I should have trusted my gut instinct - especially after reading these reviews. My experience with NVR has been nothing short of a nightmare. My husband and I were drawn in by the $5000 closing incentive, which after all the stress they put us through, was absolutely NOT worth it. My loan officer did a horrible job keeping me in the loop throughout the whole process and constantly asked for information multiples times that I'd already sent him. The real kicker was when we were 3 days from closing and he called me and said, and I quote, "Hi Molly, so small snag..." Turns out that we didn't qualify for the loan they approved us for 3-4 weeks earlier, which ended up delaying our closing date. To make matters worse, he then told us we were going to have to pay for a second appraisal since we had to get another loan. The rest of my experience with NVR after this point was a lot of micromanaging the loan officer to make sure we were on track. Please, please please, if you have any doubts in your mind, do not work with NVR, especially if you live in Northern Virginia. read more

NVR Mortgage is among the worst Mortgage company I have ever seen. The builders (Ryan Homes) convinced me in using NVR since it was there subsidiary and I somehow accepted despite the fact I had already been pre-approved by another Mortgage Company. This was the worst decision of my life. First, they have the worst communication, its hard to get in touch with their loan officers as they keep on ignoring your emails and calls. Then they request the same documents from me 2 or 3 times. My initial NVR loan officer resigned and when I got a new loan officer, he made me complete another Maryland CDA application when I had already completed the application earlier. To make matters worse, it seems their employers are inexperienced and incompetent when it comes to the Mortgage process. They didn't know that CDA application is required to be submitted at least a month prior to closing. So they send me a formal letter that I will be closing on November 16th and yet they have not submitted my CDA application. They knew like 4 months prior that I was going to apply for the CDA benefit but they didn't bother to send the application in time prior to closing as they sent the CDA application 1 week prior to closing. I then decided not to renew my lease and inform my apartment leasing office that I will be moving out of my apartment. My CDA application was returned a record 4 times and this delayed the closing . Now my apartment leasing office are threatening to evict me from the apartment as they have already rented out the apartment to new tenants who have to move in early December. I still haven't yet closed and December is approaching. Worst Mortgage service I have ever received in my life. I hope I will never experience this house buying stress ever again. read more

SUPERIOR Build Process and Construction team! I am writing this review solely on the CONTRUCTION portion of NVR. My husband and I have been very happy with the workmanship and services provided by the construction team. Specifically we have been very impressed with John Snead, Justin Valdez, and Paul Maples (I know they are not the only ones; they are the awesome people we interfaced with the most frequently and most recently). In a nutshell, we would definitely buy from NV Homes Again! The construction team is highly organized and definitely has their act together - everyone has been very thorough, professional, and responsive thoughout the whole buying/construction process AND after settlement. Justin V and John S continued to be super helpful and responsive to our questions and requests well after settlement. Although NV Homes has a one year 'bumper to bumper' warrantly, we found some minor issues two years after moving in - John and Paul Maples helped us understand and address the issues very quickly and professionally (i.e. within a couple of days!). THANK YOU John, Paul, and Justin! :D read more

NVR Mortgage made the process of buying our new home built by Ryan Homes smooth and painless. As a first time homebuyer, I had many (MANY) questions. Danny Wyatt and Matt Tang gave me all the time I needed in answering my questions until I was satisfied. I would be happy to work with them again. read more

NVR homes and Ryan Homes are related entities. The latter is owned by the former. NVR Inc. also owns an in-house mortgage company ( NVR Mortgage) who will sell your loan right after you close. Once you decide to buy their home, they will make you sign a contract which has each clause in favor of the builder. For instance, the builder can deliver the home to you in 2 years but you have to close on the home on the exact date they tell you to unless they give you an extension. Or the builder has the right to enter the outside of your propert (after you move in) without your consent, etc, etc. The mortgage company will rip you off by charging you ridiculous amounts of fees, the highest possible interest rate,100% of transfer fees, force you to buy title insurance you don't need. Most of all they will disrespect and insult you, The Division Manager for Dulles is typically aloof and rude. The mortgage stuff is uneducated, slow to respond and just totally unqualified. In my case they tried to rip me off with a much higher interest rate than what my excellent credit score deserves. I went outside to shop and NVR Mortgage said they will match it. Then they try again to rip me off with fees of $6,299. They charge me 100% of the transfer fees, they quoted me title insurance for a higher loan amount. My loan amount then went down due to a higher down payment. They still charge me the title insurance for the higher loan amount. My best advice is stay away from these guys, read, read and read your contract before you sign it. To me they are no different than a group of Mafia. read more

