According to my client, Bob N., Kullee met with him at his beautiful home on the ridge, quoted $6,400 cash, and stated he would return in 2 days to collect half as a deposit. My client said he asked for his business card, and Kullee said it was in his car and wrote his name and number on a piece of paper. My client called me the next day, concerned because he had nothing in writing and Kullee planned to collect a cash deposit without providing a written scope of work in advance. Since my client does not have an email, he asked me to call Kullee for the estimate on his behalf and I would print it and gladly drive it to my client for Kullee. My client also expressed discomfort, noting he "had an attitude" and no clarity for the $6,400 cost and it was a rush to get a half down. I contacted Kullee and requested if he can please send a written quote, explaining that my client asked for this before he gives Kullee a cash deposit without documentation and approval. During our conversation, Kullee stated he could do the work for $6,400 cash or $1,500 more if it was "on the books if that's what you guys want!" I calmly asked for clarification on the $1,500 difference, he struggled to explain then said "credit card fees and materials etc...", and then became very angry talking tough. My client already told him he was paying cash and that he doesn't like to use his credit card. I reiterated to please send the written quote so my client can review it. Kullee responded rudely and upset, stating he was busy and needed an immediate decision to "keep his workers busy and get paid". At that point, I shared the same concern my client had expressed. Kullee told me "thanks for wasting my time" and stated he had other clients waiting. I told him that we understood and of course, please go ahead and help your other clients. His tone then became increasingly aggressive and rude. While trying to protect my client's best interest, I ended the conversation, thanked him, and informed him that I did not feel he was a good fit. Kullee then kept sending me repeated, aggressive, and rude text messages, which I didn't answer. I texted to inform him that I needed to block his number, and I did. A few minutes later, Kullee went on my business google page, Susan Borochov - Realtor Hawaii, and made an inaccurate aggressive, and unwarranted review. He has since then continuously revised his review on me. Which is why I decided to share the chain if events. Kullee, upset that he didn't get the job and easy money, reacted vindictively as the only way knew. Every potential customer has the right to receive written bids and make informed decisions. This situation appeared to prioritize money over professionalism, ethics and proper business conduct, particularly concerning a 92-year-old potential customer. I have been in real estate for over 25 years, and I take great pride in caring for each of my clients, as reflected in my reviews. An inaccurate, vindictive review from Kullee will not change the level of service I provide to my clients or my business ethic. This experience reflects my commitment to going the extra mile for my clients by helping them. Thank goodness that my longtime trustworthy landscaper, who I learned also specializes in irrigation, made time to meet with my client. He clearly identified the issues and provided a written estimate of $1,800 and his business card to my client, and the job was immediately booked today as well as additional landscape work. He treat his clients with respect and honesty. I'm sharing this to urge others to do their research and insist on proper documentation before proceeding with any contractor they are comfortable with and trust. If you are considering hiring him, here are the factual issues I have experienced since the installation: Defective Zones: Immediately following his maintenance visit, the sprinklers in Zone #2 stopped popping up entirely. As my videos and photos show, the heads just sit at ground level and sputter water directly into the dirt and rocks, forcing me to manually water the area. Inconsistent Coverage: The new spiral heads fail to provide even water distribution. Despite regular watering schedules, the yard now has several clearly visible brown, under-watered spots right next to perfectly green, healthy grass. Poor Professional Advice: When I reached out regarding the dry spots, Toby's recommendation was to drastically increase the watering time to 24-30 minutes per zone.
