UPDATE: I was finally able to get some answers as well as help regarding this manner. I'm very pleased with the way they've handled our complaint and situation. Being able to park anywhere I want near my building and not worrying about the sprinklers watering my car. We have called SEVERAL times to complain about this and nothing has been done. I think it's just something that has been blown off since it's just a phone call. . Do you know how difficult hard water is to remove from your car??? It's not something you can just wipe away with your windshield wipers. I tried just spraying my windshield and attempted to clear some of the hard water off. I COULD STILL HARDLY SEE. I've also called several times to see what I could do about getting a garage since this is such a huge issue. I've been told many different things such as, "we'll put you on a waiting list" or "Oh now every garage is already pre assigned so you'd have to move into a unit that has one". Someone I referred to you complex was told that if they wanted a garage and one opened up, it could be transferred to them. SO WHICH IS IT? With as many military residents with nice cars living at this complex, I can't imagine this being your only complaint. If you want to pay for my car to be washed every week, I'll deal with this. But otherwise I'm shouting it from the rooftops how the management and staff is just ignoring me until something has been done. read more

These are the absolute worst f**king apartments I've ever lived in. My experience was horrible with them from the very beginning. First they messed up the length of our lease, then the amount we were paying for rent. We moved in wanting an 11 month lease paying $1400 for a 640 Sq. Ft. apartment (for some reason this was the least expensive). They told us to expect to pay about $100-200 more for the first month due to move in costs and added fees which we were fine with. We payed about $1600 for the first month. Then the next month comes around and we are still paying 1600. I called the front office and spoke with Carla, who told me we had actually been set up on a 9 month lease paying 1600 a month instead. When I asked her if they could do something about it, she said she'd have to talk to the property manager and would give me a call when she did. I waited 2 days with no call, so I ended up calling the office again to see what's going on, Carla told me that she had forgotten to speak with the property manager and would give me a call by the next day. Sure enough, next day no calls from Carla. I waited all day long until about 10 minutes before they closed to call them again. Carla told me that she did speak with the property manager and told me that there was nothing we could've done to lengthen our lease and get to that 1400 a month without breaking our 9 month and starting all over which would cost even more. She said that if we would've noticed within the first month of being there (after being told to expect a larger number for rent already), they could've switched things around, but there was nothing they could do now. So we stayed with the 9 month lease. Second thing, we were told we were getting a newly renovated apartment, with new flooring and new appliances. As you can guess, we got anything but. No new appliances, the last tenant even stole the microwave the apartments come with (which we didn't know they were supposed to have one so we went out and bought one ourselves), floors were peeling in the kitchen, bathroom and living room, etc. There were so many times we had to call maintenance to fix our fridge because it broke and made everything in both the fridge and freezer go bad. They came and fixed it 3 times and told us on the third time that if it breaks again that's when they'll finally replace it. We stayed here for close to two years and would've left earlier had we had the means to. Now that we have finally moved out, they're charging us up the ass in cleaning fees and replacement fees. Originally it was about 1000 bucks so we told Carla to email us an itemized list so we know exactly what we are being charged for. She never sent that over. Since our last payment stuff was so expensive, we needed to wait until we got paid to be able to pay it, and we told them that it would be about a week ish before we can pay it. Carla told us that was fine, but it will be sent to collections if not paid by the date we told her we could pay it. Now it is the day we told her we can pay, and she called saying that there is now a late fee on there and we are being charged 1600??? Tell me where the $600 came from for a late fee we were never told about?! Many more things happened at these apartments, but long story short, move to one of the adjacent complexes, they won't charge you up the ass for a shitty apartment, and they also are new and nicer. This place is one of the worst places I have ever lived in my life and they do not care about anything but your damn money. read more

This place is a nightmare. At face value it looks fine but any issues get fixed with a bandaid. The grass is constantly soaking wet, full on swamp status. The overwatering here is truly remarkable. The lawn is a literal sink hole and has pulled my shoe off multiple times. My dogs are unable to walk in the grass without sinking 2-4 inches in the muddy water. The standing water is truly a hazard at this point consistently, filled with wasps and mosquitoes. I'm unable to let my children go outside and play due to this. On another note I've had many issues with billing. They will bill you twice or won't update any billing issues(renters insurance, esa, ect). If you need somewhere to live I'd recommend you keep looking. read more

