I could sit here and nitpick about little things, but bottom line, having lived in a few locations in Annapolis, I don't think you're likely to find a better apartment in town. As for the little things: the heating and ventilation system in my apartment was a little below average. The fan didn't quite push all the air to the farthest room, resulting in a bedroom that was 10 degrees cooler in winter and 10 hotter in summer. Parking was also sometimes messy. It usually wasn't too bad as long as the neighbors followed the rules, but every now and then some people would take a garage spot they weren't entitled to the night before a snowstorm, betting on the tow truck not showing up. With such a small lot for such a big building, you have to accept you might walk a bit if you get home from work at 7:30. That being said, the management was taking measures as I left to address parking problems, which seemed promising. In conclusion, please refer to paragraph number 2. No place is perfect. Raising Fees Without Real Solutions The new management increased the trash fee, but did nothing to prevent daily illegal dumping. Instead of investing in cameras or keypad access, they simply raised costs for residents. Contractors make daily visits to dump trash. 2. Free Amenities for Everyone--Except Residents Stone Point's car wash and vacuum are accessible to anyone--no cameras, no enforceable restrictions. Residents end up subsidizing these amenities for the public. 3. Turning Community Space Into Profit The clubhouse conference room was converted into a for-profit vending area, eliminating a valuable community resource. 4. Aggressive Visitor Parking Fees Visitor parking now costs $12 per day after office hours, with towing strictly enforced. Even a short 15-minute visit costs $2. Despite ample parking, aggressive ticketing and towing are used as a revenue stream. Saturday parking is free after midnight, but this isn't DC or Bethesda--these policies are simply about making money. 5. Neglecting Resident Security Despite all the fees, management has not invested in security cameras. On my first weekend, a break-in attempt occurred. I had to physically prevent the intruder from entering until police arrived and made an arrest. Conclusion: After paying $8,000 to break my lease and move out, I realized I was subsidizing non-residents who enjoyed the same amenities I was paying for. It would have been more honest to simply raise the rent rather than implement hidden fees and reduce transparency.

This is going to be a long one…read more The reasons why it's not a 5-star review: - The lack of consequences for dog feces/urine in the pathways of residents (indoor/outdoor) - The residents don't pick up/clean after their dog's feces/urine (there are bags available and trash bins available throughout the complex) so it's common to step on dog poop while walking on the sidewalk. The smell of feces in the grass too is very unpleasant. - The lack of consequences for unleashed dogs - it's in the leasing agreement and a violation if not followed. While it was a pet friendly apartment - there wasn't much enforcement for any irresponsible dog owners who let their dog unleashed (besides in the dog park). - Fitness center - had only 1 working treadmill for quite some time and some weights were missing, finally by summer 2024, they updated the facility, and it looks great. - Depending on which person in the leasing office is sorting through the mail in the package room, your package may be easy to find or sometimes not. - Lack of consistent notification of when the leasing office is closed. On some holidays, the leasing office team does not give notice if their office is closed. Some holidays aren't observed for residents but at the very least there should be some notice. - Lack of security. For the entire duration of my residency, at least 10 cars have been broken into and or bricked (wheels stolen), even in the parking garage. The culprits targeted Toyota sedans (Corollas, Camry's) and the occasional Honda sedans. It sucks for those residents affected, not sure what was done to mitigate that issue. - A longtime resident I had made friends with even mentioned that the service/maintenance has gone downhill, so they were on their way out after living there for a few years. - Leasing office rarely answers their phone, you're better off emailing them or going in-person. - Residents are driving way too fast in the parking lots and especially the garage that has caused a near hit of residents, their kids, pets, and other cars. - There are only 2 elevators and only 1 can be used for moving-in/moving out and this is in the main building so you're SOL if you're in the other buildings (have to use stairs), or if the freight elevator is broken. There's no loading dock for moves and some locations for a particular apartment isn't convenient for movers = you may be charged more if you're moving in/moving out using moving companies. - The pricey rent did not equate to the overall maintenance of the complex, services, lack of security, and amenities that was offered. The reasons why it's a 3-star review: - Katie's attentiveness and kindness from when I first moved in to all the way till I moved out - she's the reason why this not a 2-star review. - The proximity of the apartment complex, it is so close to many stores, grocery, mall, etc. - The maintenance team. Anytime you need to get something fixed, the maintenance team is really quick. Don't read the apartments(.)com reviews. There's an extra charge for trash pickup. It should be included in the high rent. Unit and layout are tiny, appliances are old. Rather than a walk in shower and tub, units have 2 bathtubs. Outdated. Photos on their onsite gallery have color, accent walls and curtain rods. Actually, Units wall are all beige. No crown moldings or chair rails. Very plain. No curtain rods. Limited shelving in closets. Wooden cabinets are worn and water damaged. The only lobby is the main bldg. Only one building has an elevator. The other buildings have four flights, no elevator. There's no real security, and the garage is very dark with limited lighting. Drivers speed throughout complex. This location is not managed like a typical Bozzuto property. corporate either doesn't know or doesn't care due to a housing shortage. I don't like key fobs because it's computer-controlled and others could potentially have access to your unit.

