5/21/13 My husband and I purchased our new condo here in the Colony Condominiums about 26 years ago. We have been very satified with the management of this complex and the staff, including Mr. Cueter. We have 400 families in our compex and we do have an annual meeting one can attend and be heard. Our maintenance fee is very reasonable for the services we get. It is automatically deducted from our checking account. Parking is always limited in these codo complexes but good neighbors share and are considerate. Street parking is banned overnight so that emergency vehicles will have access. Snow removal is excellent--shoveling walks right to our door. Landscaping is prompt and well-done. Rules help to keep our complex neat and safe. We had a roof leak in the past that damaged our living room ceiling. Repairs were very promptly made and our entire ceiling and moldings were beautifully repainted. We applied for permission to plant a tree and also to place a solar tube in our kitchen roof. Both were granted with a little time and not any trouble. One resident was fined for speeding because a neighbor organized a complaint and that resolved itselt. Our complex was badly hit by a tornado a few years ago and we all received new roofs, downspouts, repairs, paint and downed trees replaced. This was paid with insurance monies collected and no assessment was made. The management has repaired my neighbors basement leak a few times and replaced our sump pump at least twice. There is a lot of peace of mind knowing that these things are very well-handled. Most people will only write a review when they have a problem so I would like others to know I love living here and hope to stay much longer. read more

This company never returned your phone calls if you have a problem. We've had them for five years in our complex and they are for shit. I would never recommend them. I'm moving and no one ever returns my phone calls. I'm so glad I don't have to deal with these people anymore. read more

You know, I probably would give zero stars if I was able to. So just consider this a "0" star review. I went in there to get something accomplished and needless to say they did not give me the proper information or insight when I was CLEARLY! addressing what I was doing and going to do. We can all see why they have very poor reviews. Out of 22 reviews on yelp, they get 1.4 stars!!.. OOPS. I made 13 calls to them and not a single one was returned. It's a good thing I recorded all my conversations to their voicemail/answering machine anytime I did call and leave any leave a voicemail, and that I kept all my emails. I'm calling out specifically The receptionist at the front desk who I believe to be the office assistant, Marain Burgess and possibly Deanna Carter The vice president of MPM on their weak and lackluster job performance. I did go in there on 2nd of March 2026 asking for something to and they suggested I e-mail the HOA, So right then and there I wrote a letter to the HOA "as they suggested, and on their yellow office note paper with their borrowed pen" and they supposedly emailed it to the HOA, knowing full well that I as a tenant probably don't have a clue as to the rules and bylaws. My partner owns our condo. Then I emailed MPM on 3/9/26 referencing my earlier 3/2/26 ovisit to the office, which by the way on their website, they say you have to have appointment to go in the office? What the heck is that?!?! The doors were unlocked, so I went in and talk to the receptionist, I assumed it was a public place. I had no reason to look beforehand on their website to see that you have to have an appointment to go in the office? But back to my spiel".... I went in there previously on 3/2/26 emailed it to the HOA??? I don't believe they did that. I should've asked for. And also, I told them that at that point on 3/2/26. Looking back on this review, I see I'm repeating myself but, I think you'll see my point. If I'm a tenant and I cannot do something then why didn't they tell me that at that point. Why didn't they just tell me that my partner who owns the condo has to do all communication. My partner is going to this lame fine hearing on the end of the month and I suspect Deanna Carter is the HOA president and if that is so that is truly a conflict of interest, especially if she works for Metropolitan property management also. I'll be looking into this further as far as rules in the township and state laws, governing condo, association, and property management. Maybe this will end up in court. If I could give this place ZERO stars I would. This "property management" company is a scam. Any calls made for repairs needing to be done will fall on deaf ears. Any calls made relating to complaints will be dealt with immediately. Deanna, the lady that works in the office is very rude and unprofessional. They will not let you know about any changes needing to be made to your home & a fine will end up in your mailbox. Barb, the "President" of this association is an old clown that has nothing better to do with her time. She will illegally step onto your property and take illegal pictures & tell you what needs to be done to your yard as if she is your mother. RUDE. I have requested maintenance since last April. They completely ignore my request. I ran it through the BBB, but the BBB cannot force Property Management to do anything. The company has a "D" rating with the BBB, meaning they have had several complaints. I have had storm damage and plus our trash is always overfull and gross. They are way behind on the maintenance so they are "punishing" the homeowners by giving us a large assessment to get our roofs replaced, but they are ignoring the every day maintenance. read more

