READ THE WARRANTY OFFERED, BEFORE GETTING TOO INVOLVED! Our first home build and first home purchase together as one, we thought we would make a dream home and forever home. The plans for the semi-custom home are inviting, but wait. We had so many defects from the top to the bottom of our home in the end. It seemed like they brought all the leftover damaged products to our NEW home and installed them anyway. So even after 18 months they still have not fixed what they said they would or just won't. The job supervisor did not know anything about construction and left paid for products uninstalled or unfinished. Nightmares and anxiety set in causing health issues due to this company's lack of care about the end product. All but a few subcontractors used were horrible and one left us with a text stating " We are booked till the end of the year you will have to find another trim carpenter to install." WHAT THE HELL! Let me list a few of the issues, 1) When we run hot water, the boiler sounds like a train is running through the house. 2) Roof tiles are loose, and a vent screen is missing. 3) HUNTWOOD: Cabinet was dented and scratched, not level, and installed against the wall (the drawer would not open and the door hits the wall frame. The cabinet doors were warped and installed backward. The microwave and oven are too high. (Cannot reach in or clean. We have to stand on a stool.) 4) Driveway is sinking at the street section, and there is no rebar, Rust coming up in multiple spots causing chips. 5) Subs came in to fix issues that caused us another one. 6) TK Painters came in and damaged our new island and has not fixed it yet. 7) Bath accessories are already broken (cheap). 8) Damaged appliances and even installed delivered a box full of parts and pieces, it was supposed to go back to the mfg. Installed anyway, crooked and not centered with the cooktop. Finally getting a replacement and asking to the installer to be sure it was lined up and high enough, it was not. He did not read the manual to know how to adjust the height. 9) The shower floor was installed with grout lines 1/2 inch around pulled-apart stones, without our approval. We are standing on a rough surface and are not comfortable on our feet. 10) The designer we worked with lied to us and cheated us out of 40 sq feet of tile. Not one was left. 11) Both tubs were so scratched up, had to have repairs. 12) Loose plumbing and tub faucets are space uneven. (Too late now). 13) Air blows through the light plates and windows from the outside. 14) Warped front door, so bad that: the light comes through and the wind howls through it 15) Four doors are not plumb, so bad they swing, and one will swing in either direction. Their ANSWER for that instead of repairing the frame job. Let's just bend the pin in the hinges so bad the pin won't come out. 16) Electrical switches placed in the middle of walls and not by the door frames 17) We have to replace our upgrade stair rails because the upgrade to finish the staircase was not done. Walls, floor, and ceiling were left unfinished and the railing was installed to an unfinished wall and ceiling and not centered on the banister and trim. (Supervisor on the job again) Now there are holes in the trim and banister left from installing it off-center. We can't replace it wood trim the railing is placed on or the banister it screws into. And to have the railing corrected to the right size is the cost to us also. 18) The basement floor is so uneven, in one corner when placing a marble down it will begin to roll. And shoe prints. Costly repairs to level the floor is needed. 19) Blueprints and request instructions by the owner were not followed. 20) Holes left in framing from the outside to the inside of the home. Air is coming into the home because the contractor left open spaces. 21) The insulation on an entire 9-foot wall became saturated with water, the contractor did not replace it. Now we paid for useless materials, and have to replace the entire wall of insulation. When insulation becomes wet it loses the R-Value. There was and is so much more, If you want to lose work hours, wait and/or go back and forth from work to meet the sub-contractors coming back for repairs, causing more damage. Then Hire them to build your home. Don't forget Erik will ask you to CANCEL THE CONTRACT, more than once. Because you ask for too much to have your home, your dream home. OUR entire street of Aspen homes has had multiple issues from cracked stem walls, to burning down. Dreams are shattered with Aspen Homes! We are still waiting for what they said they WOULD fix from June 2022, and WHAT IS STILL DAMAGED THAT THEY WON'T REPAIR OR REPLACE. There is more, but we did not want to go on and on. If you purchased a car at this price, would it have torn seats and scratched paint? NO Why would any company be pleased with the outcome of a finished product like this one and not fixed the damages? Buyer beware of this builder, had nothing but trouble with this builder from start to finish, poor workmanship didn't finish anything I had to fix allot of what they did, spent 10 thousand on granite contertops and they put in a 100 dollar sink, the cheapest gas stove you ever have seen. No heat at all and had to totally remove it and the rock on the fireplace, concrete walks drained into the garage, it just goes on and on the latest one I had a inslation company out had to blow in more insulation in the attic there were holes in the inslation that were never filled they sent me back that they were very concerned about this and wanted to make it right so I called them told them about the problem there answer was were very sorry, I asked if they were going to reimburse me for the added inslation nothing happened pretty typical of them, I hope someone is reading this about Aspen builders and won't get ripped off by them...... read more

