    Moving into Goldstone Place Apartments in Clearfield, UT has been an absolute circus. I've never…read moreseen a property so unprepared, so careless, and so blatantly dismissive of the people who actually live here. Let's start with the basics: Move-in Condition: Disgusting. My unit looked like nobody bothered to clean it. Dust, grime, dirt -- things you shouldn't have to deal with when you're paying real money for a "ready" apartment. First impressions were already bad, and it only went downhill. Electrical Concerns: Unsafe and Ignored. There were electrical issues immediately. Not small ones -- the kind that make you stop and think, "Should this place even be occupied?" But when you bring it up, management acts like you're being dramatic instead of dealing with a potential hazard. Washer: A Biohazard Waiting to Happen. Every wash cycle releases clumps of disgusting gunk. Literal chunks of god-knows-what floating around like it's normal. The smell? Enough to make you question your life choices. I've cleaned it every way possible, and it still acts like a backed-up sewer with a spin cycle. Pests: Not Just My Problem. Neighbors are dealing with cockroaches. Management's response? Basically a shoulder shrug. No urgency. No real effort. Just the expectation that everyone should shut up and cope. Management: Doesn't Care Unless Rent Is Due. Tenants here are treated like walking dollar signs. Complaints vanish into thin air. Requests get brushed off. They'll respond quickly ONLY when they want something from you -- never when you need something fixed. Here's where the legal side kicks in. Utah isn't a lawless wasteland. Landlords are legally required to maintain housing that's safe and sanitary. The Utah Fit Premises Act (Utah Code § 57-22) spells it out clearly: A landlord may NOT rent a unit unless it is: * Safe * Sanitary * Fit for human habitation Electrical hazards? Unsanitary appliances? Pest issues in the building? Filthy move-in conditions? These are not "minor inconveniences." These are exactly the kinds of issues the law was written for. Under Utah Code § 57-22-6, if a tenant gives written notice about a serious problem and the landlord doesn't fix it in the required time window (often 3 days for health/safety issues), the tenant may be allowed to: * Reduce rent * Repair the issue and deduct the cost * Report the property * Potentially walk away from the lease if it's bad enough Again -- you have to document things and follow the steps, but the law is pretty clear about habitability. And right now, based on what I've experienced, this place is skating on the edge of those very standards. Final Thoughts This complex thrives on the assumption that tenants won't push back. That people will be too tired, too busy, or too stressed to fight them on things that should've been fixed before anyone moved in. If you're thinking about living here: Don't. If you already live here: Document everything and learn your rights -- you're probably going to need them. This place needs a wake-up call, and judging by how they operate, it's long overdue.

There is mold in three of our walls and they have not yet to fix it and it's been a month. We can't even breath in this place and they won't let us out of our lease early we have four months left. If you're considering this place please do not live here it's not worth it at all I can promise you that.

The surrounding area around this neighborhood is sketchy to say the least. The three bedroom apartment has a nice floorplan and its modern style which felt really nice to walk into. Our balcony needed construction while we lived there and we were blocked from access to it for two weeks. That's fine, rather it didn't fall down being on the third floor. But if you're anything like me, you can't stand it when the surrounding neighbors make all the noise like they live on the ground floor. The management refused to acknowledge my complaint of the noise daily in the unit above me. Every single day, constant music playing and the walls echoing their annoying music. Had the music been something catchy maybe it wouldn't have been so bad but they kept on playing it and management did nothing about it. Those neighbors also had parties on Friday nights and the guests didn't tread lightly on the ceiling. The walls are thin. We also had a barking dog that fortunately moved away after a few weeks of me arriving to Utah. There's only one package room and it doesn't always take the code so you have to text the manager to open the door to pick up a package sometimes, not when it was working but frequently. It's located in one building so if you live in any of the three other buildings you have to hoof it on over to that building and it can be a long walk for some. I was promised a covered parking spot when the unit was rented but when I arrived they said oh well we don't have any you have to park on the outside until one opens up. I never got a covered parking space. There aren't enough to go around. I had to park way in the front by the library. The "dog park" was a small patch that stunk to high heaven when you walked by it. Nasty. The building had a feel of industrial office building with stuffy hallways that smelled like pinesol. We paid a huge penalty for having to relocate before the lease was done. I mean huge. It was very expensive. And we left the apartment cleaner than when we received it but the management kept our deposit, almost $1000 and sent us a check for around $60 and told us it was for "damages." We didn't cause damages to the apartment. It was spotless and no new damages to it than when we received it. Final straw which spawned my intention to spread the word about this place is that I had a package delivered there after we moved to another state. The manager texted me and told me I needed to have someone go pick it up from the office. I requested for it to be forwarded to me and said I would reimburse them for shipping. The manager refused to do it, she said they have no way to ship the package. The POST OFFICE right across the street from the apartment complex office could have been a way to ship it to my forwarding address. The manager refused and threw my package away. What choice did I have but to let her? I don't know a single person other than her in the state of Utah. Yes I did lose money on that package as they did not reimburse me. It should have been refused and returned to the company for a refund to be issued. She threw it in the trash. Couldn't be bothered with a small favor that probably would have included a nice tip for her time and effort. But this is the atmosphere when you live at this apartment complex. Like nobody cares at all about you, just pay rent and fend for yourself. She also said the apartment remains vacant. I think it's obvious with experiences like mine that it may not be rented ever again and if I were you, looking for a place to live, I'd keep looking.

