I must say, overall, I was quite impressed with the entire service! Working closely with Billy Dickerson, he skillfully got my house photographed, cleaned, presentable and advertised for tenants. He was a solid agent with superb interpersonal skills and driven professional work ethic! Within a relatively short 2-3 month timeframe, we had renters in the house. Billy kept us appraised as to the development of potential renters, reviews by potential renters and remained open to renters willing to buy (our request). Although not a huge deal, and the main reason for a four star rating vice five star, I was not informed all utility bills were transferred from my name to the companies name, which is fine and makes payment more streamline, but it would have been nice to know. After calling the front office staff, who were incredible BTW, I was able to get things sorted out. Paying everything through their convenient website was streamline, quick and efficient. My experience with Nelson Property Management has been extremely disappointing from the very beginning. From day one, despite meeting all stated rental qualifications, I was told they were unsure if they wanted to rent to me (which in hindsight I believe the issue was my race. ) . No clear reason was provided, which raised serious concerns for me. I made it clear that I met their requirements and was willing to move forward under the listed terms, but I would not agree to any unfair or additional conditions. After they were unable to find another tenant, they proceeded with renting the property to me. Upon move-in, the home was in unacceptable condition. It was not properly cleaned, and there were multiple issues that I immediately reported after my walkthrough. I was told that no additional cleaning or repairs would be done prior to move-in. Due to my circumstances, I had no choice but to proceed. Shortly after moving in, I discovered that the shower would not drain properly. I submitted a maintenance request, expecting communication before any visit. Instead, a third-party vendor was sent without notice while I was not home, and I was charged for the visit. I disputed the charge but received no resolution and ultimately had to pay it. Throughout the winter, my heating bills were extremely high around $300 per month for a home under 900 square feet. This further confirmed my concerns about the property's condition, including insulation and overall maintenance, which I had raised at the beginning. Ironically, once I gave notice that I would be moving out, the city came to inspect the property and cited multiple issues I had previously reported, including problems with insulation and the garage door. This is a family-run business, and my interactions with staff were consistently negative. I found them to be rude, dismissive, and unprofessional. Communication felt uncomfortable and unproductive, as my concerns were not taken seriously. To make matters worse, after moving out, I was price gouged with additional charges that felt excessive and unjustified. If you own a property managed by the Nelson family, this is the type of experience your tenants are having. If you're wondering why tenant turnover is high, this is likely why. Based on my experience, I would not recommend renting from Nelson Property Management. Renters deserve to be treated fairly, with respect, and to live in a property that is properly maintained. Very deceptive when getting new tenants offering a security deposit payment alternative. We were under a great deal of stress and he knew this. Shane told us that instead of paying the security deposit all up front we qualified for their alternative program where we could make monthly installments to the security deposit. The home owner was very dissatisfied in the first year and decided to go with another management company. Work that was supposed to be done on the home was done not by a professional construction company but by the leasing agent. The the leasing agent took advantage of the fact of our need to get into a property quickly as it was for myself and my 89-year-old mother. I find out I don't get that money back. They are keeping my security deposit telling me that that was the alternative. It was like somewhat of an insurance, and I asked did the (homeowner) know about this, and they couldn't give me an answer. If I could give no stars, I seriously would the last time they had people come in the home to do work. They busted up an access panel and it never got fixed. They are deceptive and only do what helps their pockets not the homeowner and not the tenants! At no time were the words non refundable ever said!!! Crooked! I was a tenant with this company for three years. They were great. When I needed repairs, they were done correctly and in a timely manner. I got a new furnace filter sent to me every month. Now when I am purchasing my own home, I reached out to them for some information I needed from when I was a tenant, and got an immediate response. They got the information to me right away! The only good thing is Billy D, he could go elswhere an have a much better career that at this mom and pop shop. They overinflate repairs to the landlord; not sure if it because they don't know any better or they are skimming off the top. It takes for ever to get reaponses from the Nelson's but God forbid they want to talk to you, they want it know. The younger Nelson's seem to not be experienced and DO NOT know how to talk properly to investors, especially Ben, he gets butt hurt easily, and becomes confrontational like a millenial. Nick is polite but doesn't know anyhting. I am sure the dad gave them jobs because they can't do anyhting else. My experience with Nelson Property Management has not been positive; the following is a summary of my experience with them over the past 3 years: I signed with Nelson in 2013 after my real estate agent was unable to find me a tenant. They were able to find me a tenant within two weeks, which I was pleased with. The deal they made with the tenant was that it would be an 18 month lease in which they would pay $100 less than asking in exchange the tenant would have my property professionally painted. In my agreement, Nelson stated that they would do a visual inspection of the unit monthly. After the end of the 18 months, I discovered that the tenant painted the unit themselves, and did a terrible job, getting paint on my new carpet, such that I had to have the unit painted myself at the recommendation of Nelson. They were also unable to provide me with any forwarding address information for the tenant. So I lost $2900 on that transaction, with the $1800 less in rent plus $1100 to have the unit painted. They were unable to provide me forwarding address for the tenant, so I was unable to use small claims court. The next tenant only made is through 8 months of a 12 month lease before they were unable to pay. We made an arrangement that they would do a payment plan, the unit cleaned, and painted and we would forgive the remainder of the two month on the lease. The tenant took an extra month to move out, did not clean the unit, and did not paint it. So I had to spend another $1200 to get the unit rentable again. My final tenant began to illegally sublease the unit about 6 months into the lease. My neighbors complained about people coming all hours of the night, banging on doors, and smoking in my hallway. Upon a visual inspection of the unit, we discovered a large amount of trash, multiple holes in walls, dog feces in the carpet, drawers broken or stolen and 3 doors broken. This will be an estimated $3000 in repairs. Nelson was unable to provide me with forwarding address for tenant so I am unable to take the tenant to small claims court. When I reached out to Nelson to see what they would be willing to do in regards to financial losses for the 3 tenants they found for me and managed, the simply said that is part of the rental business. They did offer to find me another tenant for no charge. I have found that while they will handle repairs quickly , their ability to find quality tenants and to monitor the property is lacking, putting the owners of the property in financial risk. read more
