The manager did my property inspection and said I was probably going to get most of my deposit back and she could tell I really took care of it. They ended up taking my full deposit, most was for "painting." Attached are the photos of my apartment at move out. Look at the quality of it and decide if you are willing to turn yours in, in pretty much pristine condition, and still get a $1000 bill. I was so disappointed by what felt like a betrayal from the team who I trusted and really vibed with. All the reviews mentioned this happens and I even told the manager (Bri) I was anxious about it and she assured me it wouldn't happen to me. Also their parent company was sued for something similar and lost :)

Such a shame that a beautiful apartment complex in a prime location can be ruined by incompetent…read moreproperty management (Bre) and the move out manager (Raul). After living there for more than two and a half years and never missing a rent payment, we were met with an apartment complex that over charges in move out fees to make up for the many vacancies the apartment complex has and for a reason. Please take this and the many horrible reviews into consideration Victoria Arbors has before moving in. Do not make the mistake I made. When it came to move out time they had us pay $1,187 after they took already took our $1,300 deposit which is insane. We had our move out inspection on July 1st, and were told they are behind on move out inspections so we wouldn't hear back from them too quickly. We finally heard back from them on July 16th via email, with an ultimatum to agree to the charges and a payment plan by July 21st or they would send us to collections even after going back and forth for some of the outrages chargers they pinned us down for. One of the most outrages costs was paying a total of $920 for full paint and an addition $235 for paint materials even after living there for 2.5 years, wear and tear was not taken into consideration. We only mounted two televisions on 3 walls and they still took it upon themselves to charge me for every wall in the apartment. They also charged us cleaning fees of $190 and full carpet replacement of $914 due to "pet damage" although my Labrador was trained and never had an accident inside the apartment. However, we had no pictures of the underneath part of the carpet(what they check) before moving in so we could not dispute it. In addition they reglaze the bathtub after every tenet move in, two months after moving in the tub started to peel and crack we were still charged $275 as a reglaze fee because of this. Lastly, Raul told us they put a claim to our insurance for the carpet and would let us know if it would get approved or not. After following up with the insurance their was no claim placed until we asked Raul for a claim number which he didn't get back to us until the following day to which the claim was placed the following morning after proof was asked(via our insurance let us know no claim was placed until the following day when we received an email from Raul). Very distasteful, I wish I read the reviews before moving in, THERE IS A REASON THEY HAVE SO MANY VACANCIES.

She is kind and professional. Gabriel is fast with my maintenance requests, which have been seldom, but most importantly I feel comfortable knowing if I'm away at work, he will be kind to my dog if he needs to enter my apartment and I don't have to worry about anything. My living experience has been very pleasant. I work with several apartment communities throughout San Bernardino county and I'm familiar with lots of inconsistencies, regarding email responses to unkept properties, so it's nice to live in apartment complex where the grounds are kept up and things are handled in a timely fashion. No complaints at all and I've enjoyed my time here.

Review for Vineyard Village Apartments…read more I've been a resident at Vineyard Village Apartments for over 7 years, and this is by far the most concerning incident I've experienced here. Recently, tenants became aware through public information that a registered offender has been living in the community for quite some time. Regardless of whether management was legally obligated to disclose this, I believe it was the responsible and professional thing to do to at least send a courtesy notice reminding tenants to check California's Megan's Law database for awareness and safety. But yet we get nonsense emails about Not "feeding stray cats" for the "Safety" of the community! CRAZY! Or about Parking! The priorities at the Vineyard Village are all backwards! Unfortunately, our property manager, Baudelia, did nothing--no email, no reminder, no acknowledgment. This complete lack of communication shows poor judgment and neglect of her basic duty to keep residents Informed and Reassured. For someone managing a "family-oriented community"located right next to an elementary school, this level of indifference is unacceptable. After seven years here, I've seen the decline in management quality, The office Assistan Leah and the Manger are no help to the tenants always have an attitude and never get back to you with a resolution. But this incident takes it to another level. Vineyard Village deserves a manager who values transparency, tenant safety, and professionalism.

While all of them have made attempts to upgrade the complex, it is still very old and run down. The roads are uneven and cracked. The carports and balconies are rotting. The side walk and steps are cracked and stained. The outside is dirty, and the management does not care. If you do not have an upgraded apartment the condition is very poor. My apartment has mold, the carpet lifting by the sliding glass door to the patio, the closet doors are constantly coming off track, whenever you put in a maintenance request they never fix anything properly. There are so many apartments in rancho that are far superior for the same price.