We built our first home with Aspen Homes in Coeur d'Alene Place. This was our first building experience and they were fantastic to work with. They took the time to explain the process and make sure we were comfortable. Once development was underway, they kept us in the loop and worked with us through our questions and changes. Their team did a great job paying attention to the details. Near the end of development they had a staff change with their project manager and I especially appreciated the extra effort they put in to ensure as smooth a transition as possible. Our first home building experience was fantastic, I look forward to working with Aspen Homes again, and highly recommend them for anyone building in North Idaho. read more

Just curious if Aspen has had even 1 client leave their home building process with an ounce of satisfaction or happiness? Since they didn't ever remedy any of the structural issues including a roof leak in less than a year after construction we were forced to hire an attorney. The roof leak we were told, "that's normal wear and tear", we are now 6th in line in suing Aspen Homes. So unfortunate because the legal route is such long arduous process. We chose Aspen Homes to build our custom home and decided that it was important to share our opinion regarding our unpleasant journey. Before hiring Aspen we looked for negative online reviews and found none. In retrospect, we should have paid more attention to the references we called, since they were lukewarm. The entire build with Aspen Homes was a struggle. In six months' time, we had four different construction supervisors, due to them either being fired or quitting. Given the lack of communication between the departing supervisors, it wasn't surprising that at the end of the build there were several remaining expensive construction defects. After meeting several times with the owner, Todd Stam, to discuss the issues, we received an email informing us that Aspen was accepting no responsibility for the defects and repairs, which they said were going to be entirely our responsibility. There was no final meeting, no phone call, just an email. We were stunned at the lack of professionalism. Ultimately, we arranged for the defects to be fixed by subcontractors without Aspen's help. Only after hiring an attorney and threatening legal action, did we receive partial compensation from Aspen Homes. This made for a very frustrating and unsatisfactory ending to an expensive build. Given how Aspen Home chose to deal with our construction defects, it is our opinion they are a business that lacks integrity, quickly blames others, and is not trustworthy. Therefore, we would never recommend them as a general contractor for a custom home. read more

I'm updating my original review of Aspen Homes. Bryan Dever and Erik Campbell have really stepped up to the plate and have completely changed our original views. The new management that has taken over has a fresh, "can do" mentality. Not only were the issues in question addressed, but Aspen has gone above and beyond. Aspen made sure that no detail went untouched. Bryan and Erik have been so professional - we have actually recommended them to two of our very good friends that are now using Aspen to build their new homes. read more

Example of the way Aspen does business apparently. We are on a narrow private road where an adjacent homeowner decided to build over Winter. Blocked road to our place on numerous occasions and our ability to plow road. Now continuing a trend we saw last fall of parking trucks past our place and running equipment from gravel road onto our paved road tracking mud all down the road. We built a custom home with Aspen in 2019-2020. We brought our own house plans and built on a steep hill, so we were not a straightforward job for them. They did a great job and were wonderful to work with. They were responsive and not defensive to our questions and concerns along the way. My brother is an architect and has commented on the high quality of the construction. The house took longer than initially planned, but part of that was due to Covid. The home is beautiful. What was suppose to be a very exciting moment buying our 1st vacation home has turned into a nightmare. Zetta Stam (owner) and Erik (business manager) with Aspen Homes show you all these amazing architectural drawings, landscape designs and samples of interior finishes to get a contract signed. They tell you this is actually what is going into YOUR home. But when it comes to actually delivering a finished product their comments are: "its not in the budget", "that's an upcharge", "we are working on it", or they just ignore the fact that that is what sold the home for them. We unfortunately trusted this company. We have an 11 month old house that we have almost $2 million dollars invested in along the water. We were short changed on hundreds of thousands of dollars of features that we understood was part of the home. The real topper is that our brand new house is leaking water right into our house because of improper designed and installed metal roof. Their response is "ice dams are common and to expect that it will leak when this occurs". Really? We are not accepting this answer along with so many other issues and will be taking legal action to this company and the Stam's. Do yourself a favor and buy or build a house with a more reputable company. This company scams their customers. They don't pay their subs properly. I paid a premium, but got substandard workmanship. I guess they need the money to pay for their new helicopter, Alaskan Cabin and whatever else they have. read more