They are a scam. Our rent is $400 higher than the new apartments for rent and they don't care. At all. They blame "the market value rate adjustment" b.s. and that Coroorate won't change it, unless it's an increase. Then they are all for it! Go someplace else. Dont fall for this place. read more

Follow up to last week's review...I have been notified by email of a "small balance " that was overlooked and payment is due by end of the day. No further explanation as to what the balance was due to or even the courtesy of allowing me to ask the question. I am already paying $1293 on a $1200 lease. Trash place to live! Absolutely awful! I thought it would b nice because at face value it does look nice and we'll maintained. And maybe at one point it was but these goofballs have destroyed this place. Everything wrong they try and "bandaid" fix however don't actually fix anything. The get annoyed when you bug them about it however if you don't it won't get fixed and if you do bug them, it still won't get fixed. Hot water heater went out it took them 2 months to fix had a leak took them 6 months to finally fix after cutting holes in my walls and creating gigantic messes. Just a shit hole of a place! FYI I would give zero stars if that were an option. I feel bad for whatever sucker lives here cuz they will quickly figure out what I'm talking unfortunately the hard way read more

The management charges outrageous miscellaneous charges in addition to the rent that is very upsetting and made me feel as I'm being ripped off. They also have large dogs on premises which sometimes made me feel like living in a kennel. I had to be watchful walking around the premises...overall disappointing experience. read more

DONT MOVE HERE! I wouldn't give them any stars but to write a review you have to at least give 1. We moved to UT from CA because of a work transfer we were very limited on time and were happy to find a place we liked. They will give you a tour and tell you all the right things to make this place sound perfect DO NOT LET IT FOOL YOU they will tell you what you want to hear. They told us we'd be getting a garage but we never did. They left a note saying they'd be coming to change the smoke detectors on two specific days and that if you weren't home they would be letting themselves in I called to ask if I could schedule a time because who wants strangers in their home when they aren't around and they told me there was nothing they can do about it that they would be showing up on either day and if I wanted to be there I'd have wait around for them to come and they never came until the next week. I came home to a notice one day saying that I will be charged a fine if I don't keep cigarette ashes off of other people's balcony's WE DONT SMOKE everyone here smokes I can't even keep the sliding glass door open to let fresh air in or else my apartment will smell of cigarettes it's discusting. In Dec. all packages need to be picked up from the front office they sent me an email saying they had packages for me and I could pick it up anytime from 9-7 I got there at 630 the sign says they close at 6. Then next day I tried to leave work early but caught some traffic on the way home it was 530 when I started calling and no one was answering the machine said they were gone for the day I called maintenance they told me that the office was still open he was nice enough to walk over and have them call me. When JESSICA calls it's 550 and I explained to her that they close at 6 but I'll be 5 minutes late if she could wait so I can get my package she said their was nothing she can do they close at 6 I then asked if it could be walked over to my apartment and left at the door she said no cause they close at 6 SHE LIVES IN THE SAME BUILDING AS ME AND SHE COULDNT LEAVE IT AT MY FRONT DOOR!!?? So I start getting really annoyed and frustrated because she's telling me I have to come before 6 I work From 8a till 7p she was basically telling me I'm screwed after getting mad she tells me I have to send her an email asking her to leave the packages outside of the office so I did and the packages were there but after telling me that they can't leave the packages at my apartment cause they don't want to be held reliable for anything that gets stolen she was ok with leaving them outside the office where anyone can walk or drive by and pick them up? I once went to ask them what time the mail man came I didn't expect an exact time I just wanted to know an estimated time their answer was "I don't know". After living here for a year I learned their favorite response is "I don't know", "there is nothing we can do about it" and they definitely do not accommodate their residents. The pool In the summer is disgusting it doesn't seem to be cleaned often and pieces of the pool were in the water it's falling apart. We went to California for a week we tried paying the rent online for some reason it wasn't working so we said fine we will pay it plus the late fees when we return. They give us the bill the rent plus late fees were listed and after doing the math they were trying to charge us an extra $200 so my boyfriend informed her of the mistake and they were like oh sorry about that. Like really you can't add? Our lease is coming to an end and my boyfriend has another work transfer so thank god we won't be living in Utah especially in these apartments. when we went to give them a 30 day notice they handed us a list of all the things we need to clean and if it's not done they will be charging us for every little thing which adds up to over $1000 but I clearly remember them telling me they will be keeping the deposit for the clean and now they're saying otherwise. I called for three weeks about my air conditioning being out and my apartment reaches temperatures of above 80 degrees inside and they have done absolutely nothing to fix it. I have to have my fan on high and all my windows open to even be mildly comfortable in an apartment that I also pay the utilities for. They clearly do not care about their residents here after you sign your lease. read more

