Rita is crazy. There's no getting around that. I rented a place in Annapolis and she spent a half hour yelling at SPCA. Her outfits are frightening. However, the big thing about her is this: she will not do a thing if you need her assistance. My apartment lost its electricity when it was 103 outside and she said we would have to wait a few days. I wish there was a 0 stars option. Do NOT sign a lease with these people. They lack professionalism and do not care for their properties. Ron Hollander (the owner), his wife Rita (Rochelle Hollander, aka Rita White) and his children have a monopoly on both the residential and commercial rental market in downtown Annapolis, and it's a shame. I've rented several places in my 38 years, and these people are THE worst. They are slumlords. They do the bare minimum on their properties, to include not cleaning before you take possession. When asked if it would be cleaned before we moved in, we were told it was clean. See photos...DISGUSTING. In order to make them aware of pre-existing issues that were a result of the previous tenants, we provided them a list (as suggested in the lease) when we took occupancy. Their response was to ask us to vacate the property because they were under the impression we expected them to fix everything. This is obviously illegal for them to do as we pay rent on time and do nothing illegal....so we're staying (unfortunately moving is too much of a burden to do in less than a month in this place). Please note, the previous tenants lived there for 12.5 years. When we moved in it was clear no one went through the place with a fine tooth comb, let alone a wide tooth one! Heating units weren't working, the dishwasher wasn't working, there were plumbing issues (one of the bathrooms was completely clogged up and the other had no hot water from the shower), the walls weren't painted (evidenced by hair stuck to them in bedrooms/bathrooms, and food stains in the kitchen), the wood floors are splintered. To boot, they didn't provide the lead certification they are legally required to provide PRIOR TO OCCUPANCY until we mentioned it almost a full month into our lease. They only accept rent through a mail slot of a locked office door, and it's next to impossible to get a hold of the property owner. He WILL NOT interact with the tenants, but leaves it to his crazy wife (not kidding, she's nuts and she dresses like a homeless hippy) and sub par staff. If anyone is interested in starting a tenant association for King Properties tenants, please let me know. SOMETHING needs to be done to make these people conduct business in a professional manor. read more

If I could give a 0 I would. Please do not rent from this company. We rented a higher end condo unit that has a lovely view but that's it. Unit is dated and many failing issues. Getting anything repaired is impossible. Even if there is a safety, fire or other major issue. And don't expect to get your deposit back. I trusted the system and hoping they would be fair. Oh no. They will charge you for EVERY little thing. Basically robbery. I've been a landlord and can say this was the worst experience I've had EVER! read more

We are renting now and find no issues. The apartment has been nicely renovated. All appliances function well. I think the price is a bit high, but the location is very nice. read more

We rented an apartment in downtown Annapolis, along with our two dogs for a duration of an year, back in 2018-2019, we had an awesome experience, with them. Whenever we had any maintenance issue, it was quickly resolved special thanks to Mr Steve and Mr Clarence. Even the office staff was helpful, whenever we had any special requests. If we return to Annapolis, will definitely rent with Kings Properties. read more

When I moved to Annapolis I went to the Post Office to mail something to my landlord. The woman at the desk looked at the package, and said "Honey, is this your landlord? They're slumlords!!" And she was right. They didn't fix things I requested before I moved in, and then charged me for them when I moved out. They didn't care that the place was overrun with enormous roaches. There was no lock on the front door and no mailboxes so our mail was literally left on the stairs. My neighbor worked for them and when he was trying to get another job found out the (crazy) woman in the office had been telling prospective employers false and negative things about him. I would put King Properties as my #1 or #2 worst landlord ever. read more

I sublet from King around the summer of 2002, in a building that I am not surprised has since burned down. When the 30 year old fridge in the apartment quit, they told us that we were responsible for replacing it. We went through a huge song and dance with the local building inspector, who helped us by telling them that they could not rent the place without a working fridge. We also looked it up and found out that no appliance that old is worth a dime, according to government-set devaluation schedules. They still refused to do anything about it because we were borrowing a mini-fridge--which they said meant everything was up to code--after the original fridge quit. They also started going out of their way to bully us--leaving a letter under the door at 4:30, while both myself and my roommate were at work, saying that they'd charge us for removing our neighbor's junk from the landing (which they claimed was ours) if we had not responded to their letter by 5 the same day. It was unbelievable and unconscionable. We managed to escape relatively unscathed, but I understand that they have since changed their subletting policy to make sure others have less likelihood of doing so as a result of our not rolling over about any of this stuff. I know several other people who were affiliated with St. John's College who rented from them during that period of time because, unfortunately, they have something of a corner on a lot of Annapolis' rental real estate. What a blemish on such a beautiful town. Their buildings have a history of burning down, and I've even heard from other renters about King sending threatening thugs to intimidate tenants who get insistent about having things fixed. I've never heard of anyone getting a dime of a security deposit back again. Townies, Johnnies, and parents: do not sign an agreement with King. Keep looking. IT IS NOT WORTH IT. Renting from these jokers can even put your life in danger. Live on campus, even if it costs more and you have less space. Find other landlords. You have enough to worry about as is. In any incorrupt world, this company would have been shut down years ago. read more