Very unorganized and difficult to work with. Were constantly asking for more and more paperwork that was not only annoying, but irrelevant. This is our second home purchase, and we never had issues like this with our first. Overall not a good experience and would never use again! read more

TERRIBLE !!! They do NOT keep you up to date with information, nor do they pass any information along to a subsequent mortgage company regarding your loan. They were always giving excuses and never able to explain them. I had a horrible six months with them and will never ever recommend them to anyone. read more

I purchased an NV Home in 2010 in Aldie, VA. Although they did good on certain things, the majority of my home is just ok. The floor install was terrible. After one year NV Homes wipes there hands clean of any issues that arise due to their vendors. Our carpet has been rippling since about 6 months after we moved in and still doing it to this day three years later. The tile install in the bathrooms were crappy. I could go on and on with a list of things that were below satisfactory work. And of course you don't notice till you actually get settled and you already signed the papers. All the people that put the house together just slapped it together, just enough to make it look ok to the eye. This is not SUPERIOR building or even STANDARD. I will never by an NV Home again. My husband does carpentry work as a hobby and he has had to tear out most of their work just to get it corrected. Next time I want to build I will take more time researching QUALITY home builders that take extra care in choosing any outside contractors/vendors. read more

This is my 2nd NEW home and I am not some new young uneducated upset customer.. I am reaching out to WARN all!! I work with people, credit, and loans every day at my job and this was just pathetic!! WORSE BUYING EXPERIENCE OF MY LIFE!! DO NOT BUY FROM NVR / RYAN HOMES!! I rather buy a used car blind folded then work another deal with the employees at NVR / Ryan. They over charge on every fee and have additional fees most previous buyers have never seen before. Very unprofessional, incompetent, and inefficient! The only reason we used NVR mortgage was for the new home discount! The entire process was a complete joke! I have a 800 plus beacon score, 20+% down, and had every document they requested in their hands with in minutes. The rate lock time they give you is complete robbery as it is not long enough since Ryan homes can not complete a home on schedule! We had the same experience most people did on Yelp! Please read all the negative reviews as they are spot on! If you had a positive experience than you are uneducated about the real-estate industry and over paid for sure! The way NVR / Ryan homes / NV Homes conducts business should be a CRIME!! The Fairfax location is filled with ignorant staff that have no care of your time, money, or well being. They feel a monetary mistake or delay is common and should have no consequences. I will do everything possible from here on out to warn people to stay away from buying a RYAN / NV Home and especially NVR Mortgage!!!! read more

I recently purchased a new townhouse in Ashburn, VA. The builder (NVHomes) recommended this mortgage company to handle my closing. My loan clerk, Rex McHail from this company reviewed my loan application and requested all the required documents supporting my loan application. The whole processing is smooth and pleasure. I highly recommend this mortgage company for your loan needs. read more

NVR does not use the MLS to the list all of their settled sales. If you need to refinance, soon after purchase, and your appraiser is not able to obtain sales information that supports your original purchase price, from another community, you are out of luck because NVR does not help appraisers after you buy one of their homes. This is especially true of the homes in the over 55 communities. read more

This was my first time going through the process of buying a home and it was a completely horrible experience. They did not keep me or my realtor up to date they gave me false information so when it was time to close the numbers were much higher than what the told me. My close date got pushed back because for two month they did not tell me the appraiser did not do his job and basically they let it happen. They would of not even talk to me and try to make all the wrong the did right. I feel like their crooks, no one should have to go through the things I did with NVR mortgage especially being this is your first time buying a home. I would advise anyone who reads this not to get a home from them I'm not the only who has had these same issues with this company I'm in the military and even with everything happing being their fault from lack of professionalism to doing their job they even made it a inconvenience where I was suppose to close because they didn't tell me or even answer their phones (The lenders I was working with and it was more than one). read more

