We had a…read morehome inspection done and the inspector found mold, and the fact that the passive radon system was failing. Architerra wanted to take no responsibility in correcting the issues. Then they came back and said they wanted to take care of the mold but off contract they've taken months and months, dragging out our answer and now they want to keep our earnest money when they are unwilling to fix health and safety issues in a brand new home. Shady people, dishonest, would never move my family into one of their homes.

They frame homes 24" OC, unusual and explanation was because it provides a higher R value. Technically true but the miniscule increase in R value means significant savings in lumber for builder. They don't insulate the garage walls or ceiling or provide an insulated garage door, all options. We attempted to order that, but were told it was too late even though the foundation had not yet been poured. The driveway is sized so narrow that when two cars are parked you have the choice of either parking them on the outside edge and stepping onto the grass (snow in the winter) or giving yourself enough room to step onto the driveway but not being able to open the door without hitting your other vehicle. We selected $10,000 in upgrades from their list, but told that it was too late to make any changes, even though our homesite was still an empty lot, another indication of their total disregard for customer satisfaction. The Pella windows are so low end that they don't have a lift on the bottom of the sash to grab when opening or closing, there is a small lip at the top of the sash that you need to reach up and grab to open the window, you can only open it so far without a stool, or close it. The sash locks don't snug the windows together tightly like they should. Don't expect a towel bar or ring in the bathrooms, you get a small knob which is in fact a robe hook, frustrating to balance a towel on. No prewire for ceiling fan in the vaulted ceiling of the main living area, another energy efficiency upgrade we attempted to purchase and were denied. HVAC system incapable of maintaining a comfortable temperature in MBR in winter, likely the result of two exterior walls (despite the higher R value from 24' oc) and two small heat registers. Waiting almost 2 years for repair of masonry in the front of the home, acknowledged by builder's rep, on our 45-day list, on our 1-year list. The owner of the masonry company never came back as promised, said that he was no longer willing to work for Architerra, a lost cause. No soft close toilet seats, you must replace them all, toilet handles so small it's awkward to flush with an adult hand. When we purchased the street appeared to be a dead-end, extremely important factor to me. I was told by their sales rep on 2 occasions that it would remain a dead-end, but the street has been opened to what will be another phase of the development and access to another major roadway. Two other homeowners on the street were told the same thing. We reached out to Architerra to attempt to get them to resolve the matter, at no point did they ever engage in an honest discussion. You will need to replace the cheap dishwasher that doesn't clean dishes. I could go on but limited space, full review posted on Google. Don't be fooled by their marketing, they are unscrupulous and have no concern for anything but their bottom line.

They had a great selection of exterior colors to choose from and I got to upgrade the interior features that were important to me and even add outlets to the house in critical spaces. Great Floors had a great selection of flooring, backsplash and countertops to choose from! The house truly felt like it was a custom build since the interior layout was perfect for me! I was renting nearby so I got to watch almost every step of the build process when I drove by. Viking was extremely gracious and set up appointments with my realtor so that I could walk through and take photographs after it was framed and the electric had been wired etc. It was refreshing to see how careful Viking was to make sure that everything was super clean before the closing! Viking has taken excellent care of me! I noticed a small chip in a shower and we noticed something that had been missed on our inspection and they sent out service teams within days to fix it. I had a few other small issues and again-someone was out in a couple of days to address them. One of them wasn't part of the contract and it wasn't strictly required but they took care of it for me! I plan on having this as my forever home (retired), and I'm loving this experience so far!

Prior to signing I had asked if all the cabinets come with 100% opening drawers (this was a huge issue with me) and was assured by Mike that they did. In the final walk through I noticed they weren't. Viking and Mike Green refused to fix the problem. I now have to pay $2500.00 to fix the problem.