I have lived here for a long time, about 6/7 years and it was a nice place to live about 3 years ago. Now it's miserable. But I'll start with the things I like about these apartments. I like the bathroom. We live in the large one bedroom and the bathroom is huge. Also the closet is huge and located in the bathroom which is amazing. The bedroom and kitchen is also large but the living room/dining area isn't as big as I would like. We have a balcony that I garden on every year and it gets decent sunlight. We have a large dog, in a lot of apartments have restrictions on dog size/breeds but not Pinnacle. Maintenance has been super helpful since they came under new management. They usually come to fix issues same day. The location is great, close to the freeway but far enough away where we don't hear cars. Ok now when we moved here 6/7 years ago we only payed 750 for one bedroom. Now we pay 1100 or so. Every year they jack up our prices. Which is ridiculous, we planned on moving this year but with COVID we were forced to stay. They renovated many of the complexes here and we haven't received one upgrade... not one! Same appliances, cupboards, blinds, doorknobs etc. for what we pay we deserve some upgrades... we have tried talking to management about this but they just ignore us. Neighbors in apartments are hit and miss and for the most part our neighbors have been pretty ok. But for the past few years this complex is letting 4-5 people move into a two bedroom. Which would be fine if they 1) weren't smoking every hour on the hour 2) If there was enough parking for that many people. The parking situation is ridiculous and when it snows the plows push snow in about 6 parking spots in one area. So you better hope you can get off work before 5 to get a parking spot. Right now we are sandwiched between some of the worst neighbors I've ever had. The people above us never sleep, and insist on cleaning their apartment at 3am. The couple below us has a meat smoker. And he uses it everyday. The smoke it generates is obnoxious and so thick. It's constantly setting off his fire alarm. We can't keep our windows open because our place will fill up with smoke almost instantly. And the smell is so strong it makes our eyes water. Even with the windows closed you can smell it. Even though I like their dog policy, people don't pick up after their dogs, and the dog park is gross. The dog park used to be a volleyball court that they converted. I hate the sand, it gets everywhere and it holds the smell. In the summer time it's the worst, I've asked management why they don't put grass instead of the sand and they said it was because it's more sanitary. But I'm not sure, it's still pretty nasty. There have been times where the complex has turned off our water with less then a days notice. I don't know what the issue was but that's really inconvenient when you need to get up and shower for work in the morning. I wouldn't have mentioned this if it only happened once but it's happened about 3 times. I had sepsis when I was 14 and I still suffer from some issues post. The biggest one being heat intolerance, I had a fever of 106 and doctors think the fever burned out the area of my brain that regulates body temp. The summer time is really brutal on me. I have a high chance of suffering from heat stroke and every year during the winter the complex turns our AC off so the pipes don't freeze. Which I understand, but when spring rolls around I do try my best to keep cool by keeping the windows open and running a fan. But I can't regulate my body temperature, so when temps start to get around 70-75 degrees my body starts to react. I called the office a few times to tell them about this situation and asked if they could please turn the AC on. They told me no. I ask a few more times over the weeks getting the same answer. I started to become ill from the heat. Vomiting, swollen hands and feet, dizziness. When my husband saw my symptoms he called the office and they turned the AC on. I'm grateful my husband was able to fix the situation but upset they ignored me, they didn't take my health seriously and I have to wonder did they take my husband seriously because he's a man? This was about a year ago and the complex worked with us this year. Either way that's the main reason I gave this complex two stars. They didn't take me seriously when my health was a concern. They really don't care about the people who have been here for a long time, you are just a number ($$) read more