But there is a big issue--garage security is not sufficient for increasing auto theft activity in the area. Since moving here in 2023, my car has been vandalized 3 times, the latest being sometime during the night 6/30/26 when someone broke my window and rifled through my car. 5 other cars (mostly Hondas, Toyotas, Kias, Hyundais) also had tires stolen and/or were broken into. Less than 2 months ago, same deal. Multiple cars broken into and all 4 of my tires were stolen, even though I had wheel locks. There are cameras, but the thieves don't care and it won't stop them. Anne Arundel police are called, but apart from a week of increased police presence in the Towne Centre, things go back to normal. Unfortunately, the convenient location is what makes it so easy for criminals to drive right off the highway, hit all the local parking lots in minutes, and drive away into the sunset with your car parts. The amount of apartment parking in such proximity makes it like shooting fish in a barrel to these auto part thieves. ANYONE can get into the garage and pretty easily lift / break the gate to get into the basement. You can do everything right, like parking under lights, directly under the cameras, away from street level, have wheel locks, and it will not deter these criminals. Until Crosswinds heightens security or has an overnight on-site presence solely for their garage, you might want to think twice about moving here if you have a Toyota, Honda, Kia, or Hyundai. For the rent prices, you might not want the repeated hassle.

That alone is wildly inappropriate. On top of that, they consistently had a noticeably different demeanor when assisting my boyfriend versus me, and it often felt like they did not respect women. Living conditions have also been frustrating. The neighbors below us smoke cigarettes constantly, making it impossible to open our windows without smoke pouring into our apartment. They repeatedly slam their porch door, which shakes our entire unit, and they leave **mountains of trash bags** overflowing at their door. The trash often creeps toward the stairs, making it difficult to go up and down safely. These issues have been reported multiple times. We were even told these neighbors wouldn't be allowed to renew their lease due to this behavior--clearly more gossip than reality. Parking wasn't an issue initially, but it has become one as residents with multiple vehicles park crookedly and take up extra space. For a place that costs over $2,000 a month, you would expect better management and enforcement. The apartment itself is poorly sealed. The windows and doors are not properly insulated, so the unit stays freezing in the winter even while running the heat and fireplace. The only competent leasing agent, Nico, was let go last year, and since then things have gone downhill fast. The most serious issue occurred recently: without proper notice and without a new lease being signed by my former partner (who is remaining in the apartment), my access was revoked. This is a keyless-entry building, and while the app had already stopped working months ago, that's beside the point. As of yesterday, I was still a leaseholder--no new lease had been signed and I had not signed anything removing my name. Revoking my access under those circumstances is a violation of Maryland tenant rights. Management has since ignored my emails entirely. Overall, I would strongly advise avoiding this property if you can--if for no other reason than to avoid dealing with the leasing office staff.

