They've fixed any issue I've ever had within an hour or two, from blown fuses, AC maintenance, garbage disposals, lock outs, appliance repair, you name it. The walls are thick. Whole foods is a short walk, Publix and a Trader joes are a medium walk, target is a short drive over to Atlantic station, Ansley mall is a 2 minute drive, VaHi is a 30 minute walk. You can get to Ponce City Market on a 40 minute BeltLine Walk or a 15 minute scooter ride. Rent is reasonable, and its nice to live in a 5-story building among high rises. Elevator problems are occasional (inevitable), but its only a few flights of stairs. Neighbors are polite. Plenty of parking. I walk to MARTA so I rarely drive - Arts Center is a short easy walk, Midtown MARTA isnt much further. Bus stops right outside. New protected bike lane on 14th as well. Hard to beat, I'll miss it when I have to move. Edit - I also toured remotely before I moved in from out of state. Staff made it convenient to set up an appointment and even Facetimed me for a personal tour of the space, which was very helpful at the time.

These issues were identified and documented at move-in, and I subsequently reported them verbally to management as well. Maintenance has also been inside my apartment with management present and personally observed these conditions. I was advised that some of the issues were "not repairable" and would require complete replacement. It has now been approximately six months, and I still have not received a meaningful update regarding when the necessary replacements or repairs will occur. Most concerning, I signed and am paying for a two-bedroom, two-bathroom apartment, yet I have been unable to fully use the bathtub as intended because of a condition that has been reported and observed by management. At more than $2,900 per month, I have continued to fulfill my obligations under the lease and pay the full contracted rent. I reasonably expect the apartment and its advertised features to be maintained in usable condition and for documented issues requiring replacement to be addressed within a reasonable timeframe. This is no longer a matter of management being unaware of the conditions. The issues were documented at move-in, reported directly, and personally observed by both maintenance and management. I am posting the accompanying photos because my previous efforts to obtain a clear resolution and timeline have not resulted in the necessary repairs or replacements. Perhaps publicly documenting the conditions will finally result in a substantive response, including when these outstanding issues will actually be corrected. I will update this review if and when management provides a concrete resolution and completes the necessary work.

LOOK ELSEWHERE! I lived at Alexan on 8th for 4.5 years, and while the location and unit finishes are great, the property management and overall living experience have steadily declined. When the building switched from Lincoln Property Management to Hanover, the transition was handled poorly. Drew was a solid manager, but once he left and Tori took over, things only went downhill. Tori shows no indication that he cares about the residents, and that attitude trickles down to his staff. Any time I called with an issue, I was routed to an offsite answering service who promised to "notify the leasing office," but nothing ever came of it. Maintenance & Property Issues: Gym equipment (stair stepper, cable weight machine, treadmills) was broken for months at a time and still broken to this day. Non-EVs frequently parked in charging stations. When reported to concierge or the leasing office, no one notified the resident to move their car. Multiple chargers were broken, and maintenance requests were marked "completed" without ever being fixed. EV charging should not be listed as an amenity in this case. Locks and handles on secure entry doors into the garage were broken--level 4's door handle was left broken for over six months and was still broken when I moved out. Overall, there is a backlog of extremely simple maintenance items that have gone ignored for over a year. Resident Experience: The resident mix was half young professionals/Georgia Tech students and half tenants that made living here very difficult. In my time at Alexan on 8th, two neighbors were evicted, and multiple incidents required police and even animal control intervention. One neighbor squatted under a fake identity, brought strangers in at all hours, and disturbed the peace for months before anything was done. Multiple armed cops finally showed up one day and evicted him. Another left her new puppy alone, barking for hours on end, kept it outside on a balcony in extreme heat, and let feces pile up--animal control was called twice by another resident. She also frequently left her children unattended, a lot of times by the pool, and many neighbors suspected trafficking in her unit. Despite numerous complaints, management never acted. She fled in the middle of the night and left a unit full of trash. A third neighbor blasted loud music with heavy bass late at night, and again, after-hours calls to "management" went nowhere. Move-Out Experience: To top it all off, the move-out process was just as frustrating. When I submitted notice that I wasn't renewing my lease, I never received any acknowledgement--no email confirming receipt and no checklist of what needed to be done prior to moving out. Eventually, a list showed up on the portal, but the portal didn't allow you to schedule an inspection. I had to email the office and waited days before getting a reply. Joia was corresponding with me, but on the day of my scheduled inspection she was nowhere to be found. I had to return the next day, only to have a brand-new employee--just two weeks into the job--conduct the inspection. She admitted she had never been formally trained and had been forced to cover Joia's inspections, which Joia scheduled on her off days. The Good: The building itself has potential. The location is excellent--right in the heart of Midtown. Amenities are nice, and the floor plans are spacious with good storage and attractive finishes. The Bottom Line: It doesn't matter how nice the apartment looks if you can't actually enjoy living there. Deferred maintenance, unresponsive management, constant resident issues, and a poorly managed move-out process made my experience extremely frustrating. For the price, you can absolutely find a better-run property in Midtown.

