    The location is beautiful. Super close to everything so you can walk and not have to drive every…read morewhere. Cleaning staff did an amazing job. People were friendly. On another note, they had our car under the wrong name so anytime we texted they would say we didn't and the car was never available. First world problems I know but when you're traveling with a 19 month old you have a ticking time bomb and every second counts. We didn't figure this out until the day we left when they told us yet again we didnt text and then confirmed the name after we showed them the text for the 20th time. Secondly we were supposed to have a suite....well that didn't happen. Again, first world issues but when the baby has to be in bed by 8 that means everyone does bc it needs to be dark, no tv and no noise. Would've been great to have the room with doors to separate so we could've let her sleep while we enjoyed time with our older son for a little longer instead of making him go to bed as well. But I guess we were well rested. Third I don't understand why more expensive hotels limit heat and air. You go to a cheap hotel and you can make your room 50 degrees if you want to. We just wanted it below 76 and it wasn't happening. The windows do open a tiny bit but we mostly slept on top of the covers with the windows open and were still sweating.

While we appreciated being able to check in approximately 45 minutes early at 3:15 PM, the 10-minute walk from the parking lot after traveling was not ideal. Once inside, we were warmly welcomed by the front desk staff, who have truly been a bright spot during our experience thus far. They were friendly and professional, and we greatly appreciated their kindness. Unfortunately, after requesting additional towels both through the front desk messaging system and the Marriott app, we still had not received them as of 5:56 PM. In addition, while the bed is comfortable, there were visible pieces of dirt on the rug and what appeared to be paper towel or tissue residue in the shower area upon arrival. At this point, we are quite tired and hesitant to continue requesting assistance, as the staff already seem overwhelmed. We are hopeful tomorrow will provide a better experience and that these concerns can be addressed.

However, the big thing about her is this: she will not do a thing if you need her assistance. My apartment lost its electricity when it was 103 outside and she said we would have to wait a few days. No. I called the fire marshall and he pulled the breaker. Rita and company do not take care of anything. Do not rent from her. Other than being nuttier than a fruitcake, she is a terrible landlord. Ron Hollander (the owner), his wife Rita (Rochelle Hollander, aka Rita White) and his children have a monopoly on both the residential and commercial rental market in downtown Annapolis, and it's a shame. I've rented several places in my 38 years, and these people are THE worst. They are slumlords. They do the bare minimum on their properties, to include not cleaning before you take possession. When asked if it would be cleaned before we moved in, we were told it was clean. See photos...DISGUSTING. In order to make them aware of pre-existing issues that were a result of the previous tenants, we provided them a list (as suggested in the lease) when we took occupancy. Their response was to ask us to vacate the property because they were under the impression we expected them to fix everything. This is obviously illegal for them to do as we pay rent on time and do nothing illegal....so we're staying (unfortunately moving is too much of a burden to do in less than a month in this place). Please note, the previous tenants lived there for 12.5 years. When we moved in it was clear no one went through the place with a fine tooth comb, let alone a wide tooth one! Heating units weren't working, the dishwasher wasn't working, there were plumbing issues (one of the bathrooms was completely clogged up and the other had no hot water from the shower), the walls weren't painted (evidenced by hair stuck to them in bedrooms/bathrooms, and food stains in the kitchen), the wood floors are splintered. To boot, they didn't provide the lead certification they are legally required to provide PRIOR TO OCCUPANCY until we mentioned it almost a full month into our lease. They only accept rent through a mail slot of a locked office door, and it's next to impossible to get a hold of the property owner. He WILL NOT interact with the tenants, but leaves it to his crazy wife (not kidding, she's nuts and she dresses like a homeless hippy) and sub par staff. If anyone is interested in starting a tenant association for King Properties tenants, please let me know. SOMETHING needs to be done to make these people conduct business in a professional manor.

    We had a terrible experience here! We took two rooms - the Presidential Suite, which was fine and…read morethe Garden Suite. The Garden Suite, which is really a basement room, should not be held out or charged for as a luxury hotel room at a price analogous to the upstairs rooms! They advertised it as having two separate bedrooms ( with 1 queen bedded bedroom and one twin bedded bedroom) and as being a perfect retreat for a family or group. We took it for my two adult children, one of whom had a boyfriend (so three people). Unfortunately, the bedrooms are NOT air conditioned, and one of the bedrooms had no windows at all! The only way to be somewhat comfortable was to leave the bedroom doors open to allow the air from the living room to circulate. Clearly not ideal for a group!!!! We had to take a separate hotel room at the Westin for my daughter and her boyfriend, and my son made do in the one bedroom that had the windows. This was stressful, inconvenient and expensive. WE asked the manager Debo if there was other rooms and she said no. After we had booked the room at the Westin, the manager suddenly offered us a room at a hotel owned by the same owners across the street!!!!! The website does say that the Garden Suite is located on the hotels semi-subterranean level, but given that the charge was over $800 a night for the room (charges were $1935.72 for 2 nights), and the hotel advertises itself as a luxury boutique hotel, I thought it was going to be very nice. When we complained to the owner, Clinton R., he ignored our legitimate grievances of no light (in one room) and no air conditioning in both rooms and claimed that I was complaining about the design. We made the best and had one person sleep in the room each night (rather than the 3 that we planned) and Clinton claimed that since we used the room, we weren't entitled to a refund (even though we had to take a separate additional hotel room!!!!). He was nasty and condescending and truly unfit to be in the business of hospitality. I'd never stay here again and suggest that no-one take the Garden Suite at all! Not even for one person. The ceilings are low, the noises are typical of a basement (toilet flushing noises of the whole hotel) and all in all it's very unpleasant. Stay somewhere else! You can do much better for the money!!!!! Wish I would have read Mark E.'s review before booking this hotel!!!!

Manuel's breakfast is always fresh and delicious. The location provides for a quiet night's sleep. There are five rooms from which to chose. We love the location; it is walking distance to everything downtown. The staff goes above and beyond to help you with anything you may need. The late check-out and parking options were so appreciated! My goodness, what else could one ask for? Fabulous stay! Thank you so much! We will be back in a couple months! :-)
