I've since had a change of employment and need to shorten my visit there. Per campground policy clearly stated online, credits or refunds aren't given for cancellations on holiday weekends. I'm available for the weekend, and submitted a request for credits for the non-holiday nights so I can use them in the future, per policy. Dave (who claimed to be owner, then clarified as Gen Mgr) denied my request... claims this cannot be done. I asked what would happen if someone had a lengthy reservation like weeks or maybe a month ... would they be locked into the entirety because a holiday fell within their dates?? He said no, they wouldn't; that's different. And he declined to afford me any means of contacting someone else (such as the owner) so that I could request ... "they won't be back for weeks anyways", he said. Please, per policy, I am keeping my nonrefundable non creditable weekend nights (3), would like to have the non-holiday nights (4) issued as a credit for a future stay. Dave has been ineffective in explaining to me why it's impossible for me to do this ... but is certainly possible for someone else in same situation.

It had water and electric and great views of the woods, a little creek below and it offered the right amount of privacy. We really enjoyed our stay here. We stuck mostly to our site for the two nights we were here. There is a pool, it's small but decent on site although next to the busy road. There is a rec hall but doesn't have much to offer except for a Ping pong table, an old piano and some table and chairs. It's pretty outdated and run down as are the bathrooms although clean and plenty of hot water. The store on site in the office has a few things on the shelf but shouldn't rely on getting things there. There is a country store few miles down the road, Katie's which has everything, butcher shop, beer, wine, fresh baked pies and pretty much anything you can think of. The outhouse/ports potty up in the Maple Hill site area is very clean and was fine to use. CJ who runs the place and lives on site is great and is happy to help if you need something. Overall we loved the site we were on, there were some on Maple Hill that were wooded and secluded as well, H is halfway from office/pool to end so great location. If you are looking for a place to just hang out on your site, enjoy the woods and camping experience without running from activity to activity you find at other resorts and don't need a lot of frilly things then it's a good place for you.

So this is now my 2nd posting because, the owner Paul, does not want my post here and keeps…read moredeleting it as though it never happened. I will post it everyday. TBH The owner's wife is very accommodating. If I could POST ZERO Stars, I would. The husband/owner is an absolute piece of crap. Let me explain. I called to reserve a spot for two nights and the wife graciously tells me there is one spot open on the river. I tell her great, without asking the price and reserve the spot on Thursday. I call back and explain I would like to drop off my rtt trailer 6X6 in my spot early in the morning 5am (without setting up) and on the other end of the phone is a booming voice the F*U*K he will and he goes off for about 2 minutes. Now mind you this is not my first time doing this, yet this guy continues to berate me over the phone, then when I ask to talk to him he says he was yelling at his wife. Ya OK. So I tell him that I was planning on driving almost three hours to fish the Deerfield with my son and ask to drop it off in the spot. YA YA whatever is his response. To be accommodating, I do not leave as I wanted to arrive at 5am as he didn't want me to disturb his other guests, yet wants to charge me for the first night even though I wouldn't be there. We arrive at 7am and wait until I see lots of campfires going and people walking around. At 7:15 I call the office line and he is angry already, saying I woke him up and that check in isn't until 12:00 noon, even though I have been charged for the previous night and had permission to be there at 5am by him and his wife. This guy lets me drive almost three hours with my son, then gives me wrong directions to my spot and drives down LOUDLY saying are you down driving all around my property. I calmly explain I used the directions they gave me and they sent me the wrong way. He then states that we won't be doing this again to which, I said what again. You are right. Then he says you can leave. TBH I was thankful, as the spot he "gave" us was sandwiched between 30+ other tents along maybe 250 foot stretch of river front, all of which were awake and up cooking and getting ready for the day. You are right on top of one another, so much so you can hear others' conversations just sitting there. I said no problem, just give me a refund and I will leave. F*u*k YOU. I will call the cops if you don't leave. Apparently he was waiting to kick me out knowing I was driving the 2.5 hrs+ to the camp site with my son, because when he said he was yelling at his wife, I said that was no way to speak to his wife, with a 1st time customer on the phone. So I drove to the office and called the number to get my refund, at which time he drove up, as I am calling out to him he looks back and slams the door and refuses to pick up the phone. Drove about 15 min toward N. Adams and expailned the situation to a couple of people asking for another campsite, both