Definitely not a renter friendly place. Let them know that we weren't going to be renewing our lease. And for whatever reason, they decided to CANCEL OUR RECURRING PAYMENTS WITHOUT TELLING US THEY WERE DOING SO. So when our payment for the final month's rent was SUPPOSED to be extracted, we instead got a 3 day pay or vacate notice on our door. And they didn't even have the gall to post the notice during the day. They posted the notice between midnight and 3 AM rather than risk being approached by a tenant. GOD FORBID. Their staff (with exception to their amazing maintenance folks) would rather ignore their tenants and hide in their offices than actually talk with their tenants. Other complaints: The pool was almost never clean during the summer. The management office seemed closed more often than not. It takes upwards of 30 minutes for someone to leave their office to meet with you (unless you're a potential tenant, of course). Save yourself the trouble. Go somewhere else. read more

If you have maintenance issues, even the smallest thing they most always communicate well and tackle it the same day, to or above my expectations. I've lived here for a year and I'm sad to leave next month. The management here is great! If anything needed fixed they fixed it that day. The office held packages for us during Christmas to make things easy. My dog loves the apartment and the other dogs around the grounds. Although not my thing - they have a lot of community parties and events. (I'm always working late.) Maintenance was outside all through winter to put down salt and scoop snow. (Thank you!) Some say this place is pricey but it's comparable to the other nice places in the area and a lot less than SLC. The apartments are full of storage and space. All apartments have a porch. Free parking! Close to freeway! Downside: Other dog owners are terrible about picking up after their dogs. That's about it. Oh and no utilities are included - but not a lot of places are set up to include any. read more

I have lived at Pinnacle Mountain View for a year or so. I think its a great place to live. The office and maintenance staff are great, and respond quickly to anything you may have problems with. The fitness center was closed for a few weeks, but when it reopened they had put in new flooring and equipment. I saw some workers painting the outsides of the buildings last summer and it looks great. I could do without the pets. Some pet owners wont follow the rules they go over with you at move in, and dogs run with out being on leashes or the owners do not pick up after them. The management tries hard to enforce the rules for the pet owners. Over all it is a great place to live. read more

Renter's beware!! Military beware!!! After notifying the office about my separation date 30 days before my move out date they gave me a very strong attitude about pro rating the days I would not be in. This is a LAW. The Servicemembers Civil Relief Act (SCRA) makes sure that to get out of a lease all that is required is a thirty day notice. Also the rent is on a New York City economy. After a $725 a month rent agreement my first statement including fees like "service fee" equaling out to a total of 62$ on top of my rent. After raising it the next year to 750$ it brings my monthly fee to $810 for a ONE BED ONE BATH. The fees also change every month and only rise so you have to be on top of there petty fees to write a check every month. The staff became very rude and stuck up. On top of everything when you move out you are going to paying crazy fees. Automatic fees like carpet and "scuffs" on counters. For being a very military city like Layton and Clearfield is this is not the place any body should stay especially my military brethren. Again Renter BEWARE and MILITARY BEWARE!!! read more

From the first day I moved here, I have had huge problems with noise from my upstairs neighbors. I have repeatedly told Management about this problem, I have written letters, and spoke to them numerous times and they refuse to do anything about it. These residents are belligerent and have even approached me personally which has caused me great stress. the apartments were beautiful....loved the upgrades and how green everything is...dog park was a nice feature....only recommendation is to add a basketball court. I was impressed with how quiet it is since it backs to all that open space. Management is different from when I first moved in. Everyone is great besides the leasing manager. She will accuse you of things such as doing drugs when you try and prove her wrong by stating you'll take a drug test she backs off and continues her business. Anyway, apartments aren't even that great of quality for the price you pay. I wouldn't recommend it with Susan being the leasing manager alone. Hope you all take this into mind when trying to rent here. I regret signing a year lease with them. Wish they had the old management back. read more

I do not recommend these apartments! Worst place we have ever, ever lived in. Old, dated for starters. The noise was out of control. People walking above us sounded like they were walking with bricks on their feet. I am traumatized from living here. We have lived in several big city (much nicer) apartments and never had problems like we had here. Dog poop all over the grounds. Garbage. Constant noise. When we did our initial check upon moving in, the place was filthy. Poop on the toilet seat! Stains on the carpet. While our movers sat out in the parking lot, the staff had to come in and clean the place. The maintenance people were nice and helpful. The office staff! Oh my gosh, miserable people! And they lie! They do not care about any issue you may have with the apartment. Surprise price increase and little cost increases here and there. Save yourself some misery and go look somewhere else. read more