Starting off strong with 2 days after moving in, my washer flooded the apartment. they were quick to replace it- management was great! And then they changed management, which seems like a usual thing for this complex. the new management is beyond terrible. I had a court case with a sex offender living in the apartments and being around my child. i brought my concerns to the apartment complex as it is against their lease for a sex offender to live there. i brought to their attention that their address was listed on the sex offender registry to prove he lived here with messages from him stating that as well. The lady in the office basically gave me a " what do you want me to do about it " response. After several times of going back and forth on this matter i asked who she reported too, to talk to someone higher than her about the issue- to which she refused and said " she didn't know who was above her and if anyone had a complaint about her, she handles it " The people the sex offender was residing with are still in the apartments as well and when i said hey he's still living here, they said they needed proof and the registry was not " proving anything " i said you have cameras, or i can take videos when i see him? and she responded with unless she physically sees him then they won't do anything- which is beyond absurd that you take no precautions or this issue seriously when it's stating in your lease that they cannot live here. Secondly, after that- apartment management has been repeatedly harassing with threatening to tow visitors cars specifically for my apartment on several occasion- stating they cannot park in my spot i've paid for but when they park in guest parking they tow their vehicles for not having a parking permit or registered to the apartment. The trash valet that i pay monthly for since this incident has happened, has picked and chosen when to take mine out- when i called the office about this issue as i had ring video footage of, she responded with " they didn't come that day " but i can see them grab my neighbors trash... I've called about my water heater being out and it took them 2 days to respond to come and fix it, 2 days of which i was without hot water. They also discuss leasing and tenant information with people/ family members who are not on the lease. The way this company has executed and handled this situation is digusting. Good place to live if you don't have kids to worry about, and don't have people who come visit you at your home. Another thing to add about them towing cars and not having an issue with towing my vehicles, or visitors vehicles. I went to the office about someone repeatedly parking in my paid parking spot. to which she did not call the tow company, but simply called the other tenant to move their vehicle. i solely believe this is in retaliation to me fighting with them about allowing a sex offender to stay here while it's against their leasing terms. not to mention if you would like to get ahold of the office during office hours, they pick and choose when to be there, and when to answer the phone. Right before this has happened i waited in the office for several hours during business hours to give them my rent check, and no one was there for the remaining of business hours. they tried to give me a late fee to which i said i had documented i had been there during open hours and no one was there to give it too, only then did they not press the issue for an added additional fee. your lights in your house will turn on and off, and when you bring this issue to their attention they do not respond

It's also next to literally everything you would need. Like great clips, message, cafe Rio and pizza! The lay out is perfect and the closests are huge. Also they are new so everything feels new especially the appliances! The staff has done great adjusting with the covid restrictions so even though they are a bit under staffed for how big a place this is they some how still pull all the necessities off. We've really enjoyed living here.