locals pointed me to two other sites, but both had similar experiences with the owner, husband - not the wife. Choice and descriptive words about him, my GOD! Locals know him I guess. Still had a great time in Western MA - went out to N Adams and fished the Hoosic - caught five brookies and 1 brown all natives. Spent the night near Sawyer Pond VT and found another FREE places to camp almost like RTT in the wilderness - State allowed. I got my money back by doing a charge back. If anyone has ever had an issue with this guy, all you need do is call your credit card company explain the situation, and if no services were received the Credit Card Company - against his will, will pull the funds and place them back on your card, even with his NO REFUND POLICY. He will then get charged a "CHARGE BACK" which costs him an additional $25-$50 per and he gets a mark against his VISA/MC account. Customer have rights and he cannot steal your money. So in the end, He lost $50 plus two night rental fees, for his effort, and we found a new campsite and fishing spot. Turned what could have been a terrible time into an adventure and made some good memories!

I debated between 3 stars and 4 stars for this campground. I've been to a few better kOAs and quite…read morea few worse. I granted the 4th star based on how well run and managed the place is. It started when we made our reservation back in December of 2024. The place was closed for the season and my phone call went straight to voicemail. Within a few hours I got a call back and we had our reservation in place. Excellent Customer service. This was our first timne staying longer than 5 days at any campground. As I write this we are 7 days into a 9 day stay. This 9 day stay was startig in the memorial day weekend, so I made my reservation early. In fact I was a little worried because we spent the Friday of the long weekend at a campground near Buffalo NY and arrived here on Saturday where the party had already started. Check in was quick and easy along with being friendly. Our site, while gravel packed was perfectly level and really clean. It will be just as clean when we leave. The place was already packed for the holiday weekend. 2 years ago we stayed at a KOA near Washington DC on this holiday weekend. While that camground was really nice it was overrun by inconsiderate guests who aren't regular campgrounds. This place was crowded, but we still had a great time with little to worry about. There is about 10 times the normal amount of dogs in the campground this week and for the first time we are one of them. There is a national agility championship going on and many are staying here. By nature of the event these dogs are really well trained and having all of these dogs here hasn't been an issue. I mentioned our spot was perfect and easy to get hooked up. Its close to the office/store, the pool and bathhouses. IT is the beginning of the season and the pool is cold! But it is clean and super cared for. Can''t fault them for the cool spring! Bathrooms are important to me as we have a pop up. It has a shower, but with my mobility impairments showering in the camper isn't easy. This place has 4 bathrooms near us and one is labeled for handicap access. All of the bathrooms are clean, stocked, and in good condition. Because of the dirst roads the bathroom floors get dirty/muddy during the day, but they clean them twice a day it looks like. Other reviews will ding them for not having floor mats down, but your still walking on dirt there. Wear Shower shoes. 3 of the bathrooms have plenty of shelfs so you don't have to put your stuff on the floor. Oddly, the 4th bathroom , the handicappped one doesn't have shelfs but I made do. What it does have is a tub, grab bars, and a shower head that is as high as my 6'1 head. That is important to me as I have spinal fusion and find getting my head under shower heads that are at 5' very difficult. Plenty of hot water and it was well stocked. I am an early riser and was able to use this bathroom almost every day. On the first Saturday of the trip some lady was giving all 8 of her kids a bath at once, so I had to use one of the other. The office/store at first appears to be small, but there is a second room and everytime I needed something, I found it at a reasonable price. During our 9 day stay I walked down several times to get some ice cream treat and was greeted warmly each time. During the week we had a few clear nights and there was a pretty decent dark sky so we had a lot of stars to see and having a new moon helped. Also i am now using their wifi which was pretty good after the masses left! A minor negative point since I mentioned dark skies. The pool and kiddy pool are very nice and clean, but for some reason they put an EXCESSIVELY bright light shining on the kiddy pool at night. I'm sure it is for safety reasons, but jets heading to Boston Logan might mistake itfor a runway. Coming back to our camper from bathhouse is was blinding enough that I couldn't see the road unless I shielded my eyes. I would suggest a shroud around the light so they could keep the pool lit up and not have so much stray light. That really is my biggest complaint so I guess I am having a good time. The place was in a convienent location and we visited many historical sites when we weren't involved with agility stuff. IT was my wife and I , our daughter and family. (6) I would stay here again.

