Went on a Saturday at about 11:00am. Young man that greeted us/helped us was very friendly and explained all the food options and was happy to answer any questions about the drinks. We ended up ordering an iced vanilla latte, an iced Carmel macchiato and the breakfast tacos. Drinks came out pretty quickly, we did have to wait a little bit for the tacos but they were being made fresh and were worth the wait. They were packed full of ingredients & overflowing! The owner is actually the one that brought them out & made sure we had everything we needed. The 2 drinks & 2 tacos were $24 (tacos were $11) based on current prices it felt like a fair price for our order. We thought everything was delicious & agreed we would definitely go back! read more

[July 2025] I was looking around for a nearby coffee shop while in Cool Springs and this cute place came up nearby on the maps. When I arrived, I actually was greeted by Art, the owner who was very warm and welcoming. I ordered an iced lavender oat milk latte and breakfast bowl with house made salsa. The breakfast bowl was savory and perfectly cheesy. The latte was well balanced. I loved the décor there as well. It was a small café with a home-like vibe. The bathroom even had these photos of Mona Lisa blowing bubbles with chewing gum. I definitely will be back! read more

Made a return during the one year anniversary celebration week! Fall flavors are on the menu to pumpkin Spice Latte it is! I couldn't pass up those tacos, still as good as I remember, and so filling. Great staff, super friendly and the coffees and food are top notch. Still a winner! read more

Just as good this time - if not better thatn our first visit. Bright and inviting - both decor and staff, the latter being extremely polite and welcoming, helpful, and informative. HOT coffee (in various formats so to speak.) Expanded menu (slightly ... but enough to satisfy our breakfast hunger.) 512 Tacos - better than momma used to make....two small corn or flour tortillas absolutely overflowing with eggs, bacon, potato, cheese, cilantro. (FYI I had one of each and enjoyed both, with the corn edging out the flour as a fond reminder of the street tacos I've had elsewhere.) My breakfast partner had a half 512 sandwich.....same filling on bread. And, again overflowing onto the plate. Good thing they provided forks. Accompanyning side of house-made salsa was very flavor-FULL and "muy picante"....(it had quite the bite of heat.) Mr. Art's Coffee made my day with their delicious coffee, amazing breakfast tacos, and friendly employees. Their shop isn't a far drive from downtown Franklin. I loved that there was plenty of close parking and the lot wasn't chaos. The shop is cozy and cute. They have fit in as much seating as possible with two tops. My order was taken by Lucy. She was so sweet and kind with answering menu questions. She definitely made me feel welcome and helped me make good food and drink choices. The 512 Tacos are legit Texas breakfast tacos. I lived in Austin for a few years after college and was thrilled to see 512 on the menu. The tacos were heavenly. They were so flavorful with eggs, bacon, and potato. I added the optional cheese and cilantro. The salsa was fresh and delicious. I was so excited to have the best breakfast tacos I've had since living in Texas. The portion was perfect too. It was filling without being too heavy. The Jujubee Latte was also so delicious. I went with a 12 ounce hot which has two shots of espresso. Wow, this really gave me energy for the day. The cinnamon is in the espresso. It was more flavorful and kept the latte smooth. I'm an instant fan of Mr. Art's. This isn't close to home for me, but I will have to come here for my coffee and breakfast taco cravings. Based on what I had I'm sure the whole menu is great. What a great place! My husband said, "I hate paying for breakfast, but I would pay for this over and over." The place was busy, but for the food service and atmosphere the line should be wrapped around the building. Art came out and had a chat with every customer including my husband. The barista and cashier was so friendly. Everyone was friendly and so genuine. Thetacos were delicious. I opted out of the spinach and cilantro. My husband got the breakfast bowl and loves it. Bright, cozy space with good coffee, the familiar offerings of muffins, scones, cinnamon rolls, and the best breakfast tacos I've had anywhere, ever. Service was happy and attentive. The cook (perhaps the owner?... with salt shaker in hand like a proud abuela to an abuelo) advised me to taste the tacos before adding extra salt. I've never been a fan of breakfast tacos. We tried Mr. Art's this past Saturday and there were definitely some good things and then some things they could improve on. The inside of the shop was cute and had plenty of seating. The staff were extremely nice, helpful and explained their menu in detail for us including customer favorites. We decided on the sausage biscuit which we had them add egg/cheese to, a cinnamon roll and two iced lattes. The sausage in the sandwich was pretty hard and made it seem like it had been sitting there for a bit. My suggestion would be to make this fresh in the back just so the sausage doesn't get that texture. The egg added was yummy though. Something I've noticed with a lot of coffee shops is cold foam. BIG cold foam fan as it cuts through some of the bitterness of the espresso in lattes as you take each sip. Most places are making their own syrup in house that you can add and then they create the cold foam per order. They do not have fresh cold foam here as it is store bought from a bottle. Nothing wrong with that- just a suggestion! People like hearing "home made". The coffee flavor itself was good. The cinnamon roll was tasty and they were able to heat it up for us making it that much better. All in all, I think there is definitely room for improvement, but they're on the right track! read more

Mr. Arts Coffee House in Franklin is a hidden gem, located in the Independence Square plaza off Hillsboro road, about a mile from the historic downtown Franklin Square! We split the 512 tacos (1 order comes with 2) and they are very satiating - you pick flour or corn or one of each - comes with potatoes, egg, bacon, cheese, spinach, avocado, cilantro and a side of tasty salsa - absolutely delicious! We ended with the cream cheese cinnamon roll, which was the perfect balance of sweet and creamy. The iced lattes were just as impressive; we had vanilla and caramel, both made with their quality homemade syrups (always love a shop that makes their own syrups). The space is small yet quaint with some really cute and modern artsy decor, the staff and service is kind and attentive. We will be back!! read more

The food and coffee is delicious! I got an iced mocha with Cuban and a breakfast bowl. The iced mocha was the right amount of sweet, and the coffee in it was smooth and tasty! The breakfast bowl was amazing and very filling. I loved the potatoes in it and the salsa was yummy! My husband got the breakfast tacos & loved them! The service was awesome! I ordered a coffee and a breakfast bowl. 3 customers came in after me and were served their specialty drinks before mine. I walked up to the counter and asked about my coffee. The young man behind the counter said we messed up your drink, so we had to remake it. I replied, why didn't you remake it before making the other drinks. He said, if you don't like how we run our business, you can talk to my father. Dad, Art comes out and says we had 2 food orders ahead of yours. I told him I was inquiring about my food, I was asking about my coffee. I ended up leaving, no coffee, no breakfast bowl and no refund. One order comes with two super-loaded tacos and it's ALL killer, no filler. You can taste the love. Their salsa is so dialed in and delicious, too, we bought ourselves a jar to take home. I believe this is a family run business where the owner cares about his customers. The place is very neat and clean and the owner came to check on us several times. We got the tacos and they were very good. I liked the use of spinach in them-something I've never seen before. Would have liked a little more meat and less potato, but they were quite tasty.