It was nothing short of a F****** disaster from the get go, we moved in and found cat litter in bedded into the carpets the carpets were not cleaned like they claimed they did every time somebody moved out. Our cable never worked we paid for multiple things we never utilized we went without washers and dryers for weeks on end they'd come fix it and it wouldn't be fixed and wed have to wait more weeks and constantly pester for help, which resulted in nothing but disrespect and aggression from their maintenance clown. Our AC broke in August and it took two weeks to fix the issue and the cooler they used let off more heat than cold air so they moved it to the back door while we were at work and left our back door open all day with nobody home. Another instance our toilet in the main bathroom would constantly leak and we said multiple times how it needed to be replaced and the guys argued with us over and over again until one morning we woke up walking on water literally, our whole downstairs was flooded with toilet water, we called the emergency number and got no response (not surprised) so had to clean up and run out for supplies. when i called in the morning i was told they would get there when they could so I waited all day in a apartment that smelt like mildew, for them to say no one could come out until the following afternoon to clean and sanitize the place so they pulled the carpet up a little and put fans there which just made the smell worse. the next day i went to work and came home the bathroom had flooded again and they had used decorative brand new towels and my clothes from the laundry room which were in the washer!!!!! The point is unless you want to be treated with contempt never be be heard pay out the ass don't go here!!! save yourself the hassle and time. a month before moving out our 3 month old puppy was attacked while my husband held her by an aggressive Pitbull the complex couldn't care less. then six months after leaving they claim we never paid a security deposit and they cant find it when i have the paperwork. ABSLOUTE CROOKS!! they pay people do false reviews for incentives don't be fooled and don't waste your time paying to live here. They do nothing to update apartments or appliances and at this point they need it. they should fire the fake maintenance men and find someone actually capable of performing simple handy man tasks. you pay for pool and gym amenities the pool is closed 60% of summer because they cant balance it and they cant keep it clean and don't enforce even basic rules. You will order food and grocery's have them stolen off your porch. NO RULES are enforced you just have to shut up and follow theirs. Best of luck to anyone who chooses to live here. they are the most unorganized sneaky rude complex i have ever dealt with. Don't ever expect the office to be open and if they are don't expect help. there was no parking and i called the office to let them know a previous resident had just abandoned their vehicle i spoke with Aleesha multiple times and the car was still there 3 months and wouldn't be surprised if its still there. I would have to park across the car park and walk in the dark with lights that didn't work because no one can be asked to do their job!!! I don't believe in bashing online and leaving bad reviews but after dealing with this company and this complex for close to five years id hate for anyone else to deal with issues we did.

Being able to park anywhere I want near my building and not worrying about the sprinklers watering my car. We have called SEVERAL times to complain about this and nothing has been done. I think it's just something that has been blown off since it's just a phone call. . Do you know how difficult hard water is to remove from your car??? It's not something you can just wipe away with your windshield wipers. I tried just spraying my windshield and attempted to clear some of the hard water off. I COULD STILL HARDLY SEE. I've also called several times to see what I could do about getting a garage since this is such a huge issue. I've been told many different things such as, "we'll put you on a waiting list" or "Oh now every garage is already pre assigned so you'd have to move into a unit that has one". Someone I referred to you complex was told that if they wanted a garage and one opened up, it could be transferred to them. SO WHICH IS IT? With as many military residents with nice cars living at this complex, I can't imagine this being your only complaint. If you want to pay for my car to be washed every week, I'll deal with this. First they messed up the length of our lease, then the amount we were paying for rent. We moved in wanting an 11 month lease paying $1400 for a 640 Sq. Ft. apartment (for some reason this was the least expensive). They told us to expect to pay about $100-200 more for the first month due to move in costs and added fees which we were fine with. We payed about $1600 for the first month. Then the next month comes around and we are still paying 1600. I called the front office and spoke with Carla, who told me we had actually been set up on a 9 month lease paying 1600 a month instead. When I asked her if they could do something about it, she said she'd have to talk to the property manager and would give me a call when she did. I waited 2 days with no call, so I ended up calling the office again to see what's going on, Carla told me that she had forgotten to speak with the property manager and would give me a call by the next day. Sure enough, next day no calls from Carla. I waited all day long until about 10 minutes before they closed to call them again. Carla told me that she did speak with the property manager and told me that there was nothing we could've done to lengthen our lease and get to that 1400 a month without breaking our 9 month and starting all over which would cost even more. She said that if we would've noticed within the first month of being there (after being told to expect a larger number for rent already), they could've switched things around, but there was nothing they could do now. So we stayed with the 9 month lease. Second thing, we were told we were getting a newly renovated apartment, with new flooring and new appliances. As you can guess, we got anything but. No new appliances, the last tenant even stole the microwave the apartments come with (which we didn't know they were supposed to have one so we went out and bought one ourselves), floors were peeling in the kitchen, bathroom and living room, etc. There were so many times we had to call maintenance to fix our fridge because it broke and made everything in both the fridge and freezer go bad. They came and fixed it 3 times and told us on the third time that if it breaks again that's when they'll finally replace it. We stayed here for close to two years and would've left earlier had we had the means to. Now that we have finally moved out, they're charging us up the ass in cleaning fees and replacement fees. Originally it was about 1000 bucks so we told Carla to email us an itemized list so we know exactly what we are being charged for. She never sent that over. Since our last payment stuff was so expensive, we needed to wait until we got paid to be able to pay it, and we told them that it would be about a week ish before we can pay it. Carla told us that was fine, but it will be sent to collections if not paid by the date we told her we could pay it. Now it is the day we told her we can pay, and she called saying that there is now a late fee on there and we are being charged 1600??? Tell me where the $600 came from for a late fee we were never told about?! Many more things happened at these apartments, but long story short, move to one of the adjacent complexes, they won't charge you up the ass for a shitty apartment, and they also are new and nicer. This place is one of the worst places I have ever lived in my life and they do not care about anything but your damn money.