AVOID. This place…read moreis a scam. We pay for utilities in common areas on top of amenity and maintenance fees and they refuse to provide copies of utility bills/resident numbers to confirm accuracy. I repeat: we pay for and are refused proof of delivery of a service. Don't get much delivery on anything-get in late at night and key fob's not working? Hope it's not winter. Need something fixed? Hah. Amenities promised don't exist. No package room that delivery people can access. No coffee bar. No cyber Lounge. I've attached photos of these advertised on the website, date-stamped for today. Gym is not maintained. I've had 10% of my packages stolen, one of which was an $800 non-refundable item. There was a delivery photo but management said WC's camera wasn't working when it was stolen. There are no working cameras anywhere but the lobby to protect Windsor's interests. We pay for that. We also pay for gated parking and they just leave the gates open now because they never work. The halls are FILTHY. There's constantly dog poop and pee and loose trash everywhere. Once there was huge ball of human hair outside my door for an entire week. Another time there was gallon sized ziploc with orange grease inside it. I didn't pick either of these up until I had to because I had guests coming over. I wanted to see how many times trash valet would walk by and do nothing. There is currently a large piece of broken porcelain on the staircase of building one that's been there for over a week. The fire alarm goes off incessantly because people are constantly smoking. We get ceaseless emails about that, the dogs, and not driving out of the Franklin exit. They'd rather auto-spam their residents on a daily basis than put up a simple one-way barrier gate. It would be pennies to a huge company like Windsor. It'd cost less than a month of rent for one of the studios in this complex alone. These daily emails are tantamount to harassment. If an individual contacted me that frequently unsolicitedly and I couldn't block them- we can't b/c important communications come from the same email- I'd get a cyberstalking restraining order. Run away.

They have an attitude with everything. They recently put a $50 charge on my account for not having renters insurance (I've had the policy active and paid with USAA since moving in). I've now called five times to get them to remove this charge so I can pay this month's rent. The online portal will not allow you to pay a custom amount. Now the charge is off, but with a $130 late charge. The package situation is dumb. I have a wedding coming up, so clearly expensive and important packages will be coming to me. The front office accepts the packages from the carrier, puts them in the back of the office and when you try to get them from the front office staff, they can't find them. I have literally visited the office six times to receive two packages. They also will not allow you back there to look yourself. They never answer the phone. This is annoying, because when you walk down to the office there is usually someone sitting in the office to greet you. Even if you have a tour of a future resident, have one staff member stay in the office to answer the phones. Even if you leave a message I never get a call back. I have called on at least five occasions and received one call back. There was even a time when a resident near me had packages outside their door piling up over a couple weeks. A neighbor stopped me in the hall and we were both concerned. The resident clearly lived alone and we were concerned if the person might not be alright inside. I go down to the office to speak to the staff who visibly looked annoyed I was bothering her. She told me the resident would retrieve the packages eventually and not to worry about it. I said, "Can you please do a wellness check to make sure the person is not dead inside?" She again acted annoyed. I threw my hands up and left. The amenities are consistently broken and under repair. For a complex that talks of luxury, this is far from it. Live somewhere else.

From the initial point of contact, the staff I encountered at The Vivian Apartments were super pleasant, inviting, and genuinely cared about our needs as potential residents. Even after picking up the keys, the above standard service continued. On move in day, The Vivian Apartments proved to be more than just a visual esthetic. The people I encountered within the building were amazing. All smiles. All cheer and a lot of satisfaction expressed as they said welcome. The 1 bedroom was made to square footage perfection. Not only is the design super cute, nothing went to waste. The loft concept of the bedroom with the rolling barn door truly has become my favorite detail. From the fourth floor, the view has a beautiful cityscape without the congestion of downtown traffic. There is ample parking which was one of my main draws as well. I hate when there is a huge complex with 4 visitor spots. lol. However, The Vivian Apartments has ample parking and an easy scan to park setup. Furthermore, the parking area is super clean and has beautiful greenery which adds to the exterior ambiance. Great staff. Clean grounds. Clean hallways. New everything. If not that, then the trash pick up will. Everything in this apartment is so cheaply made. The window glass is so thin - you can hear people just talk from the sidewalk. The video below is what every morning sounds like. Our windows are closed and we live on the third floor. The leaf blowers are there until 10am-11am. If you value your sleep just don't move here. This was never mentioned to us btw. I get it's normal once a week but 5-6 times for 2-3hrs is just outrageous and should be mentioned to the residents before signing the lease. Their amenities are about 100$. This includes their terrible internet - if you work from home you will need to pay extra to get internet that actually works. It also includes cable, and valet trash. The valet trash also doesn't pick up sometimes. Basically the amenities are mediocre at best. We pay about 2400$ for 1 bed + amenities, not including the extra $60 we pay for the internet. The only good thing about this apartment is the location. I also noticed that some of the 5 star reviews are from people that work here oml