They knowingly ignore building codes when repairing front porch steps.

Units come new without blinds, cabinet hardware, garage door motor, ceiling fans, or shower doors. Tons of the interior lightbulbs have burnt out despite being brand new, sink drains don't close because they're the wrong size, walls are cracking, and just overall cheap construction. All of the exterior lights are mismatched color temperature (some are cool white, some are warm white) and it looks terrible and cheap driving through at night. The HOA fees are expensive considering you get basically nothing. They'll eventually get around to plowing your driveway but I've seen tons of residents shoveling their own driveway because they don't come in a timely manner. And last but not least, they don't allow curbside recycling! I contacted GFL (the trash service provider) and the HOA only allows regular trash pickup in this complex, even though Shelby Township has curbside recycling. But, there's nothing you or GFL can do unless the HOA allows it. read more

Horrible service. Do NOT recommend. Take a look at my letter. Greg, The sump pump has failed once again. This sump pump was supposed to have been replaced just 4 short months ago. As a reminder, this same sump pump failed 2 weeks before that in December (TWICE IN DECEMBER). I was charged a locksmith fee of $232.50 on the second failure. If a new unit had been installed the first go around maybe the sump pump would not have failed again and I would not have been charged a locksmith fee. As you know, sump pumps should last longer than 4 months. The plumber who arrived today reports that the sump pump he pulled out was old and never replaced from the December failures. This means, the first time it failed mid December it wasn't replaced with a new unit and the second time it failed, end of December, it wasn't replaced with a new unit. He said it was absolutely not replaced and that he'd be calling his office to find out what is going on. I am asking for relief. My tenant had 5 inches of water in the basement. I am requesting a review of this ongoing sump pump issue. We need a permanent or at least a better remedy. I am asking for your help. This is the 3rd time within 5 months we're having to deal with this. In all my years of owning this unit, I have never had the sump pump fail continuously. Please advise why the sump pump was not replaced with a new unit in December on both occasions? Did they just repair the old failing sump pump or did they install an old used sump pump on both occasions? Did the plumber install a new unit today? My tenant has a basement full of stuff that needs to be thrown out. Is there a number for her to call for a special rubbish pick up? Thank you kindly. Please advise. MPM is a total corrupted waste. They do shoddy repair (Clinton Grove) and when you call them or email them that the work is not good, they don't respond. The board members get kickbacks from the fees and fines. MPM -- return the phone calls, please ! Co-Owners, time to find another property management company. It's amazing they send out letters on time and violations but when you try to ask questions, they sit on the response until the late-fee kicks in. MPM will NEVER answer the phone, they let all phone calls go to voicemail... Shady company. Mr Cueter is also a slick willy. He "always just so happens to know someone" who can do the job. They use cheap contractor materials that are substandard and will have to be replaced again.... for more money. Wake up! read more

I have been moved out of my condo at Pinebrook for a few months now and I have never been happier. I lived in Pinebrook for many years and had many issues with Greg. He loves to invoke random violation fees upon homeowners and when asked where that money goes, a response is never received. He is by far the worst person to deal with. Completely unprofessional, unfriendly, and argumentative. He picks and chooses and makes exceptions for certain homeowners when it comes to violations. The contractors he hires to do work in the condos are his buddies. Sounds shady to me. read more

