Lambert Home Inspections - Warranty details

Lambert Home Inspections

My realtor recommended Lambert Home Inspections for our recent home purchase. The experience went…read moreextremely well. The process consisted of a team of three inspectors, all of whom were courteous, knowledgeable, and professional. The last time we bought a house (some 10 years ago), the inspection consisted of only one inspector who completed all documentation by hand, which needless to say was slow and time-consuming. For this inspection, Lambert did everything electronically. They conducted a thorough search and noted everything they found in the house, then provided an electronic report of their findings which included photos and a written explanation of each item of concern for later reference. And because the inspection consisted of a team of multiple individuals, the process moved quickly and efficiently. My wife and I intend to sell our old home in the next few months, and we will likely use Lambert Home Inspectors for a pre-listing inspection.

We had Doug do our inspection and has trust in him as he was recommended by our realtor. He found some issues that did end up getting fixed by the seller but the huge one that got missed was mold under the stairs. Greenish fussy mold. We are now having to replace the drywall under the stairs and a few other areas since that under the stairs in also open and connected to the laundry room.

In my 7 years experience as a real estate agent, Joseph has been the best home inspector I had ever…read moreworked with. Very easy going and fun. He takes his time to go over the details of the inspection, how serious of an issue each is, and best course of action to take. His inspection makes me and my clients confident in what they are purchasing. Will recommend to all my future clients!

At the outset, the situation was a bit unusual. We are renting this home with an option to…read morepurchase. So we wanted an inspection to know if there was any pressing issues with the home before we made a decision on the option. So we didn't want a typical home sale inspection, nor is this review reflective of that type of service. Let's start with the good. This company is very easy to communicate with. They are responsive and easy to reach out to. Joseph (who conducted the inspection) is also very personable. He did a thorough review of the home and even gave us some thoughts on how we might re-design, paint or structure the rooms in our house. Finally, the price was great, He understood the unique needs of my situation and adjusted it to a reasonable rate. My big issue came after the inspection. I negotiated the receipt of a report prior to the inspection as the landlord would need a copy. I had to continuously follow up on this after the inspection and then ask him to add issues he identified that I had written in my own notes but were not included in the report. Although I finally got a report, it took a lot of effort on my end to receive it (and it was a bit less comprehensive than I hoped for).

I had a stellar experience with Jamie! I currently own a condo and am in the process of trying to…read moreupgrade to house. To date, I've been through 3 inspections and his was the best, by far! He walked me through all the things he was finding, and really took his time to inspect and educate me. Because of his thorough inspection, I ultimately decided not to move forward on purchasing the house I had under contract. I was able to make this decision and be okay with it because he provided so much education and context. I am so appreciative. I now have a better idea of what to look for AND I will definitely be following up with Jamie again when I do decide to restart my home-hunt. Thanks, Jamie!

It seems like the inspector is more for the seller rather then the buyer who is hiring them for contingencies. I have done construction management and commissioning before so I dont know how in my case where a window latch on an exterior window thats UPSTAIRS is considered a low priority where there is a fall risk, wind/gust that goes through since it cannot fully latch and would need a potential replacement - which in hand did not help our case with settling on the deal to get this resolved. Literally handed us a paper and not even a follow up call to discuss the contingencies on the home. All I got told was that they only look visually and even when I looked you could see it is a bigger issue than what it was marked as. Waste of $475 that I could've done myself, oh and when I email the owner Hulbert, same half response of excusing the poor inspection that was done. I do not recommend this inspector company whatsoever. I forgot to mention - his wife when I told her the situation told me "This happens when you get a home" like what kind of response is that, don't know but this family business is beyond disappointing and a let down to put it nicely. This establishment lacks the actual foundation of what and who they're doing this for. Also the inspection was 30 minutes for a 3 bedroom and 3 bathroom house.... I've seen people thoroughly inspect homes smaller and take longer.