Moving from Ohio to MD, I have run into some not-so-nice people behind the phone lines more often than I can count. Jordyn is patient and seems to really be on top of things. I was asked to provide other documentation and she started things quickly and easily. Since I am out of state, I don't have pictures yet. She was genuinely happy for us when we moved out because we bought a house. Our apartment was beautiful, and I loved the huge windows. It had a lot of space for the price. The bedroom closet was enormous. I also liked the amazon hub locker on the property that made package deliveries convenient and safe. I never had any issue with parking, there was always extra space close to my building. The pool is nice, it gets cleaned once each week in the summer. Maintenance is usually fast. Only bug issue was ants on the second (out of three) summers we were there. They came in when the window was open and as someone who hates ants it was a really, very minor invasion and contained to the window area. Elm's offered free pest control services. They had people come and spray our windows the next day on both occasions that I called that season. All of the windows were updated in fall 2023 so it may not even be an issue anymore. I really hate bugs, so this was huge for me that there weren't pests besides the one summer with ants and it was taken care of before it became a problem. We didn't lose power often or for long, and maintenance arrived within an appropriate amount of time depending on the urgency of the matter. There were options available for emergency maintenance services too. Once, my hamster escaped her cage and got into the maintenance closet and subsequently the walls. She ended up in the walls of the apartment below ours as they reported hearing scratching from a rodent in their walls. Maintenance opened a hole in their wall to investigate but when they saw it was a hamster, they remembered my call from a week prior about my hamster getting lost and they brought her back alive to our apartment. (So sorry to the downstairs neighbors who thought they had mice and had to get maintenance to put a hole in their wall.) Overall, I really enjoyed the time I called this apartment, "home".

The amenities here are supposed to be a part of living and paying for a luxury apartment, but here that isn't the case anymore. We used the Community Room for a friendly and fun gathering for the holiday. We were given permission to use the room. After using the room we were first charged $1,000. After retaining an attorney, he advised us that there is nothing in our lease stating that they can charge us for using the room. After receiving the letter from our attorney Christy and Jasimon changed the $1,000 to $500. Which we haven't paid, because it's not valid or fair. I feel like we were targeted for them to get extra money from us for the activities that they have here. People use that room all the time, even the night before we did and they were not charged. A fact that I know! It seems like since management changed, everything has changed for the worst. Why live in a luxury apartment if you can't utilize the amenities that you're paying for? I have had two packages stolen that has still not showed up. Thankfully, the two companies resent my orders to me. This week has been the fourth or fifth time that we had to put in a work order for the microwave. It keeps cutting out, and tripping the breaker. The last time we smelled smoke. I have asked the last maintenance guy to put in an order for a new microwave. We'll see what happens or how long this will take. I submitted a service request three weeks ago about my faucet not working in the sink. Called about it. Said it'd be fixed by the end of the week. That was last Friday. Still broken. In short they do not have the same standards as before and it starts in that office. I don't know if it's poor management or what but they need to rethink who they hire and how they work. They are nice. I will say that. But really just goofing off in suits most days. My lease isn't over until December but I am not renewing. Not here.

Upon moving in the apartment was extremely filthy and smelly, you could tell it was not properly maintained or cleaned before they setup the move in for him. Within weeks of moving in both the refrigerator and microwave in his unit stopped working randomly. After he submitted numerous maintenance requests, it still took them ONE whole month before they finally repaired it. He also complained and submitted a maintenance request over two weeks ago for someone to replace his air filter in his unit and till this day the air filter has not been replaced. I recently came to visit and I can confidently say that the living conditions at Verde are unbearable and unpleasant. The overall quality of the building is horrible. The floor tiles in his bathrooms are misaligned and have spaces in between them that can cause an injury if you step on it barefoot, the hallways have a foul odor and if you still happen to come for a visit you will be met with numerous "F U" signs that people have carved into the wall. To top it off "Nia" in the leasing office is rude and she should not be in a position of customer service. She clearly does not care about the concerns of the residents.
