I will…read moretry to keep the review concise - but this experience has taught me the value of reaching out and trusting a public adjuster when dealing with a substantial insurance claim. Our 2 family in Park Slope suffered substantial water damage after freezing temperatures caused an uninsulated water pipe along an external wall to freeze and burst. We documented the damage with videos and photos and various receipts. Our insurance company first tried to dissuade me from filing the claim. They later did make an offer after inspections etc. However, after consulting with David we trusted him to manage the communications and negotiations. I sent him all my photos and receipts and was able to limit the time, worry, stress and interaction with our insurance company. And we ended up with approximately triple the amount that they initially offered us. The fee that we paid Rubin & Rosen was money well spent. Also, the renovation work took much longer than expected. We had a delay of 7 months waiting for DOB approval for the work in our home. The water damage led us to discover the home's wooden beam foundation needed to be removed and replaced with poured concrete foundation, etc. The insurance claim is usually paid out and liquidated within a 12 month period but with the DOB permit delay, the delay in construction because of stop work orders during Covid 19 in NY in 2020, and issues during construction, it took us over 12 months. David helped us throughout! He made sure we were able to claim the full amount. Also, his calm and rational approach to the property damage and managing the insurance claim turned a nightmare into something manageable. I had also received help and support from his colleague Beth -- I highly recommend their firm and these specific professionals!

The expectation is generally that as long as one has insurance coverage, then you and/or your property are protected. And that is exactly how we viewed it, right up to the day that we actually needed to use our property insurance. That's when we realized just how convoluted the entire claims process can be. That unfortunate day came to our family one February morning when our house caught fire due to an accidental electrical shortage, the flames having engulfed not only our personal belongings, but also destroying significant portions of our long-lived home. We were, however, fortunate that no one in our family was harmed and that within 15 minutes the local firefighters were able to quickly control the fire. However, as it dawned on us that our home was covered in soot, drenched with water, and suffering from significant structural damage, feelings of loss and confusion began to overwhelm us. To say the least, we had no idea how to proceed over the coming days with beginning the process of restoration. This is when Dave from Rubin & Rosen Adjusters introduced himself and quickly became our guiding light through the entire claims process. His calm, professional, and confident demeanor provided much needed comfort and clarity during a time of immense confusion. He concisely explained his role in navigating the world of insurance claims and how we could most effectively determine the extent of the insurance company's liability. Things didn't always make sense at the time, but it was clear from the outset that this was someone who was actually on OUR side, representing us and our needs to the best of his abilities as we sought to reap the maximum benefits provided by the insurance that we had been diligently paying for over the years. During Dave's investigation, he helped us discover the reach and associating limits of our existing insurance coverage. Upon receiving an estimate for the damages from our insurance company, our immediate thoughts gravitated to why the number appeared so low, in our opinion. But thanks to Dave's expertise, he knew exactly how to probe the damages estimate and fight to get us the full claims benefits that we were entitled to. However, one of our customers, referred us to a public adjuster, Brian Evans, of Eastern Public Property claim and Risk Management. Brian walked us through our policy and explained to us in details what is covered and how to approach the insurance company. We discovered that we were under insured and to rebuild our restaurant, we need double what our policy would pay out. Fortunately, with Brian's help, we managed to squeeze an additional 50% more from insurance; which reduces the amount by thousands of dollars to rebuild! Brian also offered to help analyze the insurance coverage for our other stores so we will not be caught under insured again - for Free. What great service!! We will use Brian and Eastern Public if something unfortunate happened to us again and we whole heartedly will recommend this company.

Organize yourself. State high level the facts of what happened. Then just listen and answer questions. Keep listening and take notes if this is all new to you (it was for me). I was able to ask questions and learned a lot more, which helped me make a decision the following day on how to move forward.