Despite the extra cost, the leasing office back then--especially Jessica and another white female staff member--was responsive, empathetic, and organized. I renewed my lease after the first year with zero hesitation. But things have changed dramatically. The new leasing team, particularly Caleb and Isaiah, has made my move-out experience deeply frustrating. I sent a written notice to vacate in April, well before my lease ended on June 3, yet I was hit with a surprise "Notice to Vacate" form assigning me a false move-out date of June 20 and charging me rent and month-to-month fees I never agreed to. Caleb sent me a handwritten PDF dated incorrectly (signed as 2029), ignored my lease's actual end date, and now insists that I owe prorated rent and additional fees all the way through June 30--despite my lease ending June 3 and the unit being cleaned and vacated on time. As if this wasn't enough, Building 1's elevator breaks constantly, and the office repeatedly sends inaccurate maintenance notices. They even sent two emails about the same holiday closure--one with the wrong date. The professionalism is gone. It's disappointing to see how far this property has fallen. I once viewed The Monroe as home. Now, I'm gathering documentation and speaking with legal counsel to contest these fees and protect my rights. I hope no other tenants--especially international ones--are taken advantage of like this.

I was assigned to work at the Monroe Apartments' package room on Friday July 7, 2023 at 2pm. I was having a hard time locating the package room, upon my arrival. Around 2:25pm I finally was able to get inside of the main building -- I saw the leasing office and one of the staff (the female with the blonde hair, who I feel is a racist; name JESSICA) exiting the office with two (Caucasian) males who appear to be . I introduced myself; showing JESSICA my credentials and access code via and informing her why I'm on the . I asked her how to navigate to the package room from the outside. I noticed her face begin to scrunch up while I'm talking. She responded with a unpleasant tone as her face remained scrunched, "well, why do you need to be here to notify the residence about their packages, don't they get notified when it arrives?" -- I again briefly explained to JESSICA the purpose and how works (perhaps maybe she forgot). Her face remains scrunched and I felt she was no help with answering my initial question, "how to navigate to the package room from the outside?" I said, "I will figure it out on my own, thank you" as I smiled and walked away. As I begin to walk down the hall to the package room, she and the two begins to make and - comments about me. They called me "a crazy" and "the wild," One of the Caucasian males said, "oh the crazies are out today" and the other male said "does the wild normally roam the property,"-- JESSICA replied back to them, "not normally" -- over hearing their - comments and conversation, I said "Excuse me, what did you say?" as I'm trying to enter my access code on the keypad of the package room. They replied, "we didn't say anything about you, we are talking about something else" -- the keypad was not working from the inside of that hallway. So I decided to vacate the property because I did not feel welcome. I left a Google review (originally posted Friday 7/7/2023) detailing my interaction with JESSICA. JESSICA contacted the team to inform them about my Google review; asking them to tell me to remove my review. She tells the team that I am unprofessional and that she spoke to and about me the way she did because I fit the description of someone who stole packages off the property. -- I feel like JESSICA racially profiled me. Even though I introduced myself and showed her my credential prior to "roaming" the hallway to the package room. -- I was left utterly confused and baffled about her reasons and justifications. I finally entered the package room via the outside entrance. JESSICA, was present. She made eye contact with me, scrunched her face and said in a stern tone, "can you come with me into my office?" -- I said, "Salutations, sure." We enter her office; "umm can you take down your review?" Was the first thing that came out of her mouth. I replied back, "I removed it already," -- another property manager enter the office. A gentleman (I believe his name is NATE) stood near the door. JESSICA, was trying to minimized her part and also defend the two Caucasian males part in the incident. "Had you said you were here to the packages I would have understood what you were saying," is what the JESSICA said. -- I responded with, "Audit? -- that's different; I'm not doing inventory on packages." -- she added, "well I didn't know who you were and I thought I needed to call security to have you removed from my property," she concluded as her face remained scrunched. I said, "you know what, I really want get back to my task-given-at-hand so I can quickly leave your property." I exit the office and proceeded back to the package room to complete my task and vacate the property, IMMEDIATELY!