Tip for first-time home buyers: Don't get baited into the closing help that is tied to using NVR Mortgage. You will pay for this when it comes to points and fees in the end. Make an offer taking into account that you will not get the closing help. When I received the GFE from NVR they were offering a rate similar to a local bank. But when it came time to lock in, NVR's rate was the same but now with significant points. Thankfully, my realtor directed me to a wonderful lender and I got a lower rate with a small credit. I would've had to bring more cash to closing to get the closing "help" and pay thousands more in a higher interest rate! read more

This was my third home purchase and I was mortified. If this was my first purchase, I would have been totally screwed. They presented me with asinine interest rates that were not comparable to the market and tried to nickel and dime me throughout the entire process. I ended up going to Bank of America and received a fair good faith estimate which was substantially lower than NVR. So much so that the closing costs would not have been worth it. Needless to say, I made them match it which they reluctantly did. Then they tried to add additional fees after I locked in. Luckily for me, I locked in with the other lender and every time they tried a new gimmicks, I threatened to take my business elsewhere. Needless to say, I finally closed with them, but the experience was brutal. read more

I recently purchase a new home in Aldie, Virginia. This mortgage company handled my closing. At the time I applied for the application for the mortgage, I provided the loan processor with a flash drive that contained all the required information. I was repeatedly inundated with request for the same information by her subordinate. I sincerely question if any of the information that I gave them was ever read!! read more

stay away, stay away...do not, not , not do business with nvr. we were pre-approved by jeremy in the ryan homes-holcomb woods harrisburg nc...after getting 100% approved 5 months ago finally the closing was set for 9/28/18.....we cancelled our lease, packed ready to move jeremy calls 4 days before stating that we did not qualify for the home.....imagine that, our hearts and souls just got crushed. he couldn`t explain why, after getting our realtor involved and the managers at ryan home nvr admitted that jeremy messed the application up and they couldn`t do business with us...what do you mean that we do not qualify? when ryan homes makes sure you are 100% qualify before they start building the house, now we are about to get kicked out of our home, they have our 9k downpayment and we have to wait 45 days to get it. after getting another lender and asking jeremy for all the paperwork the new processor asked us if a 5 years old did the application...now we after 5 months of meetings, getting document after documents, builder meeting, security company meeting, realtor meeting, missing days at work, paying extra for babysitter are back at square one and nvr just screwed us up......worst nightmare about buying a house just came through, if anybody wants more details or wants to help please contact me rbrttaveras@gmail.com read more

Probably the worst experience I have ever had for such a large investment. Not only did they fail to lock in the rate, they danced around the fact that they pulled my credit no fewer than 7 times during the build process. Then hit me with a crazy rate and said it was due to the number of inquiries. To top it off they failed to disclose their final rates until the day before closing and should you not close on their calendar Ryan Homes charges you $500 dollars a day( There goes the 5k builder incentive plus another 5k to now allow you to shop. There is no way you will beat that 10k swing on the front end . I would also beware of accepting their appraisal. The appraiser on our home could have selected 3 of the exact same floor plans on our block that all sold between 320-345k but chose to go across the street to a gated community and 1.5 miles away to pull higher comps, thus chewing up our 60k down payment. Run far away from this bunch as you can,,, love my home but should of spent my money elsewhere with a company of integrity read more

I had the worst experience with NVR Mortgage. They did not make the home buying process smooth at all. They were uncommunicative and not helpful in the least. As a first time home buyer I had many questions, many which went unanswered. The lack of communication with my loan officer and loan processor was incomprehensible. They never notified me that I would not be closing on time. I only found out after I reached out to their manager after complete silence both via phone and email. My closing date was rescheduled three more times after that. In all honesty I would not have minded the delays if they were actually communicated to me with the reasoning or problems behind them. The fact that I always had to reach out for information was beyond frustrating. I even re-arranged my holiday plans to come back to close on my house before the new year only to NOT have them get me the closing estimate in time. Additionally, I planed on using several amazing housing programs and incentives that were available to me, no one mentioned that at a certain point I became ineligible for them which increased my closing costs significantly. I was purchasing a quick move-in so a process that should have taken 45-60 days as I went through an extensive loan pre-approval process, took 4 months. I incurred many additional costs of having to move out of apartment, put my possessions in storage and then pay for a second move once I finally closed on the house. Again, the delays while frustrating would not have bothered me that much if I had been notified when we were incurring a delay. I would never recommend anyone working with them, particularly new home buyers. I will say that working with Ryan Homes was a pleasure and if John Marking is the builder I would highly recommend him to any one, but NEVER use NVR Mortgage, the closing cost help is not worth it. read more