    A fire broke out on my building confined to the 3F but causing extensive smoke and soot damage,…read morethank the gods my smoke alarms worked and no one was hurt! The first immediate call was from my 1st f tenants screaming at me. I live long distance. The second call, within the hour was from Chris Persky who was on the pavement talking to my tenants and calming them down: he explained to me who he was and what he could do for me. I had no idea what an adjuster did, I somehow trusted him over the phone mostly because of how he was dealing w. the tenants in real time there. On the 3rd day after he began working for me, I signed a contract with him. I am truly glad he was there, I feel very lucky he was! The ensuing ordeal to bring my place back to livable condition (3 apartments +store) took about a year and a half. The insurance company was horrid but Chris stuck with it every step of the way to get my max. I am going to outline here the entire process for the benefit of anyone who might end up having a fire like mine, steep learning curve and how could a single building owner like me know all these things? it's my only property and at the time I was living long distance. My 1st F tenants were always extremely difficult, asking for give backs and improvements, mean and nasty, abusive to workers I sent it. Nightmare! Their floor, was untouched by the fire but from the get go, I could see their brains working on trying to get the most $ they could from me and making trouble which they did big time. For them, I would need a lawyer and 8 months loss of rent and misery to evict them. Chris, bless his soul, "got them" from the word go, was a perfect gentlemen with them, explaining what their rights were and giving them help and advice. They tried their hardest extort things from us. Chris became my emotional support during my dealings while they tried every devious trick in the book to make things hard for me: I had sympathy for them, but they wore it totally out! Chris had the place cleaned for them top to bottom but they complained it was not a good job and so we had it cleaned again, yet they were difficult allowing access. Red Cross dealt with anyone with housing issues; my 2F tenant had apartment insurance and therefore got housing. They had to leave all the personal effects which were under lock down in my place. Chris helped them with all their concerns and I felt so relieved to have him do this. He dealt with ALL their concerns. These tenant issues alone? were worth his fee. Chris called in a demo company. This was a bit confusing for me, I somehow thought that this group was sent by the insurance company to keep the cost down. That was not the case: it was a company known to Chris that then, I hired to do the work. The only bad thing about this company was that they should have tested for asbestos because it later showed up in the hallway plaster but they got the job within 2 weeks. My 1f tenants decided they did not want to re-occupy the space which they had put major $ into (store and apartment combo) and sought to cause chaos with me, lobbing 5 different Violations against me, some absurd (mailbox not attached to wall). They were also very very nasty to me and to Chris but he never "cracked" and always reported to me the dialogues he had with them. Then, asbestos was found in the hallway: this is something no building owner wants to hear; this set back my renovation by about 3 months. The city steps in and drives the process. Chris got the insurance company to pay out money for the remediation; did not fully cover it btw, but honestly? I did not expect I would get anything for that. (PS Big Apple remediation were fantastic! see my review of them) During this entire process, Chris was ALWAYS responsive! most often answering me within minutes. I can't tell you how important this was to me and kept me calm and like there was really someone there to help. There was some tension over the fact that the insurance company wanted only to pay to "put things back as they were" and not, for instance, pay for updating the electrical which may have been damaged by the fire. They wanted me to simply "clean" the soot, prime and repaint. I ended up doing substantial upgrades to the space that made it safer. Chris understood this and we worked to get my max payout. The other thing was that the process dragged on forever for many reasons, Seneca Insurance (don't use them!) was the worst on getting me my money and this DELAYED my renovation by months and months! my contractor of course would not work without money so I lost more months of rent that was necessary. Chris did get me the max of rental loss which if I had fully understood my insurance company is not a full payout but a % on the total. (make sure you understand this part of your insurance policy). In closing? Chris and Anton where GREAT available 24/7 as stated by others and that was truly amazing! You would be lucky to have Chris on your job.

As an adjuster he gets you the money from the insurance company that will cover your losses. But as a person of relaying information to you from the insurance company, he is a disaster . Had a fit in the Kitchen in Jan. 1021. Has a lot of smoke damage in which most of the contents of the house were emptied into a pod in the driveway. The pod needed a permit in which it was Larry's job as a Public Adjuster to advise the home owner to apply for a permit with the town. Larry M. did not do this. Blamed everyone for not acquiring the permit. Subsaquintly I was issued a summons on the pod which I fortunately had dismissed. The real resulting problem came right after this. I had to start repairing and replacing damaged items from the fire. With most of my belongings in the pod, it would have been a simple task. Had to replace carpeting with hard wood floors and to paint the entire house. The Insurance company adjuster told Larry M. that, because there were no permits issued on the pod, that the contents either had to be removed and placed into storage, or removed and placed into two rooms of my house. That is not how this wend down. I was told by Larry M. I had to get permits for the work to be completed on the house, which is a big lie, because there was no structural damage, and no plumbing or electrical work. Larry M. also stated to me that the contents had to be placed back into the house. I had no choice with the information relayed to me by Larry M. but to put the contents back into the 2 rooms. NEVER let Larry M. relay information to you. Get it directly from the horses mouth. This cost me months in which I could not start repairs. Now the contents has to be taken out by a contracted mover and placed into storage. The insurance company knows the truth as to what transpired and is paying for the removal and storage while the repairs are being done. Pictures of wall to wall boxes and furniture should be visible. I DO NOT recommend Larry M. to anyone attempting to hire a public adjuster from Anton Adjusting.
