DO NOT RENT FROM BRS MANAGEMENT COMPANY. "What a SCAM". They took over after the original management company owner passed away. Never did an inspection.
I first sent them an email asking to acknowledge to the property owners that I am looking to buy a home (possibly theirs if available) and will be moving. Got a response that the email was received my BRS. Two months go by, so I called them. Al Phillips told me that he is waiting for a response. Then he started a sales pitch with me that he would like me to have him be my realtor and get me a financial person. I told him that I already have one, but no thanks. I still got a call from someone he forward my number too. NOT PROFESSIONAL. Then I got charge twice for rent, which put me in overdraft. Not once but two months this happened. When I called Al Phillips all I got was, sorry but you have to wait 5 days. I told him that they need to revert one of the payments because I am in overdraft. "Can't do anything about it for 5 days." After going back and forth all he would say is "what do you want me to do?" Again I told him to revert one payment and he said not for at least 5 days. This happened twice and Al will not do anything about it. So, I turned off the Auto pay. Good thing my bank is understanding, they waved the overdraft fee, both times.
It happed to come time for my lease to be renewed and I get a call from the owner of the property, not BRS. She asked if I was interested in renewing my lease? I then informed her that I had moved out and, why didn't the management company inform her. Also, that why didn't she get my email letting them know that I was buying a house? She told me that she never got this email and had no clue I was trying to contact her. I then found out that the reason she called was to let me know not to go through BRS anymore, because she was letting them go do to what other tenants were tilling her.
At the end when I moved out, they went and did a move-out inspection without me there. They ended up billing me for things that were there before I moved in. When I asked them to provide me with the move-in inspection sheet, they conveniently couldn't find it. The only thing they could find is a home inspection sheet (one done every year) that was 3 years after I moved in and couldn't find any earlier ones. "HOW CONVENIENT". Al Phillips told me that it wouldn't be the first time he went to court.
It is my opinion that BRS Property Management is out there to scam everyone out of their security deposit and to lie to you. The owner of the property is lied to and charged 4 times the amount it would cost to fix things ($75 for "plastic" Venetian blinds, $18 at Home Depot.). Not only do they make money on what they charge for their services (yah right!) they profit from the tenants security deposit and overcharging the owners. Demand everything in writing, take pictures and make copies...
