The smell of mold was prevalent in the kitchen. Then I touched the affected wall because it was obviously wet and my finger went into the spongy, saturated Sheetrock. There is no way the inspector could not find what I saw immediately. I've bought and sold several homes and condos and never had such an obvious issue overlooked. There is no explanation or excuse that would cover the lack of observation.