I hope Colony Condos finds another management company. Yesterday 12/10/16 I called in a potential dangerous problem. All roads in our subdivisions are a sheet of ice. This is after the 12/08/2016 11.5" of snowfall. As usual you call in the complaint, the receptionist puts you into Jennifer voicemail. You hope to have something happen, usually you have to follow up your own phone call. It shook them up last year when I drove over to their office. Still, no one would personally talk to me about an issue the management had brought to me. It was like trying to walk into the Whitehouse to chat with Obama. Next year, when they have another HOA election, I may run, just to get on to get rid of Metropolitan Management. read more

Absolutely one of the worst companies I have ever dealt with!! They run our condo association and literally any time something is wrong, its months before we even get a response. Had our garage ceiling falling in for over 7 months before we got ahold of someone. We called, emailed, submitted forms-- the person that "could actually help us" was never available. Their fix? Screwing a styrofoam board into the ceiling. That was last summer. This year we have submitted multiple forms because the siding of the condo is damaged. When we sent the first claim in it was only slightly damaged. Here we are months and multiple claims later..now very damaged and still yet to receive a response. They are the absolute worst. Find it interesting that so many seem to think that all of the problems are the fault of a management company. Having lived in a Condo for 25 yrs (bought when the complex was new) I know that the majority of the problems go right back to the builder. Shoddy building materials, extremely poor design for proper drainage of water and snow or ice melt, so while ice and snow might melt during a sunny day, it freezes at night. Also appears that most of them are not aware that all snow removal companies (especially in large complexes) have a specific amount of time in order to even begin snow removal. Your complex could probably pay a lot extra to have the snow removed more than once, but then, I bet, you would complain that the fees were to high. Anyone who complained about things not being done during the Covid lockdowns is not capable of logical thinking, Even with breaks during the lockdowns all of those who normally would be doing contractor type work cannot even find employees to do the work because they are being paid generously by the Federal Government to stay home. read more

MPM, Metro Property Management, Metropolitan Property Management; MPM's Owner and President, Gregory G. Cueter fell upon a goldmine when his dad gave him a job with MPM. His company takes over $100 a month from each homeowner each month while the Homeowners Association Bored of Directors do all the decision making and most of the legwork. The MPM staff just call the contractors in to do the work, but only if you can fine anybody in the office. MPM says, "Just call us" with any problems, but no one ever answers the phone! The Homeowners Association Board of Directors say, "Put it in a letter and send it to Greg Cueter." Nobody ever responds and nothing ever gets done! Do not buy any condo manages by MPM! read more

Metropolitan Property Management is the most incompetent and unprofessional property management company in the local area. They are antiquated and rude to their customers and based on a BBB complaint seem to prey on Associations with older board members and bilk them out of hundreds of thousands of dollars. They only process payments for my HOA and have failed miserably at that simple task. Many Co-owners have complained they have lost payments, applied payments to the wrong accounts and their statements are always incorrect and I am one of them. The absolute worst property management company, staff is completely rude and demeaning especially KARRY SECOSKY. I had recently moved into a new condo about 3 months ago. The welcome package to pay my association fee was over 1 month late so i set up automatic payment which they set that up 2 month too late, when i called to square things off and actually pay her my payment she was extremely demeaning and rude and argumentative to the point of hanging up on me. Now i cant even get threw to the company to pay my bill . This is the worst property management company i have ever dealt with, and i will do my best to find a new one for the association. read more

One of the worst decisions of my life was purchasing the condominium managed by Metropolitan Property Management. Examples of bad business: Upper units have unvented dryers, the lint blows around the attic creating the dustiest place one can imagine. Charged an extra fee for new roofing, that covered existing roof vents and replaced with a gable vent that is not even open to my attic. If a contractor is sent out to your "unit" don't expect quality or any dialogue, as they will tell you that their supervisor has to speak to a Mr. Ceuter first, and then he will lie to protect his profits. I have friends who had to pay for their window replacement to replace their energy inefficient windows, and pay extra from Lowes to match the same style of multi-paned window. Do not expect anything "human" from their organization and for myself, I just hope I can sell my townhouse if the value returns. 0 Stars read more