    READ THE WARRANTY OFFERED, BEFORE GETTING TOO INVOLVED! Our…read morefirst home build and first home purchase together as one, we thought we would make a dream home and forever home. The plans for the semi-custom home are inviting, but wait. We had so many defects from the top to the bottom of our home in the end. It seemed like they brought all the leftover damaged products to our NEW home and installed them anyway. So even after 18 months they still have not fixed what they said they would or just won't. The job supervisor did not know anything about construction and left paid for products uninstalled or unfinished. Nightmares and anxiety set in causing health issues due to this company's lack of care about the end product. All but a few subcontractors used were horrible and one left us with a text stating " We are booked till the end of the year you will have to find another trim carpenter to install." WHAT THE HELL! Let me list a few of the issues, 1) When we run hot water, the boiler sounds like a train is running through the house. 2) Roof tiles are loose, and a vent screen is missing. 3) HUNTWOOD: Cabinet was dented and scratched, not level, and installed against the wall (the drawer would not open and the door hits the wall frame. The cabinet doors were warped and installed backward. The microwave and oven are too high. (Cannot reach in or clean. We have to stand on a stool.) 4) Driveway is sinking at the street section, and there is no rebar, Rust coming up in multiple spots causing chips. 5) Subs came in to fix issues that caused us another one. 6) TK Painters came in and damaged our new island and has not fixed it yet. 7) Bath accessories are already broken (cheap). 8) Damaged appliances and even installed delivered a box full of parts and pieces, it was supposed to go back to the mfg. Installed anyway, crooked and not centered with the cooktop. Finally getting a replacement and asking to the installer to be sure it was lined up and high enough, it was not. He did not read the manual to know how to adjust the height. 9) The shower floor was installed with grout lines 1/2 inch around pulled-apart stones, without our approval. We are standing on a rough surface and are not comfortable on our feet. 10) The designer we worked with lied to us and cheated us out of 40 sq feet of tile. Not one was left. 11) Both tubs were so scratched up, had to have repairs. 12) Loose plumbing and tub faucets are space uneven. (Too late now). 13) Air blows through the light plates and windows from the outside. 14) Warped front door, so bad that: the light comes through and the wind howls through it 15) Four doors are not plumb, so bad they swing, and one will swing in either direction. Their ANSWER for that instead of repairing the frame job. Let's just bend the pin in the hinges so bad the pin won't come out. 16) Electrical switches placed in the middle of walls and not by the door frames 17) We have to replace our upgrade stair rails because the upgrade to finish the staircase was not done. Walls, floor, and ceiling were left unfinished and the railing was installed to an unfinished wall and ceiling and not centered on the banister and trim. (Supervisor on the job again) Now there are holes in the trim and banister left from installing it off-center. We can't replace it wood trim the railing is placed on or the banister it screws into. And to have the railing corrected to the right size is the cost to us also. 18) The basement floor is so uneven, in one corner when placing a marble down it will begin to roll. And shoe prints. Costly repairs to level the floor is needed. 19) Blueprints and request instructions by the owner were not followed. 20) Holes left in framing from the outside to the inside of the home. Air is coming into the home because the contractor left open spaces. 21) The insulation on an entire 9-foot wall became saturated with water, the contractor did not replace it. Now we paid for useless materials, and have to replace the entire wall of insulation. When insulation becomes wet it loses the R-Value. There was and is so much more, If you want to lose work hours, wait and/or go back and forth from work to meet the sub-contractors coming back for repairs, causing more damage. Then Hire them to build your home. Don't forget Erik will ask you to CANCEL THE CONTRACT, more than once. Because you ask for too much to have your home, your dream home. OUR entire street of Aspen homes has had multiple issues from cracked stem walls, to burning down. Dreams are shattered with Aspen Homes! We are still waiting for what they said they WOULD fix from June 2022, and WHAT IS STILL DAMAGED THAT THEY WON'T REPAIR OR REPLACE. There is more, but we did not want to go on and on. If you purchased a car at this price, would it have torn seats and scratched paint? NO Why would any company be pleased with the outcome of a finished product like this one and not fixed the damages? What did we pay for? Don't be fooled.

No heat at all and had to totally remove it and the rock on the fireplace, concrete walks drained into the garage, it just goes on and on the latest one I had a inslation company out had to blow in more insulation in the attic there were holes in the inslation that were never filled they sent me back that they were very concerned about this and wanted to make it right so I called them told them about the problem there answer was were very sorry, I asked if they were going to reimburse me for the added inslation nothing happened pretty typical of them, I hope someone is reading this about Aspen builders and won't get ripped off by them......