When I moved into King when I was 19, there was literally an inch of dirt in the closets, when I moved out, that place was 150% cleaner than I found it.. and I replaced a medicine cabinet...fixed some drywall..just to make my home a little nicer, and wouldn't ya know I got sec-deposit screwed too..Shocker.. There is no question that Rita is not sane, and should probably be in the hands of men in white coats..ON THE FLIP SIDE..These are the ONLY Apartments you will find in Annapolis that maybe,just maybe,will cost you less than 1000 Dollars,granted, the 2BR apt I rented was 880, has since gone up to 12-1300 I believe? Haggle with them though. Rita may be to insane to see what is going on here but Ginger is a sweet Lady, I dont think shes in charge but she is quite helpful. I was warned about renting from King Properties. They apparently have a reputation for not returning security deposits. Unfortunately, I was given this information after signing on. They rent to many university students and the word on the street in this lovely part of Annapolis is that security deposits are seldom if ever returned. I cannot verify that, except to report my own bad experience. I found the rental apartment unsuitable and reported this after the first night, prior to moving my furniture in and stayed only 5 sleepless nights. The realtor has an apartment in the same building and wrote that she too, was unable to sleep given noise issues. I left the unit quite clean but did not receive my $1,350 security deposit back. King Properties claim is it was used for future rent. I feel that nearly $2,000 for five nights in an untenable apartment was quite unfair. King further claims they showed me other apartments which is true, however, one concerned me as I felt it was a fire hazard (I am a former burn unit nurse) and one was quite dirty. Since this company holds quite a lot of rental listings in Annapolis, they would be well-served to improve their landlord/tenant reputation. read more

I wish I could give 0 stars. Renting from King Properties was the worst experience of my life From the beginning. First time on my own and this place looked like it hasn't been cleaned in years. The windows had cracks where air would gush through but they basically said it was fine. I just taped it. Our HVAC was leaking water so badly that it was getting into the hallway downstairs. It took 3 WEEKS to get someone to come out. At that point my brother in law already had fixed it. The lease states they can come into the property whenever they want with no heads up during "normal business hours" which means they can walk into your apartment with their own key while youre making breakfast in your underwear "just to see how things are going." which has happened. The RED carpet was covered in nasty black stains. The bathroom floor was coming up around and was a nasty yellow tint. Haven't heard anything about the deposit and we moved out 3 months ago. So, you know when you are packing and can't find anything. Well King properties rep in Annapolis comes to my door wanting to show my apt with no notice. She says in my lease I said they could come anytime and show with no notice in the last month. She said I would have to pay a fee each time I said no, as much as 40 dollars a time. Is it unreasonable to ask for notice to have someone show your apt? She said I could get a copy of the lease that I can't find but there will be a fee for that as well. I feel violated. Don't know what else to say. Housing authority not open till Monday and No one answers phone at King Properties on weekend either, just an answering machine read more

I looked at their apartments last year when I first moved to Annapolis and then again this year. They are the rudest people I have ever been in contact with. My husband brought his camera with him to look at one of their units and was told he couldn't take any photos but that if we wanted the place we had to sign a lease right then and there. Uh we wanted the pictures to document the damage int he unit. There was more water damage then I have ever seen in an occupied house it was crazy. They insisted it wasn't water damage. A friend rented with them and during the last month of their lease "RIta" barged into their apartment unannounced multiple times to show it to prospective renters. So illegal. read more

i dont see that everyone is complaining about. I have rented from the for a year now and the few times something has broken they fix it.... Now maybe that is because i am renting one of the "nicer" places they have but you get that you pay for. If you are renting a place for 500 to 900 a month then what do u expect. read more

I rent from the glen burnie location - glen hollow apartments. it's almost impossible to find a review for them online. I have no idea how that's possible but I'm leaving one here. Rita is rude. She never checks on anything. Never fixes anything. When you have a complaint, she yells at you as if you're being rude. There's no leniency on late rent no matter what your situation is....and I can understand that....but its only been this way for the past year. the policy must have changed so I don't understand the inconsistency. they give you your privacy - however I don't think its normal for landlords to never inspect your place. they seem okay with animals. the area is safe and neighbors are nice. the rent goes up but no changes are made so im not sure why this is even needed. honestly if she fixed her attitude, lowered the prices, and put some work into these apts, this would be a nice place. read more