If your association deals with these people good luck. They are horrible to deal with. I had problems from the time I moved into my condo until the time I moved out. Kerry S in accounting is a total b**** to deal with. I bought my condo as a foreclosure waited almost a month for these people to send me some information as to how I pay my dues, I ended up asking a neighbor how to contact them. I warned from the neighbor about dealing with them. I ended up calling and there were apparently outstanding dues owed from the bank and I was told by Kerry that I had to pay them because they weren't paid by the bank yet. I ended up telling her to try and sue me for it because the paperwork that I had said all liens, dues and taxes were not my responsibility from the day I signed the paperwork forward. She changed her tune after that then continued to blame my title company for not doing their work. Needless to say when I sold my condo they never sent anything to the guy who bought it, he ended up calling me and asking how to contact them. They just want to wait until they can add on some late fees to make more money is what they do. Now try and get some work done one the building is like trying to pull teeth. My neighbors shutter was half pulled off the wall, after a week I casually joke about it with her and she said she sent a request for them to fix it. They never came. Well like 4 months later my shutter right across from hers did the same thing. I took a picture of both mine and hers in the same photo told them in the request that both mine and hers was falling off. Three days later they fixed mine but not hers. When it snows the guys they hire don't come out to do anything until it's done snowing so good luck trying to go anywhere. Then they don't have them salt anything after they are done. This is just a few things that happen with this company. My recommendation is to stay away from dealing with this place. read more

On the positive note, I found the receptionist to be a very sweet person who was helpful and pleasant every time I spoke with her. Unfortunately, I cannot say the same about Kerry S from accounts payable or the owner Greg. Greg Gregory Cueter reportedly has owned this business for over 30 years which is a surprise to me due to his lack of communication skills, unprofessional manner with residents, and condescending tone. The majority of the conversation was him yelling at me and repeatedly calling me Ma'am. I got so upset at his treatment of me that I finally lost my temper and swore and hung up the phone. I've never done that before. All I needed was a payment coupon book because I had moved locations and did not receive one. He told me that I was lying about this because their computer system would have noted if I didn't receive a coupon book. Whatever happened to just saying 'sorry, no problem- a booklet will be mailed to you' instead of me having to call multiple times to get a response while becoming increasingly angry. If I had a choice, I would not use this service. I only hope that others who have had issues with them speak up. Perhaps the condo association will decide to go with another company that is respectful to women. read more

I have resided in a Rosewood Village Condo for sixteen years. During the last three years the landscaping has became overran with weeds, crab grass, and bent grass which I have had to dig out myself even though I was told after submitting work orders that special attention would be given to the problem areas. I have a pine tree behind my unit that is dying because it has not been sprayed as promised and the decease is now spreading to other trees in the area. I guess the board would rather pay to have the trees cut down rather then maintain them for a fraction of the cost. The soil to the rear of my unit has dropped approx. 4-6 inches creating pools of water after a rain which attracts insects. These are problems several other units are also having. These are just a few of the problems that potential buyers notice on a drive through the area which of course decreases the property value. Instead of the Board Of Directors worrying about "curbside view" lets worry about the entire view in general. Most of my neighbors gave up complaining because they feel it does no good. read more

we live in Mill Creek Condos, Shelby Township for 6 yrs and can't complain! Anytime have called with an issue there has been an IMMEDIATE response.. The annual meetings tend to always have a few hot heads,that don't make any sense, and no wonder if Greg gets annoyed. Our grounds are very well kept and maintained, and people are driving through asking if any are for sale. Last two that sold were sold for more than the listing price. No one/no place is perfect and for what we have to pay monthly we're getting a deal! Much easier to have your monthly assoc payment taken automatically from your account (welcome to the 20th(!) century as this type of service has been offered for years and years. this comment for Angela case she checks back! read more
