    AVOID AT ALL COSTS…read more Quick version: Building was not "renovated" but only given a bad face lift. Maintenance is extremely understaffed and underpowered to fix your problems. You will pay ~$400 for "utilities" since they push the event space electricity bill on to the tenants (along with the other 12 line items charged as utilities). Long version: The building: the lobby and event spaces look great but as soon as you leave those public spaces things go down hill fast. You will find peeling paint, ripped flooring, hundreds of scuffs/dents, stained carpet and more through out the tenant's shared spaces. The apartments themselves are a mixed bag. My unit had a sewer gas leak coming from the kitchen sink I noticed in the first week that they would not fix, resorting to "its a 100 year old building" as their excuse after a full year of complaints. Later that same sink overflowed with other unit's sewer water (yes as bad as it sounds) leaving a half inch of standing "water" in my kitchen and living room. This happened at 1am and tried calling the emergency maintenance for over an hour with no response. The next morning, maintenance dragged their feet so it overflowed 2 more time before they showed up. No one seemed to care it had soaked through my floor and through the ceiling of their ballroom entrance. The building has so many hole in it that in the fall you will see tens of thousands of dead box elder beetles inside the building and twice that outside. No attempts to clean them up was made. There are piles of stuff everywhere from old projects. From kitchen equipment and construction material to straight up trash. No attempt to clean or even organize the mess in these areas. Utilities breakdown constantly. No AC for a few days happened multiple times, no hot water 3 days, no water at all for 2 days, washer/dryers staying down for months, tenant door access removals, elevators breaking down, ect. ect. ect. There was always something else down affecting the tenants. The price: My rent was ~$1300 for a 2bdrm but was always paying more than $1700 and sometimes more than $1800 per month. This is because they had literally 13 line items as utility charges. City sewer gas trash and water, in house trash service, common area cleaning, internet + cable (cannot get just one), property tax, parking, PDLW and service f (still don't know what those last 2 were). My electric bill was between $125 and $175 a month as a single occupant working full time. There is no meter for electricity water or gas so there is no way to monitor what goes into your bill. The management: the property manager (M.B.) always takes an adversarial approach adamantly arguing for the cheapest solution for the company. Often resorting to no solution and hiding behind vague wording in their 63 page leasing contract. Even when they are health code violations. No customer service at all, no wiggle room, and no escalation path given if asking for action above her pay grade. She did give out her supervisor's contact when pestered about it but it took 2 days of calling to finally get a response from that person. After the flooding it took 2 days of complaing to get any movement from them. Which would have been a room change to a smaller unit with no help in moving and the option of a prorated last month. Don't even consider breaking your lease as that's a $5k charge. Been a renter for 15 years and this is the absolute worst run building. Such a shame for this beautiful historic building.