Really dissatisfied. Communication was terrible. They made it seem like I was a nuisance to them. The incentives are not worth it. Think really hard before dealing with them. read more

My name is Ruth Exilasse I am married with two kids, a son, and a daughter. My children are three and two years old. Currently, we are living in a hotel waiting for our home to be built. In October 2016 we went to Ryan Homes in Haines City Florida. They put on a beautiful display showing us a beautiful home. We fell in love with the home on display and wanted to see if they could help us. Karim and David were there the first days that we went and everything was great. They said we were approved and that we qualified for the home we loved which was 1922. We put down an initial deposit but within a few days received a call from Karim stating that he could not get us approved for the 1922 home but got us preapproved for the 1722 home. We weren't 100% happy with that but we thought let's continue because we did not really like our current living situation. We continued over the few months answering demands putting down more deposits. Being told one story to another. Nine months later we are still living in a hotel and have no home to rest our head. I have requested from Ryan homes serval times over the past four months to just return to us our deposit so that we can look elsewhere. They refuse and accused us of being inpatient. We were promised that this would take 4-6 months and now it is nine months. They never address any changes to us via mail or email. It is always over the phone. The real estate agent always knows everything before we do and the closing date is always being changed. We were told that if we try to back out now that it will be an uphill battle and we can forget about our deposit. I am a teacher, who works at a title one school. I graduated college December 2014 with a sole purpose of giving my family a better life. My husband works hourly and does not make much. It is very difficult raising a family of four on 20,000. I have had four jobs since 2014 but only one was a Salary Job. My last employment closed due to funding and I was forced to leave. I am currently working for Polk County, a job that I love and believe I will be there for a long time. I never thought when I gave my deposit that I would lose it just like that. I never thought that I would still be fighting for a house nine months later. I have emails stating that our closing was on the ninth, today we had a walk through but no one called to confirm any dates. This company is very shady in their dealings and all I want to do is to close on my home and if it is impossible then to be refunded our deposit. I believe that Ryan Home is going to continue to push back the closing date and will never close with us like they have been promising for the past nine months. Haven't we waited long enough or is my intuition right about this company? read more

NVR Mortgage is attached with Ryan Homes builder. We signed up the home with Ryan Homes and paid $20,000 as a deposit. Then I got stuck. Ryan Homes first requested the Pre-approval Letter. We provided that from a Credit Union we previously had a mortgage with. It was okay for 1.5 months. After that, we had a pre-construction meeting. During that meeting, Ryan Homes stated that we will need a Commitment Letter else home construction will be delayed. We scrambled to get the letter. We also continued the paper process with NVR. I managed to get the Commitment Letter from another Credit Union. however, Ryan Homes is still not accepting it. They continue to ask for variety of paperwork. Within NVR Mortgage, when the file moves from one desk to another, every person ask for different things. This is a nightmare. I lost the interest and excitement of building a home. I am trapped with Ryan Builders because now they will not return money and they are not accepting any other bank's Commitment Letter. I am being forced to go through NVR Bank, which is a high interest rate compared to the market rate. Please be aware and alert when you signup a home with Ryan Homes. read more