But with a little tightening up, finding parking is more convenient. The grounds are pretty and well maintained. Cameras are around the complex and security is friendly and approachable. The main reason for this review though is to shout out Corenlio and Miriam. All maintenance staff complete jobs efficiently and are friendly but Corenlio greets everyone I see as if he knows them personally. I've seen him picking up trash around the complex, and when he fixed our broken dishwasher, he helped clean up the water overflow and organized under the sink. He does more than his job description should be. Miriam has been friendly, approachable, and personable since our move in tour of the apt. All office staff are quick to help and fix problems but Miriam will have conversation with tenants when she walks around the complex. She said once that our 16 year old dog looked like a baby. So come on, give that woman a raise! Thank you Solamonte for giving us a wonderful place to live.

It's not a smoke-free area as stated, broken cars parked in assigned spots even though they're not suppose to. Homeless people coming in & out - digging through trash and causing ruckus. Dogs who are on the prohibited list are there, people parked in the middle of the road because they don't care. Parking is such an insane issue. We got countless tickets for parking in the street, one of the gates is always broken. They've got garages but 4-5 of them is taken up by maintenance. The best part of aspire is the maintenance crew. Monica & her team were always so helpful and on point with everything. They also kept most of our deposit. I don't understand how the tenants should have to pay for repainting when the apartment is going to do it anyways in order to keep it "looking" clean and new for the next people. Beautiful property, but READ EVERY WORD BEFORE SIGNING ANYTHING…read more The property itself is gorgeous, and my tour guide paid attention to details about my lifestyle when showing me units, which, that part was genuinely great. But unfortunately, I got badly burned on the application/holding fees, and I've learned I'm not the only one. I was never told upfront that I only had 72 hours to withdraw my application and get my fee back. I asked multiple times, both during the tour and on follow-up calls, whether I could get my $200 holding deposit back if I didn't like the unit once it was actually ready to view. I was told yes, every time. I specifically said I didn't want to sign anything with the lease, until I'd seen the actual unit I'd be living in. When the time came for the approval phone call, I felt pressured into moving forward on a unit I hadn't agreed to sight-unseen, and ended up losing $250 ($50 application fee + $200 holding fee) rather than deal with it further. (Now imagine multiple other applicants in the same situation... it can add up..) This is my first time renting in the US, so yes, I should have read the fine print more carefully instead of trusting what I was told on the phone and in person. That's on me. I can own that. But if they're loose with the truth before you've signed anything, I have to wonder what else is buried in the lease itself. TO FUTURE RENTERS AND OTHER FIRST TIME RENTERS: bring someone experienced with US leasing, bring a real estate agent, or at minimum read every single document before you hand over any money... don't rely on verbal reassurances, even if the staff seem trustworthy. I trusted the leasing team, including Toni, and it cost me $250 to learn that lesson

So basically you're paying for only the unit not the balcony unless you don't care for air vent dust from people's dryers coming into your balcony while you're hanging out with friends and family . Next is parking they will charge YOU 10$ DAILY!!!!! For parking when they have OPEN PARKING SPACES EVERYWHERE!! Their excuse is those open spaces belong to 2 bedroom apartments but at that they aren't even being used or rented right now so why not let the people that are waiting for a parking pay for that for now or let alone not charge for guest parking when your already paying monthly rent here! It's pathetic it's like a scheme for them to constantly make money every month off you oppose to just your RENT! So instead of 25/26 for a 1 bedroom I'm laying 2900 basically after paying 10$ daily and at the end of the month it's an extra 300$ a month Sharon as well look they are both nice I get they doing they job and have a title they have to hold but man it's been a headache I don't have nothing bad to say about them Becuase I understand it's there job I'm just upset that this is like this especially in this day and age with how the world is with money and all ! I'll be updating as I live here I'm stuck in a lease and I wish I can get out but it is what it is. Community is nice yes they upkeep it like none other I can't lie about that but man cmon the parking is a headache! So again Jamie and Sharon aren't the issue I get Sharon is community manager so I'm hoping she can be a voice for others and let the people up high know like hey this has been an issue but it is what it is ... I can't blame them only gotta take accountability myself for not thoroughly making sure certain things were set in stone .