This wasn't my first stay in a tipi, teepee, tepee, however you want to spell it, all are correct…read more It wasn't even my second time. It was my third magical stay in one of these cone shaped wonders which bring me so, so much peace. So, I guess you can say I'm a "tipi expert", comparatively speaking. A night's sleep in a tipi is certainly a very spiritual experience, one I believe everyone who is even the slightest bit a nature lover or even just a tad boho should definitely try! I completely understand they aren't for everyone, but if you're somewhat adventurous, I say it's an absolute must!! This tipi was made very well. The flooring was made of stone and pieced together perfectly as if it were grouted which was new to me. There were scattered pallets around the fire for relaxing, covered in faux fur throws as well as tree stump end tables, some with candles and naturally shed antlers. It was like my own home right here in the middle of NY state. Fresh towels were waiting, neatly folded on our cozy, comfy bed. The fire pit which is traditionally placed inside the tipi, in the middle, was very well constructed and safe. It was deeper than most I've seen, surrounded by larger stones around the perimeter. Small kindling wood peices were ready and waiting for us as were candles, matches and directions on how to care for the structure. The top of the tipi remained opened all night which I personally prefer for star-gazing and waking up naturally by the daylight. The flaps can normally be closed during rain or colder weather. There was a hammock located just feet away from the tipi. We spent the morning rocking along in nature, listening to the birds fly above and just staring at the tipi which has just given us an amazing nights sleep. The outhouse was a little ways down the trail and was the cleanest I've ever seen! Even the tp was folded into a tip! There's pump water for washing, even a mirror. No shower. Please consider that when booking. And if you're too chic for a little saw dust sprinkle after you do your business, stay elsewhere. On the way out we fed two beautiful horses and a couple chickens which for me just added to the experience. Have no fear, they're far enough away from camp base you won't smell them. They were extremely friendly and hay bails were there waiting. Please no people food! We took a drive around the massive property, 225 acres to be exact!! There were many secluded sites besides the tipi! I definitely see us coming back here, with the kiddos too! It was about 3 hours or so from Philly and was literally on our way to Canada. It's about 20 minutes from my favorite grocery store in Albany, Honest Weight which will have anything you may need. Note, there's not much directly around so come prepared. The closest coffee shop was about 15 minutes away. The land was very rural, but it's about 10 minutes down the hill to the highway, which you could not hear from the site. We had no interaction with anyone here as we arrived after dark, so if you're used to concierge and camp hosts, this isn't the place for you. You can leave your car lights on to set up or if you're like me and have lanterns in your car, one would come in handy at night as it's pitch black. Aka perfect. Jason was readily available for directions and any communication leading up to our stay which we booked through Airbnb. I have a coupon code for $35 off if you're interested, just inbox me. Even in the dark we really didn't have an issue finding our site, but it may be tricky for some. Stay patient and follow the signs. Siri doesn't know her way around the grounds. The Magic Forest also hosts trips and does composting, farming and other environmental projects daily. Check their site for more info! It's a very special space. I highly recommend this experience. Just for a night!