Absolutely horrific!! DO NOT USE THEM! I had the same experience as Sam J. And similar experience as Love e. First time home buyer, no debt. They made me close my credit cards, resend documents a million times that I had already sent and caused so much stress in our lives that I almost passed out. I have never worked with such unprofessional, disorganized people before in my life. They constantly keep telling us we are okay and good to go and then we have another issue where underwriting needs additional paperwork, that, wait for it....I already sent, twice!! It is Friday and our closing is supposed to be Monday. At 4:45 they called and said they "think" we will be ok, but have to push it back to 1pm. All of this should and could have been done weeks ago, not in the 11th hour, no excuse me, 15th hour! I am a very professional person who sent my documents immediately upon request, kept my file organized and handled this in a professional manner. I cannot say the same for them. Do yourself a favor and go with someone else!!!! Oh and they do sell your mortgage right after you close. Just an FYI. Bunch of liars and unprofessional people who keep trying to pass their issues off to the next person. ABSOLUTELY AWFUL! They should be shut down. read more

If I could give less stars I would. We have presented two competitor quotes with much lower rates to no avail with #NVR. They bait you with closing cost assistance and then charge you via points in order for them to lower your rate. Notice I did not say match because we have been informed that they do not do so. Seems to be predatory lending practices to me when you force a client to go with your lending institution, with no other options, refuse to give competitive quotes and bring additional money to the table for closing. This is only the beginning, we haven't even discussed the false promises of delivering our house on time and expecting us to cover the costs of temporary housing, moving twice and storage fees. Sounds like our #Ryan home is far more expensive than what we thought. Oh did I mention that's it's almost impossible to get your mortgage representative on the phone, or that it took them a week to get us an over inflated spreadsheet with financial scenarios that seem to only benefit NVR. read more

I thought building a new home would be easy let me say it's not my fiancé & I started the process in September 2016. Where we work had a data breach so we have lifelock for free so we see when things happen to our credit. once he did the paperwork for the mortgage within 2 weeks someone stole his info and opened a charge account. Lifelock let him know what to do and said oh yeah we see this all the time did you just set up a mortgage yes oh this happens a lot..after many hours lost & us being told no worries now about 2 weeks before the closing NVR needs the breach info this was sent to them and their the reason someone charged on his name. so now we're in limbo are they going to approve this or what and this happened do to their data breach not even a sorry or work to help us make this better oh no the email states this wasn't on their end oh well who's end is it on this is the only credit he's signed up for!..so we may not have a home to move into well see read more

ADD ANOTHER ONE STAR REVIEW!!! THEY ARE DISHONEST AND INCOMPETENT. PLEASE read what happened to me, and then heed my warning!! Ryan homes pushes NVR through closing costs "incentives". First, they charge you $1,500 to use them, and $475 nonrefundable appraisal fee BEFORE YOUR HOME IS EVEN BUILT...? Second, ALL mortgage companies will match and then beat that amount, and they HAVE to be more honest than NVR. I've mortgaged other homes in the past, and by comparison, NVR was extremely time consuming and annoying because they asked for numerous documents over and over again. BUT THIS IS WHERE EITHER THEIR DISHONESTY OR THEIR INCOMPETENCE (OR BOTH) comes in. They overnighted me my final Closing Disclosure and I signed it and mailed it back. I brought the final amount to my closing in a certified check as instructed. When I got to my closing, my attorney told me that NVR had just faxed him a new closing disclosure!! I owned $2,500 more than they disclosed! AND THEY DISHONESTLY had moved the $475 appraisal fee that I had paid very early on in the process, over to the DUE AT CLOSING column! I wonder how many of their customers get double charged for that, like I would have been if I didn't notice it!! I cried through my entire closing. My realtor had to offer to pay the additional closing costs, because I didn't have the thousands of dollars more, that they failed to disclose!! When I called customer service, I dealt with a guy Jason Leydick, who told me that he spoke to "the CEO OF NVR, and that he said they "legally" can fail to disclose closing costs up to 24 hours before closing, and like in my case, THEY DON'T HAVE TO EVEN TELL THE CUSTOMER! How can that be possible? Plus, their interest rate was higher than other mortgage companies but I was already locked in. They sold my loan instantly, so they made even more money off me. The lack of honesty, competence and accountability is why you should not use Ryan's "in house" mortgage company, NVR. Amazingly, two of my new neighbors, had very similar experiences with them adding closing costs at the last minute! They should be governed by someone other than themselves. SHAMEFUL read more
