A warning to prospective tenants…read more Living there is fine, up until you want to move out. For starters, they charge HUNDREDS if you need to move month to month while waiting for your new place to be ready. The month to month fee they originally quoted was close to $800 more than the rent we had been paying, and even after the yearly increase if we had renewed the lease, it was still about $700 more. New place was flabbergasted at their price, their month to month fee is only $75. They also charge water, trash, and sewer, which they call 'rubs', which is in addition to the amenity package, and they often over charge for it, as even if you don't use much yourself, you get charged a portion that the entire complex contributes to. Putting those fees aside, they may also try and tack on fees AFTER you've already moved out. And the 'rubs' they say runs 60 days behind so the last rubs payment is very expensive. We were model tenants, they had zero issues with us, always paid rent and rubs on time, and we were very clean. During our move out walk through, they raved about how clean we left it and how impressed they were, and maintenance was equally as impressed as there was zero damage that they would have to repair. We verified with them verbally during the move out walk through that we were all paid up, and they verified that we were all paid and everything was good. Then, after a few weeks, we got a call from them, where they told us we still owed $300. And they changed their story constantly throughout my argument with them about what exactly the 300 was for, which set off red flags everywhere for us. Originally they said that the 300 was for their 'rubs', and that since it was an unexpected expense for them, they were also going to charge us $100 in late fees as well and that the security deposit wouldn't cover it so we needed to pay them. So now they were trying to charge us $400. On top of the month to month fee we already paid. So I pulled up the ledger on their website and showed them, no we already paid the rubs. So they changed their story to saying that it was a portion of rent that we didn't pay. Again, I showed them that we had paid everything they asked for in rent. Changed their story again saying that "it was just the system and they don't know why it does what it does."  and we still had to pay the difference. After arguing for the better part of a day, I ended up asking for the recordings of our phone calls, where they told us the price of moving month to month, which they claimed they didn't know if they existed, however every time you call it says it records. Again, this went on all day long and they gave me excuse after excuse saying we definitely owed them. It was only after I started asking for the recordings that they FINALLY called me back and said that they had made an error on their part and zeroed out our account and we didn't owe anything. My advice - ask for the recordings. All in all, they can be extremely shady, and they charge you for absolutely everything, even more than they probably should, plus, their rent is higher than that of similar apartments around the area and the apartments themselves are just mediocre.

AVOID AT ALL COSTS…read more Quick version: Building was not "renovated" but only given a bad face lift. Maintenance is extremely understaffed and underpowered to fix your problems. You will pay ~$400 for "utilities" since they push the event space electricity bill on to the tenants (along with the other 12 line items charged as utilities). Long version: The building: the lobby and event spaces look great but as soon as you leave those public spaces things go down hill fast. You will find peeling paint, ripped flooring, hundreds of scuffs/dents, stained carpet and more through out the tenant's shared spaces. The apartments themselves are a mixed bag. My unit had a sewer gas leak coming from the kitchen sink I noticed in the first week that they would not fix, resorting to "its a 100 year old building" as their excuse after a full year of complaints. Later that same sink overflowed with other unit's sewer water (yes as bad as it sounds) leaving a half inch of standing "water" in my kitchen and living room. This happened at 1am and tried calling the emergency maintenance for over an hour with no response. The next morning, maintenance dragged their feet so it overflowed 2 more time before they showed up. No one seemed to care it had soaked through my floor and through the ceiling of their ballroom entrance. The building has so many hole in it that in the fall you will see tens of thousands of dead box elder beetles inside the building and twice that outside. No attempts to clean them up was made. There are piles of stuff everywhere from old projects. From kitchen equipment and construction material to straight up trash. No attempt to clean or even organize the mess in these areas. Utilities breakdown constantly. No AC for a few days happened multiple times, no hot water 3 days, no water at all for 2 days, washer/dryers staying down for months, tenant door access removals, elevators breaking down, ect. ect. ect. There was always something else down affecting the tenants. The price: My rent was ~$1300 for a 2bdrm but was always paying more than $1700 and sometimes more than $1800 per month. This is because they had literally 13 line items as utility charges. City sewer gas trash and water, in house trash service, common area cleaning, internet + cable (cannot get just one), property tax, parking, PDLW and service f (still don't know what those last 2 were). My electric bill was between $125 and $175 a month as a single occupant working full time. There is no meter for electricity water or gas so there is no way to monitor what goes into your bill. The management: the property manager (M.B.) always takes an adversarial approach adamantly arguing for the cheapest solution for the company. Often resorting to no solution and hiding behind vague wording in their 63 page leasing contract. Even when they are health code violations. No customer service at all, no wiggle room, and no escalation path given if asking for action above her pay grade. She did give out her supervisor's contact when pestered about it but it took 2 days of calling to finally get a response from that person. After the flooding it took 2 days of complaing to get any movement from them. Which would have been a room change to a smaller unit with no help in moving and the option of a prorated last month. Don't even consider breaking your lease as that's a $5k charge. Been a renter for 15 years and this is the absolute worst run building. Such a shame for this beautiful historic building.

Even basic deliveries, like DoorDash, become cumbersome. When I gave notice to avoid violating occupancy standards, upper management refused flexibility, even though I offered to pay a fee, and they still charged me an extra month's rent. The 60-day notice period--longer than most leases--is a further drawback. For anyone with a dynamic schedule or on long-term assignments, this is not a suitable place to live.

Way above and beyond expectations. The location is convenient if you're a family. The only reason I ever left is to go downtown. Cons: Nothing comes to mind really. I guess some of the negative reviews can be explained by lack of organization and process. Be prepared to have two people assigned to one parking spot, checks lost and cashed half a year later, being charged for stuff twice.. While I can see how it can be unnerving (for a control freak like myself), are these mishaps a small price to pay for a friendly, involved, and caring team? Absolutely. They'll always go over your questions with you and reach a fair and honest resolution.

Returning phone calls/emails is not exactly timely but I haven't had an issue go unaddressed in the six months I've been here so far. Their maintenance staff have always been personable and kind when fixing things or addressing me around the complex. They do a good job fixing and maintaining the complex and weather around the complex. My family and I have been really happy with that aspect of it so far. The only thing we've had a problem with are some of the other tenants. Unfortunalty not much can be done to weed out not so great neighbors if their background check comes back clean. That's anywhere you go though. We don't have problems with anyone being loud, or rude, or ghetto so its turning out to be a great place. Also we're close to everything here without being on the main roads.

The lady at reception told us about two days after we turned in our applications we were approved and just needed to pay a deposit to reserve the unit. We payed it within one day. Called them a couple days later to schedule a lease signing as soon as we could. About three weeks passed, and they told us today that our lease isn't approved and my girlfriend's income source wasn't valid. It took them three weeks to tell us that after we were told they approved our application. Three days before we were scheduled to sign the lease. But hey, at least they offered the deposit back. Nevermind them spending nearly a month to tell us we need to find a new place to move when we only have two and a half months on our lease. Point being, while they are a business, they don't seem to give a shit about keeping to their word.
