The person handling our issue says it's "beyond his control"? I really doubt that. All the have been doing is collecting rents and not making repairs. The dishwasher never worked, the ac doesn't work, and there's been mold since before we arrived ( the previous tenants have made contact with us). How can you rent a property knowing it has issues! Me and my girlfriend moved into a condominium that was being leased out through All American, and literally the problems started on day one. They charged us a flat cleaning fee (or so we thought) of $150, which would be fine, if they actually cleaned the property before we moved in. There was black dust caked on the top of every shelf, stains in the toilet, dirt and grime in all the cupboards, and filth under every surface. We called them and they said it would be no problem to have another cleaner come out. The cleaner came when me and my girlfriend were at work, and fixed literally none of these things. We called again and they sent out a third cleaner. I realize that All American hires contractors to perform these services, so I wasn't frustrated so much at them as I was the incompetence of the people they were sending... initially. However, when they sent someone to flip the breaker for our washing machine (the outlet had stopped working, and we didn't have access to the electrical box) they tried charging us $100 for having someone literally just flip a switch. I went back and forth with Linda, who is the 'manager', and she had cited a section number in our lease agreement that states we would be responsible for the charge, although she wouldn't quote what it said directly. I called her, read the section she had cited, explained how it was in no way applicable to our current situation, and she removed the charge. Now, I'm only really listing the major issues I had with this company. We had multiple other problems with All American and our property in general (not returning voicemails/emails, leaks in the ceiling that went unfixed for weeks, inadequate repairs, etc.) that are all pretty common gripes among tenants and landlords/property managers. The main point that led me to write this review happened after me and my girlfriend had already moved out of the property. We received our security deposit, less an additional cleaning fee overage of $20. While that's not a terribly significant amount, the fact that we'd already paid our $150 cleaning fee, had so many problems with this company's cleaning services in the past, had thoroughly cleaned our condo prior to moving out, and were even present at the final inspection (0 issues), I decided to call Linda to find out what the fee was in regards to. According to Linda, the charge was the difference between our initial $150 cleaning fee and whatever All American negotiates as the fee with the cleaner. I told her that's ridiculous, as you could charge whatever fee you wanted if that's the case. Her response to me and my girlfriend was that on occasion the overage fees go into the hundreds of dollars, depending on what price they negotiate and "That's just how the world works." I told Linda to keep the $20. It's money well spent to never have to deal with All American Property Management ever again.

    You know, I probably would give zero stars if I was able to. So just consider this a "0" star…read morereview. I went in there to get something accomplished and needless to say they did not give me the proper information or insight when I was CLEARLY! addressing what I was doing and going to do. We can all see why they have very poor reviews. Out of 22 reviews on yelp, they get 1.4 stars!!.. OOPS. I made 13 calls to them and not a single one was returned. It's a good thing I recorded all my conversations to their voicemail/answering machine anytime I did call and leave any leave a voicemail, and that I kept all my emails. I'm calling out specifically The receptionist at the front desk who I believe to be the office assistant, Marain Burgess and possibly Deanna Carter The vice president of MPM on their weak and lackluster job performance. I did go in there on 2nd of March 2026 asking for something to and they suggested I e-mail the HOA, So right then and there I wrote a letter to the HOA "as they suggested, and on their yellow office note paper with their borrowed pen" and they supposedly emailed it to the HOA, knowing full well that I as a tenant probably don't have a clue as to the rules and bylaws. My partner owns our condo. Then I emailed MPM on 3/9/26 referencing my earlier 3/2/26 ovisit to the office, which by the way on their website, they say you have to have appointment to go in the office? What the heck is that?!?! The doors were unlocked, so I went in and talk to the receptionist, I assumed it was a public place. I had no reason to look beforehand on their website to see that you have to have an appointment to go in the office? But back to my spiel".... I went in there previously on 3/2/26 emailed it to the HOA??? I don't believe they did that. I should've asked for. And also, I told them that at that point on 3/2/26. Looking back on this review, I see I'm repeating myself but, I think you'll see my point. If I'm a tenant and I cannot do something then why didn't they tell me that at that point. Why didn't they just tell me that my partner who owns the condo has to do all communication. My partner is going to this lame fine hearing on the end of the month and I suspect Deanna Carter is the HOA president and if that is so that is truly a conflict of interest, especially if she works for Metropolitan property management also. I'll be looking into this further as far as rules in the township and state laws, governing condo, association, and property management. Maybe this will end up in court. In January 2015 This company took approximately $12,000 of my money to do repairs on a home they were managing for me in Detroit, and has refused to communicate with me in any way. They will not confirm if the repairs have been done, let me know condition of the home, if it can be rented...Nothing. Won't return email, phone calls, etc... I am an out of state owner, so that is what I have them for: manage the property. I have now been without any word or income on this property for 8 months now, and have had to turn to the attorney general, BBB, local police, etc...to try and get resolution. I guess it may be time for lawyers... I would not recommend this company to anyone looking for a reliable property management company. I honestly don't know how they are not in jail.

From the time that I move in and requested for work to be done, no one called back. They were never available. The cleaning was subpar and the contractor swore that I stole his lil dollar store crap when apparently, I spend more than a dollar on my brooms and mops! I love the management company that has taken it over but come to find out that no water bill has been paid on this property at all. My heart goes out to the owner of the home and my pockets.     My experience with Nelson Property Management has been extremely disappointing from the very…read morebeginning. From day one, despite meeting all stated rental qualifications, I was told they were unsure if they wanted to rent to me (which in hindsight I believe the issue was my race. ) . No clear reason was provided, which raised serious concerns for me. I made it clear that I met their requirements and was willing to move forward under the listed terms, but I would not agree to any unfair or additional conditions. After they were unable to find another tenant, they proceeded with renting the property to me. Upon move-in, the home was in unacceptable condition. It was not properly cleaned, and there were multiple issues that I immediately reported after my walkthrough. I was told that no additional cleaning or repairs would be done prior to move-in. Due to my circumstances, I had no choice but to proceed. Shortly after moving in, I discovered that the shower would not drain properly. I submitted a maintenance request, expecting communication before any visit. Instead, a third-party vendor was sent without notice while I was not home, and I was charged for the visit. I disputed the charge but received no resolution and ultimately had to pay it. Throughout the winter, my heating bills were extremely high around $300 per month for a home under 900 square feet. This further confirmed my concerns about the property's condition, including insulation and overall maintenance, which I had raised at the beginning. Ironically, once I gave notice that I would be moving out, the city came to inspect the property and cited multiple issues I had previously reported, including problems with insulation and the garage door. This is a family-run business, and my interactions with staff were consistently negative. I found them to be rude, dismissive, and unprofessional. Communication felt uncomfortable and unproductive, as my concerns were not taken seriously. To make matters worse, after moving out, I was price gouged with additional charges that felt excessive and unjustified. If you own a property managed by the Nelson family, this is the type of experience your tenants are having. If you're wondering why tenant turnover is high, this is likely why. Based on my experience, I would not recommend renting from Nelson Property Management. Renters deserve to be treated fairly, with respect, and to live in a property that is properly maintained. If you are Black, be very careful with this team. Read the reviews. They are telling the truth. I truly wish I would have listened.
