(5 stars before were solely from them moving me…read morein fast, they over charged my deposit when I was desperate and have been awful in every other aspect since then) Simply for the fact their maintenance department is criminally negligent, and derelictive of their duties. For over a year I have stated a need for proper maintenance and ventilation after a major leak was active for 3 months. 3 months of myself and another tenant fighting with them before being properly addressed and yet not even properly fixed ITS STILL LEAKING. Ever since then the area their vendor did not properly service has produced black mold, and has been spreading through the walls and ceiling visibly. I have let them know countless times since January 20th of this year when it's become evident to me it was affecting my health. I had told them my health and well-being were a concern because I was having big warning signs of black mold exposure, as well as there were visible signs of black mold. (Pictures attached) They sent a maintenance man out to service it, he was not qualified for this issue. I called them again because even more spores were present coming through the wall, he came back and confirmed with me it appeared to be toxic mold in his opinion. He also stated it was bad for my lungs. He let me know he would contact a supervisor, Jordan, and she came and also confirmed the issue. We talked about possible resolutions. She told me they would get back to me on what the owner says. That never happened. I had to literally fight with the 2 women in their maintenance department Michelle and Jami to get a call from a supervisor. Thankfully I was able to get her personal number and have been able to skip around their awful maintenance department. Do not expect a call back from them, even if they tell you they will personally. They will not. Multiple times that was stated, and never once did they follow up. They blatantly lied to me, multiple times during this process. I was told the maintenance man would be coming out with a test kit, he did not. Was told I was going to be called back by the maintenance department, I was not. Was told I'd be given an update on what the owner says in regards to ventilation and work, I was not. I've been more than patient and kind with them, especially considering I told them my health was in jeopardy January 20th, it is now March 30th. The owner of the building refused to put in a vent and send out professionals to service the mold. The apartment management were derelict of their duties and exhibited the worst case of gross neglegence I've heard of in a property management company around here. Especially when I've been as thorough and detailed as possible with them on the issue. I was never notified the owner refused to get anything done to mitigate the issue. They have ignored it to the point I was hospitalized with severe chest pains and shortness of breath when I do not have history of asthma or heart problems. In fact they told me this doesn't make sense because I'm overall healthy but there is definitely something going on. Mold exposure. So now my entire life will not be the same quality seeing as there is no cure for black mold exposure. I've been gaslighted by these lovely ladies for over a year now. I have had to deal with the mental and physical pain, and trauma of the neglect they left me to suffer with. I was begging for help, and even offered to get it taken care of myself. Told them I could have my employer come take a look seeing I worked for a licensed trades company. They ignored even that. I literally haven't received any form of apology or assurance that they would make it right. I truly hope this helps you make the decision to chose another property management company because in my opinion you and your family, your pets, your friends coming to visit, would not be safe under the conditions they keep the properties they oversee. You will not receive assistance even if you are telling them you feel like your life and well-being are in danger. They also cancel work orders without discussing any information as to why they are unable to perform their function.

Take pics before and after your move, so you can have proof. After you move out, take your contract, pics and go see your Small Claims Court judge. From previous tenants, they say they were all scammed out of their deposit and the apartments were filthy when they moved in, so they werent sure what the professional cleaning crew did to earn the Tenants deposit $. Unfair business practices need to be stopped. Remember your college business law classes. If its not in the contract, it doesn't matter and have proof (hence the pics) of what you are saying. Granted her apartments are cheap, so that may make up for you losing your $250 deposit. It is almost impossible to study with the thin walls and their location so next to a major interstate. When I first moved in, she accused me of not giving my deposit, came into my apartment while I was asleep and preceeded to have a screaming match with me becuse her assistant didn't notify her that I had dropped off my deposit check including 1st month's rent.... At the time I worked at the police department, called a PD friend of mine at the time to get her removed from my living room. She threatened to call the mayor and file a formal complant until my officer friend got in her face and told her something that I didn't hear... needless to say she never messed with me again. She is a horrible landlord and I would never recommend anyone to either rent from her or to purchase a house from her. She is NOT the business woman she claims to be!

She was constantly harassing and bullying me about everything, especially our rent. I've been unemployed since July of 2023 and she has done nothing but harass me, bully me and talk down to me. And because I do NOT like that, NO ONE LIKES BEING TREATED THAT WAY, she refuses to allow us to renew our lease. She has been an ABSOLUTE NIGHTMARE TO DEAL WITH!! Her rental properties sit vacant for a very long time. You'd think that she'd be grateful to have people wanting to live here and pay rent. But she's obsessed with being controlling and being a major bully. I feel bad for the idiots who are ignorantly paying this bully to rent their properties for them because she does a horrible job!!! And now she's lying, saying that she refused to renew our lease because of too many late payments. She had to come up with something so that I can't sue her. I'm going to anyway because even I passed out and had to go to the ER 2 days before we had to move out, she only let us go back to the duplex to get one more carload of things. Then while we were putting that stuff into a nearby storage unit and getting me some Gatorade at the nearby Circle K to make sure that I didn't pass out again, she changed the locks on the door. I was unable to get the broken Dyson vacuum cleaner that was my mom's before my former brother and his 2nd wife went behind my back and moved my mom halfway across Texas and now halfway across the country from us and we'll probably never see her alive again. And we were unable to get some things that were my dad's. He passed away from leukemia in September of 2020. I'm just waiting for her to try to collect money for us not cleaning the duplex well enough, even though she's the one who changed the locks on the door. Yes, I sent her proof of when I passed out and had to go to the ER, paperwork that I received when I left the ER, as well as pictures of my injuries, which included a black right eye, a busted bottom lip and a scrape on my head that I got when I faceplanted onto the carpet in front of my wooden dresser. She allowed us to access the duplex 1 more time before she changed the locks on the door. That's extremely evil, cruel and unprofessional. Now we are homeless and are having to pay to stay at a hotel temporarily. That's an extremely evil person to do that to us, especially after I passed out and spent all day at the ER a couple of days before we were supposed to be out of that duplex. I sent her pictures of some of the paperwork from the ER as well as pictures of my black and bruised right eye, my busted lip and the scrape on my head from my head hitting and sliding down my wooden dresser as I passed out.
