This is a wonderful cafe! A great spot at the end of Sweetgrass Mercantile! This used to be a Johnnys Hotdogs and then it was transferred to Not Just Franks. Great in and out spot with outside tables to sit and eat or take it home with you. Nice variety of quick and easy meals. Order at the window and wait for your order. I love this little food stand. Good things come in small packages and Not Just Franks never disappoints. The good is plentiful and fresh made. It's family owned and the customer service is on point. The owner knows many of his regulars by name and their food orders. This is how food service should be. There is shaded outdoor seating including an old converted golf cart. You can order at the window or online. Service is quick and down right friendly. Oh did I forget to talk about the food?? Y'all just come on by and see for yourself. Its so darn good. read more

Small hole in the wall cafe with great options. Great customer service, my husband didn't realize they were closed and they still served us one hour past their closing time. Thrift store small shop attached, so you can shop and get something to eat before or after! Highly recommend! read more

When you start to go from very good to just OK. Two years ago, I remember getting sandwiches on large size bread, and that added value as the sandwich was pretty good size. Today I got the breakfast sandwich on toast at whole wheat, and it was thin and small, and when the foil wrap sandwich with hand it to me, it basically fit in the palm of my hand. Also, with breakfast people really like to have orange juice and it was no good reason to substitute orange juice with Sunny D, which is just disgusting high fructose corn syrup. Don't be lazy, find orange juice, every bagel shop has it read more

Super cute little place to eat. The set up is great and so is the seating which is all outside . The food is delicious and the prices aren't bad either. The grilled chicken sandwich had amazing flavor and so did the fries. Literally go here to eat. My only complaint was the girl who waited on us seemed miserable like she hated having to wait on anyone. I'm not sure how the normal customer service is but that's why I took away a star. The food however is a must have. I wish I lived in the area because I would eat here every week for good food and a nice atmosphere to be outside. read more

My boyfriend and I have been here many times to get breakfast sandwiches. We went for the first time this morning in a little while and did not have a great experience. $20 for two small breakfast sandwiches 2 drinks, not terrible. The sandwiches were incredibly greasy & made us both feel unwell. Additionally, the lady who takes the orders and handles the cashier was not very friendly at all. My bf ordered an iced coffee, she gave him a hot coffee & then when he asked for a plastic cup so he could get ice and pour the coffee, she said it would be $3 for the cup. Being friendly & smiling goes a long way! We probably will not be back. read more

Not what it used to be. Sorry to say, but this long time MT P go to has fallen off. Fries are limp and soggy, food hastily wrapped in foil and general quality a shadow of its past. The club still holds it tasty. Hope they go back to their roots and return to glory. read more

Simple and quick. I stopped by for a quick bite while I was in the area. It is on the side of the store so I was a bit confused when I first drove in. But they have a cute seating area outside. They mainly have sandwiches, burgers and hot dogs. Their prices were very fair. I opted to try the Reuben and made it a combo with fries and a drink. The food came out quickly and at first glance, it looked good. There was a good amount of meat and it was cheesy too. The fries were nice and crispy, which are my favorite. This was a last minute decision for lunch and I'm so glad I did! I ordered a chili cheese hot dog, with both french friend and onion rings, it was a combo deal for a great price. Everyone there is very friendly and you can tell that a lot of their customers are regulars. The food was so good. There are so many options on the menu, it was hard to choose, but I enjoyed every bite of what I had!! read more

You wouldn't think a walk-up stand attached to the hardware store would be a great place to have breakfast or lunch. We didn't, but it is. Not Just Franks - is a hands down win, we are sure to get great food and friendly service. Each visit we have both ordered something different and each time - the food has really been great. Todays lunch was the Fiesta Chicken sandwich and the Pulled Pork Sandwich. Both are huge, well seasoned and about as good as it gets. The only downside is the only way to have room for french fries is to split a sandwich between us, and we couldn't decide on which one. This was our first time to order ahead, and we highly recommend. It was super busy at 12:50 (of course) and it was great to grab our bag and go. read more

Okay let's get things straight. I was devastated when I heard the news of Sweetgrass Cafe closing. It was one of my favorite nearby lunch spots. I read that "Not Just Franks" took over and would be re-opening soon. Really?!? A Hot Dog place... that's what we're getting instead of Sweetgrass! Well, I did some investigative research and found out what the deal is. Here's the inside scoop. *They got a paint job, a new name, new manager, and an updated menu. *Fear not! I thought it was gonna be a straight up hot dog stand but, that's why it's called NOT Just Franks cause they got other stuff too! *Truie is no longer there and that makes me sad. *The original chef is there so many of the menu items are very similar. *The Fiesta Chicken Sandwich is still on the menu! Overall, the place is pretty similar when it comes to the food and they've added a whole bunch of hot dog concoctions. I've only been once since the change over so I'm hesitant to go for the 5 star situation but, I'm confident they'll have me bumping that rating up soon enough. read more

Heard wonderful reviews on the joint, being from Jersey I was extremely interested in the pork roll sandwich Now, I know all about the supply chain, inflation, pandemics etc. But I was told they put meat on the sandwich.... If it was there it couldn't be discerned at all! I had to pull it apart to find 2 sad thin pieces of pork roll. Charge more and put some meat on it!! As Clara once asked...."where's the beef??" Decided to try this spot out after coming out of Ace Hardware, why? because it's always packed with people eating outside. So, we had lunch here. I had the Reuben sandwich, water & a bag of chips $8.00!! My friend had a cheeseburger bag of chips & soda $7.50. What a deal, Cheap, Cheap, Cheap. The Reuben was outstanding & my friend said the burger was great. What a pleasant surprise. It's self service, with some seating outside, order food, pay & they call your name. Simple as that. Frank's is a hidden gem in the lowcountry... We've never had a bad meal there. Their burgers are some of the best in the Charleston area - and definitely in Mount Pleasant - and I've eaten enough of them around here to know. read more

This isn't my usual part of town, but I was enjoying an uncommon weekday off from work so I did some exploring. Rolled up to check out the hardware store when it dawned on me that I hadn't had breakfast. What luck that a hot dog (and more!) stand was attached to the side of the hardware store! I stepped up to the charming counter, where I received a very cheerful welcome and service. From among the numerous topping arrangements available, I ordered a chili dog with mustard, Vidalia onion relish, and sriracha mayo. Hit the spot! They have a small but quality selection of soft drinks, including typical fountain sodas, not-so-typical bottled sodas, as well as sweet, unsweet, and green tea. When the weather is nice, the attractive outside seating area is the perfect hot dog eating sanctuary. read more

As we waited, we enjoyed the soft sound of music that was dialed to the perfect volume level creating a relaxing environment to get work done and enjoy our breakfast. My Latte came out first, unlike many coffee shops, the balance between milk and espresso was flawless. To preface this reaction, I do enjoy tasting the robust flavors of the beans in a latte, and they nailed it at Owlbear. The Frothy Effervescent milk foam was immaculate; the baristas here are consumate professionals.... Now, on to the breakfast burrito. I asked the sales associate for her recommendation between the lox bagel and the breakfast burrito; she stated that the Burrito was a very popular item, so I gave that a go. I was blown away. What stood out to me was the slight hint of lime in the āhuacamōlli (hear me out) made this burrito unique and special. The spice level was not overbearing and the potatoes were perfectly cooked. To wrap things up, I highly recommend Owlbear cafe, and will be visiting again when I voyage to Charleston later this summer; one thing to keep in mind with Owlbear are the portion sizes, I wouldn't call myself a "big eater"; However I was left wanting more food as the portions are very small, almost warranting a removal of star #5
