clippings, zero scat smell, I also looked for the scat, I found one small amount near the base of the tree, exactly where he should not have been messing around anyway. He put so much Ironite on flowers that it would have fried every single one of them had it not all been picked out and then he tossed some in pots, who puts a bunch of fertilizer directly in plant pots with supposedly 9 years of experience? So not only am I out a bag of Ironite, I now have to water and water and water to abate the burn so yet more money for no reason, not to mention the amount of walking which is a real issue due to being disabled. The only reason to pull this stunt with 9 years of experience is to kill the tree so he had something else to charge me for He apologized, but laughed as he was apologizing, literally like a grinning i----. I also caught him pushing down backwards on the fence gate, interestingly they do fence work; why would anyone push down on a fence gate period other than to create an issue that needs to be fixed? Next, I told him to mow the grass as high as possible and it is absurdly short and I told him not to burn the edges when he edged, all burned. Next there is horseweed in the back and I told him the day before during the quote, which took over an hour of walking him around and I am disabled so every step is painful, to mow it as if it were grass, he texts me and asks if he should mow it, but did not bother texting or asking about the fertilizer and the tree? He told me during the quote that he would hand weed the area around the air conditioners and then told me that he did not weed anything on that side because I told him to not use the weedwhacker around the air conditioners. Next, a very large bed in front where saplings grow, he did zero, other beds grass was left along with saplings Moved chairs were the grass is not even long enough to mow and left them. I told him exactly where to put the compost bin at the curb before he left, nothing at the curb, his excuse "I thought you meant for next time", so he knows I am disabled and leaves it for me to take out when it was literally the last thing that I reminded him to do. I also had to remind him to lock the gate, seriously a disable single female and I need to remind 2 grown men to lock the gate. He also told me he could do other odd jobs during the estimate, he shows up with a dead drill. The quote was $175 for a quarter acre, but I get bagging, hand weeding, etc takes extra time so I agreed. I waited a day before deciding to do the full feedback and this arrogant little snot told me to get another company, as if I would ever use them again, just how dumb does he need to be to think I would ever consider him for use ever again. He is also out another 5 jobs as 5 different neighbors would have used him had I been happy him, which also basically means he is out of the running for a single job in this neighborhood.

And after I got some prices and had some flaky messages, I got the best communication from this father and pop team and family run business. With impending doom of a storm so ominous kids were being let out of school early. .. somehow my jungle of a yard was mowed back. They beat the storm and I am grateful. Price was reasonable and when I got home I was pleased. After seeing some of their other projects, I can't wait to utilize their full capability for some lawn and back yard projects.
